e hope everyone is having a wonderful Fall as we look forward to the upcoming Holiday Season. We also hope everyone is adapting well and staying safe as the situations with COVID-19 continues to evolve. Despite the challenges that have come with the coronavirus pandemic, 2020 has been a very successful year for Comanche Trace. The beautiful setting of the community of Kerrville is a perfect combination for attracting prospective residents.

e continue our Mondays with Dennis Rollow, touring managed landscaped neighborhoods. In addition, since we are the HOA Members of the Architectural Review Committee (ARC), we are able to also review locations for upcoming ARC home and landscape submissions. We find these preliminary reviews to be very helpful when we meet. We also attended the first quarter HOA Board Meeting. It is great to report that the HOA remains in excellent shape financially during these challenging times.

Finally, we have a preliminary rendering of the possible Dog Park we mentioned last quarter. We are in the process of reviewing the design and getting cost estimates prior to sharing the proposal with the community. In the meantime, if you have anything you feel needs to be addressed by the Board, please email us your questions and/or concerns. We would love to hear from you. Stay Safe!

Last quarter, we updated you on the GoFundMe account for the hospitality staff who were laid off. Since then, the Comanche Trace Grill has reopened and we monitor (monthly) any gaps in average wages the returning employees are experiencing when compared to average wages prior to being laid off. The gap in average wages continue to shrink, but they still exist. Currently, we have distributed $20,550 to the impacted employees, leaving a balance of $6,070. Just as a reminder, any funds remaining once there are no gaps in wages will be donated to the Annual Employee Christmas Fund. We would like to thank once again Le Ann Smith for her assistance in identifying gaps in wages each month. We would also like to thank Dave Phelps and Danny Almond, as the four of us make monthly decisions on any distribution of funds.

Golf Update By Jeff Hunter, PGA

ith all the craziness in the world right now, we are very blessed at Comanche Trace to have dodged the issues bigger cities have and we have been able to continue with our golf schedule. The last three months have been busy on the Golf Course. Despite coronavirus, our play has been ahead of schedule. Our Professional Golf Staff is doing a great job of cleaning and disinfecting carts and surfaces. Flagsticks were left in for quite a while, and members did a great job of staying in single carts. I would like to thank all of our Members for adhering to the “Only Two Carts Off The Path Rule” and allowing us to maintain great playing conditions throughout the Summer. As most of you know, this year is the 20th Anniversary of Comanche Trace, and we have some special events planned. Along with that, we have received a lot of new merchandise in The Golf Shop with the celebratory logo and welcome you all to come browse! As always, Members receive member pricing on all purchases and, along with clothing, many companies are coming out with new hard good lines in September, so please watch for information on Demo Days. The month of June was a lot of fun with Kid Comanche Camps that included golf, tennis and swimming. The kids had a great time, as did the staff, and hopefully we put the golf bug into a few of them.

June also saw the crowning of two new Club Champions. Mrs. Ann Cates is the new Comanche Trace Ladies’ Club Champion, holding off an extremely competitive field. Mr. Todd Fields took the Men’s Club Championship. Both Champions are well deserved, and we would like to thank everyone for participating. The Men’s Senior Club Championship will take place October 10-11, 2020. Along with a very active MGA and LGA, Comanche Trace hosted a new Member Event in July, Rivers and Ranches. The event featured two-person teams playing 36 holes of best ball. Flighted by handicap — not gender — the event concluded on Sunday, July 26, with a BBQ at the Comanche Trace River Park. Everyone had a great time; the turnout was great, and we expect even bigger things next year. August was great as well. We stayed very busy with

some record amounts of tee times booked. As the summer months are upon us, we are looking forward to a very active Fall! September brought the Annual Texas Hill Country Couple’s Invitational. The field filled quickly for this one-ofa-kind, three-day event. Always a big hit among Members and Guests. This year’s format was a little more player friendly, and we had a spectacular weekend. Golf, food, and prizes made this a must play event, and we had many couples traveling from miles away to participate. Contact us for info on next year’s Texas Hill Country Couple’s Invitational. The Stampede (Men’s Member Guest) is scheduled for October 29-31, 2020. A new format and Player’s Pool should add to the excitement on this event, and we look forward to increasing the size of the field. Many members have already booked their hotels and Stay & Play rentals, planning to make a big weekend out of this tournament. We would again like to thank all Members for their help and understanding during these trying times and ask that our Members continue to help us stay safe and enjoy Comanche Trace. As we move forward and look ahead, please watch for emails and newsletters that will provide information on events, results and upcoming functions. We will continue to do whatever is necessary to make your experience the best it can be and to keep you all safe during these different times. Thank you again, and see you on the Golf Course!

