PROJECT UPDATE PRODUCT TYPES Finding the Right Fit
By Peter Todd, Vice President of Construction Over the years, Fiduciary Real Estate Development has constructed thousands of developments across suburban Milwaukee, Madison, and Chicago. Some of these developments are architecturally similar and have followed a comparable marketing strategy. In this article, we are sharing about the different product types and when each of them is being used. Generally, these descriptions and terms are not industry-specific, but have been developed over the decades as our experience and market conditions have evolved.

“THREE-STORY WALK-UP” 20 to 25 Apartments per Acre “TOWNHOMES” 8 to 12 Apartments per Acre A “Three-Story Walk-Up” is a structure with no elevator, limited common space, and typically no underground parking. In warmer climates, it features an open-air “breezeway” for stairs or common space that connects the apartments, allowing residents to enjoy fresh air and natural light while moving between units. Similar to the above concept, this design allows for more dense units per acre.
“Townhomes” are another multifamily product type, characterized by units that share common walls, but there are no other apartments above or below you. They offer a balance between apartment living and a single-family home, providing residents with more space and privacy compared. Townhomes are often arranged in rows or clusters and all units have private parking.

DIVERSITY FEATURE FRED HONORS NATIVE AMERICAN HERITAGE MONTH More Than Just Our Feathers and Dances By Amanda Vogel, Property Manager, Seasons at River View
November is a special time of year as we come together to celebrate Native American Heritage Month. It's a month filled with appreciation, learning, and honoring the remarkable contributions of Native American communities to our shared heritage. I am a proud member of the Wisconsin Red Cliff Chippewa Tribe. Our reservation is located along the most northern point of Wisconsin on Lake Superior. The purpose of Native American Heritage Month is to recognize, honor, and celebrate the rich and diverse cultures, histories, contributions, and achievements of Native Americans, Indigenous peoples, and tribal nations in the United States. This annual observance aims to raise awareness and understanding of the unique challenges and experiences faced by Native American communities, as well as to promote respect for their sovereignty, traditions, and contributions to the nation. Did you know that there are over 574 federally recognized tribes in the United States alone? Each one boasts unique languages, traditions, and art forms. Native American history spans thousands of years, with archaeological evidence suggesting that indigenous people have inhabited this land for at least 15,000 years. Their connection to the land and environment is profound. Native Americans have contributed immensely to our world. They developed agricultural techniques that include planting the "Three Sisters" - corn, beans, and squash - a practice that continues to influence modern farming. Additionally, many Native American tribes have a long history of skilled craftsmanship, producing intricate pottery, textiles, and beadwork. What can you do to learn more about Native Americans? 1. Take a trip to the Milwaukee Public Museum! This is a personal favorite of mine that is local and you cannot miss. Take the time to read about the different tribes that surround you right here in Wisconsin. See the colorful clothing, family-driven culture, diverse languages, and more. The Milwaukee Public Museum is also showcasing a special exhibit this month! 2. Attend a Pow Wow! The Milwaukee area hosts multiple pow-wows each year. While the cultural significance of a Pow Wow can vary based on location and tribe, each and every one provides insight into the rich culture that is Native American. 3. Talk to someone who is Native! We all have different opinions and viewpoints. Some of us were raised within the tribe and/or on the reservation while others experienced their involvement from different points of view. We all have a different take on what it means to be Native and that is what makes the diversity so great! Us Natives are more than just our feathers and dances. We are a part of the very foundation that this country was built on. So, this month, I challenge you to step outside of your comfort zone and have conversations to learn more about the richness the Native American Culture has to offer. Did you take any time to recognize Indigenous Peoples Day on October 9th? If not, now is your chance! As we commemorate Native American Heritage Month, let's honor the legacy and resilience of Native American peoples. Together, we can continue to create a workplace and a world that values diversity, equity, and inclusion.
FRED OUT OF OFFICE WEEZER AND WEDDINGS Starting Life As A Duet
By Shannon McInnis, Creative Marketing Coordinator Two fun facts about me: I got married this year and I’m a huge Weezer fan. Little did I know, those two things would collide this year because of my FRED co-workers! After six years together, Grant (my now husband) and I tied the knot on September 23rd at Turner Hall Ballroom. You may not know that Heidi Kivi is a longtime friend of my family’s. She and my mom met in the mid-2000s when they discovered their daughters were in the same grade at Traeger Middle School. They’re still friends to this day and Heidi graciously agreed to be the officiant for our ceremony.
The FRED team at my wedding (Eric, Me, Julie, & Erin)!
The week of the wedding, Heidi, Erin, and Eric were in Utah for the 2023 Entrata Summit, where Weezer played a private show. They fought for front-row seats and I was very jealous. What they didn’t tell me was Eric caught a guitar pick! Heidi revealed this to me this half way through the ceremony and presented the pick to us in front of all our friends and family. I can’t remember the sound I made. Grant later said, “I was worried they’d come out from behind a curtain and sing to you. Then I’d be toast.”
Our first dance was to ‘Vienna, My City of Dreams’ because we got engaged in Vienna. It was performed by my friend, Matt, an Opera Performance graduate at UW-Milwaukee.
I’ve seen Weezer in concert five times in two states. I love them because they rock out while still having a kind message and they’re also a little weird like me.

What Makes Them Shine By Alexis Luedtke, Regional Property Manager
Fall is on full display at The Woodlands Apartments, located in Menomonee Falls. As a Certified Wildlife Habitat, per the National Wildlife Federation, The Woodlands provides a stunning environment for not only its residents to enjoy, but thriving wildlife as well. Boasting a diverse landscape rich in shrubbery and vegetation, it is no wonder that this community is a top choice when exploring the Falls. With such a rich and vast scenery, it is remarkable to experience the transformation from lush greenery, into a striking tapestry of vibrant red and orange hues. It truly is one of a kind and a sight you shouldn’t miss! And, as residents and wildlife flock to this thriving community, new talent does as well! The team is excited to welcome its newest hire, Margaret Gee, who joined us as Assistant Property Manager in October. Welcome, Margaret!

EMPLOYEE SPOTLIGHT
Assistant Property Manager Seasons at Plainfield As a birthday gift to myself, I recently embarked on an unforgettable European adventure, starting my journey in the enchanting city of Amsterdam. Along the way, I made quick stops in Belgium and Paris, soaking in the rich culture and vibrant atmospheres. My trip culminated in the lively streets of London. What’s even more astonishing is that I managed to pack everything into one carry-on bag - I’m still amazed at that! The entire experience was a true joy, from savoring delectable cuisine to immersing myself in new and exciting surroundings. I averaged 20,000 steps a day, exploring these remarkable cities. This adventure filled me with wonderful memories and rekindled my passion for exploration like never before. This photo is in London, celebrating another year of life!

ERIC ISIDORO
Operations Specialist | Corporate Eric is such a valuable FRED Team member! I can't even keep track of his balancing act of support within marketing, operations, and training - but I do know he has a great impact across ALL our communities! I have recently had several promotions and new hires within my portfolio, myself included, and Eric manages to find time on his calendar for his extensive one-on-one trainings. His experience and exposure to so many properties give him the edge in sharing best practices/lessons learned and little "extras" beyond the on-paper training. Thank you, Eric, for your help in
