LETTER FROM PETE Wow, what the heck has happened over the past three months? As we adjust to our home becoming a make-shift office, the work-life balance we were once used to is being tossed out the window. The intensity of COVID-19 issues sometimes requires immediate results. Like most of you, it’s been quite the transformation for my family and me. If you aren’t careful, any point of the day or night can grow into a stressful work situation where you are always on and always available. Outside of home, the effects of COVID-19 have also impacted our construction projects by challenging us to adapt how we are leading, managing, and controlling risks. Almost every day of the work week, our construction superintendents and quality personnel walk into a project site and are expected to lead sometimes hundreds of construction professionals in enclosed spaces. But through all of the fog of understanding how to best control COVID-19 in the workplace, the fundamentals have not changed. The calmer we are, the calmer the people around us are. Our priorities and strategies have also not changed much, but I am almost 100% certain that we will look back at this as a life-altering event that started a transformation. Companies, teams, and individuals can use this as an accelerator to improve and personally evolve through the difficulties. Believe it or not, innovation (and calm) can be born from the very hectic and confusing times that we are seeing right now, and it can be a profound opportunity. Who knows what the future will bring or how long this will last, but I’m very excited about the possibilities in a post-COVID-19-vaccine world. It’s going to be awakening.

FRED TRAINING GOES VIRTUAL

ENTRATA HOW-TO CREATE WORK ORDERS Although residents are able to create work orders, there will be times where you will have to manually create a work order on their behalf. To start, navigate to your Entrata dashboard where you will see “Create Work Order” in the right-hand toolbar. In the screen that appears, some information will be pre-filled, both others will need to be added.
It is absolutely imperative for maintenance success to gather as much information as possible from the resident when creating a work order.
The Permission to Enter toggle is extremely important to have accurate to ensure we are respecting our resident’s homes. Always ask if we are allowed to enter and if there is a preferred time for us to do so.
The Resident or Unit field will allow you select the desired resident and unit from a dropdown as soon as you start typing. The Entry Notes field should be used to list anything the maintenance tech may want to consider when entering, such as “dog will be out of kennel” or “Resident will be home”

Once you have selected a resident and unit, you will see additional fields open on the right-hand side of the screen. This is where you will specify exactly what the work order is for. To set your maintenance team up for success, be sure to ask as specific of questions as possible. For example, if there is a leak in the resident’s sink, you would want to ask, “which sink?” and “is the leak coming from the faucet or underneath the sink?”

FRED FAMILY UPDATE ORGANIZING, ADVOCATING, AND EDUCATING MICHELLE BOZEMAN, ALL STAR SOCIAL ACTIVIST AND VOLUNTEER
Michelle Bozeman, Leasing Professional of 4 years at Fitchburg Square, is a Senior Member Development Manager of Urban League of Greater Madison. Her job is to connect with employers to get minorities in corporations that lack diversity. Chicago native and single mother of now 5 adult children, she strives everyday to empower, educate, and work toward ending poverty. Michelle serves on the boards of the Madison Black Chamber of Commerce, Urban Triage LLC, and One City Learning. She actively works with community organizations against racial disparities, supports community resources, and advocates for the voiceless, which to her feels like an effortless part of her nature.
Her work to help pilot ways to help others overcome barriers in employment and education has become her passion. Michelle is also currently advancing herself educationally and will graduate in 2021 with her Bachelor’s in Business with an emphasis on Human Resources and Nonprofits. Michelle is a resident of South Madison where she works and volunteers. She served as the head coach of the Southside Raiders Cheerleading Team, which empowers girls ages 7 to 13 with teamwork, leadership skills, confidence, selfdiscipline, and healthy values, with expectations that emphasize hard work, mutual respect, good character, and healthy decision-making. Michelle also served as an original board member of the Southside

Just 10 months after welcoming their first residents, Forté at 84 South reached 100% leased! As one of FRED’s latest projects in Greenfield, Wisconsin, Forté offers the very best in amenities and is incomparable to any other property in the area. The unique Baja style pool, including in-pool loungers and sun deck, recently opened for the summer season. Forté is also one of the most dog friendly communities in the area, offering three separate outdoor agility parks and an indoor dog wash. Raiders Football & Cheerleading, Inc., volunteers with the Foundation for Black Women’s Wellness, and serves as a parent advocate with the Madison Metropolitan School District’s Black Excellence Council. Michelle’s latest project is a women’s support group called “Phenomenal Women”. This group will tackle motherhood, health and wellness, and social justice.

Q: What is your favorite cold summer treat? Oscar's Turtle Sundae. Q: If you could have any special talent, what talent would you choose and why? I would like to learn to play the piano well. I have one in the basement! Q: Who is someone you look up to and why? I look up to my dad, Bob. He taught me to work hard, try my best, and never give up at what I do.

Q: What is your favorite cold summer treat? My favorite summer treat is a Wendy's Chocolate Frosty. I love to get them with my granddaughters after our bike rides. It puts a smile on all our faces! Q: If you could have any special talent, what talent would you choose and why? A talent I would love to have is to play the piano beautifully. Sadly, I didn't keep up with my piano lessons when I was a young girl. Now I just enjoy listening to piano music anytime. Q: Who is someone you look up to and why? I admire my sister so much. She is the most giving, hardworking, non-judgmental person I know. She has always been right there whenever I need her.

COVID-19 JULY UPDATE
We're looking forward to the newest addition to the luxurious Seasons line, "Seasons at Romeoville", coming soon to Romeoville, IL. This will mark FRED's second property opening in Illinois, though it will not be the last!
FRED recently opened property amenities, like fitness centers and pools, with safety guidelines and CDC recommended procedures in place. All members of the FRED team have signed an official PPE and Safety Agreement with required protocols for in-office operations, including limiting occupancy to 25%, social distancing, the use of masks and hand sanitizer, in-person tour procedures, and more. FRED will continue to monitor and adapt COVID-19 procedures to ensure the safety of all employees and residents.
