LETTER FROM PETE Wow, what the heck has happened over the past three months? As we adjust to our home becoming a make-shift office, the work-life balance we were once used to is being tossed out the window. The intensity of COVID-19 issues sometimes requires immediate results. Like most of you, it’s been quite the transformation for my family and me. If you aren’t careful, any point of the day or night can grow into a stressful work situation where you are always on and always available. Outside of home, the effects of COVID-19 have also impacted our construction projects by challenging us to adapt how we are leading, managing, and controlling risks. Almost every day of the work week, our construction superintendents and quality personnel walk into a project site and are expected to lead sometimes hundreds of construction professionals in enclosed spaces. But through all of the fog of understanding how to best control COVID-19 in the workplace, the fundamentals have not changed. The calmer we are, the calmer the people around us are. Our priorities and strategies have also not changed much, but I am almost 100% certain that we will look back at this as a life-altering event that started a transformation. Companies, teams, and individuals can use this as an accelerator to improve and personally evolve through the difficulties. Believe it or not, innovation (and calm) can be born from the very hectic and confusing times that we are seeing right now, and it can be a profound opportunity. Who knows what the future will bring or how long this will last, but I’m very excited about the possibilities in a post-COVID-19-vaccine world. It’s going to be awakening.

Sincerely,

FRED FUN

DEPARTMENT UPDATE What’s new in a department near you?

FRED TRAINING GOES VIRTUAL

ONLINE TOOLS HELP DEPARTMENT THRIVE Every new FRED employee goes through an on-boarding process, but did you know dozens of property employees also undergo training each month? For this month's department update, we want to highlight FRED's fearless training department - Erin Ball (Marketing and Training Manager) and Eric Isidoro (Marketing Coordinator, Entrata Trainer).

them to transition to fully virtual trainings. This transition was very smooth and continues to be interactive thanks to tools like Microsoft Teams.

The MyFredWay.com website also launched this spring, giving team members on-demand access to policies and procedures. This new tool is constantly growing and will eventually have Entrata cheat Every other Tuesday (and occasional sheets, an Entrata problem solving Saturday) you can find Erin running decision tree, training videos, and much more helpful content. "The FRED Way" training, a full day course on the fundamentals of the Training continues to be refined FRED culture. The second course, so participants can have a better run by Eric on alternate Fridays, understanding of Entrata and how trains team members on how to they can efficiently perform their best use and navigate Entrata. duties using the system. Some of the new topics added to Entrata Training took place at the training training throughout the last couple centers in Milwaukee and a brand of years include Potential Leads, new facility in Madison until the COVID-19 outbreak, which required Unknown Callers, Message Center

Templates, a more in-depth look at the Residents tab on the dashboard for Managers, and more! Virtual Training has left Erin and Eric with very few people still in need of training, so if you've recently had new employees trained, or finished training yourself, be sure to thank your FRED teachers when you see them next! ENTRATA HOW-TO CREATE WORK ORDERS Although residents are able to create work orders, there will be times where you will have to manually create a work order on their behalf. To start, navigate to your Entrata dashboard where you will see “Create Work Order” in the right-hand toolbar. In the screen that appears, some information will be pre-filled, both others will need to be added.

It is absolutely imperative for maintenance success to gather as much information as possible from the resident when creating a work order.

The Permission to Enter toggle is extremely important to have accurate to ensure we are respecting our resident’s homes. Always ask if we are allowed to enter and if there is a preferred time for us to do so.

The Resident or Unit field will allow you select the desired resident and unit from a dropdown as soon as you start typing. The Entry Notes field should be used to list anything the maintenance tech may want to consider when entering, such as “dog will be out of kennel” or “Resident will be home”

Find training resources and How-To Guides at MyFredWay.com (password required).

Once you have selected a resident and unit, you will see additional fields open on the right-hand side of the screen. This is where you will specify exactly what the work order is for. To set your maintenance team up for success, be sure to ask as specific of questions as possible. For example, if there is a leak in the resident’s sink, you would want to ask, “which sink?” and “is the leak coming from the faucet or underneath the sink?”
