DEPARTMENT UPDATE Interior Design Less is More

By Karla Schultz, Property Manager/Designer Karla Schultz has had a lifetime passion for home decorating starting at a very young age. However, it wasn't until the fall of 2005 when an account executive position at Brook Furniture Rental marked the beginning of her professional journey in interior design and home staging. During this time, Karla earned the professional home staging accreditation, “ASP”, through STAGEDHOMES.COM and still implements many of the skills she obtained during this official training. Creating unique and memorable spaces in model apartments, Parade of Homes, builder spec houses, and real estate listings over the past 17 years has helped Karla develop an eye for detail and knowledge of how to properly showcase a property’s best features. Since home staging is the foundation of her experience, Karla follows a “less is more” methodology when it comes to decorating. She believes furnishings and accessories should accentuate the features of a room, and that too many can cause the space to look cluttered and become distracting to prospects during a tour.

Karla has been designing models, community rooms, and outdoor living spaces for Fiduciary Real Estate Development since 2018. She is best known for her non-symmetrical, eclectic style that compliments the personality of each apartment community. She will often incorporate at least one conversation piece in a given space. It could be a striped accent wall, a funky light fixture, a brightcolored piece of art, etc.

"My job is to help our apartment communities continually attract new residents. Therefore, I make sure to include something in the space that people will always remember." Whether it's a mini-model or a newly constructed clubroom, Karla is excited to roll up her sleeves and get started on making it extraordinary!

FRED FAMILY UPDATE A Family of Foragers With Some Big Finds

By Krista Schicker, Leasing Professional

I get so much joy from foraging in our many forests. For every season, there is a new mushroom! It puts brightness in my step to come upon some forest presents! My daughter, Leora, is five years old and, being closer to the ground, she will find things first at times. I have so much fun in the woods with my little ones! Leora and I, along with my three year old son, Isaiah, could talk for hours about all the mushrooms we’ve found throughout the years!

They are medicinal and delicious, ranging from the flavor of steak of the Porcini (Boletus) to the flavor of maple syrup of the Candy Cap (Lactarius). Mushrooms can even be made into cookies! When the winter months come, I resort to growing my own mushrooms because we just cannot be without.

PROPERTY SPOTLIGHT

What Makes Them Shine Built in 1972, Fitchburg Square is composed of 116 comfortably-sized, heat/water-included, one and two bedroom units at a great value in a great location. Fitchburg's newly designated “Gateway” area has recently undergone large investments in new commercial projects, retail destinations, and restaurants, giving the community a bike score of 79 and a walk score of 62. While Fitchburg Square is one of FRED’s longest held communities, we are continually improving the property through capital improvements and resident outreach. Some of these include in-unit kitchen/bath remodels, sunny hallways with glass entrances and new flooring, new parking lots, resident contests and events, and lots of personal engagement while the onsite staff (Trevor Scott, Property Manager and Arin BonDurant, Assistant Property Manager) are out and about on the property. Fitchburg Square is a great place to call home!

EMPLOYEE SPOTLIGHT

ALLISON KIDDELL

Property Manager Drexel Ridge In July 2017, I walked into the model unit of a barely built property in Oak Creek, now known as Drexel Ridge, eagerly looking for an apartment after moving from Illinois. The tour went well and the Property Manager complimented my personality and invited me in for an interview a week later. Shortly after that, I was offered a position to be part of the leaseup at Drexel Ridge Apartments. Not only did I become a resident, but I also accepted the job. After a very successful lease-up, I was promoted to Assistant Property Manager. In August 2020, I was promoted again to Property Manager. Drexel Ridge truly is like a child to me, as I have been with the property since the beginning. Now that we are stabilized, I get to enjoy being the "Drexel Ridge Expert". I also love the mental Rolodex I have of all past and current residents - some still live here to this day. It is gratifying to know that their journey with Drexel started with a tour from me!