Over the last 20 years, Comanche Trace has welcomed more than 550 families to our community. Golfers from all over the state and country have traveled to Kerrville to participate in tournaments, putting our wonderful and welcoming city on the map as a premier golf destination. We have proudly supported local causes, as has our ownership. We have been under the same ownership since conception. Both Comanche Trace & Kemmerer Resources Corp. have contributed to some wonderful charities and causes in the Texas Hill Country. Our fantastic residents and members serve on countless boards and volunteer their time to many worthwhile

causes. We are proud to remain “The Friendliest Community in the Hill Country!” Comanche Trace has a storied history as one of the most recognizable properties in Kerr County as well as the City of Kerrville. Bobby Shelton, a descendent of Captain Richard King of the King Ranch in South Texas, named the property Comanche Trace when he purchased it from Carl Meek in 1978. Shelton and his family built the headquarters atop the highest point of their Kerrville Ranch. Mr. Shelton’s love for horses and his respect for the Comanche Indians as great horsemen led to the name that became Shelton’s horse ranch. At one time, the ranch had over 600 Quarter Horses, a Veterinary Clinic and a Breeding Facility.

Mr. Shelton was involved in many business ventures and owned property around the country, but our current 24,000 sq. ft. clubhouse nestled on one of the highest points in Kerr County served as his corporate headquarters. Mr. Shelton held elegant and extravagant parties and hosted guests from all over the world here at Comanche Trace. The elegance and charm of Comanche Trace was recognized and brought back to life by the Kemmerer Family after the property was purchased in 1998. The Kemmerer family is a very well known, respected, and well-established family. Kemmerer, Wyoming, is named after them. The family owns and operates other unique developments such as the CM Ranch, listed with National Register of Historic places, one of the two oldest working dude ranches in Wyoming, and the Jackson Hole Mountain Resort, just to name a few. The Kemmerer family has spared no expense in revitalizing Comanche Trace into a master-planned golf course community that emphasizes open spaces and the Hill Country Lifestyle.

The Kemmerer family purposely incorporated many of the unique attributes of the property into the design of the community, most notably transforming Mr. Shelton’s opulent corporate office into our current clubhouse facility. This attention to detail and visionary design continue to make this property an ongoing symbol of excellence across the State and Country. Twenty years later, Comanche Trace has developed into a highly recognized and respected golf course community. We’re proud to offer one of the most well-conditioned golf course facilities in the state. As our community continues to expand and grow, we are excited to welcome more people to our slice of paradise. When our community is complete, it will have an estimated 1,000 homes. Taking the drive to Lost Maples State Natural Area is well worth it. There you’ll find great hiking, especially beautiful during the fall with changing leaves. The Sabinal River runs throughout. Kerrville Independent School District is an accredited 5A school district and is home to seven traditional campuses, one early childhood center and an academic alternative high school. KISD educates more than 5,000 students. In 2018, an $88M bond was passed — $53M of this funding was allocated to replace Hal Peterson Middle School. The new campus will be on Loop 534 across from Tivy High School. The remaining $35M is being used for campus improvements across the district.

Our Lady of the Hills College Preparatory School is a private 86-acre Catholic High School. Serving students from across the Hill Country, OLH hosts a chapel, 8 classrooms, 2 science labs, science prep space, a computer lab, resource center, library, art room, music room, gymnasium, and an open-air courtyard. OLH is an independently owned, incorporated organization recognized as a 501 (c)(3) organization. AIRPORTS The Kerrville Municipal Airport serves as a hub for small planes passing through or pilots who call the Hill Country home. The airport currently has 165 based aircrafts and averages 50,000 operations a year. The airport sits on approximately 528 acres offering 2 runways — one at 3,600 feet long and the other at 6,000 feet long.
