N

ot a round number, by any means, but it sure is a big one. And it represents the total segment-only sales for the five 2015 Top Contractor lists.

(In other words, the number includes only paving-only, sealcoating-only, striping-only, sweeping-only and pavement repair-only sales so there’s no duplication of sales dollars). So what does that $1.7-plus billion dollar number tell us? Well, it tells us, first, that we’re on the right track. These lists (for the most part) are growing steadily (in some cases substantially, check out the Paving 75 and Sealcoating 75), giving us a clearer by-the-numbers picture of the paving & pavement

maintenance industry. Anyone who thought this is an insignificant contributor to the economy need only to look at these numbers to rethink that.

Of course the lists are still developing. The Sweeping list, for example, stands still at 25 companies – 8 of whom generate significant dollars from sweeping but who are not what we would consider “sweeping contractors.”

True sweeping contractors – and certainly the members of the North American Power Sweeping Association and World Sweeping Association – should increase their participation, not only to better represent their association, but also to help the sweeping industry get a better view of itself.

Because in addition to generating these lists, the information provided by participating companies is fodder for a “white paper” analysis that crunches more of the survey results, compares year-to-year figures, and offers some insights into what is going on in each industry segment.

That analysis – free and available only to survey participants (whether or not they qualify for any of the lists) – will be e-mailed in August.

Allan Heydorn, conference manager, says NPE decided to offer this daylong interactive session because of the success of other NPE leadership sessions and because contractors indicated on evaluation forms that they wanted advanced leadership training.

“There has always been intense interest in leadership seminars and

workshops at NPE so we are offering this opportunity for industry leaders to ‘up the ante’ where their leadership efforts are concerned,” Heydorn said.

“This is an interactive session that will help experienced leaders take their leadership efforts to the next level.”

Registration for the Boot Camp Plus is limited to 100 participants. Cost is $395 in advance, which covers the session, morning and afternoon snacks and lunch.

Welcome to Pavement’s 2015 Top Contractors Here’s how this survey works

F

or the third year, Pavement Maintenance & Reconstruction has conducted its Top Contractor Survey to generate industry benchmark information and to develop verifiable lists of the top-selling contractors in each of five industry segments: Paving, Sealcoating, Striping, Sweeping and Pavement Repair. To do that we needed to know: • Gross Sales Volume for a company’s fiscal year 2014 (regardless of the date that fiscal year ended) • A breakdown by percentage of the type of work that generated those 2014 sales • Third-party verification of that sales total To determine whether a company qualified for one (or more) of our five lists, we multiplied the total 2014 sales

dollars by the percentage of work done in each industry segment. For example, if Contractor ABC reported $1 million in 2014 sales and generated 50% of those sales from paving, 30% from sealcoating and 20% from striping, we would use those numbers as follows to determine which (if any) list Contractor ABC qualifies for: • Multiply $1 million x 50% = $500,000 paving-only sales • Multiply $1 million x 30% = $300,000 sealcoating-only sales • Multiply $1 million x 20% = $200,000 striping-only sales Companies were then ranked largest segment-only dollars to smallest segment-only dollars and a line was drawn beneath company #75 (#50 in Pavement Repair and #25 in Sweeping).

In the Sealcoating 75, for example, we

would use the $300,000 number for Contractor ABC and if that number was in the top 75 companies of sealcoating-only sales, then Contractor ABC would qualify for the Sealcoating 75; if the $300,000 sealcoating-only sales placed them outside the top 75 companies, then Contractor ABC would not make the Sealcoating 75 list.

The same approach was followed for all industry segments.

Once each list was determined, dollar volumes were removed and each list was reorganized in alphabetical order. (Note: These lists are not a ranking of contractors.) Participation in this survey is voluntary; next year’s survey will be open for participation online and through Pavement Maintenance & Reconstruction beginning January 1, 2016.

Paving Volume Continues to GROW Paving-only sales of Paving 75 top $875 million

A

s Pavement’s annual Paving 75 list continues to gain traction, sales of the qualifying contractors continue their upward climb in giant steps.

Last year, the first year the list was comprised of 75 companies (it was 50 before), paving-only sales reached $621,250,562. For 2015 paving-only sales jumped 41% to $875,306,079, indicating possibly a solid paving year, but more likely the inclusion of larger operations.

As happened last year when the list grew from 50 to 75 companies, larger paving operations saw fit to participate in the survey, which boosted the paving-only sales totals. And as last year, virtually all the companies are laydown specialists with only two companies (Asphalt Contractors Inc., 43%, and Harding Group, 24%) generating any significant sales from production of hot mix asphalt.

And as we look at these Paving 75, its clear (and consistent from the start of this survey) that these pavers are not one-trick ponies. Only nine of the 75 generate 75% or more of their dollars from paving and of those only two report 100% paving sales.

In fact, paving and sealcoating go very nearly hand-in-hand, with 67 (89%) of the Paving 75 contractors reporting sealcoating sales and 18 of those 67 reported sealcoating generates 25% or more of their sales.

Closely tied to sealcoating is pavement striping so it’s no surprise that 57 companies (76%) reported at least

some pavement marking sales, though the extent of the business is broad, varying from 1% (eight companies) to 55% (one company) with most companies reporting single-digit striping sales.

A somewhat interesting result is found in the pavement repair sales category with only 55 companies (73%) reporting sales of pavement repair services, down from 63 companies last year.

