Letter from the President With the sale of our Development and Club, this is a very exciting time at Comanche Trace for our Residents, Members, and Team. We welcome Mr. Steven Held as our General Partner/New Owner of Comanche Trace Development Company, LP. We are thrilled about all the wonderful ideas for improvement throughout our Community and Club. Capital Improvement upgrades will be reviewed and discussed, and focus groups will engage with our Residents and Members.

We will unveil our plans sometime this fall. Our existing Homeowners, Property Owners and Members will benefit greatly.

Comanche Trace is one of the most widely recognized master-planned communities in the Hill Country. With multiple Phases that will start, Comanche Trace will continue to flourish for many years to come.

We look forward to the new era at Comanche Trace.

Word From the Board One of the most frequently asked questions since our Annual Board Meeting is, “Why have our Annual Homeowners Association Dues increased $30 for 2022?”

The $30 increase is actually reasonable, when you consider the following factors: • Due to the difficulty of hiring employees in 2021, Comanche Trace increased the minimum hourly wage from $11 to $15 halfway through the year, and we are seeing the full effect in 2022.

• Inflation at the end of 2021 was at 6.2%, and we were able to keep the dues increase to 4.1% • Supply chains continue to be a problem into 2022, which drives up the cost of products and supplies.

• New projects, which are discussed later in this article.

• Our goal has been to work towards a 6-month operating reserve balance, while continuing to fund our other reserve funds for future needs of the Association. On the operating reserves, we have $141,000, which equals 62% of our goal of a 6-month reserve.

We have a new independent reserve study planned for 2022.

Our 2022 priorities were communicated at the Annual Board Meeting, and we are already moving forward on several of them.

• New cameras were already installed at the front entrance, providing even higher quality video than our prior cameras. Additional cameras are planned for the new back entrance once the road construction is completed.

• Approved the new fencing for the Monarch Way Station planned towards the front entrance. In addition, signs are being printed.

• We are in the process of reviewing data from our speed limit signs and will have more information we can provide in our April HOA Board Meeting.

• We are moving forward with the expansion of the Community Garden, doubling the current size. This will open up additional plots and help reduce the waitlist of interested Homeowners.

• Once the weather warms up, we will finalize bids to refresh the common areas on LaCumbre and Ranch View Court.

As you can see, there is a lot going on in Comanche Trace with the HOA. We look forward to the completion of these projects along with any additional projects that may come up during the year.

Real Estate Update It’s been one year since CT Realty took over the Comanche Trace Real Estate Office on April 1, 2021. What a year it’s been! Transactions are almost double that from the previous year. Our team was involved with most of those transactions.

Golf Update Get ready for a great spring season I would like to thank everyone who participated in our Polar Bear Putting Contest. Playoffs were necessary to determine the winners! Playoffs were held in the Men’s Locker Room on the carpet in front of the whole crowd, which definitely added a lot of excitement to the festivities. A great time was had by all.

As I write this article, the Big Cup is right around the corner, March 5.

The TGA had a great two-day event in February in windy conditions on Saturday and perfect conditions on Sunday. Forty-eight players from across the state showed up to compete. I would like to congratulate Comanche Trace Member Brian Marchiori for finishing as runner up in the Open Division!

We would like to introduce you to the newest member of The Professional Golf Staff here at Comanche Trace, our new Assistant Golf Professional, Wade Strahan.

Wade comes to us from Pinecrest Country Club in Longview, Texas. Prior to that, Wade served at Southern Trace in Shreveport, Louisiana.

Wade will be here to serve Comanche Trace with all your golfing needs. If you need lessons, fitted for clubs, or even help with finding the ball that best fits your needs, you can call or come by The Golf Shop and see Wade.

Through the years, I have witnessed what seems to be the most consistent problem with ball striking, “Grip Pressure.” When you swing, do you feel like you are strangling the club?

Do you feel tension in your arms and shoulders during your swing?

When we hold the club too tight, we restrict our ability to release the club at impact. This tension affects our ability to make a good solid impact with the ball. The results of the tension are pulled shots, fat shots, and all sorts of things we don’t want to happen during our game.

