FROM PROJECT UPDATE Seasons at Plainfield

Best Place to View All the Seasons By Jim Wohead and Peter Todd Breaking ground in May 2022, the Seasons at Plainfield development is the newest addition to our very well-received Seasons Apartments product line. This site is located in the southwest Chicago suburbs and is utilizing generally the same design, construction, and subcontractor teams as our other Chicago projects. Also, this site has enough stone to be a quarry, so every time there is a heavy rain, all of the water disappears by the next morning. The warm, dry weather this fall has helped site grading and road construction and placed this team in a good position for winter construction. Having all curb and asphalt binder installed before Thanksgiving allows for better access, cleanliness, and production through the cold winter months. Quality and schedule supply chain issues were prominent during the COVID lockdowns of 2020 and 2021 and continue today. The team is currently managing supply chain issues with concrete, electrical gear, and alternative temporary utility construction systems. Notwithstanding these issues, the first apartment building turnover is scheduled for Spring 2023, with completion of the whole project in Spring 2024. Out of all of the Seasons developments we have started over the past couple of years, this project has some of the best nature views. These apartment homes are accessed over a creek on a project bridge and are located next to the DuPage River with a half mile recreational path. This property provides the same layouts and amenities of our Seasons Product lines, with sixteen 20-unit buildings and clubhouse. There are (32) studios, (128) one bedroom, (128) two bedrooms, and (32) three bedrooms.

DEPARTMENT UPDATE Training

Building Strong Foundations By Eric Isidoro, Operations Specialist "All good structures have a strong foundation”. Over the past year, this phrase has resonated with me over and over again and reminded me that this not only applies to our new developments, but also to our onsite staff. Building a team, like building a new development, requires starting from the ground up to ensure that the structure’s integrity holds up against any unforeseen storms. This year, the Property Management Training Team has focused on improving our training programs to ensure our property staff can have a strong foundation right from the beginning of their FRED Career. I have had the honor of incorporating a new onboarding training program for all our new Property Managers and Assistant Property Managers that spreads out information across their first 90 days. New team members get a chance to learn with one-on-one training sessions with me that cover various topics as simple as Entrata basics, all the way to reading FRED’s entire lease agreement page by page and dissecting the information.

Additionally, Entrata training has been reworked from the ground up and rebranded as the FRED Fundamentals training. The main component of this new training is the FRED Fundamentals workbook, which allows new team members to start getting comfortable with their role, their property, and Entrata within their first few weeks. The workbook includes real world Entrata exercises to start getting familiar with the system. All of this is possible thanks to our Entrata training database, which new employees will have access to. There are also on-demand resources included on MyFREDWay.com for exercises to ensure everyone can learn at their own pace and with their preferred learning styles from day one. Another component of the new FRED Fundamentals training program is the addition of an in person monthly training session called the Entrata Essentials training. This training session is open for all office employees and offers a deeper dive in Entrata tools, as well as an opportunity to ask any Entrata related questions. This ensures that even our current team members have opportunities to grow and learn throughout their time at FRED. I’m looking forward to continuing to expand and improve FRED’s training programs to help our team members build strong foundations.

GOOD NEWS ARIA GRZYNKOWICZ, Drexel Ridge I recently got engaged to my boyfriend of 7 years in July! We drove down to Chicago, where both of us are originally from, and he asked me with a view of the Chicago skyline in the background. We had dinner reservations for after the proposal but instead decided to cancel and celebrate with some champagne with both of our families. It was a picture perfect engagement!

SAM ELLIOT, Corporate I got married! My wife, Sydney, and I tied the knot this fall in Green Bay, our hometown. Then we had a big golf outing the next day to keep the party going. It was surreal to celebrate with all our friends and family together in one place!

AMY KNOUS, Corporate In October, I had the trip of a lifetime to Italy and visited Rome, Sorrento, Capri, and Amalfi. The country was so beautiful, as well as the food, and how passionate the locals are about their culture. There are so many wonderful things about Italy, but my favorite part of the trip was driving through the winding roads and seeing all of the small towns along the way to our next destination. I will definitely be making my way back to Italy sometime soon!

ALLISON KIDDELL, Drexel Ridge We got engaged on Sunday, November 20th. I was led to believe we were having a sibling's day with his family at the Benelux Domes, however, it was instead a beautifully set up proposal with family around for support.

PROPERTY SPOTLIGHT

What Makes Them Shine Valley View, one of FRED's first properties, is composed of 315 remodeled one and two bedroom apartment homes situated around a 15 acre private courtyard/park with a resort-like atmosphere: swimming pool, clubhouse, fitness center, outdoor kitchen/fire pit, dog park, tennis courts, hammocks to kick back in, and a whole lot more. Originally built in the 70's (but regularly remodeled since then), Valley View was once considered a country getaway. Since then, Fitchburg has boomed and the property has boomed with it. We are now located in the heart of Fitchburg's "Gateway District", full of new commercial projects, retail destinations, and restaurants, giving our residents endless options for things to do and see.

EMPLOYEE SPOTLIGHT

Staff Accountant Corporate My FRED journey started in 2013 as an Accounting Assistant. Over the last nine years, FRED has grown by leaps and bounds, providing me with the opportunity for my current role as Staff Accountant in 2015. Outside of work, I enjoy going to music concerts and festivals. While I enjoy a wide variety of musical styles, one of my favorites is heavy metal and I have been fortunate to create friendships with others who appreciate the same music right here at FRED. The quest for good music has taken us as far as Montreal, Canada for the Heavy Montreal music festival. For me, it’s as much about the music as it is getting together with good friends and having a great time. So, if you are ever at a heavy metal concert, look around, you just might see me there!

October Winner

SHANNON HUTSON Human Resources Generalist | Corporate

As a member of the HR team, Shannon wears a ton of hats. She is always so positive and well-intended. She is consistent and goes out of her way to solve problems immediately. Recently, she provided extra effort regarding benefits that not only potentially saved an employee from feeling they had to quit, to making their year. Shannon is top notch!