But it’s unlikely that almost a third of the pavers don’t repair the pavement prior to paving or as a patching option. More likely is that these companies group the pavement repair numbers within their paving numbers and are unable to break them out for purposes of this survey. (This has an impact on the Pavement Repair list, page 34, too.)

Not surprisingly, only 12 companies (16%) report sweeping sales. And leading the “other” category is concrete work, with 20 companies reporting concrete sales.

WHERE PAVERS WORK All of the Paving 75 contractors indicated they generate sales from parking lot work. Only a dozen firms reported sales from highway work, 55 companies said they work on roads and 51 companies said they generate sales from driveway work.

The customer mix shows a group of contractors that are comfortable working with almost any type of client.

• 73 contractors work for commercial/ industrial clients • 63 work for multi-family housing clients • 52 work for single-family residential clients • 46 work for municipal clients Contractors who participated in the 2015 Top Contractor survey can expect to receive the annual analysis and report in August.

Sealcoating 75 Sales Jump 60% Sealcoating-only sales top $249 million

W

hile Pavement’s Paving 75 showed the largest dollar increase over 2014, the Sealcoating 75 contractors boast the largest percentage increase of sales of all Top Contractor lists, with sealcoating-only sales jumping 60% to 249,165,653 up from $150,090,164 in 2014.

Only one of the Sealcoating 75 generated 100% of its sales from sealcoating, with most contractors providing a variety of services: • 64 perform striping (85%) • 63 perform paving (84%) • 57 perform pavement repair (76%) • 13 perform sweeping (17%) Only 16 companies generated less than 10% of sales from sealcoating; 19

companies generate more than onethird of sales from sealcoating.

WHERE THEY WORK As far as where the Sealcoating 75 does their work, 74 companies (one nonanswer) indicated they work on parking lots, which is reasonable considering the list is based on sealcoating-only sales volume. Driveways are a sales outlet for 30 of the companies, 51 companies generate sales from working on streets and roads, and 12 companies generate some type of sales from highway work.

Not surprisingly, the customer mix of the Sealcoating 75 reflects the types of property where the contractors work, with most contractors working for customers with larger parking lots:

Striping 75 SALES UP 15% over 2014 Contractors’ striping-only sales near $112 million

T

otal striping-only sales for Pavement’s Striping 75 for 2015 increased 15% to $111,964,024 over 2014’s $97,281,320 – the smallest increase among the five Top Contractor categories.

Only two of the Striping 75 generated 100% of sales from striping (another five companies generated 80% or more from striping), and 24 companies generated less than 5% of sales from striping.

Those figures reinforce last year’s results which indicated that striping could be either the primary focus of a business or a support service for larger contractors.

That it’s a support service for larger contractors is supported by the breakdown of other services the Striping 75 contractors offer:

• 65 generate sales from sealcoating • 56 generate sales from paving • 58 generate sales from pavement repair • 16 generate sales from sweeping WHERE STRIPERS WORK Not surprisingly, 72 of the Striping 75 indicate they perform at least some portion of their work on parking lots (there was one no-answer, one firm reports 100% of their striping work on airports, and one company stripes roads and highways only). In addition, • 51 contractors work on roads • 38 contractors work on driveways (probably other services) • 12 contractors work on highways And that work breakdown is reflected in the customer mix:

• 72 contractors work for commercial/ industrial customers • 57 contractors work for multi-family residential customers • 47 contractors work for municipal customers • 29 contractors work for single-family residential customers Contractors who participated in the 2015 Top Contractor survey can expect to receive the annual analysis and report in August.

Contractors who miss out on this year’s report can participate in the 2016 Top Contractor Survey which will be open online from January 1 through April 30, 2016.

Sweeping Sales Explode to more than $211 Million But list size remains at 25 companies

T

hree years ago when Pavement Maintenance & Reconstruction introduced its Top Contractor lists, we had only 10 companies in the sweeping list. Last year we were able to increase the list to 25 companies and we had hopes of doubling that this year.

Unfortunately we again list 25 Sweeping Top Contractors – but the good news is the total sweeping-only dollars jumped up to $211,848,223 from $41,719,267. Eventually this list should be made up of companies that generate a significant portion of their gross sales from sweeping, but until more of those companies participate,

this list will be made up of companies that rely heavily on sweeping combined with companies that provide sweeping in support of other work they do (there are eight companies in this year’s list that generate 1% of sales from sweeping).

And sweeping is the most unique of the pavement maintenance services covered in these lists. Proof of that is the fact that fewer of the Sweeping 25 provide services other than sweeping: 16 (64%) contractors provide pavement repair, 15 (60%) provide striping, 12(48%) provide sealcoating and 11 (44%) provide paving. Those percentages are significantly lower than any other Top Contractor category.

WHERE THEY WORK And where these companies do their work is of no surprise (remember there are only 25 companies in the list): • 23 contractors work on parking lots • 21 contractors work on roads • 15 contractors work on highways • 10 contractors work on driveways And customer mix reflects where they do the work: • 23 companies sweep for commercial/ industrial customers • 19 companies sweep for municipal customers • 18 sweep for multi-family customers • 4 sweep for single-family residential customers

Pavement Repair List Tops $269 million Repair-only dollars up 48% despite 25 fewer companies

A

n interesting thing happened to Pavement’s Pavement Repair Top Contractor list from 2014 to 2015 – it declined in number but exploded in repair-only sales.

Pavement started the list in 2014 with 75 contractors reporting repair-only sales of $141,152,385. But for the 2015 Pavement Repair list, fewer contractors qualified – so the list was reduced to the Pavement Repair 50 – yet repaironly sales jumped substantially to $269,158,362. That’s an almost 48% increase in repair-only revenue despite a reduction of 25 companies on the list.

