hat drew you to ranch and recreational real estate?
Growing up going to our family ranch in Millet, Texas right outside of Dilley, sparked the addiction for whitetail deer hunting and more importantly the farm and ranch industry for me. This allowed me to develop respect and first-hand knowledge of what it truly takes to operate and manage a ranch effectively, not only in South Texas, but in any part of the state. It was an easy decision to get my Real Estate license in college while I was still at Texas A&M, to learn as much as I could while I was in school, and then hit the ground running once I graduated. Getting to help like-minded people and get to deal with some fantastic properties is a huge plus and one of my favorite parts of the job.
What would you tell someone who is on the fence about buying land right now. As they say, they aren't making any more land, so
it will only continue to climb in price. Therefore, why not make the investment now while you can still afford it, before it gets out of reach. There are also a ton of tax benefits that land owners can take advantage of, through the purchase and ownership of real estate and farm/ranch properties in particular. Make the case for why water rights matter more than most buyers realize.
Water rights are the lifeblood of any ranch in my opinion. Everything will need water at some point in time, whether it is livestock, wildlife, or humans, and having plentiful water available at all times makes tending to your ranch easier and helps your animals and land flourish. Retention of water rights has become more important than ever with the growing population/demand, and having full control over your water rights will help you in times of drought or in regulation disputes.

W
here do you see the greatest disconnect between what Texas land is listed for and what it is actually worth right now? The greatest disconnect
is in the path-of-growth counties surrounding Houston. Many sellers are still pricing land based on 2021-2023 peak market expectations, while buyers today are underwriting deals based on current interest rates, development costs, and absorption rates.
I am seeing the largest gap in raw development land that lacks utilities, sewer, or immediate development potential. Sellers see neighboring properties listed at premium prices and assume their property should bring the same number, while developers are factoring in much higher infrastructure costs than they were a few years ago. In my market, quality land with water, road frontage, and development potential still commands strong pricing. The properties that sit are usually the ones where seller expectations have not adjusted to today’s cost of capital. This is consistent with broader Texas land market data showing prices remaining resilient while transaction volume remains below pre-pandemic levels.
What indicators do you watch to know a market is shifting before most people feel it?
Make the case for the county or region in Texas that serious buyers are still sleeping on. I believe Grimes County deserves far
more attention than it receives. Most investors focus on Waller County because of its explosive growth, but Grimes County sits in a strategic position between Houston, BryanCollege Station, and Huntsville. It still offers comparatively affordable land values while benefiting from population growth, infrastructure investment, and increasing industrial interest. With major industrial and technology-related projects being discussed in the county, I believe Grimes County has the potential to experience significant appreciation over the next decade while remaining more affordable than many neighboring growth corridors.
Which county or region do you expect to see the most price movement in the next 12 months and what is driving it? I believe Waller County
I believe Waller County will continue to experience some of the strongest upward pressure on land values in Southeast Texas. The county has become the #1 fastest-growing counties in the United States, driven by population growth, new employers, industrial expansion, and continued westward expansion from Houston and Katy. However, I don’t expect uniform appreciation. The properties likely to outperform are: Near major transportation corridors Near utilities In the path of residential growth Near employment centers
I watch three things: 1. Days on Market Properties begin sitting longer before prices actually move. 2. Number of Showings Per Listing Buyer activity usually slows months before closed-sale data reflects it. 3. Dollar Volume and Acres Sold I pay more attention to total acres traded than price-per-acre headlines. When transaction volume declines, price adjustments often follow later. Texas A&M’s Real Estate Research Center has identified sales volume and acres sold as leading indicators of market shifts.

W
hat drew you to ranch and recreational real estate?
My heritage played a big role in getting involved in farm and ranch real estate. I’ve always focused specifically on farm and ranch properties, and my background in ranching, along with many years working as a petroleum landman, has given me valuable insight into the land and the many details that come with buying and selling ranch property. My experience has given me a strong understanding of land, mineral rights, title work, and the ins and outs of rural properties, which has been a tremendous asset when it comes to marketing and selling or buying a ranch.

Make the case for why water rights matter more than most buyers realize.
As demand for water continues to grow, more ranches are reserving and selling water rights, and I believe that will become increasingly common in the years ahead. For ranch buyers, it’s important to look beyond the surface and understand exactly what water rights, groundwater, wells, and other water resources come with the property—and what rights may have been reserved. These details can have a significant impact on a ranch’s future value and potential uses. Tell us where you grew up and how that place lives in the work you do today. I had a wonderful childhood
growing up in the country as the fifth generation of my family living on the same land in Zavala County, about 25 miles outside of Carrizo Springs. That upbringing gave me a deep appreciation for the outdoors, and the rural way of life. Today, I continue to run my own small cattle operation and deer management program on my properties. It’s certainly a lot of work, but I truly enjoy it. Being outdoors, working the land, and caring for the animals isn’t just a way of life for me —it’s a passion that I love sharing with others.
