LETTER FROM ANDY I interviewed at FRED a little over five years ago. The group I met with explained FRED to me by describing the culture, philosophy, vision, importance of camaraderie, and goals. In my time at FRED, I have been a part of opportunities, challenges, successes, and a few stumbles along the way. Through each of these moments, FRED leadership has applied the FRED values they explained years ago. Staying true to what is 'The FRED Way' has resulted in learning, growing, and coming out better on the other side of experiences. We are all in a time of daily challenges, uncertainty, and some of the most sweeping changes we have been a part of. With all of this in mind, it is important to remember there is still a constant: FRED is the same company we all joined. FRED is the same company that stays true to its values. FRED is the same company that emphasizes camaraderie. FRED is the same company that has always taken care of its residents, team members, and investors. FRED is the same company that stays true to 'The FRED Way'. No matter what your role is, we all have FRED in common. I’m positive that each of you are as grateful as I am for being part of the FRED family. We will all come through this experience and be better on the other side.

The FRED Maintenance Management team has been purchasing, storing, filling, labeling, and distributing PPE supplies to all departments company-wide.

In the Milwaukee area, Marc Rowney and Allen Parnell have been helping Michael Gardner to distribute these items. In the Madison area, Josh Wood has been helping Jamie Graham to distribute these items.
These virtual meetings have allowed the Maintenance Management team to pass along valuable information to our team members, and in addition, we’ve received some great suggestions and feedback which we’ve incorporated into our policies and procedures.
Our team recently delivered care packages which contain enough surgical masks to have stock on hand for our properties of all sizes. FRED FAMILY UPDATE CULINARY CALCULATIONS BY KIM LAVORA, ACCOUNTS PAYABLE Starting when I was a kid, I looked forward to weekends when my parents would cook a feast to feed the family. The kitchen table would be filled with fresh herbs, veggies, and rice - always accompanied by some great dip. One of the chores I had was to watch my parents cook so I’d be ready for adulthood. This is how my passion for cooking started. Ingredients my parents used were not measured by a cup or spoon, but by touch and experience. Using modern appliances like a blender was never an option. My mother would always use a knife to ground meat or a mortar and pestle to
grind spices. Small social gatherings with family and friends were a common tradition in our family. My mother would say, “Come eat! Come eat!”, and that is what I have passed down to my family and friends. Not only do I now have a passion for cooking, but a passion to share my knowledge and food with others. I think the most important part of cooking is treating the food as gently as possible. I utilize healthy cooking methods such as simple stir frying, grilling, boiling, steaming, and complicated double cooking techniques. I have also learned to infuse flavors of contrasting culinary worlds. Why eat from just one region when you can combine two or three cultures into one meal? My cooking style consists of northern Thai styles that we call “Isan” (which is influenced by a lot of Chinese cuisines with a milder approach). My favorite cuisines are from Luang Prabang, a province in northern Laos. This is the best balance of flavors - a perfect marriage of well-seasoned meats, a

variety of noodles (pho), exotic fruits, fresh or fried rolls, and fresh desserts. As I reminisce about my parents’ cooking, I remember their fabulous mixture of Thai and Laos food. The combination of sweet, spicy, sour, and salty could tantalize anyone’s taste buds. The sweetness comes naturally from fruit juices, such as coconut or palm sugar. The spiciness comes from Thai bird peppers, ginger, or galangal. The sourness comes from limes, kaffir lime leaves, or lemongrass. And the salty comes from fish sauce and would harmonize any meal within minutes. This way of cooking is vibrant, colorful, healthy, and a little bit spicy. It’s always packed with fresh herbs and vegetables to cool down the heat and is sure to change the way you eat!
WHAT MAKES THEM SHINE Ridge View Apartments has brought 2020 in strong! Closing 2019 at less than 1% vacancy for the year, the staff is working creatively with their residents to keep the apartments full. With fun renewal campaigns like “We Can Nutella How Much We Appreciate You," no wonder they're having such success this year! Last year, the leasing office and business center had a facelift which began paving a path for overall renovations and property improvements. Renovations continue in 2020 in the apartments homes, common hallways, and laundry centers. Pretty soon the previous Ridge View will be unrecognizable with the exception of the heart of the property - the staff and residents.

FEATURED FRED NEWS MEETING NEW ONLINE MARKET NEEDS, PATTERNS FRED property websites recently rolled out several exciting new features! While visiting a property website, prospects can now communicate directly with property staff through 'Chat' or 'Schedule a Virtual Tour' with a leasing agent. In addition, Entrata recently rolled out the ability for our on-site teams to log self-guided or virtual tour events that happen at their community. This activity will show in reporting, and will be crucial to monitoring the obstacles, successes, and overall traffic patterns that have come with the COVID-19 pandemic. New reporting and website tools are one small part of FRED's commitment to stay ahead of the market curve and face new challenges in an ever-changing market.