The decline in the number of contractors on the list is difficult to account for, but one guess is that as larger contractors respond to the survey in general, those contractors might not break out “pavement repair” as part of the their sales efforts. Instead it’s possible (and likely) that many contractors, especially contractors that do a lot of paving work, lump pavement repair in with paving dollars. So because they don’t call out what percentage of work is pavement repair, they can’t qualify for the pavement repair list.

Clearly pavement repair is a support service, with only two of the Pavement Repair 50 generating more than 50% (51% and 55%) of company sales from pavement repair. In most other cases, repair accounts for less than 30% of a contractor’s gross sales.

That said, it’s clear as it was last year that pavement repair is a service provided by contractors across the pavement maintenance spectrum: 55 (73%) of the Pavement Repair 50

generate sales from sealcoating, 44 (59%) generate sales from paving, 43 (57%) provide striping service, and 16 (21%) contractors provide sweeping.

WHERE THEY WORK As a group, the Pavement Repair 50 work across all types of pavement. All 50 of the contractors report performing work on parking lots, 39 contractors work on roads, 26 companies work on driveways and 14 work on highways.

And the customer mix directly reflects those figures: • 50 contractors work for commercial/ industrial customers

• 44 contractors work for multi-family property customers • 33 contractors work for municipal customers • 19 work for single-family customers Contractors who participated in the 2015 Top Contractor survey can expect to receive the annual analysis and report in August.

Contractors who miss out on this year’s report can participate in the 2016 Top Contractor Survey which will be open online from January 1 through April 30, 2016.

How Laser-controlled Paving Improves Sports Surfaces Laser technology helps smoothness, planarity and density

Installing multiple layers of asphalt will help acheive uniform density and extend the life of the pavement.

W

hether paving an Olympic-level running track, or one for a high school, the three critical criteria of proper smoothness, planarity and density of the asphalt pavement is of paramount importance when it comes to the performance, longevity and most importantly, safety of any athletic surface.

Quite often these fundamentals are overlooked as buyers focus on the glamorous portion of their purchase, the surface. Also, there’s confusion on the importance of laser-controlled grading versus laser-controlled asphalt paving and which is most crucial to the success of the final product. The only way to consistently achieve the critical criteria of smoothness, planarity and density is through proper use of laser technology, but especially laser-controlled paving.

LASER-CONTROLLED GRADING VS. LASER-CONTROLLED PAVING Laser-controlled grading is the “fine tuning” of the subbase prior to asphalt

paving. Having this technology is of the utmost importance and will allow for proper base or stone base installation to the tolerances necessary to allow for the asphalt to be installed as required.

Laser-controlled paving is the process of paving with paving equipment equipped with laser-control technology which will allow a competent paving crew to achieve the tightest design tolerances possible.

Without this precision, the synthetic surface cannot perform to its potential.

Keep in mind, the more often any laser technology can be utilized properly, the better. If one can use lasers effectively to build the subgrade, install the drainage, install the stone base and install the asphalt, an owner should get the highest quality product and enjoy maximum protection of investment.

If you have to choose between laser- controlled grading versus lasercontrolled paving, then there is only one choice; laser-controlled paving. Having been in this industry and performing my own asphalt paving for 45 years, I

can tell you first hand that an incompetent paving crew always has the capability to destroy any perfectly graded job.

On the flip side, a competent paving crew, utilizing laser-control technology, can save a poor grading job, unless of course it is so bad or unrecoverable.

WHY SMOOTHNESS, PLANARITY AND DENSITY ARE CRITICAL Smoothness: Smoothness is measured as a deviation from perfect planarity.

The typical tolerance for running tracks is +/- 1/8 in. for some manufacturers, with a maximum deviation of 1/4 in. by others. The pavement surface, once installed, is measured and inspected utilizing a good quality 10-ft. aluminum straight edge “or equal” type tool, in any 10-ft. direction. Deviations discovered by the straight-edge test, greater than the tolerance allowed, typically with some leeway, must be corrected before the synthetic surface is installed.

of the new synthetic surface thickness, and the success of the performance, longevity and safety of the new surface.

You will not be able to see a problem with the uniformity of the synthetic surface once the surface is installed, so it is of the utmost importance to get the pavement correct before installation of your synthetic surface. One can easily envision, if a surfacing contractor is installing a 3/8-in. synthetic surface where the receiving surface has high deviations (bumps) of 1/4 in. or greater, then the thickness of the surface will be only 1/8 in. thick or less in that area.

A tolerance deviation goal of +/- 1/8 in. over 10 ft. should be the goal. With typical synthetic surface system thicknesses of 3/8 in. to 1/2 in., a surface system can ill afford to lose 67% (for 3/8-in. systems) and 50% (for 1/2-in. systems) of its thickness when 1/4-in. deviations or greater are allowed.

The reality is, with any deviation goal, some leniency is afforded the contractor, as it is understood how incredibly difficult this type of asphalt paving is. But +/- 1/8-in. deviations grow to 3/16 in., and 1/4-in. deviations become 5/16 in., so setting the bar higher is definitely in the best interest of the final product and the owner.

Setting the deviation goals tighter forces the industry to be more responsible and shoot for higher quality.

Planarity: Planarity relating to sports surfaces includes a combination of smoothness and the slope the pavement plane is designed for. Asphalt paving for sports surfaces (and especially track and field) is the most difficult task in the paving world, as typical slope requirements allowed are between 0-2% for high schools and 0-1% for colleges.

