Keperra Community Newsletter - Issue 2

A new community coming to Keperra As the new owner and developer of the Keperra quarry, we wanted to share with you our plans to transform the site from a working quarry to a thriving residential community.

Our Frasers Property team have been on an exciting design journey over the past 12 months with a select team of consultants as we prepare to commence this transformation. We believe the key to this will be landscape design blending new ideas with the site’s existing natural attributes to enhance the unique opportunities for the new community, and ensuring we deliver a residential development of real benefit to the neighbourhood and future residents.

In order to achieve this, we will shortly be progressing with important road infrastructure works, the details for which we have outlined within this latest community newsletter. 1. What is Frasers and the Lat27 vision for the community?

Our focus for the site is regeneration, both in terms of vegetation onsite and the role landscape will play in improving the health and well-being for those who will reside within the community. We’ll look to ensure nature can return by draping the forest down from the tops of the Enoggera Hill, weaving through the new streetscape.

Pockets of nature will become natural drawcards to residents and fauna as the site is revegetated. Streets will be shaded and vistas framed by trees, with the village green becoming a welcoming destination for the community.

2. What key landscape design fundamentals are Lat27 applying to the Keperra site?

a. Enhancing community health and wellness - it is well researched that our behaviour is intrinsically influenced by our surroundings, impacting on the quality of how we play, learn and interact with others.

The masterplan design at Keperra provides a number of opportunities for people to engage in physical activity and/or relaxation. b. Resilience & adaptation – creating climatically and socially responsive places is essential to future-proof design. The Keperra site is naturally very resilient and adaptable, as landscape designers we’re looking to nurture and enhance that landscape for future residents.

c. Connectivity – wayfinding through use of ridge top elements and vertical connections that can be seen from ground level will be critical. Allowing for pedestrian connections to adjacent retail, dining and residential facilities will also help activate the precinct. d. Creating unique experiences – creating experiences and tangible elements that can only occur on this site is an important way to build a sense of place and create a signature for the precinct.

3. How will your team play on the uniqueness of the existing landscape at Keperra?

As landscape architects, it’s super exciting to be part of creating such a unique residential community, to be able to deploy our technical thinking, skills and research to recolonise the site. It’s important that we don’t lose the majesty of the site, our vision is to embrace the rockface as a blank canvas to build upon and feature remnant quarry material in the landscape.

4. Talk to us about the views onsite and how landscape design will play a role in showcasing vistas from within the community.

The topography of the site provides uninterrupted long vistas to the north and to the west, with the D’Aguilar Ranges on the horizon. On a clear day the view stretches to the Glasshouse Mountains to the north and Moreton Bay to the east from the upper levels of the site. Outcrops of exposed rock will be utilised as landscape features to integrate viewing platforms and hillside walks that will create a sense of place that is specific only to this community and the views it affords.

Construction activities Civil works

Transforming a working quarry site to a residential community is a challenging task, one that requires a strong vision and a collaborative team to deliver on this vision.

There are important design considerations, various authority approvals, and on-site logistics that need to be navigated. Initially, we will be working through improving road infrastructure for access to the site off Samford Road, along with prepping the site to commence construction of the entrance road and Stage 1. Shortly thereafter works to the sales centre, which will eventually become the residents recreation hub, will commence. Below is an overview of what each of these stages will involve and how they may affect the local community.

Samford Road intersection Work to this new, signalised intersection is due to commence in June 2021. First approved in 2017, the introduction of this intersection will provide access for the new community being established on the quarry site. This road and intersection are a State asset and it is subject to strict controls to limit the disruption to users of Samford Road. As such, works will be undertaken in such a way as to minimise potential traffic delays. It is birds eye view estimated that the works will take approximately 18 weeks.

The civil works consist of several different steps that will ultimately lead to the creation of new streets, land lots and landscaped areas. As these works are taking place in a granite quarry there is a reasonable amount of work in rock taking place. The majority of material generated on site is being re-used to create level land lots and future landscape areas as well as forming the sub-grade for the roads.

Our priority for the civil works is the first stages that will see approximately 84 new land lots created.

Resident’s recreation area and sales centre At the heart of our development is a resident’s recreation precinct. This amenity, including a resident’s 25m lap pool, a leisure pool, the provision for a gymnasium, outdoor dining spaces and future indoor lounge will be surrounded by a new landscaped environment including a turf oval and resident’s garden.

Site preparation works to this resident only resource commenced in April 2021, and will be delivered first as a sales centre when we launch the project later in the year.

Roadworks – dates and facts • Intersection works are targeted to start in June 2021 with a State approved traffic management plan to be in place throughout the approximate 18 week duration of these works.

• New traffic lights will be installed at the intersection and will be operational later in the year.

• New verge planting and a pedestrian path will be installed to improve existing access to the Greater Western Super Centre.
