FROM PROJECT UPDATE Seasons at River View
Constructing More than Just a Property By Ryan Greve, Assistant Project Manager
Seasons at River View is another one of the newest Seasons brand developments currently under construction. Located in the Village of Pleasant Prairie, Wisconsin, construction on the 88-acre site started in June of 2021 and is scheduled for completion by Fall of 2023. This site required 180,000 CY of imported structural dirt or approximately 16,500 trucks of material being brought into the site. Other unique features of this project include construction of just under one mile of public roads as well as 55,000 CY of detention ponds constructed to handle STH 50, River View, and storm water from commercial lots. The property will be home to 300 luxury units spread throughout 12 20-unit buildings and four 15-unit buildings. Several high-end amenities typical of the Seasons brand properties include a spacious clubhouse with a club room, kitchen and dining area, fitness center, outdoor grilling and dining area, and pool with sun deck. The property also includes a large, fully fenced dog park with corral and leashing area, a playground area, a second grill area with pergola, several standalone detached garages, upgraded painted kitchen cabinets, and a maintenance shop that includes a car wash and pet wash station.

SPECIAL FEATURE FRED Supports Juneteenth Kujichagulia MCSD
By Julie Lincoln, PM Department Coordinator As Juneteenth approaches, FRED is partnering with Kujichagulia in Madison by sponsoring their upcoming event. Here are some details the organization shared with us: Kujichagulia – Madison’s Center for Self Determination was incorporated in 2006 as 501(3)(C) to address the issues that impact, promote the accomplishments of, and advocate for Black Americans in Dane County. PURPOSE: Kujichagulia will work to improve the quality of life for the Madison area Black American communities through positive reinforcement of its heritage as well as enhancing its ability to become a more effective part of the total Madison Community. MISSION: Kujichagulia MCSD will work to unite the Madison area Black American communities to address the collective issues that place certain sectors of its community at risk for economic and social disparities such as drug addiction, criminal justice system involvement, homelessness, health-related issues, and academic failure. Kujichagulia MCSD will support and advocate for Black Americans in the areas of personal and economic empowerment, leadership development, wellness, and academic achievement through partnerships and advocacy for individuals and families in Madison, focusing predominantly on the Black American community. Juneteenth is a day of reflection, a day of renewal, a pride-filled day. It is a moment in time taken to appreciate the African American experience. It is inclusive of all races, ethnicities, and nationalities as nothing is more comforting than the hand of a friend. - www.Juneteenth.com
The Kujichagulia, its Partners, and Juneteenth Advisory Board have begun planning a hybrid, mostly virtual with some in-person events aligning with the public health protocols related to COVID. The 2022 Juneteenth Celebration will kick off Wednesday, June 16, and climax on Sunday, June 19, 2022. Kujichagulia’s flagship program is the Madison Juneteenth Celebration in its 32nd year and the 33rd Annual Celebration promotes the accomplishments that African Americans have made to move this nation and community forward. This year’s Celebration will launch the work of the Healing Labs’ first group of cohorts. The young folks will use historical examples of resilience and incorporate their understanding of their learning into personal pathways to resilience, healing, and wellness through artistic expression (spoken word, dance, music, art, and social justice). This will also include the creation of a community mural depicting a significant historical event in Madison and National Black history. FRED is a "Black Partner" for this year's event and our very own Michelle Bozeman will be the event's MC! If you'd like to read more about it, you can check it out here!
GOOD NEWS BRETT MILLER, Corporate Susan and I are blessed with three wonderful children, Brady, Bram, and Ariana. Brady earned a Masters in Financial Mathematics from MN in 2021 and is a Quantitative Analyst for Wells Fargo Bank in Minneapolis, where he just bought his first home with his fiancé, Hope, their two dogs, Rocky and Bear, and two cats, Max and Ruby. Bram is in his first year of graduate school in Mechanical Engineering at Carnegie Mellon in Pittsburgh. Bram is a three-time Track & Field NCAA Division 3 All-American (2021 Outdoor Shot Put and Discus and 2022 Indoor Shot Put) and 2022 Indoor Shot Put), an Academic All-American, and a three-year starter and all-conference offensive lineman for CMU’s football team. Ariana is a Junior at UWM where she is working on dual Health Care Administration and Economics Majors. She is also a middle hitter on UWM’s Volleyball team, where in the Horizon League, she has earned Freshman of the Year, three AllConference awards, and was the 2021 Horizon League Player of the Year. In 2021, she was also named an NCAA Division 1 Honorable Mention All-American.
SHANNON MCINNIS, Corporate Shannon's mom just retired and has always wanted to go to New York City. They visited in March and saw some Broadway shows. She is the one who got Shannon into musical theater and drove her to all her after school and summer musical rehearsals growing up. It meant a lot for Shannon to be able to take her mom to some amazing performances. They saw a new show, SIX, which was amazing, and her mom's favorite, Wicked. Shannon's mom said it was the best cast she's seen (out of 9 times seeing it touring).
JEFF LEAMY, Corporate There was an article just published last week in an online trades’ magazine about Jeff's career accomplishments and his team. Check it out!
LIZETTE WALKER, Domain In April, Lizette threw her mother a 90th birthday party. She rented out the 22Slate clubhouse and invited friends and family from Indy, the Twin Cities, Colorado, NYC, and as far away as Hawaii! Most of these were a surprise for her!

EMPLOYEE SPOTLIGHT
MAURA TIEDEMAN
Assistant Property Manager Valley View I love working at Valley View, but outside of work I love to go to concerts. Covid put a bit of a damper on that for a while. This past year, Trevor, Lucas, and I went to Minnesota for the Hella Mega to see Green Day, Fall Out Boy, and Weezer. In October we will be going to Vegas to see the “When We Were Young” tour, which is basically all the bands that were in our iPod Mini’s in high school. If I am out and about, you will find me wherever the live music is. Our concert schedule for the summer is still growing, let us know if you want to join us!
SPOTLIGHT! April Winner
CRYSTAL HUG Maintenance Tech II | Ridge View
Crystal was recently promoted to Tech II at Ridge View. She is always willing to offer a hand even in areas that are not in her job description. She goes above and beyond and does it with a pleasant demeanor and attitude. She has even started to learn leasing tasks and picks up entrata skills with ease. She collected our first PooPrints sample this week and has helped me out any time my APM is off or out of the office. She even secured a lease at our site! She really is a jack of all trades and I will really miss working with her daily!!
