LETTER FROM 'TIS THE SEASON(S) Development Update

The end of the year typically provides an opportunity to slow down and reflect on the year gone by. Needless to say, this last year has provided some unique challenges to work through and overcome. However, in our industry and in particular, at FRED, the year has also provided some great opportunities. Throughout 2021, across our portfolio, we have seen properties running at or near 100% occupancy along with incredibly strong rent growth. This year, we have also watched our new brand, “Seasons”, grow to become a well-represented and respected brand in Illinois and Wisconsin. That growth has the Seasons team running fast at a time of year when things usually slow down! The Seasons brand has had two new lease ups in 2021, Seasons at Randall Road and Seasons at Romeoville. Randall Road’s first phase of 300 units leased up in record time with the final building delivering in June and the property reaching 100% occupancy a short time later, putting this lease up nearly six months ahead of schedule! With the success of the first phase, the second phase of 80 units is now under construction with the first building delivering in March of 2022. Seasons at Romeoville has followed Randall Road's success with a fast lease up pace of its own. Currently, the earliest move in date available is in February of 2022 and construction is moving fast, with the final building delivering in April. On the heals of these new Illinois properties are two southeast Wisconsin Seasons communities currently in development. The 300 unit Seasons at Riverview in Pleasant Prairie will start leasing at the beginning of February 2022 with the first move-ins coming in June. The 280 unit Seasons at Mt. Pleasant will follow shortly after, with the grand opening scheduled for April 2022 and the first move-ins starting in July. The pace doesn’t slow down much throughout next year with four to five new Seasons properties currently in the pre-development stage in Illinois and another two in pre-development in Wisconsin. The Seasons team is also reaching outside of the Midwest with two potential projects in North Carolina that may break ground in 2022! So, not much time to rest this holiday season as the Seasons construction and property management teams are running fast! We may need to put a new pair of FRED Reds on the gift list! What Makes Them Shine Saddle Brook Apartments is a beautiful property surrounded by a nature preserve and tucked away from the convenient access to Highway 164. It is sister to a condo community, Stillwater Condominiums, which FRED also built as part of the project back in the late 90’s. The residents of Saddle Brook enjoy many amenities such as a fitness center, clubroom, resort style pool and hot tub, playground, basketball court, and in 2022, a dog run will be installed. The team, led by Property Manager, Jim Flint, and Maintenance Supervisor, Max Brunner, continues to serve the community with superior customer service. Their attention to detail and care complete an exceptional residential experience. Saddle Brook Apartments is truly a great place to call “home”.

An interesting fact about me is that I love Austria. It started watching The Sound of Music with my Mom when I was little. During my time at UW-Eau Claire, our choir sang each year at the Viennese Ball. They transformed the Student Union into a gorgeous ball with music, waltz, polka, and delicious food! Later, I transferred to UW-Milwaukee where I met my partner, Grant. He also loves all things German. We both majored in Film and love musicals, so we wrote a musical short film together called "Gemütlichkeit" which is about 1800s German beer barons in Milwaukee. It's very romantic. We finally got to visit Germany, Switzerland, and Austria last month, and while we were in Vienna, Grant proposed! It. Was. Magical.


GOOD NEWS WHAT WE'RE THANKFUL FOR FRED Good News Submissions ERIN BALL | Corporate Erin Ball has been doing really well with her new organization, The Be Still Project. She started this non-profit with another FRED employee, Liza Olson, in memory of her brother to support, educate, and offer resources to people struggling with their mental health.

RACHEL SCHINKOWITCH | Corporate Rachel Schinkowitch and her husband crossed one off their bucket list and drove out to South Dakota. So many beautiful sights to see! They spent a whole week out west in Deadwood and Keystone. They even took a day trip to see The Devil's Tower in Wyoming. They spent a couple days exploring Custer State Park, cruised the Badlands, and of course, stopped at Wall Drug. Their final activity was visiting Mt. Rushmore. Rachel and her husband would highly recommend.

ASHLEY OLSZEWSKI | Seasons at Orchard Hills Kind of ironic since she works in apartment leasing, but for her birthday, Ashley Olszewski reached out to a broker and was pre-approved for a mortgage! She is officially beginning the journey to buy her first house! She is really proud to be doing it all on her own at 26.

TIM LAUR | Arrabelle Tim Laur and his wife have closed on their new home in Grafton! Lots of work to be done before moving in to this fixer upper but they were able to make good progress in the fall due to nice weather for cleaning.

PETE TODD | Corporate

Pete Todd was successful in getting a Culver’s CurderBurger on October 15th. According to Pete it was “so good”.

A Passion for Childbirth

My passion for labor and childbirth along with my partnership with The Foundation for Black Women's Wellness (FFBWW) inspired me to become a Doula. I completed my formal doula training in November of 2020. I was so excited when Allie Howard, Property Manager at Seasons at Orchard Hills, reached out and asked me to be her Doula. This was my first experience working with someone as a trained Doula. On May 30th, 2021, Allie had a beautiful and healthy baby boy named Harrison! I’m so grateful for this experience and because I’ve gained a new friend.

SURROGACY

A Calling to Help

In 2019, my middle daughter, Katie, who has two sons, announced with excitement that she had a “calling” to help a couple who could not have a child. With 100% support from her husband, Katie was matched through an agency in 2020 with Matt and Win who, as it turns out, live 6 miles from her. With Matt as the biological dad and an anonymous Filipino egg donor (Win is from Taiwan), the embryo transfer was an immediate success. On August 16, 2021, she delivered Ian Thongloy Henry! They look forward to being lifelong family friends.


SPOTLIGHT! October Winner

KAYCEE WARNKE Property Manager | The Junction

When it comes to resident events, Kaycee is the Queen! The list of events she has done throughout 2021 is long but her current one is an entire week dedicated to Resident Appreciation! This week started with a Grab and Go lunch on Monday and today, when it was 42 degrees out, she and her entire team were in the parking lot offering a Grab and Go breakfast. The bags residents could fill with goodies had a note that read, "Do you LOVE where you live? Please take a moment to let others know why you love living at The Junction Apartments! We Appreciate You!" Included was the QR code to take them to our Google Review page. Tomorrow is Pumpkin Painting and Happy Hour, Thursday is Ghosts and Goblins Parade, and Friday is Junction Spirit Balcony Decorating Contest. A Raffle prize is being drawn daily, including a Pet Camera for our fur baby owners to win. Thank you for going above and beyond, Kaycee, and taking Resident Appreciation to a whole new level!