Tensions from things you deal with at home that day, at work, or even driving to the course for your round can cause you to start your practice session all wrong.

First, let’s make sure to stretch and loosen up before you start swinging a club. Good stretching will help you loosen up properly.

Next, and most importantly, loosen your grip pressure by half when you start swinging; start with short shots to create good swing rhythm and create that good feel.

When you continue hitting range balls at normal distances, maintain that same loose grip pressure. If you feel any tension while you play, take a few practice swings before you hit the ball again and find that loose grip pressure again.

If you follow these tips and work at relieving the tension in your body before you start, you should start seeing improved play.

Know Your Neighbors Donnie & Patsy Kimes

We met in college and have been married 42 years.

In 2018, having lived in the San Antonio area for 18 years, we liked this part of Texas but wanted to retire away from the city traffic. A friend who lives in Kerrville suggested that we attend the Comanche Trace Tour of Homes in October 2018.

We immediately fell in love with the area and knew

this is where we wanted to spend our retirement years.

While on the tour, we were drawn to the aesthetic and color palette of Texas Living Homes. We bought a Lot here in January 2019. Jennifer Hyde built our home, and we moved in September 2020.

Since we have lived in Comanche Trace, we have developed many wonderful relationships. We enjoy

going to lunch and dinner with friends. We have joined the Turtle Creek Olives and Vines Wine Club and participate in many of their delightful activities and events.

We try to exercise regularly with Pickleball and weightlifting at CT as well as Yoga and exercise class at the CONTINUED ON PAGE 14

... and meet Mikey Kimes Mikey, an African Grey parrot, is 35 years old and has been part of our family for 33 years. He was 26 years old when he laid 2 eggs. That’s when we realized that we need to change gender pronouns in reference to Mikey.

She definitely lets us know her needs and desires through a variety of chirps and squawks, which we have learned the meaning of each. She has her own special room with a large window so she can look out onto our courtyard.

Patsy has been a Speech Language Pathologist for 42 years, working mainly with children, including 9 years with deaf children. Having spent the last 10 years of her career teaching/ supervising graduate students, Patsy retired from Our Lady of the Lake University (OLLU) in 2019 as an Associate Clinical Professor. She is now chairperson of the board at the Woolfolk School of Communication Sciences and Disorders at OLLU. Donnie is also a member of the board.

We strongly believe in their mission and support the work they do for the community.

Donnie retired in 2020 as a Business Services Manager for Zachry Holdings Inc. His degree is in industrial management, and he spent over 40 years in the industry, including several overseeing U.S. Embassy building projects overseas. He finished his career supervising accounts payable and subcontract payments on several billion-dollar Liquified Natural Gas (LNG) export terminals. In retirement, he spends his time gardening flowers and vegetables both in our yard and the CT Garden Plots.

Traveling is our passion, and we have been to several countries in Asia, Europe, Africa and South America. In our house, we have gallery walls with mementos from our trips and enjoy reminiscing about the stories behind each. (One of the walls in the Dining Room is featured in the photo.) This year, we are going to Holland during tulip season. Next year, we’re planning a trip to Egypt, and in 2024, we plan to go on a Viking World Cruise.

She is our “watch bird” and lets us know if a stranger is approaching through the front gate.

She likes her blind lowered at dusk and door closed at bedtime. Then she is quiet until we open her door in the morning, at which time she greets us with a very clear “good morning” in Patsy’s voice. She says several other words and phrases, some in Donnie’s and some in Patsy’s voice.

She loves music and dances to her favorites. She likes to whistle the tune to the Andy Griffith Show. Several neighbors have reported hearing her whistle.

Mikey has her wings clipped so she cannot fly and asks for her outside time twice a day where she sits on her back porch perch watching the other birds and wildlife come into the yard.

She will do tricks for peanuts, such as putting her claw to her beak and blowing a kiss on command.

When asked if she has allergies, she covers her beak with her claw and makes a sound like she is blowing her nose.

Her all-time favorite treat is banana. She loves to sit in Donnie’s lap and have her head scratched.

You don’t think of a bird as having a personality, but she definitely does.
