Keperra Community Update We are excited to provide an update on the Keperra Quarry site as we move closer to launching a wonderful new residential community in March 2022. Masterplan design We truly feel privileged to be part of the revitalisation of a working quarry into what will become a vibrant residential community. At Frasers Property Australia, we understand the human side of property, and everything we do is about making a real difference to peoples lives and caring deeply about how they will experience living in this unique, new community. That’s why we’ve been working with some of Queensland’s best architects to design a community that has greenspace at the core of all our thinking.

We’ve purposely placed a significant degree of importance on the site’s unique topography, and the ability of landscape to regenerate it. These elements have influenced the creation of a number of community amenity spaces that make health and wellbeing convenient and accessible for all residents, which is all part of creating smarter, healthier and happier places for future residents to live, work and play. Importantly, we’ve been working on enhancements to the residents pavilion and surrounding amenity, all in an effort to ensure we’re providing the most benefit for residents. Below is an outline of what the community spaces now include.

Construction activities

Leading the design for the residents pavilion, in partnership with the Frasers Property team, are Rothelowman architects. A renowned team who have been collaborating on numerous Frasers Property projects here in Queensland for many years. We sat down with Jeff Brown from Rothelowman to speak about their design intent for the space and how they envisage the community enjoying the pavilion.

Transforming a working quarry into a new residential community is a complex process which includes many different construction activities. In this newsletter we will provide you with a detailed look at what is coming up and when these works will be completed.

1. How has the uniqueness of the site shaped your design thinking?

The history of the site as a quarry offers a very unique landscape from which to evolve a residential community. The exposure of the geology of the place is very powerful, beautiful and unusual. These qualities have been very much front of mind in the way in which the architecture of the residents pavilion and its associated public parkland spaces have been designed. The tension between the man-made landscape of the quarry and that of the endemic native forest that once inhabited the site is an intriguing one. The design offers a framework from which the power of the subtropical landscape can re-emerge, engulf and over time take back what it once occupied. The residents pavilion acknowledges this idea of a “re-emergence of landscape” by creating a central courtyard that is focused on the placement of a single tree. A simple homage to the power that landscape plays in our unique subtropical part of the world. 2. How does the residents pavilion pay homage to the uniqueness of the quarry site?

Within this regenerative approach to landscape the building will remain constant. A lightweight pavilion boldly supported by a combination of strong masonry blades and a single boulder extracted from the site. Surrounding the building the landscape of rocks, gravel, boulders and quarried stone will combine with

a new softscape of native greenery. The building itself a representation of the man-made and the natural; the truly unique aspect of this particular place. 3. What was the vision for the design of the residents pavilion?

The evolution of the design of the residents pavilion started by asking a series of very simple, humble and fundamental questions. How can we create a building that offers a sense of place that focuses and captures the energy of a new and emerging community? How can we ensure that the heart of this community is inclusive, relaxed, referential to the past of the site and embodies the natural beauty of the subtropical Brisbane location? How can we create an architecture that is adaptable, resilient, beautiful and engaging? 4. What experience has been created for the residents with the building design?

The answer very simply lies in making a building that enables a sense of belonging. A series of public rooms have been collected beneath a single floating roof which extends out to create a periphery of verandahs that offer shade, respite and engagement with the surrounding landscape. The building deliberately looks outwards seeking interaction with the public spaces that embrace it. The drama of the context is embraced through views to the quarried cliff faces above and the distant mountain range views to the west. The architecture is purposefully subservient to the simple power of the landscape.

Road and services infrastructure The Samford Road intersection and entry to the site commenced in July 2021, continuing through August and September with service relocation works. Our contractor has encountered some of the natural geology that has historically enabled this site to be a quarry: vey hard rock and large boulders called floaters. This does mean some of the works can be loud and disruptive. The duration of these services works are expected to be completed within the next 5-6 weeks after which time the contractor will be progressing with works in Samford Road. These will include a range of traffic diversions and for a period there will be speed restrictions in place which will see the speed along this part of Samford Road reduced to 40km. The table below outlines the next set of works to be undertaken, and the timing on the completion of the intersection. The Samford Road intersection as an entry to the site was first approved in 2017. This intersection will be signalised and when it is finished will be the main entry to the development including the new retail precinct and childcare site. It is due to be complete in February 2022. A second entry to the development will be from Settlement Road.

Residents pavilion and community amenity At the heart of the development will be a recreation precinct for use by the new community. This architect designed precinct will include a residents pavilion which will initially be the sales centre for the project. In time this will convert to a lounge and dining experience for residents. The recreation precinct will include a lap pool, gym, leisure pool and kids water play opportunities. There will be green kick about spaces, BBQ pavilions, kids play areas and a sunset lounge. The construction of this amenity has now commenced with plumbing and foundation works underway. One of the highlights of this space will be the exciting use of materials sourced from the quarry. The residents pavilion and a number of other parts of this precinct will be complete in the first half of 2022 and form a key part of us opening the site to the public. Other works There are a range of other works underway and due to commence in the coming months. Works to the quarry to prepare it for residential development are underway including mining material for reuse around the site. Works to Stage 1 are due to commence later this year for the first 25 residential lots, some of which will form part of a builder display village. Stages 2 and 3 will commence early next year and be completed by the end of 2022. Important landscape works will also be commencing later this year with tree planting and landscaping forming a key part of transforming the site from its current industrial use into one that will be home to new residents and families in the coming years.

Final line marking, traffic reconfiguration and make good.
