SCARCE PRODUCT
An average of only 15 riverfront houses have sold per annum over the last 20 years. Preliminary figures for 2020 have recorded only four sales.
Freehold homes located on absolute riverfront sites are extremely scarce. From Newstead to Hamilton there currently are only two absolute riverfront freehold houses. These properties are located on Harbour Road, Hamilton and have only sold once on the market since built, selling for $10.3 million and $11.8 million in 2010 and 2015 respectively.
Over the past five-year period, 48% of all riverfront house transactions were over $3 million.
SALE PRICE GROWTH
PURCHASER HOLD PERIOD
Driven by limited availability of supply, Inner Brisbane freehold riverfront homes have seen price growth per annum of 11.3% over two years. This compares to just 1.5% per annum growth across all Inner Brisbane houses.
Given the scarcity of freehold riverfront homes, owners tend to hold their property for longer periods. Inner Brisbane riverfront homes have an average hold period of 11.1 years.
