MARKET OVERVIEW Vermont The Vermont market is the tale of two trends. The moderately priced market is very active and considered a Seller's Market. Inventories have shrunk and we are seeing some multiple offers. The higher end or Luxury Market is showing signs of improving but would still be considered more of a buyers’ market. Overall, new listings were down 21.2 percent for single-family homes and 4.3 percent for townhouse-condo properties. Pending Sales increased 17.5 percent for single-family homes and 14.3 percent for townhouse-condo properties.
The Median Sales Price was up 5.1 percent to $208,000 for single-family homes but decreased 0.7 percent to $187,750 for townhouse-condo properties. The general consensus is that Q1 2017 has been a good start to the year for residential real estate sales. As long as the economy continues to grow, we are optimistic this trend will continue into the busiest months of real estate sales cycle.

New Hampshire New Hampshire's housing market finished Q1 2017 posting a 3.4% decrease in Single Family homes sold with a 5.6% increase in Average Sales Price to $215,000. Condo activity reflected a 14.9% increase in closed sales with a 9.2% increase in average sales price. However, Inventory of available homes has fallen quickly, making it more of a sellers’ than a buyers’ market. Mortgage interest rates remain low but have finally started to rise, which adds uncertainty to the housing market heading into the key selling season in 2017. MLS#4627869

THE LUXURY MARKETS IN NEW HAMPSHIRE AND VERMONT The Luxury market was strong in New Hampshire and showed signs of movement during the Fall in Vermont during 2016. Those trends have continued into Q1 2017, although the winter time period is typically a relatively slow time period for real estate sales in the region. Activity typically picks up in Q2 and throughout the Summer as the weather gets warmer. However, the luxury market continues to be primarily a Buyer's market, particularly in Vermont, due to a relatively large supply of inventory and dearth of Buyers. This has resulted in many homes staying on the market for a prolonged period of time. Pricing appropriately in this type of marketplace is critical and many Seller's have had to lower their price expectations. Four Seasons Sotheby's International Realty continues to be the leader in the Luxury market in Vermont and New Hampshire with the most total sales above $600K and $1MM+ properties than our next closest competitor.

Total Sales in Units increased in most towns with the following showing significant gains: -D orset, Wilmington, Marlboro, Londonderry, and Stratton exhibited substantial increases by +28.6%, +43.8%, +100.0, +85.7% and +116.7% respectively -M anchester, Dover, Winhall and Ludlow all decreased by -14.3%, -3.4%, -7.7% and -35.3% respectively
