But over and above all that wellbeing stuff, it’s also a great way to work out your whole body. Or just enjoy immersing yourself simply for the fun of it.

Little Growling Café Club Mambourin members LOVE their coffee, which explains the popularity of the Little Growling Café. Husband-and-wife team, Divyang and Rashi Dhagat have been serving up delicious, specialty foods as well as coffee to satisfy Club Mambourin members’ insatiable appetites for espressos, cappuccinos and expertly poured macchiatos. Prior to Mambourin, the couple had been running a superpopular café of the same name at The Grove, another Frasers Property community. It was then that this opportunity arose. Initially this involved serving coffee at the Mambourin Sales Centre. But now this has expanded into another Little Growling Café here at Club Mambourin and members could not be happier.

The Little Growling Café opened its doors in Club Mambourin in July 2021, and despite COVID lockdowns, has been operating a roaring takeaway trade in line with restrictions and regulations. But a coffee fix is not the only treat on the menu at the Little Growling Café. According to Rashi: “Our signature dish is this scrumptious chicken sandwich with cheese, chilli, tomato chutney as well as secret herbs and spices called the Mumbai”. Rashi and Divyang recently purchased a house in Mambourin and are looking forward to not just working but living in the growing community. “It will be amazing to live so close to work. We love the masterplan of the community, especially the expansive park and all the amenities in Club Mambourin,” Rashi added.

Everyone in Mambourin can expect to attend an event in the function room. Maybe even many. That’s because it is so flexible. The space can accommodate row seating for large turnouts or table and chair settings for sit down dining. The room also boasts its own fully equipped kitchen with a server that also doubles as a bar. Guests have bathroom access complete with wet areas, as well as a car and bike parking on site. Complete with an impressive entrance foyer and more spaces where people can gather for a quiet chat.

The function room can also accommodate your own special occasions, with a capacity of up to 100 people. Birthday parties, graduations, engagements, weddings, anniversaries, if you have a reason to invite family and friends, here is the ideal venue, enabling you to make this space very much your own.

With a separate meeting room also available, you can hold client meetings, book club chats or plan a fundraiser.

This function room space caters to different numbers of guests and all manner of events. One week it could be ballroom dancing. The next a meditation session. One way it is doing this is through Club Mambourin’s innovative geothermal technology for its heating and cooling, combined with roof-top solar power and all supported by a high level of energy efficient design and materials.

As a result, residents visiting Club Mambourin enjoy year‑‘round climate control that not only costs less to run but, more importantly, is kinder to our planet.

With this integrated renewable energy air conditioning and pool heating system, Club Mambourin is equipped to be Victoria’s most efficient aquatic and leisure centre. That is the benefit of utilising the latest in renewable energy engineering design. In addition, the Club’s geothermal climate control is so reliable, servicing and repairs will be minimal with little or no downtime.

By tapping into the earth’s own ambient temperatures, Club Mambourin uses significantly less energy than conventional air conditioning, reducing its carbon footprint.

Geothermal technology is also whisper quiet. So whether you are working out, chatting over coffee, attending a class or celebrating, the only hum will be from your family and friends.

Further efficiencies are gained by integrating solar thermal and geothermal systems to heat the swimming pools and spa. This energy-efficient system transfers heat from the ground in winter to warm, then transfers heat to the ground in summer to cool.

How it works

Club Mambourin Management

Quantum United has been appointed as the owners corporation manager for Club Mambourin. With a rich history in owners corporations and club management, Quantum United are the perfect partner to ensure Club Mambourin operates smoothly and successfully. Quantum United is an award-winning management and consulting company which specialises in largescale residential communities. Working together with Frasers Property and an annually appointed committee, Quantum United will manage the daily operations of Club Mambourin including administration, maintenance, financial management and compliance with all government legislation related to the owners corporation.

Quantum United will also hold a range of community activities, in and around Club Mambourin, to encourage social connections and ensure it’s a place where everyone feels welcome. Mambourin residents will be contacted directly by Quantum United, following settlement of their property, to assist with club inductions and access. To make the process easy, Quantum United has developed a Club Mambourin App for all things club-related.

However, if you have a question that is not covered below, please feel free to contact us. How do I contact Club Mambourin?

What happens once I am inducted?

You can contact our Resident Club Manager on (03) 8731 9007 or team@clubmambourin.com.au

You will be able to enjoy all the facilities in line with the rules on the Club Mambourin app. You will also be able to book the BBQ, Multi Court, Meeting Room and Function Room.

Who can access Club Mambourin? • T he facilities at Club Mambourin can only be accessed by residents in the Mambourin estate by Frasers Property. Residents in the estate must also be fully inducted before using the facilities. • The only exception is The Little Growling Café which is open to everyone. How do I complete the induction process?

Can my child attend the facility? Children living with you can attend the facility but must be supervised by you at all times. What happens when my child turns 16? Your child must complete the induction process. Once inducted they will be linked to your access card.

Residents need to download the Club Mambourin App to access the Request New User Login. Once access is granted, visit the Club Mambourin section and complete the online induction. Upon completion, including the questionnaire, register for a face-to-face appointment at Club Mambourin where you will submit your supporting documents, if you haven’t already done so, and receive your access card.

