CONSTRUCTION ECONOMISTS’ expectations for 2017 are shaping up to be a mixed bag. (See the “State of the Construction Industry 2017” special report on page 12.) As such, it’s important to set yourself up for success no matter what scenario your business encounters in the New Year. Here are some steps to get you started:

THE COSTS OF DOING BUSINESS 1. UNDERSTAND This may seem like a no-brainer but you’d be surprised how many business owners/managers have limited knowledge of what it actually takes to run their operation.

It’s crucial to have a clear picture of what the different segments of your business (equipment, staff, etc.) actually cost and why. If you haven’t done so already, sit down with

an experienced construction accountant/ financial manager to go over annual operating expenses, then identify and formulate a strategy to address any excess costs that may be eating into your profits.

E VALUATE YOUR EQUIPMENT 2. ACQUISITION STRATEGY Many industry analysts see the growth in rental as the “new normal” for equipment acquisition. Certainly, rental makes financial sense in a range of circumstances.

But with interest rates still low and rental rates on the rise, it’s important to crunch the numbers to ensure the benefits of rental still outweigh the costs of ownership for the various equipment used on your sites.

Where possible, take advantage of telematics systems to get accurate utilization data.

Telematics can also help you identify inefficiencies in logistics management that can result in unnecessary rentals on a project.

GET EDUCATED ON THE LATEST TECHNOLOGY 3. Speaking of telematics, most manufac-

turers offer systems as standard on certain size classes of machines. The data generated can be invaluable, but only if you can interpret what it means. Work with the manufacturer, dealer or third-party telematics supplier to obtain training on how to analyze the data generated. Where available, take advantage of programs that automatically sort and collate the data into practical “dashboards” for easy reference.

As for other technology, it’s important to look past the “wow factor” to identify the specific benefits to your operation.

Educate yourself to ensure you understand all of the costs, any potential obstacles and the training level required.

that comes your way to ensure sufficient work in the pipeline. But before you do, think back to the struggles the construction industry had in 2016 finding workers.

Leading construction economists reflect on 2016 and share their outlooks for 2017 and beyond.

T

he year 2016 will be remembered for many things. But for those in construction, it will likely be recalled for its mix of opportunities and challenges, as the market gained momentum in the first half only to falter in the second half in the face of labor shortages, the slow-growth general economy and an increasingly tumultuous presidential election cycle.

At the close of the year, Equipment Today asked leading construction economists to share their views on the progress made and what the industry may encounter in the months ahead.

Following is their outlook for general construction. Next issue, we’ll look specifically at what lies ahead for the transportation construction sector.

is being hurt by declines in enrollments and in state revenues in many places. Healthcare construction will probably grow, but not dramatically.

Multifamily construction put in place again grew faster than single-family in 2016. But starts for multifamily have declined recently. There is no longer an overhang of permits, and apartment rents have ticked down in some previously fast-rising metro areas. These indicators all point to a downturn in multifamily construction spending once current projects finish up. That could occur in late 2017 and is very likely by 2018. Singlefamily spending growth has been inconsistent but should accelerate slightly in 2017.

Multifamily development has slowed as that market seeks a balance between supply and demand.

Multifamily starts for 2015 likely represented a cycle high. We expect multifamily starts for 2017 to be just over 380,000.

Single-family construction continues to recover. We expect single-family starts to be up 8% for 2016, and more gains in 2017 and 2018 as additional labor and lots are added to the industry’s production pipeline.

NAHB is forecasting single-family starts to total a little more than 870,000 in 2017.

Did building construction in both the commercial market and single- and multifamily homes continue to gain momentum in 2016 as expected? What is your estimate of starts for 2017?

tion, which started to take off in 2015, grew even faster in 2016.

Based on the huge projects that have been announced for numerous cities, 2017 will be another strong year for office work. Most of that is happening in center cities and entails mixed-use projects, unlike the stand-alone, low-rise, suburban office parks that predominated before the recession.

Data centers, warehouses and hotels have been hot segments for several years. That continued in 2016. For 2017, the data center niche appears to remain strong although, ironically, there is no data on data centers as a separate category.

Warehouse work is likely to post slower growth, and hotel work could turn negative in 2017 or early in 2018. Retail construction, aside from the ground floor of mixed-use buildings, is headed for another weak year.

Among institutional categories, school construction is benefiting from passage of more school district bond issues. But growth is likely to be modest.