In the case of NCAA high-jump complexes, the pavement plane or slope cannot exceed .40 of 1% or approximately 1/2 in. in 10 ft.. To make matters worse, the design plane or slope is always reduced (sometimes to as little .25%) to help ensure that the plane or slope does not exceed the maximum allowed. That equates to a fraction more than .25 in. in 10 ft. Anyone who understands asphalt or concrete paving

would deem that ridiculous to even attempt. But a good crew who understands how to fully utilize laser-control technology and is adept at their craft can attain these difficult design slopes.

HOW LAYERS OF ASPHALT RELATE TO SMOOTHNESS, PLANARITY AND LONGEVITY I once read that each layer of asphalt that is properly installed with an asphalt paver improves the preceding layer by 86%. Although I cannot be sure of the actual percentage of improvement, I am a firm believer that each additional layer of asphalt, properly installed, does significantly improve the preceding layer.

To attain the smoothness and planarity tolerances required by the synthetic surface manufacturers, that multiple layers of asphalt must be installed properly.

In addition and just as important, is the concept that the asphalt pavement life cycle should at least match that of the proposed synthetic surface life cycle. If you are installing a synthetic surface that is expected to last 20-30 years, you had better construct a pavement profile that will last at least as long. For this, multiple layers of asphalt must be installed.

The total thickness will depend on the geographic region; in warmer regions, a minimum of 2 in. of DOT base asphalt and 1-1/2 in. of DOT surface asphalt (or something similar) should be installed. In northern climates, it is not uncommon to see specifications requiring two lifts totaling 6 in. asphalt depth. (I believe a specification with 4 in. DOT base course and 2 in. DOT surface course is an optimal design.) If you want longevity, the thicker the depth of properly installed asphalt the better!

Density: Density relating to asphalt pavements is measured by how compacted or dense you can make the pavement profile. Using the illustration of a standard 12-in.-high 5-gal. bucket, if one was simply to fill this bucket to the top with loose dirt, you could imagine that the material would be somewhat soft, fluffy; resulting in air voids between the particles and you could easily push your hand to the bottom.

material would be considered in its most “un-dense” or uncompressed state. However, if you placed the same amount of loose dirt in the bucket in four, 3-in. layers, and compressed each layer with a suitable compaction device as tightly as possible to maximum density, you would find that it would now be impossible to push to the bottom.

In addition, the top of the dirt would now be compressed approximately 20-25%, below the top ridge of the bucket. What has been achieved is maximum density with minimal air voids.

This is exactly what one is looking for when constructing any asphalt pavement structure. The more dense the stone base and asphalt, the less air voids in each component, the less water intrusion, the longer the pavement will last. When you are installing a synthetic surface, where you are hoping to achieve a 20-25-year life cycle, it makes sense to construct a pavement that will be sound and functional for a minimum of 20-25 years as well. Without optimal density, this is not possible!

DENSITY AND LASERCONTROLLED TECHNOLOGY So how is all of this density talk related to laser-control technology and the optimal quality of your new synthetic surface? The answer is twofold as there are two conditions relating to grading, paving and density that are mandatory for the longevity and performance of your surface.

First, the more uniform your pavement layers, the more uniform your compaction or density. Did you know you can actually over-compact asphalt, shattering the aggregate and resulting in a degradation of density?

So if your layers are not uniform, but you make the exact same effort to compact every inch of the entire pavement surface, one will either over compact the thinner portion or

Simply put, the more uniform the layers, the more uniform your compaction and density, the longer your pavement will last.

Second, smoothness is critical to uniformity of thickness, thus the performance, longevity and safety of your new surface and smoothness is also directly related to uniform compaction and density of the asphalt layers.

All materials compact at a specific percentage. In the case of asphalt, it compacts to optimal density by approximately 20%.

More specifically, if you desire a 1 in. compacted thickness, you would then install 1-1/4 in. of uncompacted hot mix with your asphalt paver, thus achieving a desired thickness of 1 in.

One would install approximately 2-1/2 in. to achieve 2 in. compacted thickness.

One can easily see how important it is to have uniform layers of asphalt when installing synthetic surfaces that are only 3/8 in.-1/2 in. thick. To illustrate further, suppose a paving contractor is paving over a stone base that is +/- 1 in. from the designed plane and his goal is to install 3 in. compacted thickness. This means, that some areas of his stone base will be 1 in. high, allowing for only 2 in. of asphalt and some areas will be 1 in. low, requiring 4 in. of asphalt. This amount of deviation, thus lack of uniformity of the asphalt layer, will create a huge problem relating to smoothness!

Here’s how. Based upon our example above, a compaction rate for asphalt of approximately 20% and an uncompacted thickness of 3-3/4 in. where the stone base is correct, we can expect 3/4 in. compaction. But where the stone base is high, allowing for only 2 in. of compacted asphalt material, we will only obtain compaction of about 7/16 in., leaving a 1/4-in. bump or high area of the asphalt (relative to the 3 in. optimally graded area). In the case of the area that is 1 in. low and requiring 4 in. of asphalt, we will get additional compaction of about 7/16 in., resulting in depressions of about 1/4 in. in relation to the optimally graded 3 in. areas.

What this means for your synthetic

Planarity is one of the most important factors in paving sports surfaces.

It includes a cominations of smoothness and the slope the pavement is designed for.

surface is, there is only space for approximately 1/4 in. of material on the high areas (where the owner has contracted for 1/2 in.), and where areas are now depressed or low, there will be additional thickness of approximately 3/4 in. or so.

