We've developed this handy settlement guide to help you through the moving-in process. Within this guide you'll find a 'what-to-do' checklist, useful information regarding your new community, local services and key contacts.

Settling your property The current settlement timing for your property is November 2021. Notification of settlement will occur once the building is complete and the Title has been registered.

Frasers Property’s solicitors will be in contact with your solicitors at the appropriate time to advise the exact settlement date, and we recommend you refer to your solicitor for clarification regarding your settlement terms. Below are some important considerations and milestones prior to settling your new home.

FINANCE In preparation for settlement, it is important that you commence consultation with your finance lender and legal representative to confirm that all documentation is ready for settlement.

VALUATIONS Where required, your financial institution can arrange a valuation appointment with Frasers Property Australia. Please refer to page 2 for the valuations contact.

INSPECTIONS Prior to settlement, you will be able to view your terrace home at the pre-settlement inspection. This presentation will provide you with a brief introduction to the facilities of the development as well as give you an overview of your residence. It will be your only opportunity to inspect your property and confirm the finishes and inclusions are in accordance with your contract of sale.

Once construction is complete, you will be contacted by Frasers Property to invite you to undertake the pre-settlement inspection. We will confirm your appointment with you once an agreed time is confirmed, which we anticipate to occur in late July.

HANDOVER Following the settlement of your home, your Frasers Property representative will meet with you at the Minnippi Quarter Sales Centre, at which time they will present you with the keys and remotes to your new residence. You will then be required to contact the Property Manager to book a move-in date and time to assist with logistics for all new residents.

When you move in, you will also find a handover manual on your myProsperity App, which can also be accessed via the QR code sticker positioned in the cupboard under your kitchen sink, to assist you in settling into your new residence. Please ensure that you have reviewed and understand the By-Laws included in the Disclosure Statement which formed part of your Contract of Sale. It is the responsibility of all residents to comply.

Body Corporate Having purchased a terrace home at Minnippi Quarter, you will become a part of the development’s body corporate scheme, which will be managed by Ernst Body Corporate Management (EBCM).

Please ensure that you have reviewed and understand the Community Management Statement, which contains the By-Laws (rules of living at Minnippi Quarter), included in the Disclosure Statement which formed part of your Contract of Sale. It is the responsibility of all residents to comply with these By-Laws.

ELECTRICITY SUPPLY At Minnippi Quarter, Real Utilities will operate the embedded network supplying electricity to all of the terrace homes. To ensure your electricity is connected at settlement, we recommend you please contact Real Utilities to assist: Real Utilities Phone: 1300 16 16 68 Email: support@realutilities.com.au Web: realutilities.com.au Please note: it is our standard practice to disconnect the service account from our name in this instance therefore it is important you make arrangements for connection before moving into your apartment to avoid any inconvenience that may be caused by disconnection without notice.

GAS CONNECTION AND SUPPLY Gas to your cooktop and instantaneous Hot Water unit will be supplied through the gas embedded network operated by Real Utilities. To ensure your gas is connected at settlement, we recommend you please contact Real Utilities to assist.

TELECOMMUNICATIONS & DATA Minnippi Quarter is being supplied with a telecommunications and data network by NBN Co Limited. NBN provides services on its network to all Retail Service Providers (RSPs). This will allow you to establish an account with an RSP of your choice.

Please do not attempt to sign up prior to settlement as the RSP will not recognise the development prior to initial connection being established by MQ.
