FROM PROJECT UPDATE FRED's Current Projects All Teams on Deck

It’s been an exciting number of years here at FRED! As you can see from the map, we have expanded our footprint with successful developments in the Madison, Milwaukee, and Chicago communities. In total, this is an impressive 4,550 apartment homes (about as many single family homes that are in Cedarburg, WI) and just over 6.7 million square feet of space (more square feet than six US Bank buildings). Some of these developments are under construction, fully operational, or have completed their investment lifecycle and been sold to other investors.

This is all possible because of the fundamentals of how we execute: Respect for people: Our vendors, trade payers, and construction managers all want to succeed because there is mutual respect.

Focus on the process and pursue reliable commitments.

Know our purpose and identify what we need to do better to manage the work and grow as an organization.

But by no means has this been easy. Even more recently, there have been more dramatic challenges.

Supply chain delays, labor shortages, high inflation, Covid outbreaks - all issues force us to learn, innovate, and problem solve. On most days, it is difficult to keep these projects moving forward. But it is rewarding for all of us to see the homes and value that have been created.

With many more communities in planning or entitlements, this map will be expanded in the years to come. It’s been an extraordinary team effort from all Fiduciary Teams - Financing, Development, Construction, Leasing, and Maintenance. Thank you to everyone! We appreciate all you do!

DEPARTMENT UPDATE Maintenance Interplay Learning Enhanced Education Opportunity

By Jeff Leamy, Director of Maintenance As of mid-May, we officially rolled out our new Interplay Training system. This system will be utilized to further the education and technical training of our maintenance technicians to help them develop the skills needed to run our department more efficiently and make their jobs easier. We recently concluded our first full month of online training.

Interplay includes training for various topics, including HVAC, plumbing, electrical, workplace safety, appliance repairs, and more which involves multifamily maintenance technician repairs and procedures. This system includes videos, 3D simulations, and virtual reality options for an immersive learning experience.

We implemented custom training paths for each tech level to be completed over the next year.

After the first year, we will be creating customized training based on individual needs and desires. This program will offer a training opportunity to advance a technician’s career path within FRED by providing the opportunity to take classes geared toward the next technician level. This system also offers the ability to search for specific topics that our technicians may be interested in.

We are very excited to bring this opportunity to our team members. This is a great investment that FRED has made in the continuing education of our maintenance team!

The team includes Lyndsey Wilson, Property Manager, Colin Welch, Maintenance Supervisor, and Ryan Sielski, Maintenance Technician. The small but mighty team pack a big punch, making Foxcroft a superior property in the Green Bay market.

TAMMY AUCLAIR

Assistant Property Manager Saddle Brook I have three grown children. My son is Medically Retired from the US Marine Corp., my oldest daughter is Active Duty and currently stationed in Maryland, US Marine Corp., and my youngest daughter will be graduating from Alverno College with a Bachelor's Degree in Environmental Science. I have six grandchildren ranging in ages 6-11 years. I enjoy making homemade cards and baking goodies.

I started with FRED in April of 2018 as the Housekeeper at Saddle Brook. In July of 2020, I was promoted into the Leasing Office as their Leasing Professional. I hit the ground running and never stopped. I loved my time as a housekeeper but really shined in the Leasing Professional role. A couple months ago, I had expressed interest in moving into the APM role sometime in the near future.

That offer was recently made to me after our APM left Saddle Brook.

I'm learning my new role as APM at Saddle Brook.

SPOTLIGHT! May Winner

MICHAEL GARDNER Regional Maintenance Manager | MKE/IL

Mike Gardner has gone above and beyond over the last few weeks to assist in opening a large number of pools in the Milwaukee area. With some of the sites short on staffing right now, he's jumped in and personally worked to open 5 of our 6 swimming pools. Some of this work has included replacement plumbing and pumps and has added a ton of hours to his plate. Mike's worked well after hours including up until 10 p.m. the other night to help get the job finished in time to ensure our pools can open by Memorial Day Weekend. Our portfolio is very grateful for his hard work and dedication to ensure the pools opened up on time!