The high areas will result in hard spots and decreased longevity due to their lack of thickness and the low spots will be heavy with material, softer and of a different feel then the other areas of the track. These are significant problems that must be minimized with competently operated laser-controlled asphalt paving.

ATHLETE SAFETY HAZARDS In addition and perhaps most importantly, one could easily argue that the various feels between the hard and soft spots on a track create a significant safety hazard to the participants. Imagine an athlete, heavy in focus during a very competitive meet, hitting the take-off point for a high hurdle and finding an unexpected soft spot or different feel at the moment of departure. Would it not be reasonable to think that this could break his or her concentration and ability to clear the hurdle safely, or at minimum, affect their stride?

The goal must be to create a surface that is as uniform as possible so that maximum performance, longevity and safety is achieved for all users.

Laser-controlled asphalt paving can help create this surface.

In closing, the most important goals of any impassioned owner, designer or contractor should be: • To build a running track or sports facility that performs to the highest level achievable • To build a running track or sports facility that will last as long as possible • To build a running track or sports facility to be as safe as possible for users When pondering this concept, I cannot help but remember an important article published a few years ago by Mary Helen Sprecher in Athletic Business Magazine, titled “A Tennis Court is not a Parking Lot and a Running Track is not a Roadway” (http://www.athleticbusiness.com/Staffing/in-search-of-aqualified-track-and-tennis-court-builder.html). That article pointed out how important it is for owners and designers to employ only contractors who have the requisite experience and capability to build your sports facilities to the highest standards possible.

Contractors’ Choice: Mid-Season Replacements

Making Mid-season Replacement Purchases The middle of the season might not be your ideal time to buy, but some tools and wear parts should be on your mid-season replacement radar.

Here’s what to replace and what can wait

“In order to lay the best product down, one that’s going to perform well and last, you need to have tools that are in top shape,” says Jon Bongiovanni, vice president of sales at BonTool.

W

e all know the age-old saying: ‘If it’s not broken, don’t fix it.’ Well, just because something isn’t broken, doesn’t necessarily mean it’s working to its full potential. And in the heat of the summer and your busy season, taking time to inventory your worn-out equipment is not high on your to-do list.

However, there are some items that should be replaced immediately when they start to get worn out. We asked contractors what they most often need to replace mid-season, then got some tips from the manufacturers about making the purchase.

SAFETY FIRST Your safety equipment might be the last thing you think of to replace midseason, but what’s more important than keeping your crew safe? When cones break or barricades fade, their effectiveness to alert the traveling public diminishes. These items should be among the first items on your list to replace when this happens.

“If your safety cones are drooping, cracked or split, they should be replaced,” says Gregory Driskell, president of Professional Pavement Products (PPP). “Also, if the cones have heavy asphalt or sealer build-up on

them, they are not as effective as when they are clean.”

The same is true for your barricades.

If they have broken panels or the sheeting is worn off, they are no longer reflective for night visibility.

“Cones and barricades protect the jobsite from the public as there will be less tracking and damage to uncured sealant or paint,” Driskell says. “Similarly, they protect the public from the jobsite and your workers. Cones and barricades allow for less damage to vehicles, the surrounding facility and help prevent hazard (slip/fall) to pedestrians.”

Driskell says replacing these items not only provides added safety for your workers and the traveling public, but it also gives your company a more

professional image. Customers who approach a jobsite with your logo on the barricades will have a much better image of your company if the safety measures are clean and presentable.

When replacing these items, be sure you look for quality items, instead of a low cost. Driskell says cones should be made of durable, flexible material with a lasting vibrant color and reflective sheeting.

NEED A HAND TOOL? Your shovels, squeegees, lutes and other hand tools are the bread and butter of your productivity. It’s pretty obvious when these need replacing – most of the time they’re broken and unusable by your crew. Sometimes though, these

tools can show wear on your jobs before they actually break. Replace them to improve job quality.

When it comes to squeegees, the better the rubber at the bottom of the blade, the better seal you’re going to get.

“Obviously you’re running your rubber squeegee over asphalt, a rubber material,” Bongiovanni says. “Eventually you’re going to start to get shredding at the bottom. This is one tool you want to make sure is clean and fresh to ensure you’re getting the best seal.”

Bongiovanni says in order to maximize your job performance, you should also make sure you have the best tools on hand for the job you’re working on.

“Guys will sometimes take shortcuts on jobs,” Bongiovanni says. “Maybe they make a tamper out of a piece of wood, and that’s fine, it might get them through the day. However, making that initial investment, getting something that’s going to last, is going to make your day easier.

“Too often when you try to hand make something, it ends up breaking in the middle of the day causing delays that leave you scrambling on a jobsite.”

Bongiovanni recommends looking at your tools each day before the job starts to make sure they are in good shape, as well as taking a mental inventory at the end of the day to see if anything is starting to wear out or has broken.

“If you really want to make sure you’re doing something the right way, so that it’s done professionally, it’s good to take the time ensure that the product

you put down is of high quality and going to last the longest, and that starts with your tools,” Bongiovanni says.

STRIPERS NEED GOOD STENCILS You might think your stencils are indestructible. You throw them down, paint on them, drive over them, and then throw them back in the truck for the next job. However, manufacturers warn you need to be careful with your stencils and watch them closely for wear in order to ensure you’re giving your customer a high-quality paint job.

