After taking into account current market rental conditions and comparable brand new properties leased in the Carlton area, if these apartments were available for rental today, I anticipate the gross weekly rental rates would be as follows: • 1 bed, 1 bath and 1 car space • 2 beds, 1 bath and 1 car space • 2 beds, 2 baths and 1 car space • 3 beds, 2 baths and 1 car space
- $ 390 per week to $ 435 per week - $ 480 per week to $ 535 per week - $ 520 per week to $ 570 per week - $ 750 per week to $ 825 per week
This figure is a gross rental amount and does not factor in holding costs, including council rates, water rates, strata levies and any property management fees payable on the property. I may need to re assess the rental estimate upon completion of the development which will enable me to consider factors such as market conditions, aspect, views and vacancy rates.
