DESCRIPTION

San Bernard Ranch is a working cattle ranch with outstanding deer and duck hunting only 65 miles from downtown Houston. Huge oak and pecan trees are spread across the property, which boasts 2.7 miles of San Bernard River frontage. Linville Creek runs through the ranch as well. Extensive electrical work has already been done on-site. Improvements include a small ranch house, barns, and working pens. The ranch can be split into two 1640+/- and 1549+/- acre tracts.

WATER

The property has a total of eight water wells. One 2-inch and four 4-inch (one solar) wells in use and two 4-inch wells and one 12-inch irrigation well currently not in use. On top of ample well access, eight miles of live water snake through the property. Three miles of the San Bernard Riverfront through the ranch and over five miles of Linville Creek, which often creates several small ponds and a 2-acre lake that lends itself to duck hunting.

HABITAT/VEGETATION

Large trees including mature oaks and pecans line the river and are scattered throughout the property along with mesquite and native browse. The habitat supports excellent hunting. Hunters on San Bernard Ranch enjoy an extended whitetail season (MLD-3) plus tons of wild hogs, good dove hunting, and superb duck hunting on Linville Creek including wood ducks, Mallards, Mottled ducks, Teal, Gadwall, and more.

IMPROVEMENTS

Eight miles of limestone road wind throughout San Bernard Ranch. Electricity is available on over 90 percent of the property. Three-phase power has been run to the middle of the property to support an irrigation well. There is a clean 3/2/2 ranch house and two concrete-floor barns: one 70x40 with two 70x20 leans and a 30x30 horse barn with small lean. Additionally, two equipment sheds serve the property, 125x20 and 100x30 respectively. There is also a 30x30 skinning shed with concrete floor. There are 75 acres of Bermuda and bluestem grass. A 300+ herd can be run on the property year-round with minimal feeding. To that end, large cow pens with scales convey, several traps around the pens and cross fencing to create eight different pastures round out the operation.

LOCATION

This ranch is conveniently located 65 mi. from downtown Houston and 35 mi. to Sargent Beach (East Matagorda Bay). For flights, Hobby Airport is 55 miles away and George Bush Intercontinental Airport is 80 mi away. HEB in Wharton is 15 miles from the property. Bay City has an HEB, restaurants, a movie theater, and the Bay City Regional Airport is 20 miles away..
