PROJECT UPDATE NEW PRODUCT OVERVIEW

FRED’s Corporate support team is always happy to help and loves to hear your ideas and feedback!

Over the past several months, we’ve introduced new tools and process enhancements across our property management teams. Rather than revisit each update, we want to share what we’re learning and how those insights are shaping how we move forward. At the center of every decision is a consistent question: does this help us take better care of our residents?

We are equally focused on making day-to-day operations easier for our on-site teams While new implementations can create complexity at the start, the goal is always to reduce friction over time, so teams are better supported in delivering an exceptional resident experience.

Revenue Intelligence

A large-scale rollout, following extended testing at several properties, introduced new challenges we could not fully anticipate It required quick refinements to settings, roles, and processes, and reinforced the value of cross-department collaboration in creating a more well-rounded and effective approach

ELI+ Leasing AI

ELI+ is in early stages, and we’re learning in real time As the product evolves, we’re defining how we want FRED prospects to feel when engaging with us and refining how teams work alongside it to support, not replace, the leasing experience This also helps us weigh the benefits a singlesystem approach

Deposit Alternative

We are taking a more measured approach with this rollout, intentionally slowing down to fully build out the process and allow time for testing The focus is on getting both the front-end experience and back-end operations right before expanding, ensuring flexibility for prospects without creating operational gaps

We are currently testing two pet screening solutions across select properties to evaluate how each performs within our workflows. One is an established industry product, while the other is a newer solution that is actively evolving based on our feedback. We’re seeing the benefits of a proven system alongside the flexibility of a partner building with us in real time This approach is also helping us evaluate whether running parallel tests is the most efficient path, as the longterm decision may depend on how each product continues to develop

Pet Screening

A consistent theme across these efforts is the value of thoughtful testing and engaged teams The willingness to provide feedback, adapt, and work through challenges is what allows us to refine our approach and move forward with confidence One of the most important lessons I’ve learned at FRED is that the more closely we stay connected to the on-site experience through direct conversations and real-time feedback, the more successful these initiatives become. I am especially grateful for the team members who are willing to engage, share openly, and help shape how we move forward

GROUNDWOR

FRED’s Groundwork Committee is gearing up for National Volunteer Month in April with a strong slate of service opportunities across Milwaukee, Madison, Green Bay, and Illinois Not only will team members be engaging in hands-on volunteering throughout the region, but FRED is also donating $1,000 to four deserving organizations!

Earth Day is also coming up on April 22 . All on-site employees are encouraged to step away from their desks and community grounds to spend up to two hours cleaning up the public spaces that connect us all One lucky volunteer will even win eight hours of PTO!

Returning for 2026 are the popular Habitat for Humanity group build days in Milwaukee, with a new addition of a dedicated volunteer day in Madison on June 11th, expanding opportunities for teams to come together and make a meaningful impact in the communities FRED serves. One of the Groundwork Committee’s members, Colin Welch, has some great news to share: “During Giving Week this year, we collected winter gear for Golden House, a domestic violence shelter, in Green Bay. This got me connected to their Shelter and Volunteer Coordinators, who I have been working with to meet the maintenance needs of their facility the past few months. I have had the opportunity to meet and get to know some of the wonderful staff and volunteers who keep the mission of Golden House going I recently joined their building committee and am excited to help them develop a preventative maintenance plan and train their staff so they can ensure their beautiful new facility can serve the community for many years to come. This is all thanks to the Groundwork Committee. I am grateful for the opportunity to be a part of it and thrilled that it has inspired so many to give back in the communities we serve.”

During the first week of March, we had the opportunity to recognize and celebrate Women in Construction Week, highlighting the many contributions women make across the industry.

Throughout the week, we took time to acknowledge the women on our team who play important roles in project management, field operations, and administration Construction continues to evolve, and the growing presence of talented women in the industry strengthens our teams and broadens the perspectives that help projects succeed

Women in Construction Week also serves as a reminder of the importance of mentorship, career development, and creating opportunities for the next generation of professionals entering the industry

From jobsite leadership to project management expertise and organizational support, women are helping shape the future of construction in meaningful ways. We are grateful for the dedication, professionalism, and leadership that these women bring to our work every day

Abigail Spilde

CONSTRUCTION INTERN

Construction Management major (Safety emphasis) with minors in Architecture and Business; pursuing a Master’s in Project Management

Known for personal drive, safety management, and problem solving

Advice to women entering the field: “Learn like a sponge and don’t be afraid to ask questions. Be proud to be a woman in construction.”

Kira Goldbach

CONSTRUCTION INTERN

Mechanical Engineering turned Construction Management major with a previous apprenticeship as a carpenter

Known for strong communication and organization

Advice to women entering the field: “Skills have no gender so don’t be afraid to stand out or make mistakes - they help you learn and grow ”

Kris Slater SUPERINTENDENT

Began working in construction at just 12 years old for her father’s company, manufacturing and installing play equipment every summer; has held a variety of roles since, including manufacturing, construction, robotic programming, remodeling, and culinary

Known for communication, troubleshooting, planning, math, strong work ethic, persistence, and leadership

Advice to women entering the field: “Never give up and ask questions. Try everything, find out what comes most naturally and is the most rewarding. You will find a place where you belong and are welcomed, even if it takes time to prove yourself. Walk tall and as if you belong.”