“It’s obvious to the customer when you have stencil problems,” says Robert Liles, ParkingLotPlanet.com. “A professional job does not have irregular edges.”

This is the sign of a worn out stencil that should be replaced. Liles says early warnings about stencils needing replacement is if they are getting brittle around

the edges. “Almost nothing will damage a poly stencil except sunlight,” he says.

“When they are brittle it is a warning that they have been left out in the sun and may break soon.”

Liles says pay close attention to your most-used stencils for wear. Handicap stalls, arrows, no parking and fire lane stencils should be replaced as soon as they start showing problems.

“Often you can temporarily fix a broken stencil with duct tape,” Liles says, “but this is temporary and you will begin to spend more time fixing them than the cost of replacement.”

Driskell agrees. “A new stencil will reduce aggravation, improve productivity and produce a cleaner symbol and message.”

When you do buy new stencils, Driskell says look for stencils that are common sizes for your region so you get the most use out of them and be sure that they are flexible, thick, non-stick and have a good warranty.

You also need to take care of them so that they last, Liles says. “Keep them clean and don’t store them in the sun.

About the only thing that will damage poly stencils is sunlight. Paint and thinners won’t hurt them, but mistreatment will.”

REPLACE BEFORE IT BREAKS Preventative maintenance is huge when it comes to protecting your equipment investment. Your stripers, sweepers, pavers and skid steers all have wear parts that should be checked regularly throughout the season to make sure they’re working correctly. Replace these wear parts now or make a larger, more costly repair later.

In order to keep machines such as skid steers running at optimal productivity, wear parts such as tires, bucket cutting edges, and work tool teeth should be checked and replaced when worn.

As customers approach a jobsite with your logo on the barricades and cones, they will have a much better image of your company if the safety measures are clean and presentable.

“As a rule, repairs done before failure result in less money spent and less downtime, meaning more time to be productive and earn money,” says Jeff Brown, compact construction product specialist at Caterpillar, Inc. “Close monitoring of systems and record keeping can help indicate when

components need replacing.”

Brown says newer systems can keeps track of service intervals and notify the operator when service is due.

“For work tools that don’t record runtime, the machine display can be used to track hours used per tool making it easier to know when to replace items such as worn bits on a cold planer,” Brown says.

Cones that have heavy asphalt or sealer buildup on them are not as effective as when they are clean. Also, if the reflectivity has worn off of them, they are not as effective for night work and should be replaced.

DON’T BRISTLE AT BROOM REPLACEMENT Broom bristles are also another common item that need replacing, whether you’re operating a parking lot or street sweeper or using your skid steer in a sweeping application.

“Using a broom past it’s life span results in reduced performance and may require more sweeping passes,” says Perry Stenzel, product manager at United Rotary Brush Corporation. “For

brooms, a good rule is when the broom is worn down to half the original bristle length, it is time to replace.”

Brown says one feature on the Cat D Series Skid Steer Loaders can help actually prevent broom wear.

Brown says that when looking to replace these items, “Like most things in life, you get what you pay for. It comes down to life cycle cost, and most of the time a higher-grade, more expensive part costs less over the long run and keeps equipment running longer.”

hree decades ago I saw a sign on the wall of service business that said: “The fastest way to failure is to win all the low bids.” That axiom is still true today.

Power sweeping, like many other services, is increasingly being seen as a commodity. The rise of third party vendors has significantly accelerated this trend over the last few years. To be a profitable contractor, it has become increasingly important to differentiate your company from the rest of the providers in your market area.

The Internet has made this both easier and more difficult than ever before. Today, via a professional website — as well as social media accounts including LinkedIn, Google+ and Facebook Pages — even small companies can build a professional appearance.

However, due to the technical challenges and our fastpaced business climate, developing and maintaining a strong web presence can be daunting. Nonetheless, this is the ‘low hanging fruit’ in building your company’s external image.

Internally, there are other steps you can take to stand out from the crowd. Are your personnel uniformed and your vehicles tastefully logo-wrapped? Does someone answer your phone when it rings? Voicemail spurs a significant portion of new prospects to call your competition. Does your phone’s ‘hold system’ inform about the value and/or variety of services you offer? That is a great way to suggestion-sell additional services and appear more professional.

Do you belong to local or national associations, like BOMA, CAM, ICSC, WSA or others? Showcase memberships via your website, brochures and presentations.

Many sweeping contractor employees are on client properties at night, when their customers are home in bed.

Make more profit by showing property managers why your company is a safer, more professional choice to be there when they are not.

Make Use of Construction Equipment Trends to Maximize Profit With business getting better, rental offers opportunities to add equipment while letting someone else take the risks

I

t has been a busy time, between the Associated Equipment Distributors (AED) convention, American Rental Association (ARA) convention and other planning programs. The top four takeaways from these events of most importance to you are: • Construction work is on an upswing.

• Equipment rental is expected to expand approximately 30% over the next three years.

• More dealers are getting into the equipment rental business (not rent-to-sell).

• Contractor surveys show that 47% plan to rent as much as they did last year, with 37% saying they will rent more in 2015.

I don’t know about you, but customers of the rental company I work for were very busy in 2014, and our internal survey indicates more of the same or better for 2015.

ADOPT A RENTAL SYSTEM TO TRACK TIME AND USE No matter what survey you look at, construction work and construction hiring are on the rise. If contractors are hiring, the backlog is telling them to do so.

Nonresidential seems to be where the action will be, especially in the commercial and industrial sectors.

The big question will be “Can you make a buck with this new work?”