Moreover, America’s relatively better economic performance than much of the advanced world, including Japan and much of Europe, as well as the trials and tribulations of emerging economies like China, Brazil, Russia, South Africa and Turkey, has resulted in a disproportionate share of global capital heading to America. This has helped to push up asset prices, generating

While multifamily construction is likely to see a downturn, several other forms of building construction are expected to grow modestly or remain flat in 2017. positive wealth effects and leading to rising levels of investment, including in apartment, office and hotel construction.

Investment of these types may flatten in 2017. Commercial real estate lending standards have begun to tighten due to a combination of growing concerns among regulators and bankers regarding excessive valuations and construction. Expected increases in interest rates also serve to suppress the construction forecast.

Jeannine Cataldi, IHS: In 2016, the residential market has been largely driven by spending on construction of multifamily units, as single-family construction took a step back. Drivers of growth in the multifamily market continue to be related to pent-up demand from the recession, as well as a new generation of households that seems to be wary of actual home buying and content to rent. Single-family construction faltered as labor and financing constraints held back activity.

Looking ahead, construction spending in 2017 will moderate in the multifamily segment as supply begins to align with demand. Single-family construction is expected to remain weak as pent-up demand is releasing slowly into the market. Housing starts are expected to grow at a stronger pace in 2017 than in 2016.

In the commercial segment, growth has been relatively strong in 2016. Growth for 2016 will be stronger than that seen in 2015 as both the office and lodging components have remained

robust through the first nine months of the year.

The outlook for 2017 calls for spending on commercial construction to continue but at a more moderate pace. There is some impact to business from the strong dollar and moderate global growth expectations.

The strongest growth is expected in the office segment, which is being driven by employment, income and consumer confidence gains that benefit from improving economic conditions. Warehouse construction will also be healthy in 2017 as the increasing share of e-commerce retail sales creates a greater need for distribution centers.

contractors are listing open positions for longer, and spending more on training and overtime.

These measures all suggest that companies are finding workers but not ones with the level of construction experience they would prefer. That story is likely to continue in 2017.

Contractors are trying many ways of coping with this. They are getting involved with high schools, community colleges and workforce development agencies to get out the word that the industry is hiring and has wellpaying, long-term employment opportunities. They are turning somewhat more to labor-saving equipment, methods such as BIM and tools such as drones, 3D printers and robots. In some cases, prefabrication allows substitution of factory for field workers. But there’s no one size fits all solution.

NAHB: Lack of labor is the No. 1 factor holding back residential construction in a period of tight inventory. Over the last year, according to estimates from the Bureau of Labor Statistics and NAHB analysis, the job openings rate (unfilled jobs) has averaged just under 2.5% — the highest rate since before the recession.

The workforce is aging, and a declining U.S. labor force participation rate means adding jobs to the sector will continue to be a challenge. These trends will continue in the years ahead.

The industry must work collectively to recruit the next generation of construction workers. This will require a team effort between local building

Please discuss the labor shortage in the construction industry. Do you see this trend continuing in 2017? What can the industry do to help alleviate future labor challenges?

AGC: AGC of America surveys members each summer about workforce issues. Of the 1,459 respondents to the 2016 survey, two-thirds said they were having trouble filling at least one craft position, and half were having trouble finding supervisors or project managers. These fractions were actually down a bit from 2015 but still indicate a major, ongoing challenge for many contractors.

associations, worker training groups like the Home Builders Institute, national trade groups like NAHB and businesses large and small. It will involve partnering with high schools, trade schools and community colleges to communicate the demand for workers and the potential for career growth.

ABC: While many express significant skepticism regarding the interpretation of unemployment rate measures, the fact of the matter is that most construction firms report intense difficulty securing electricians, heating/ cooling professionals, welders and carpenters among others.

The construction worker unemployment rate stood at 5.2% as of September 2016. That’s a far cry from the 13.3% unemployment rate that prevailed precisely five years earlier.

Data from the Bureau of Labor Statistics’ (BLS) Job Openings and Labor Turnover Survey indicate that construction job openings stand at a 10-year high. The Christian Science Monitor indicated in a recent article that demand

— Anirban Basu, Associated Builders and Contractors (ABC) for construction workers is so strong in Portland, ME, that the Southern Maine Community College has had to suspend its construction technology program because too many students were leaving the program to accept employment offers.

Over the course of the past year, average hourly earnings for construction workers rose above $28/hour. This is a natural reflection of an increasingly scarce supply of human capital.

The lack of skilled construction workers will remain the No. 1 industry challenge in 2017. A stimulus package would further exacerbate the issues and help drive construction worker compensation even higher.

ABC: Construction input prices remained unchanged in October 2016 and were just 0.5% above where they were a year ago.

Despite the modest increase in the aggregate input price level, October figures represented the largest year-over-year price increase since November 2014.

