LETTER FROM THE NEWSLETTER COMMITTEE If you’re noticing something new about this newsletter, it may be that you’re looking at the first edition of what will be a monthly, exciting way to share all things FRED. Whether we are bragging about our exceptional events, spotlighting an employee who has accomplished awesome things, or just plain spreading the word, we wanted our newsletter to reflect where FRED came from and where we’re going. The truth is, we’re growing and we’re having fun while doing it! Our commitment to our residents drives the success behind our growth and we accomplish that by ensuring our growth is as a team. The goal of this newsletter is to eliminate the miles from property to property; to introduce members of the FRED family who might only work part-time but make a full-on difference, to celebrate birthdays, FRED anniversaries, and promotions. We keep the FRED Way at the center of everything we do. We look forward to bringing new and exciting content your way several times a year! FRED FAMILY UPDATE “I ran my first 5K wearing high top basketball shoes.” Whether the race is arduous or (relatively) a breeze, Bowden is careful to prepare his body and mind. “[Prerace] rituals include stretching out and setting up my transition area for the triathlons, as well as consulting with other competitors.”
Run, Bill, Run! The Triathlon Enthusiast Next Door In the limelight this month is Bill Bowden, Regional Property Supervisor in Madison and avid runner. Bill is a triathlon athlete with 130 5Ks under his belt! “After playing on basketball leagues for over thirty years, I was starting to have a hard time making some of the games,” said Bill. “Truth be told I had lost a couple steps on the 20-some year olds that were dominating the games.” He decided to make the transition from basketball to running, with a minor learning curve.
In the past 5 years, Bill has set many personal records including a 23.38 5K record. (That’s 3.1 miles in 23 minutes!) “I have about 40 race medals, a few trophies, and have been on the podium many times,” said Bill. Through all his successes, Bill remains grounded in his original goals to keep up with the punks on the basketball court. His first goal, however, is “to stay healthy and have a good time.”

STATISTICS
Bill says the community aspect, both in the participation and charitable giving, are what he enjoys most about the events. “I [also] find it motivating to be with a big group of like-minded individuals regarding fitness,” he said. After finding a love for 5Ks, Bill decided to challenge himself even further by pursuing triathlons. Average triathlons (for the less athletically savvy) involve a 1.2 mile swim, 25 mile bike ride and 6.2 mile run, though distances vary per events and locations.

CODY HALE Creekwood Q: What is your favorite summer activity? Cody loves to garden all summer! He likes to watch something start at a tiny seed and then see all the vegetables that come from them! Q: What hobbies or activities are you interested in? Cody likes to watch theater; recently he went to The Lion King, fulfilling a lifelong dream! Cody is also an avid Sims 4 player, again watching his family grow from nothing to something. Q: Where do you see yourself in 10 years? Cody sees himself living on a farm, taking care of animals, and having a huge garden and greenhouse!
WHAT MAKES THEM SHINE Congrats again to the team at Drexel Ridge Apartments on being voted a Top Project of 2018 by The Daily Reporter!

DEPARTMENT UPDATE What’s new in a department near you?
MARKETING DEPARTMENT ERIN BALL SHARES ALL In January 2016, FRED owned and/or managed 26 communities. Fast forward three years, and “staying busy” is an understatement with 36 communities throughout the Milwaukee and Madison areas, and several more coming down the pipeline. For Erin Ball, Marketing & Training Manager, this is a playground. As a team, Erin Ball, Eric Isidoro and Shannon McInnis have worked to re-vamp FRED’s marketing initiatives from the ground up. Starting with a solid foundation was key; accuracy, consistency, a proactive approach and visibility is the continued goal.

In support of Property Management, the marketing team always strives to deliver timely, accurate and easily digestible results. We strive to ensure our teams have the tools they need and prospects are able to make an informed decision.
You cannot have accuracy without a proactive approach to your marketing initiatives.
From 2016 to today, all FRED property websites have been re-built to include new layout, photos and copy.
To further the accuracy of information, the team has developed a weekly and monthly listing audit process, managed with the help of property teams.
“We want to know about issues before a prospect even has a chance to notice them. The only way to do that is to be on our toes, audit our listings and to work as a team,” said Erin. Proactivity also means being a few steps ahead of the game, whenever and wherever possible.

Most excitingly, and certainly an all-team effort, is the soon-to-be launched, brand new corporate website. “Staying ahead of the market starts by recognizing where you may be falling behind. One area that has definitely not stood out is our corporate website,” says Erin, “but with the upcoming release of the new site, I believe we will be out-pacing our competitors, and solidifying a brand we can be proud of.” Stay tuned for updates!

Last month marked the ground breaking for FRED’s newest property, The Bevy. Located in Brown Deer, WI just off Brown Deer Rd and Green Bay Rd, The Bevy is scheduled to open Spring 2020.

WHAT’S NEW WITH YOU?
President & CEO Brett Miller announced on Monday, June 10th that The Vue in Fitchburg will be sold from the Fiduciary Real Estate Portfolio. The transition process is expected to take around six months, through which FRED is fully committed to supporting employees.