Along these lines, I feel that contractors have figured it out and are taking steps to increase their efficiency by renting more equipment, especially specialty equipment that will help them leverage their investment in personnel. Why rent more? Because it is more cost effective

and allows you to take on more work with smaller investments in equipment.

When you stop and think about it, you are running your own internal rental company when you own, transport, maintain and pay for units in your equipment fleet. And if that’s the case, you need to abide by the rental metrics just like rental companies do. Is it possible to do? Yes, it is if you have a “rental system” that tracks the equipment time and dollar utilization, and a service department that is managed similar to that of an equipment dealer that tracks time and dollar utilization of technicians. If you don’t have these systems in place, I highly doubt you can meet the rental metrics to ensure “profitability” in terms of time utilization and an acceptable ROI on your original equipment cost.

To get a handle on these metrics, you should review a copy of the ARA’s “Cost of Doing Business Survey” (http://bit.ly/1CVlKBC) to see if you come close to a time utilization and ROI that allows you to not only cover costs but also cover the debt service on equipment purchased. There are rental systems out there geared to contractor fleets, as well, that can supply the information you need to determine how much equipment you can own and how much you should rent.

I also understand that every contractor is going to own some equipment to cover what they need on a daily basis, and that specialty equipment may not be readily available in the rental market. But with 2009 still on our minds, none of you want to over invest and run into another credit crunch.

TECHNOLOGY AND OTHER TRENDS Telematics is driving more contractors to rent because the data dump from this technology clearly shows that the time utilization they think they’re getting is not due to actual work but more idle time than they thought.

Let’s face it, contractors need to keep costs to a minimum (and know they are doing so) to properly bid jobs and gather data for future bids for similar work.

Contractors are now asking rental companies to supply them with the telematics stats from the rental equipment to further help them understand their true need for equipment hours.

On the plus side, the increase in rental activity is pushing more equipment dealers into the rent-to-rent (RTR) market.

You may also have been hearing about excess rental units in the field because of the slowdown in oil. It may be true to some extent and, if so, you may have an opportunity to purchase late-model units at a discount if you need to buy basic units. I suspect this will be short-term due to the exposure of the public rental companies, since oil is a very small percentage of their business, and they can move the equipment to other locations and adjust their CapEx expenditures to remove the “excess” from their fleets.

Most of you should be in for a better year. Just avoid increases to overhead or fixed costs by renting instead of owning.

Let the rental companies take the risk.

When steel wool is heated inside asphalt, it produces a road that can heal itself

T

he development of porous asphalt pavements was a big innovation in the industry.

Theses surfaces improve safety while also decreasing the sound pollution when cars drive on it.

However, this type of pavement has a reputation for raveling as the amount of binder in between the aggregate has been reduced so that water can flow through it. Weather, UV rays and oxidation shrink the binder even further which results in aggregates breaking free, causing potholes.

Potholes cause problems. It’s estimated that the average American driver incurs $377 annually—$80 billion nationally—in operating and repair costs for their vehicles because of the shape of our roads. A recent estimate from the American Society of Civil Engineers shows that combined, the economic losses of decaying roads, bridges and other infrastructure zaps $129 billion per year from federal coffers.

But what if this pavement could heal itself, eliminating the need for crews to go out and patch potholes or place overlays after a few years? That’s what Erik Schlangen, civil engineering professor at Delft University of Technology and his team of researchers sought to develop.

Having originally worked in concrete, Schlangen started on asphalt in 2008 after receiving a grant from the Dutch government. He describes the relative ease of testing asphalt compared to his old material. “It’s much harder to test concrete,” he says, “since you can’t just make a bridge as an experiment and tell people to drive on it. With roads it’s much easier, because if it doesn’t work, you just take it off.”

They took a simple household product, steel wool, cut it up into small pieces and placed it into the bitumen.

This results in an asphalt pavement with very small pieces of steel wool inside.

But what does that accomplish? Well, nothing until you add some heat.

TURNING UP THE HEAT Schlangen and his team place induction technology over this asphalt and heat it up. When the steel is heated inside the pavement, it re-melts the bitumen so it can flow into the micro cracks. The stones then bond together once again.

Take the heat away, and the bitumen cools, mending the asphalt as it goes.

“Only the bitumen is heated by the ‘hot’ fibers,” Schlangen says. “The aggregates should stay cold in order cool the material down again more quickly.

After the test strip was paved, 120 cores were drilled from the road for lab testing where they would heal the road after each test.

In that way the cars can use the road shortly after the treatment.”

Schlangen’s self-healing asphalt is still in testing phase and has been applied to five strips of road across the Netherlands.

Once paved, his team took core samples from these roadways and conducted aging, loading and stress tests on them in their lab. After each test, they would heat and “heal” the asphalt with the induction machine then repeat the tests again.

At this point, Schlangen was confident this type of asphalt could extend the pavement life two-fold.

His lab then developed a special vehicle that passes induction coils over the road to heat up the material to repair the surface. Schlangen says transportation workers would only need to run the machine every four years or so over this type of pavement to repair small damages and prevent potholes in the road.

Dutch officials have estimated roads with this asphalt mix can last up to 30 years and that the technology (which they’ve funded in part) could save the country over $100 million annually.

Small Operation, Big Business Full-service sweeping, snow removal drive Johnny's Sweeping Service growth

I

n a world of big companies who rule the industry, it’s almost refreshing to come across a business like Johnny’s Sweeping Service LLC (JSS). Located in Torrington, CT, the company operates with just four employees; two full time and two part time.