Generally, construction input prices, particularly natural gas and crude petroleum, have headed lower since the summer of 2014. However, that pattern of falling prices no longer holds.

Crude petroleum prices were up 10.5% on a year-over-year basis in October, while natural gas prices were up 12.2%.

These data are part of a larger inflation story, with inflationary pressures largely tempered by the decline in fuel prices during the past two years. Circumstances are shifting. Healthcare costs are spiking, wage pressures are building and fuel prices are no longer falling rapidly. Inflation has become more apparent in other categories, including housing.

Broader inflation in the U.S. has become more likely, an expectation that has been reflected in the form of higher interest rates since the election.

However, a still sputtering global economy will help put a lid on construction input price inflation, suggesting that contractors should not be deeply concerned by prospects for rapid input price increases — at least not yet.

Deni Koehhemsi, IHS: Demand in the U.S., especially from housing construction, helped lift up lumber prices in 2016. Absence of a U.S.-Canada softwood lumber agreement as well as rising construction activity will keep prices elevated, especially during the first half of 2017.

OVERALL ECONOMIC OUTLOOK What level of economic growth do you see for 2017? What are some of the key drivers that will impact this growth either positively or negatively?

AGC: After more than seven years of economic growth, some folks worry that the U.S. economy is “overdue” for contraction.

But economic expansions don’t die of old age. The economy should keep growing in 2017, albeit unevenly by segment, region and quarter.

Similarly, construction will increase overall, with notable contributions from office, power and single-family construction.

But public construction will be sluggish, and multifamily, manufacturing and hotel construction are at risk of turning negative.

NAHB: NAHB continues to expect modest growth for the economy in the years ahead.

The long-term average for GDP growth over the last five decades was 3.4%. For 2017, we expect a

Concrete and gypsum prices have also posted gains over the last few years.

Builders should be aware of possible price increases in 2017, particularly if infrastructure projects are debated or approved in Congress after the election.

Imbalances increase over time, so while most economists are currently not forecasting a recession in the years ahead, the probability of one is rising.

That said, areas of the economy that are currently operating below historic norms, such as single-family construction, offer upside growth potential, particularly given favorable demographics.

ABC: Given expectations for tax cuts and promises of additional federal spending in infrastructure and defense categories, the economic outlook for 2017 has firmed.

The economy still remains vulnerable to adjustments in asset prices as interest rates head higher. For several years, the U.S. economy has benefitted from large positive wealth effects generated by equity and real estate markets. What can rise can fall, and declining asset prices represent one of the leading threats to the U.S. outlook in 2017.

The U.S. economy should manage to expand around 2% next year. To the extent that stimulus spending occurs and begins sooner than expected, that outlook could improve.

Inventory investment and net exports, which boosted overall growth in the third quarter, are likely to restrain growth in late 2016 and early 2017. The U.S. expansion will become more balanced as 2016 ends, with consumer spending, residential construction, business fixed investment and government spending all contributing to economic growth. ET

Trump as the 45th president of the United States will likely mean some major policy changes, including sizeable tax cuts, rollbacks of regulations and a much tougher stance on free trade and immigration.

The good news is that in the runup to the presidential election, the data showed the U.S. economy in reasonably good shape and on track to grow 2.0% to 2.5% over the coming year. Assuming President-elect Trump follows through with his campaign promise of more fiscal stimulus, near-term growth could be boosted, but likely not until late 2017 or early 2018.

With 10 months in the books, the U.S. economy will add about 2.25 million jobs between the fourth quarter of last year (2015) and fourth quarter of this year (2016), down from roughly 2.8 million in each of the prior two years and 2.4 million in 2014. The slowdown is being triggered by the first decent gains in productivity in two years, along with the first positive contribution from inventories since early 2015. Further productivity gains should cool employment growth even more, with gains of only about 1.4 million in 2017.

EXCAVATORS ON SLOPES Equipment selection and operator skill influence slope work success.

W

hen properly equipped and run by skilled operators, excavators are excellent tools to complete work on slopes. But this type of work does require attention to detail not required when working on flat ground.

“An excavator is capable of climbing some pretty steep slopes,” says Matt Hendry, product specialist, Hitachi and John Deere excavators. “When working on slopes, it takes a lot of extra care.”

First, you need to carefully assess the jobsite and the work to be performed. “There is no way to foresee all the things that can go wrong while working in and around a slope,” says George Lumpkins, national service manager, Kobelco Construction Machinery USA. “The operator must assess the situation carefully on a case-by-case basis, and is responsible for the safety of himself or herself, the machine, surrounding equipment and the surrounding people.”