Can I bring a guest?

What are the opening times?

Only two access cards will be issued per lot.

• N ormal opening hours are 5am to 10pm. Please allow time to get changed prior to closing time to ensure you have vacated the building by 10pm. • COVID restrictions may affect opening times. Regular updates will be provided to members.

What if I lose my access card? You will need to notify Quantum United by completing the application form via the Club Mambourin App so the lost access card can be cancelled.

• P lease check the Club Mambourin App for COVID restrictions to see if guests are allowed. • Under normal operations inducted members can bring one guest. The guest must accompany the member for the duration of the visit and sign the guest book at reception.

What are the facility rules?

What are the hygiene requirements when using the gym?

Facility rules can be viewed in the Club Mambourin App and on signage at the facility.

• Appropriate attire and footwear must be worn. • Wipe down equipment after use with wipes provided. • Bring a towel for your own personal use.

Will it be open to non-residents in the future? No, Club Mambourin is managed by an owners corporation. It is for the exclusive use of residents of Mambourin, and one guest each when allowed, as part of the body corporate entitlement registered on their lot title. Where can I find further information? The Club Mambourin App provides further information. Otherwise please speak to our friendly team at Club Mambourin.

Pools What are the pool temperatures? • Play Pool = approx. 29 degrees • Lap Pool = approx. 28 degrees • Spa Pool = approx. 35 degrees What are the maximum pool depths? • Play Pool = 0.3 metres • Lap Pool = 1.8 metres • Spa Pool = 0.9 metres What are the rules regarding child supervision? Children under 5 years must be within arm’s reach at all times of the parent /guardian. Children under 16 years must be supervised by their parent / guardian at all times, even to the point of being prepared to enter the water if required.

Function Room How do I book the function room? Fully inducted members can book the function room through the Mambourin App. A member of the team will then be in touch for further details, to provide instructions and confirm your booking. Is there a fee to book the function room • T here is no fee to book the function room, however, you will be required to pay a refundable bond prior to your function. • A standard cleaning fee will be charged and a security fee will also be charged if required. Further information can be found in the Mambourin Rules of Owners Corporation booklet and on the Club Mambourin App. Can I invite non-residents to events in the function room? es, but you must adhere to the maximum capacity Y of the room as outlined in the Mambourin Rules of Owners Corporation booklet and on the Mambourin App. Does a function room booking extend to other facilities?

What are the hygiene requirements?

No. The booking is only for the function room.

Don’t swim if you are unwell. Shower and wash with soap before swimming. Avoid swallowing pool water. Infants must wear a swimmer nappy. Wash your hands with soap after going to the toilet or changing a nappy. • Change nappies in the designated areas only.

How do I access the Multi Court? Bookings are essential and can be made via the Club Mambourin App. They are limited to one-hour timeslots.

How do I access the BBQ? • B ookings are essential and can be made via the Club Mambourin App. They are limited to two-hour timeslots. • The BBQ can only be used by members and will only be turned on during booking times.

Can I invite non-residents to attend the meeting room? es, but you must adhere to the maximum Y capacity of the room as outlined in the Mambourin Rules of Owners Corporation booklet and on the Mambourin App.

Body Corporate What is a Body Corporate? It is an owners’ corporation that has rules to monitor the condition of and help maintain the Mambourin community, all the while hoping to support quality of life and preserve the value of the asset. When was it created? • U pon registration of the plan of subdivision with common property, an owners corporation is created. • At that time, all lot owners (vacant or completed properties) automatically become members of the Owners Corporation pursuant to the Owners Corporation Act 2006. • The Mambourin plan of subdivision (819190C 1) was registered on 18 August 2021.

How does it work? • A s a member, you have a legal obligation to help fund the Owners Corporation through the contribution of fees. • The fees, amongst other things, will also fund the operation and maintenance of Club Mambourin and contribute towards the management of the Owners Corporation to administer its rules. Who manages the Owners Corporation? • Q uantum United Management work together with all owners, Frasers Property and your appointed Committee to manage the affairs of the Owners Corporation and Club Mambourin. • Quantum United has extensive knowledge of the legislation governing Owners Corporations and will continue to assist with regulatory compliance. • In this capacity, Quantum United primary duties are the financial management and reporting of owners’ funds, maintenance and management of the community assets, governance and compliance, community development and most importantly, maintaining ongoing communication with all owners on the activities of the community. What are the Owners Corporation fees? • T he Owners Corporation fees will be based on the approved budget, which will be tabled with all members each year at the Annual General Meeting. • As outlined within the contract of sale, the fee is anticipated to range between $800-1,200 per annum. As a guide, the Annual Owners Corporation fees for FY22 was set at $950.00. These fees will be due bi-annually on 1 April and 1 October. What are the Owners Corporation rules? • M ambourin has registered Owners Corporation rules that apply to all members. • We ask that you take a few moments to read through and familiarise yourself with these rules. • You can view or download Mambourin’s rules from the Club Mambourin App. • If you have any questions regarding any of these rules, please do not hesitate to contact the office of Quantum United Management and they will be more than happy to assist you.
