The strategic timing and favorable winter weather conditions allowed the construction team to make significant headway, setting a solid foundation for the development's construction progress. As work proceeds through the spring, the team strives to install roadways, connect site infrastructure, and finalize grading. As a result, the project remains on track to meet its milestones.

FRED’s Corporate support team is always happy to help and loves to hear your ideas and feedback!
The FRED Maintenance Department has been off to a great start for 2024 We launched our new Maintenance Apprenticeship Program and have completed the first group training with the next group slated for June. We are happy to announce the successful progression of our trainees now moving into permanent Tech I positions at our properties.
Last year we started working closely with the Maintenance Supervisors to find ways to cut costs on supplies and vendors by doing more pricing comparisons and involvement in budgets We also implemented many companywide bulk ordering categories to increase our buying power and reduce costs. Our site and regional teams working together on this has had a significant impact on savings.
Many new pool codes have been established for 2024 and our Regional Maintenance team is on top of it We have been educating ourselves on the changes and requirements and are making sure that these changes are trained on at the site level. All pool sites will be fully assisted to become compliant before the new season.
We are now in our second year of quarterly training class implementation with our Supervisors and Techs alike This program has been a great success in providing ongoing training for our team members alongside the Interplay classes
In pursuit of greater knowledge involving water intrusion cleanup throughout our sites, we decided to get Jamie Graham, Mike Gardner, Jon Schultz, and myself certified in two nationally
recognized levels through the IICRC. This helped us understand more of the equipment needs and operations involved when a situation happens to assist our teams We each successfully received both the “Water Damage Restoration Technician” and “Applied Structural Drying Technician” certifications.

From a very young age, I fell in love with the game of hockey According to my parents, my first word was indeed “hockey”. I always kind of thought this was a joke, but I have also always run with it. I began skating at age four, taking to it so quickly that I began playing that same year. Like all young kids in the greater Madison area, my first games were played at the mini rink in MIA (Madison Ice Arena) Being from Stoughton, Wisconsin, youth hockey started there at ages six to seven, when we graduated from the mini rink to half of the NHL-sized rink at the Mandt Center in Stoughton As we grew bigger, so did the rink size During normal hockey seasons, I represented Stoughton all throughout youth and high school, while spending my summers playing for Madison area AAA travel programs.
At the age of 12, I put all my eggs in the hockey basket and developed a dream and work ethic of making a career out of the game. This allowed me to be given an opportunity almost immediately after graduating high school to pack my bags and gear and head 1,000 miles west to begin a career.
I played junior hockey in Montana for the Helena Bighorns, while being tendered by the Janesville Jets Junior hockey is a two to three-year gap between high school and college where kids develop their skills to make a college roster However, concussions and their lingering effects will stick a fork in your development plans fast, as I found out The career I dreamed of may have ended but the love of the game did not. I began volunteer coaching part-time when my work schedule would allow. This only made me realize that I still wanted to play! So ever since 2018 and until I turn at least 50, you will find me still playing at the highest levels I can. Currently, during the winter months, you will find me four to five nights a week at the local rinks in Madison On the weekends, I travel our home state of Wisconsin, the UP, and neighboring states, playing Senior A (the highest level of beer league “Semi-Pro” that follows NHL rules, allowing full contact and fighting) When summer comes around, I trade in my ice skates for rollerblades, playing in a local roller hockey league. I am the living epitome that there is no such thing as too much hockey!
PROPERTY SPOTLIGHT SADDLE BROOK
BY ADAM KENNEDY-KUNUGISaddle Brook has been a consistent performer of FRED’s year after year. Starting in 2023, we began the process of giving this veteran property a facelift.
We remodeled our clubhouse and office area with the help of Karla, FRED's amazing designer. We also made several landscaping and common area enhancements and updates to our model.
So far in 2024, working closely with our Maintenace Management Team, we have started our siding project, residing four buildings and replacing several roofs We have also replaced the address, unit numbers, and exterior lighting in the clubhouse. We are in the process of updating our fitness center, common hallway carpeting, and installing a fountain in the main pond The first part of 2024 has been filled with some amazing improvements and we are excited for what the rest of the year will bring!
