What to consider when renovating or building your new dream waterfront home from a landscape architect’s point of view.

- By Daniel Bruzga Congratulations, you just purchased a new waterfront property! It’s time to enjoy your new property, new surroundings, and meet your new neighbors enjoying the same! But wait; do you have ideas on how to improve the property and make it more enjoyable for your lifestyle? Don’t forget to call your landscape architect.

While the call for small improvements to the home itself can be beneficial, one should look at the property and site as a whole. Often existing waterfront structures are located very near the shoreline. While this can offer spectacular views and ease of water access, consider why you are living on the waterfront to start with.

Is it for outdoor living and fresh air? Many people plan to enjoy their waterfront from both within the home as well as their outdoor spaces! However, current environmental regulations can make it difficult to create spectacular outdoor living spaces if the home is located too close to the water.

If your aspirations are to build new, consider building further from the water. This can offer huge advantages when designing outdoors spaces. Annexing adjacent properties also offer many advantages as well. By annexing adjacent land parcels, your main house, out buildings and other structures can be sized and ideally located for maximum effect.

Key points to consider: Can you live in the property as is even for short time?

This helps you understand what works and doesn’t work with the current layout and flow of the property.

When the time comes to renovate, you will have a better understanding of not only what you want, but what the particular property lends itself to.

Don’t wait to engage a landscape architect in the design.
