appy New Year!

I think everyone in America is excited to put 2020 behind us.

We are fortunate to live in the Texas Hill Country, which is one of the most sought-after residential regions in the state of Texas. If you are interested in visiting or considering possible areas for relocation, we look forward to having you here and encourage you to visit with our residents. You will notice that we have a very diversified community with residents from all over the country, which makes Comanche Trace a unique and exciting place to live.

As you well know, COVID-19 has caused disruption in our lives.

The silver lining for Kerrville is that more and more people are considering moving to smaller communities, especially ones that have great amenities. Kerrville is definitely the top community in Texas for towns with populations between 20,000 and 100,000, with a wide variety of amenities which include great medical facilities, shopping, restaurants, businesses, education, culture activities, performing arts, and of course an abundance of outdoor activities.

All these things, plus our year-round beautiful climate, makes Kerrville the best small-town Texas has to offer.

Despite the pandemic, 2020 has been our best year in sales in the history of our development. We look forward to continued success in 2021 and hope you choose to be a part of it.

Word From the Board

W

ith winter upon us, our major focus (while driving around the managed landscaped neighborhoods with Dennis Rollow on Mondays) will be the cut back of shrubs and plants along with new mulch. Hopefully, some much-needed rain will be coming in 2021.

We have displayed in the last few Board Meetings the rendering for a Dog Park. We continue to evaluate cost estimates prior to developing funding proposals. This will continue into early 2021. We anticipate sometime in the first half of 2021 to have a proposal we can bring forward to the HOA Members for a vote. We welcome any input you have on the rendering prior to the finalization of a proposal.

Since our last update on the GoFundMe account for the Hospitality Staff, we have now distributed 100% of the original $26,551 that

was donated by the residents. Our last checks to the hospitality staff were on October 9th. We can tell you the staff was extremely appreciative of the payments they received during the most challenging times as things are beginning to get back to normal.

We had a remaining balance of $945. We donated those funds to the Comanche Trace Employee Christmas Fund. Once again, we want to thank Danny Almond and Dave Phelps for assisting both of us in the distribution of funds.

Also, a special thanks to all the residents who made this possible with their generous donations.

Real Estate Update

H

ello 2021!

Real estate sales in Comanche Trace surpassed all expectations for 2020 — in fact, it met or surpassed any year since 2008. We saw the expansion of two of our most popular neighborhoods, The Villas and German Cottages. The final Garden Patio lot sold in Comanche Hills, with a limited number of Single Family lots remaining. Les Chateaux sold out, and we have sold over half the lots in the New Shelton Gartenhauses neighborhood. The Preferred Builders for this neighborhood, Texas Living Homes and Charmant Homes, will begin building soon.

The resale market was equally as busy. At the end of the 2020, we had only 6 homes on the market — in a normal year there are on average over 20 homes to choose from at any time. In addition, there have been many custom homes built throughout the community.

Golf Update

T

he fall was a very busy time here at Comanche Trace; for both The Club and Real Estate.

We hosted the James Avery Invitational Oct. 1-4. We had 280 golfers from all over the state and country, and a large handful of those from right here at Comanche Trace!

The event was a great success, and we’re already looking forward to next year.

Also in October was The Stampede, Men’s Member/ Guest. Hosted October 30th and 31st, we had 48 teams for this tournament.

We hosted a fun event at the Comanche Trace Pool on

Friday — this also included a Chipping Contest at the Comanche Trace Lake!

id you know that as the temperature drops, the golf ball flies shorter? Research shows 70 degrees to be the magic number.

As golf balls get colder, they are harder to compress and, as a result, they don’t go as far.

Along with the fact that more clothing restricts the swing, players must learn to adjust. When playing in cooler weather, take club swing smoothly and adjust your yardages.

So, remember, as you enjoy these beautiful cool days, layer up, swing smoothly, and expect the ball to fly a little shorter!
