LETTER FROM BRETT THE YEAR OF THE CENTURY Reflections from FRED's CEO

At our December FRED Shareholder meeting, I had the chance to reflect on 2020 with all the owners of our company. Needless to say, no other year in my 31-year career compares to the last one in terms of the level of uncertainty, other than perhaps 2007 and the Great Recession (but that’s a pretty distant second). My message to my partners was that I continue to be blown away by the efficiency and nimbleness of our entire FRED team as we have navigated though the quagmire and landmines of COVID-19. Your spirit, tireless effort, collaboration, imagination, and camaraderie throughout the last 9 months has been incredibly energizing and empowering for me. Despite the awful environment we are all living in, it has been a true joy to get up and get to work each and every day, because I know I will be doing it with all of you. I expressed my deep gratitude for all of you to my partners, and they in-turn wanted me to express to you their heartfelt thanks for your stewardship of FRED and its communities through the past year. I continue to say to anyone who will listen that I have the best team in the industry working for me. Thank you all again for your care for FRED, each other, our residents, and for “Living the Difference”.

What Makes Our Green Bay Sister Properties Shine

With back to school kits, bimonthly gifts, community gardens, and free little libraries across the grounds, Creekwood rocks at resident engagement! No wonder they had 100% occupancy throughout 2020. Last year, their team grew plenty and celebrated tons of milestones, like Cody buying a home, Kate becoming an aunt, and James expecting his first child this year. Ed logged major hours on family camping trips and Mike assisted in taking out 216 veterans for hunting and fishing expeditions. Oh, and did we mention Creekwood was once home to Brett Favre?

Foxcroft’s small but mighty team includes Colin, Emily, Ryan, and their newest addition, Wally. Giving back to the community is a priority for their residents and team. This past summer, they held their 1st Annual Foxcroft Food Drive in conjunction with Paul's Pantry in Green Bay. Several long-term residents call Foxcroft home, with 20% of residents having lived there for at least 5 years, and one has lived there for over 20! They're 3 minutes from Lambeau Field and recently had a fall football themed raffle on Facebook. Looking forward, their updated pool will be ready for the summer of 2021!

Lead Maintenance Tech Ridge View

I originally started out as a resident at Ridge View Apartments when I was approached by the manager at that time to apply for a maintenance position. I started in the maintenance department at Ridge View in June of 1996. During my tenure, I have helped out at numerous properties within the Milwaukee, Madison, Kenosha, and Green Bay areas. I have been at Ridge View for a total of 23 years and also spent 1 year at Forté. I enjoy spending time with my two kids and like to go gambling with my wife, Roxanne. If you frequent the MKE airport, I may just pick you up while driving for Uber in my spare time!

I would like to give a well deserved shout out to Tiffany. Besides being wonderful at her cleaning/utility job here at Bevy where I get many compliments from residents on how clean it is here and how they feel safer being it is so clean, she helped me out with some office things recently as well. We had unexpected staffing issues in the office this month. I called her to go over a couple things and, before I could even ask, she immediately wanted to know what she could do. She got things set for move-ins and the couple other things I needed done in the office. It made things much easier for me knowing they were taken care of.

NEW QUARTER, NEW MERCH! THE ENCLAVE LEAVES FRED On December 18, 2020, Ryan Schultz sold his controlling interest in The Enclave in Wauwatosa to an out of state investor. That new investor has decided to transition the property management of The Enclave to a property manager affiliated with the investor. The Enclave was one of four properties that joined FRED through the HSI merger in 2018. We want to say thank you to the entire team at The Enclave for the great work they did over the last two years and for “Living the Difference!” every day.