Elisabeth Schmidlkofer

PROJECT ENGINEER

Began career in kitchen and bath design, including remodeling and new construction projects; transitioned to remodeling and construction, allowing for increased skills and knowledge in design and construction, ultimately leading to FRED

Known for good communication, attention to detail, and active listening, providing a collaborative environment

Advice to women entering the field: “Gain as much knowledge as you can and admit if you do not know something by asking questions A lot of people are more than willing to share their knowledge with you if you simply ask ”

CONSTRUCTION COORDINATOR

Began career as a student worker at a company that performed mechanical contracting work and was later hired on

Known for organization, communicaiton, collaboration, and proficiency with technology and processes

Advice to women entering the field: “Invest in yourself, network with others, find mentors to learn from, ask questions, and stay dedicated to continuous learning ”

SPECIAL FEATURE GIRLS IN CONSTRUCTION ACTIVITY

To celebrate Women in Construction Week, we had the opportunity to welcome a local Girl Scout troop to our office for a hands-on learning experience focused on engineering and design. The visit was part of their effort to earn an Engineering Badge, and it gave us a chance to share a small glimpse of what a career in construction can look like It was great to see the group’s curiosity as they were introduced to concepts that play a role in realworld projects.

Throughout the visit, the scouts completed three activities that highlighted different aspects of the building process With AG Design’s support, they designed their own bathroom layouts, learning how space planning comes together in design. They also built towers using a variety of materials, like straws and popsicle sticks. Finally, they practiced measuring skills by documenting the dimensions of our conference room They even got to decorate their very own hard hat

It was a fun and engaging way to celebrate Women in Construction Week while encouraging the next generation to explore opportunities in the industry

We had nearly half of our employees participate in this year’s Pulse Check survey Thank you to everyone who took the time to share your perspectives

At the end of the survey, we asked you to write three words that best describe our culture. These word clouds were created from your responses The larger the word, the more frequently it was mentioned

What emerges is a reflection of who we are together: collaborative, supportive, friendly, inclusive, fun, and so much more. These word clouds offer a snapshot of what matters most to you The words you chose reflect the qualities you notice, appreciate, and want to preserve Seeing supportive and collaborative appear so prominently tells us that the relationships we build and the way we show up for one another truly define our environment. It's a testament to the culture each of you helps build every day What a wonderful representation of us as a team!

KATIE SIKORA PROPERTY MANAGER, 50TWENTY

This past fall, my husband Alex and I took a vacation to Italy, the first time visiting for the both of us We had a great time exploring the southern coast, learning the history of Pompeii, eating so many delicious meals, and partaking in the Aperol Spritz craze We were able to check off Naples, Sorrento, the island of Capri, and Rome off our list and can't wait to go back and experience the northern part of Italy and beyond!

CHRISTIE ROMO PROPERTY MANAGER, SEASONS AT MP

On Saturday, November 8th, I married my best friend, Osvaldo (Junior) Romo It was a day filled with lots of love, laughter, and happy tears Despite unfavorable weather, it was a beautiful day celebrating with close friends and family (including some of my FRED family) We are very thankful for a wonderful turnout and for the wonderful people who made our special day so memorable!

MICHELLE SELLINGER POPERTY MANAGER, THE JUNCTION

Last fall, I had the chance to trade winter coats for sunshine with a memorable family trip to Orlando, Florida I traveled with my parents, husband, and daughter to meet my oldest son, along with my three grandchildren, Royce, Aidan, and Mark While in the Disney World area, we took in an incredible Cirque du Soleil show, relaxed by the pool, explored different resorts, and, of course, enjoyed the Magic Kingdom during Mickey’s Very Merry Christmas Party The holiday decorations, festive atmosphere, and quality family time made it an unforgettable experience One of the highlights was seeing how much my parents enjoyed spending time with their great-grandchildren Although one of my sons was unable to join us, there was still exciting news to celebrate: my son Mason and daughter-in-law Courtney made a very special announcement that grandson number four is due to arrive in June!

My wife Sydney and I welcomed our daughter, Annie, in late November. She has us wrapped around her finger!

KATHY STARK LEASING PROFESSIONAL, THE JUNCTION

On December 18th, we celebrated an extraordinary milestone as our very own Kathy Stark turned 80 years young - and she did it in unforgettable style The celebration took place at The Junction clubhouse alongside Kathy’s family and friends, and the joy of the moment even caught the attention of The Milwaukee Journal, who stopped by to capture the occasion It was a true testament to the impact Kathy has not only on our workplace, but on everyone lucky enough to know her

True to her vibrant spirit, Kathy surprised guests by stepping into the spotlight dressed as Cher and lip-syncing the iconic hit “If I Could Turn Back Time” Her performance brought laughter, applause, and plenty of smiles, perfectly reflecting the energy and positivity she brings to our team every day Kathy’s enthusiasm, dedication, and zest for life are an inspiration to us all, and we are incredibly grateful to have her as part of The Junction family Please join us in wishing Kathy a very happy 80th birthday and celebrating the joy she continues to share with us

At the end of last year, my husband and I adopted two three-month-old kittens from Milwaukee Urban Cat Coalition. They're brothers and we named them Popcorn and Soda. They are very sweet and rambunctious and have brought lots of joy to our home.

My wife Kelley and I have a beautiful, happy, healthy new son! His name is Maximus and we are so excited to start this journey with him! He was born on January 16th at 8:33am, 8lbs 6oz, and 22.5 inches of absolute cuteness!

In February and in recognition of American Heart Month, we introduced wellness initiatives at the corporate office, including healthier snack options, weekly group walks, and simple activity challenges These efforts were designed to support healthier habits, encourage movement, and create a more engaging workplace

We also celebrated a major milestone as Apex at Verona was recognized at its Stabilization Celebration. This event honored the collective effort behind the community’s success and reinforced the importance of recognizing achievements that reflect strong execution, teamwork, and long-term performance.
