PROJECT UPDATE DE/RETENTION

Incorporating detention and retention basins (ponds) into apartment real estate developments not only fulfills regulatory requirements for stormwater management, but also adds value to the property by enhancing aesthetics. Through my years working at Fiduciary Real Estate Development, we have constructed storm water controls on almost every development Many people have questioned why we need these basins because they are costly to build, take up space on the site, and can be expensive to maintain. These design parameters started with the creation of the Clean Water Act (CWA) and the local and state guidelines require us to follow them for development

The local and state guidelines require our sites to include Detention Basins, or as they are sometimes called “dry ponds”. These basins are typically dry between rain events, holding water only during peak flow periods They are designed primarily for flood control and manage stormwater runoff to prevent downstream flooding and erosion. I usually describe these basins as large “bathtubs” that slowly let out water to accomplish CWA goals

On the other hand, Retention Basins, also known as "wet ponds," retain water consistently, serving as permanent habitats for aquatic life while effectively filtering pollutants and sediments This design allows for natural processes to filter pollutants and sediments before releasing water into the environment. Most of our sites have retention basins and adhere to more stringent water quality requirements

To further complicate basin design, there are local, regional, and state requirements that detail the vegetation, maintenance, and design of these systems There are always site-specific requirements that account for soil hydrology, rainfall patterns, and terrain topography Fiduciary Real Estate Development engages civil designers who understand these design parameters and can recommend the best approach to stormwater management for each site

Most people view these “dry” and “wet” ponds as an amenity of the site, but they really are a thoughtfully engineered solution to regulate stormwater run-off required by local and state codes. As any site developer, designer, and contractor knows, these are necessary for most real estate projects today.

To make sure our teams are steady and engaged, I evaluate the health of our employee population at the end of every year I do this through various measurements: retention, employee pulse check scores, headcount, turnover reasons, and recruiting statistics. We started tracking these metrics five years ago and I’m happy to report that 2023 was our highest retention year. According to the National Multi-Family Council, the industry average for turnover is 36% and we came in at 26% in 2023 That is a huge improvement from 64% turnover in 2019

This is a result of continuous improvements from all areas of the company, including managers and employees creating supportive environments, extensive onboarding and training, selection of talent when recruiting, continuous employee development, promotion opportunities, and recognition.

Thank you to everyone that continues to put in effort to make FRED a great place to work Retention is a key part of the health of an organization because of the added workload on others while filling the open job Backfilling the role is not a small task either. To give you a behind the scenes look, above is a graphic showing the recruiting and selection process

In 2023 alone, the recruiters completed over 1,200 phone interviews with candidates!

Last week, I returned from my maternity leave! In November, my husband and I welcomed our first baby, Lennon "Lenny" Richard into the world. His first name pays homage to one of my all-time favorites, The Beatles, and his middle name is in memory of my late father. We're TIRED, but loving every minute of our little guy's smiles and giggles. He is the first grandchild for both of our parents, so he is getting lots of attention!

I just returned from a five-day cruise out of Miami on Norwegian Cruise Line’s Pearl and encourage everyone to take time for relaxation The weather was beautiful and the blue waters were amazing I can't wait to plan my next trip, whether it is Europe, the Caribbean, or South America!

My husband and I are expecting our first child, a baby boy, in May Coming from three generations of girls, we were surprised to be having a boy but are excited for the new adventure. Our family and friends have been so supportive and loving throughout the highs and lows of the process and we couldn’t do this without them. There is so much to prepare and learn so we are taking everything one day at a time (as much as possible) and are grateful to be healthy

SOCIAL SPOTLIGHT BLOOMING BLISS

Last month, Seasons at Plainfield hosted a build-your-own bouquet event called ‘Blooming Bliss’. They promoted it early on social encouraging residents to make gifts for loved ones and the flyer used cute phrasing like ‘Step 3: Wrap With Love’. They posted the event photos on Valentine’s Day and gave a social media shout-out to the local pizza place that catered the event Residents were also invited to tag the property in their own posts. Sharing all this hard work on social helped show off their community for residents and prospects alike!

Ilene Martinez, Property Manager, said, “Stacy Z and I were inspired by our final building opening I wanted to incorporate a ‘new beginning’ with flowers and a token of gratitude to our residents, who witnessed Seasons at Plainfield bloom into the stunning property it is today.”

STEP BY STEP INSTRUCTIONS:

A favorite appetizer that everyone is familiar with is the Spring Roll or Egg Roll. Spring Rolls were originally created by the Chinese around 265 AD to celebrate the first day of spring During that time, it was made as a rolled-up pancake and it’s golden shape symbolized wealth as it resembles gold bars I love Spring Rolls not just for their delicious taste but also for making great family memories. There’s always a competition of who can roll the best and the most spring rolls Here’s our family recipe:

1 package rice vermicelli or cellophane noodles

1 lb ground meat of your choice (pork, chicken, turkey, beef)

2 cups shredded cabbage

2 cups shredded carrots

1/2 cup chopped green onion (optional)

1/2 cup chopped cilantro (optional)

2 tbsp oyster sauce

2 tbsp salt

50 sheets eggroll skins

1 egg yolk for sealing the wrapper

1. Add hot water to the rice vermicelli/cellophane noodles. Let this soak for 5-10 minutes until soft Once soft, drain the noodles and use scissors to cut up the noodles

2. Mix the meat, cabbage, carrots, onions, cilantro, oyster sauce, salt, and noodles until well combined.

3. Slowly peel and separate the packaged eggroll wrappers

4. Place the wrapper on a flat surface Add the eggroll mixture towards the bottom and roll, tucking the sides as you approach the middle Brush wrapper ends with egg yolk to seal

5. Fry in hot oil until golden brown.
