LETTER FROM CRAIG Just last week, a FRED team member congratulated me on my work anniversary. I said thanks and quipped “I knew it was sometime in winter.” Then I walked away trying to remember how many years and my thoughts went straight to remembering life events rather than years. I recalled the six-week period of accepting the job, buying our first home and moving during a week of 30+ inches of snow. We had our two-year old and my wife, five months pregnant with our second child. This better be worth it! In literally the first week, Bill Arpe came to me and said we have some apartments in Thiensville that need updating and maybe this would be an opportunity to try converting them to condominiums. We both agreed these “condominiums things” were growing in popularity. We were off on a wild ride which would eventually lead to our team converting and selling over 1,000 units. The FRED family for me is so real. On the first couple of condo conversions, we had to utilize a team that had never all worked together at one time – property management, construction (one person), accounting and development. Memories are far too many to list, but all share one characteristic: Together we were better than on our own. There were struggles and disagreements, but soon through working together we realized successes and a special bond. That bond is still celebrated when we gather and share stories at Bill’s Summer Outing or other FRED family events. When asked what I enjoy about a development career, the answer is simple – people and teamwork. I have always loved being with people who bring their talents together to accomplish a goal. The process of development involves so many people both inside our family and out, with all of us finding success. The opportunity to lead the team as we navigate the many pitfalls is something I'm passionate about, but I am most thankful that our family includes so many talented people that bring the many skills and personalities that make it fun. It seems to be tradition to share a quote, so I turn to the philosopher and musician Jack Johnson and sing in my head: We’re Better Together.

THE BEVY

THE

Brown Deer, WI UNDER CONSTRUCTION: Opening May 2020

The Bevy is a 175-unit project in Brown Deer. The project includes traditional apartment residences as well as private entry/private garage townhome units. Amenities will include a club room, fitness center, patio deck with double-sided fireplace, and grill stations. The project is located in Brown Deer’s fashionable Original Village district on the southwest corner of Highway 57 and Brown Deer Road. The neighborhood has many walkable shops, eateries, and unique office spaces. The Bevy is one block away from Oak Leaf TrailInterurban Trail, which connects Milwaukee and Ozaukee counties. Running from Lake Michigan to the northern border of Ozaukee County, there are over 150 miles of trails and is a truly special amenity. The first townhome building will be ready for residents in May 2020 with final building completion scheduled for Dec 2020.

The Development team is currently in the entitlement phase of a new project in southwest Madison on Maple Grove Road in the Cross Country neighborhood. The current project plan includes a mix of 286 unit apartment buildings, private entry/private garage townhomes and condo-style stacked flats. Amenities will include a club room, fitness center, patio deck with double-sided fireplace, pool, ample grills, a 5-acre public park, and surrounding recreational trail. It will also include an improved greenway along Badger Mill Creek. The project land went through a lengthy annexation process, but is now in the final stages of municipal approvals.

FRED FAMILY UPDATE STEVE NODINE’S BRICK THROUGH THE WINDOW A Synth-Pop Past and Published Authorship You may know him as your friendly FRED IT Help Desk Support, but if you were in Europe around 1987, you’d have seen Steve Nodine as the front man in a synth-pop punk band called Dark Facade. “In the beginning it was just two of us: keyboards, vocals, and a drum machine. We added more members until we were a six piece band,” he said. “We toured the states several times; Chicago, Minneapolis, Indianapolis, Kansas City, Austin, etc. We ended up doing a small tour of Europe, spending most of that time in Berlin. We were even

written up in Der Spiegel, the biggest major magazine in Germany.” Dark Facade members first heard synth-pop on the radio and decided it was the genre they had to pursue. They jammed for almost 6 years. “I am proud of all the songs we wrote,” he said. “We broke up after returning from Berlin when David, our keyboardist and my co-songwriter passed away from Leukemia.” Fast forward 15 years, Steve found himself in a Facebook Group dedicated to Milwaukee Music scene members passed. The group inspired Steve to write his first novel Brick Through the Window, documenting Milwaukee’s music history. Steve and three others interviewed almost 75 people over 5 years. “It was great re-connecting with all my old [music] friends and acquaintances from the past.

The book, now available on Amazon, was launched at Boswell Books on Downer Ave in 2017, preceding a signing tour in Chicago and Madison. “I felt that my book was a great accomplishment. It was hard work and I stuck with it,” said Steve. “It did make me miss being in a band. The camaraderie and friendships that formed were the best part.”

The townhomes welcomed their first residents in March of 2019 when all 7 were leased within the first week! Construction was completed October 15, 2019 and the property is now 90% leased. The success of the property is thanks to the tenured team at 1 Glenn Place. Property Manager Amanda Davidson and Lead Tech Rick Jahn bring over 10 years of combined FRED Way experience. Hats off to the phenomenal leasing team, Taylor Bouton, Daniel Schultz, and Eric Hinkle, and thank you to Sarah Harrington for her work in the property's opening! Without these team members, the property would not be exceeding their projections so well.

Q: What activities do you enjoy during the winter season? Pretty much the same things as summer, I’m an indoor cat all seasons. I spend my free time hanging out with my grandkids and family. I enjoy baking and cooking. My husband and I love the occasional gambling get-away. Q: If you could hang out with any fictional character, who would it be and why? Rick Grimes, so I could learn how to survive the Zombie Apocalypse. Q: What’s the best piece of advice you have ever been given? If you don’t have anything nice to say, say nothing at all.

The winter months are always hard because of the extreme cold temperatures, so I like to stay indoors. This usually means doing indoor activities with my family like board game nights. Q: If you could hang out with any fictional character, who would it be and why? Snow White from ABC’s One Upon a Time television series. I enjoyed her character because regardless of what life circumstances she endured, she stayed true to being a very moralistic woman. Q: What’s the best piece of advice you have ever been given? Live in the present and take advantage of the moment. In a world taken over by technology, it is easy to get distracted by it. I want to be able to cherish every moment.