You may wonder how a company that small can be successful, but owner Nick Newman is proof that it’s possible.

Established in 2001, Nick and his father Gary sought to build a fullservice sweeping company. They started in parking lots just cleaning up the sand and grit left behind.

When Gary passed away in early 2014, Nick, just 21, faced a decision to move forward with the company or move on.

“The day Nick’s father passed away was the day this company started a very long battle,” says James Doyle, marketing and foreman at JSS. “Nick has had to rebuild the company from the ground up. Very little funds were left, all bills of a functioning business were still there, including payroll of three full time guys at the time, fuel, maintenance etc.”

Doyle says overcoming that was the biggest battle in the 14-year history of the company, yet with the exception of a few kinks, the company continues to thrive.

SWEEPERS & SNOW REMOVAL “Our main services from April to November are mill sweeping for Costello Industries and S&S Asphalt reclamation,” Doyle says. “We have two fulltime machines dedicated to Costello and one dedicated to S&S, with the plans to expand the contract over the next five years.”

Aside from sweeping millings to prepare for newly paved roads, JSS also services parking lots and sand removal on roads for more than 30 landscape and construction contractors across the western part of Connecticut.

to gas stations, parking lots, factories and everything in between.

“The snow aspect of the business has always been there. Over the last few years we have gained new customers and contracts and plan to keep moving in that direction over the next several years,” Doyle says.

The success of the company has all come without the help of a website. In an Internet-society, that’s pretty unheard of.

“What differs JSS from other companies in the same industry is we are 110% quality over quantity,” Newman says.

“Yes it’s nice to have 10+ machines out working, but those machines are of no use if the customers are not satisfied with the work, as they are at the end of every job performed and completed by JSS.” JSS plans to expand in both the sweeping and snow and ice industry over the next 10 years, Doyle says. “The expansion will be a new shop built to our specs, a handful of new sweepers to accommodate contracts and a few more trucks to add to our service and plow fleet.”

How to Get More Employees Involved

R

unning a multi-focused pavement organization isn’t easy. Bob and Kathy, a husband-and-wife team who owns a pavement contracting business, work hard to keep their diverse company moving forward. In addition to their two paving crews, they have one sealcoating crew, a two-man crew for striping, a two-man crew for small sweeping jobs, and a three-man crew to handle new general landscaping business.

The crew leaders, Bob (and Kathy when necessary) work 16-20 hour days, every day, to keep jobs lined out and all the equipment, tools, etc., organized and ready for the next day’s work. Bob and Kathy have no plan to split up all the little tasks that must be done every day to ensure that the next day’s performance goes off smoothly.

Like most contractors, Bob and Kathy are working hard, maybe too hard. They need to incorporate more of their hourly workers in the daily preparations and operations. A system that Pinnacle Development Group (PDG) continues to teach and coach in many pavement maintenance companies is the “Star Performance Model.”

Briefly, the “Star Performance Model” is a system of assigning employees to oversee the proper monitoring or execution of job functions. Since a star has five points, there are five different roles we create to support overall job performance. For example, on a crew, each worker is given a role to fulfill in addition to their own job duties. The five “star points” of performance that I recommend are presented below.

STAR POINT #1 – EQUIPMENT MAINTENANCE This employee monitors all of the equipment to ensure that proper preventive maintenance is completed.

For example, if the 8-ton truck is scheduled for an oil change within the week, this individual makes sure everyone knows about it so that the needed arrangements are made to service the truck and to get asphalt delivered if we needed another truck.

STAR POINT #4 – PRE-JOB EQUIPMENT CHECKS Making sure that trucks are gassed, water in the rollers, uni-loader is greased, etc., are all the responsibility of this fourth individual. In some cases the individual will fill up the vehicles at the end of a workday before the next morning. This person will also inspect the tire pressure for each truck and the tracks on the paver.

The potential to adapt the Star Performance Model to your organization is endless. For example, you might choose to use the star points to represent different processes involved with completing a job, i.e. one site preparation person, one material person, one tool person, one equipment person, and one finish person. This use does not imply that the individual representing a star point is the only person to execute the task, instead, they are responsible to see that the task is correctly completed.

Why the Star Performance Model?

There are three reasons. First, involving more employees in taking responsibility for different work needs lessens the load on one supervisor or owner. Second, involving employees helps to build morale, giving everyone an important role to fill in addition to the work they already are expected to complete. And third, employee involvement develops better team-oriented focus on job performance, improving quality and speed of completion.

Bob and Kathy found that by instituting a little organization – and delegation – that they could continue to successfully lead a growing business.

Like Bob and Kathy, review your own organization to assess how smoothly each day goes. Determine what your workers are really doing that contributes to the company’s effectiveness and success. You may just find that you have limited the star performance your workers are capable of providing you.

STAR POINT #5 – POST-JOB QUALITY CHECKS Our fifth individual performs a visual inspection of completed jobs to detect anything needing attention such as replacing concrete parking bumpers, picking up any forgotten hand tool or gas can, even picking up trash left behind by the crews.

STAR POINT #2 – JOB TOOLS This employee ensures that all of the necessary tools to complete paving jobs are identified, placed on the vehicles, are in working order, and returned to their original resting place after being used.

STAR POINT #3 – SIGNAGE & SAFETY MARKERS This “star point” employee sees to it that barricades, safety tape, etc. are accessible and in working condition. At times, this individual will go to the jobsite the evening before to block off entry lanes or parking lot areas, allowing faster access the next morning. This individual makes sure that there is enough tape and signage to make the work area safe.
