LETTER FROM LAURA In the year I’ve worked at Fiduciary, I’ve heard a lot about the FRED Way. When asked what the FRED Way means to me, well…it’s evolving. It’s certainly a mix of service, collaboration and integrity. What I’ve come to learn is a distinguishing factor at Fiduciary, however, is the FRED Family. As I write this, it’s been over just one month from our initial “Emergency Meeting” to discuss how to handle the pending COVID-19 pandemic. In that month, I’ve been WOWED with the caliber of leadership and collaborative spirit from the teams and overall, in the work ethic exhibited each day from our associates. Great challenges offer opportunity for great successes and we’re seeing it in so many ways. More than anything, I feel COVID-19 has gelled our teams. A defining moment where I realized the reach of my FRED Family came today from “The Taco Fairy”. After weeks of working remotely, being distant from coworkers and friends, and for me, managing home schooling of 3 rambunctious boys, I was officially depleted. I crashed a bit trying to balance and 3 members of my FRED Family realized it. They surprised me with a Mexican dinner for my entire family and had it delivered by The Taco Fairy with a note to remind me that they’ve “got me” and with hopes that it would provide a peaceful Mom’s Night Off. The gesture was so much more than dinner – it solidified that my family extends beyond my home and deep into my FRED life. It reminded me as well of a quote that I wanted to share by Robert Ingersol, which is “We rise by lifting others”. This statement rings so true and is what I’ve come to realize the FRED Way means to me. We lift each other up and this is how we rise! Thank you to my three mysterious Taco Fairies – you lifted me up this week when I needed it most!

DEPARTMENT UPDATE What’s new in a department near you?

ASSET MANAGEMENT IN UNCERTAIN TIMES STAYING AHEAD OF THE CURVE By Casey Malek, Director of Asset Management The Asset Management group (Casey Malek, Sarah Drilias, and Sam Elliot) has been working closely with property management during this pandemic to stay ahead of the curve, identifying opportunities and ideas to keep our properties at a high occupancy level. As the Director of Asset Management, I oversee the department and FRED’s revenue optimization, minimizing expenses and risk mitigation. Sarah, the Special Projects Coordinator, assists with the risk management aspect of the department and gathering vital market info. Sam is the Financial Analyst and his primary responsibility is market studies and intel. By performing periodic market studies and gaining market intel, FRED is able to keep our occupancy higher by positioning

ourselves competitively in the marketplace. While we often look at numbers and data to drive decisions, there’s no time like the present that reminds us there is also a people aspect to what we do. Almost everything we do can be done remotely, so the 'Safer at Home' order hasn’t affected our team much besides not being able to do site visits, which help identify opportunities on the properties. We’re currently digging into the details more than ever, monitoring the 60-day trending occupancy and talking with the Directors on almost a daily basis, discussing strategies we can implement to increase retention and gain more leases. We’re monitoring leads, leases and renewals on a weekly basis and looking at the trends and how they compare to the prior year to identify any attention the properties may need. Rents have been revised at a few properties to position us in line with the competitors and in turn aren’t offering as many promos

The decisions being made by FRED are ones that are focused on the people and the stability of our properties. We all look forward to a return to normalcy and I’m personally looking forward to getting back out to the properties and resuming on-site visits!

FRED FAMILY UPDATE "BILL GATES PAID FOR MY COLLEGE. NO, REALLY..." ERIC ISIDORO, MILLENNIUM SCHOLAR Ever since I was a little kid, my parents always emphasized the importance of getting an education and it has been ingrained in me as long as I can remember. I knew college was the expectation. Getting into college was never going to be an issue for me. I was a top student in my class and my extracurricular activities made my applications stand out. However, growing up in a low-income family, I was never sure how I was going to pay for college. Luckily, I was a part of an after-school program called “College Possible” that helped lowincome students like myself make

their college dreams a reality. My College Possible coach helped me greatly during my senior year. She brought to my attention a very prestigious scholarship that she believed I would be a good candidate for - The Gates Millennium Scholarship. It was a full ride scholarship started by Bill and Melinda Gates for low-income, ethnic minority students. Being a huge tech nerd, I have always idolized Bill Gates, so I thought 'why shouldn’t I apply?'. The scholarship process, however, was very daunting. I had to get multiple referrals from my teachers. I had to write not one, but SIX one thousand word essays on multiple topics. It took me weeks and countless hours of writing and rewriting to finally turn in an application I was proud of. I had never really expected to receive the scholarship, however, nearly 4 months later, I was notified that I was one of the

The scholarship brought a lot of amazing experiences including an opportunity to be a part of a Milwaukee Public School commercial, being on the news, flying out to Hollywood for a conference, and many others. The scholarship has changed my life in so many ways, but above all it helped me become the first person in my family to graduate from college. In 2014 I graduated from the University of Minnesota with a Bachelor's Degree in Communications.

The Barrington Place team is a made up of genuinely kind, fun and hardworking people who show a strong sense of teamwork and are there to get the job done! The way the team interacts with each other, despite being from all different backgrounds, models a standard of acceptance and community and shows in the way they work with residents. In March, the team not only reached 100% leased, but also won the Google Review Challenge with a .6 increase in just 30 days! One excellent review of the community states, “The management has been the best I’ve ever experienced of anywhere I’ve lived!”

1) Getting back to Miller Park as I love to attend Brewer games with my friends and family 2) My absolute favorite thing to do during the summer is to play golf! I’ve been golfing my whole life and try to get out every weekend! 3) Attending the Ryder Cup at Whistling Straits in September with my fiancé Katie Q: Share about a particular day in quarantine when you did something silly or fun. Quarantine has been a good time to get my wedding planned which is in November. Q: What have you noticed this year that has had the most positive impact on you? The collective effort of our entire FRED team during this difficult time. We’ve all come together and thoroughly mapped out ways to keep our staff, residents, prospects, and our own families safe.

Q: Name the top 3 things you're looking forward to doing this summer. 1) Family trip to Montana 2) Sitting on the beach with a cold drink in North Carolina 3) Going to a concert with an old college friend in Jacksonville, FL Q: Share about a particular day in quarantine when you did something silly or fun. While in quarantine I decorated my Palm Tree with Christmas lights and put it on our front porch! Q: What have you noticed this year that has had the most positive impact on you? This year a friend of mine started volunteering for “Meals on Wheels”. It had a huge impact on me because it was a reminder that it's important to volunteer and help out in our community. We use to volunteer a lot in North Carolina and I am looking into volunteering here in Wisconsin.

VIRTUAL FRED ANNIVERSARY CELEBRATIONS! Last month, Jeff Leamy (Director of Maintenance) and Michael Bingham (Senior Director of Property Management) celebrated their 20th and 10th anniversaries with FRED! Because of social distancing, Kathy Nettesheim and the rest of the maintenance management team (Jamie Graham, Michael Gardner and Josh Wood) held a virtual 20th anniversary celebration for Jeff! For Michael, Rachel Wagabaza wrote a rap, which was performed for him by his supervisor team on Microsoft Teams (right)! The rap included verses like "If you know MB, you know he’s a prankster / But when it's time for business, he’ll turn straight gangster!". Whether it takes video calls, raps, or reviving the lost art of JibJab videos (left), a pandemic can't take away from all types of co-worker celebrations at FRED! PS, next time you run into Jeff Leamy, ask him to tell you the S.W.A.T. team tear gas story - we promise, you won't regret it!