There are too many scenarios to cover in a single article, but the following provides a few tips.

the slope, traction will be a concern. Even with tracks, there is only so much traction available.

“Ground-to-track shoe traction is the limiting factor for safe operation,” says Lumpkins. “If you cannot dig parallel to the tracks, pointed downhill, and not slide the machine toward the bucket, the slope and ground condition are too steep for safe untethered operation.”

Orientation of the tracks is critical for safe operation. “If you are working on a slope, you want to be sure the tracks are pointed up and down,” advises Hendry. “Getting sideways on a steep slope can get real interesting in a hurry. If you are working uphill, you want the idlers forward. If you are working downhill, you want the idlers pointed down slope. The drive motors are heavier, so you want more weight behind you. The idlers are designed to take the digging forces of the machine and spread it through the frame via the through axles connected at both points. The drive motors are connected to one side of the frame. So the load factor, on a

ASSUME THE CORRECT POSITION Similarly, when you are moving the excavator, always make sure the tracks are pointed downhill and use the weight of the attachment to your advantage.

“Going uphill, keeping the attachment out and forward will better balance the machine and aid traction and stability,” says Lumpkins. “Keep the attachment low to the ground. Never travel up or down a slope with the attachment folded in and up. Dangerous loss of rearward stability will result and a rear rollover is very possible. As you crest the slope, slowly raise the bucket and boom to clear the ground as the machine comes over the top, but no more or you will tip the machine backwards.”

Boom and attachment position can help mitigate stability issues when descending a slope.

“Going downhill, roll the arm perpendicular to the boom or slightly out, level the bucket, keep the bucket just off the ground, but not dragging, and point the attachment downhill.

This will aid quick reaction to control the machine if it begins to slide,” says Lumpkins. “Never back down a slope as you need the attachment in front in case the machine slides.”

Negotiating drop-offs requires operator expertise. “If the slope begins with a sharp edge, the boom and bucket may be lowered over the side to control the machine and prevent a quick tip over the edge,” says Lumpkins.

“The attachment can then slowly lower the machine to the slope.”

When traveling uphill, boom and arm position can also help.

“If it is steep enough, my preferred method of doing that is to stretch out the arm and keep the boom down low to the slope,” says Hendry. “Stretch

the bucket and boom out and get the weight of the bucket and weight of the boom well forward of the machine, then walk your way up. Sometimes you have to put the bucket teeth in the ground and use the arm to help pull you up. That is a good place to be ready to get your teeth sunk in the ground if it starts to slide. You can utilize the bucket and the teeth to stop you from moving and actually help pull you up the slope.”

Pulling the machine up the slope with the boom and arm requires coordination. “While it is possible to use the attachment to pull the machine up a slope, if the tracks are slipping due to a loss of traction, be aware that when you... move the attachment back out for another pull, the machine could slide backwards,” Lumpkins points out. “It helps, but is no guarantee, if you stop the travel function before lifting the bucket. This gives the tracks a better grip than they have moving and sliding on the slippery ground.”

Don’t try to power up the slope with the travel motors while repositioning the boom and arm. “When you re-position, actually stop your forward motion and then gently re-position,” advises Hendry. “You are apt to slide a little bit, especially if you have triple bar grousers. It takes a really skilled operator and you just have to be cautious. It is not someplace you want to send a new guy. It takes coordination and thinking your way through it. You are using your feet to travel with, to run the travel motors, and you are using your hands.”

Keep the machine steady as you traverse a slope. “Do not swing the machine while traveling on a slope or loss of traction for one track could result,” says Lumpkins.

If you have to dig a trench while on a slope, be aware of the boom and arm position. “When you go to swing, you want to have the boom and arm in fairly close to the machine,” says Hendry. “When you come out

of the hole, you want to bring the mast in toward the machine so the swing torque will allow the machine to swing. If you are stretched all of the way out, the momentum to swing is pretty significant. So bring the boom and arm in and pull the mast toward the swing bearing. That will assist the machine in swinging.”

Caution needs to be taken

gently so the swing brake can do its job. If it is a big enough bucket and heavy enough material, and you are too far out on the arm, the momentum and that weight will overcome the swing brake.”

Operators really need to develop a feel for the controls when digging on a slope. “When you are on a hill, adjust how

when swinging downhill. “When you are swinging downhill, you want to be very gentle on the swing motor. When you come off that motor with a full bucket, the swing brake is going to work; but if you have too much momentum, it is going to want to try and go all the way back round,” Hendry explains. “It is going to continue swinging downhill against that swing brake. Don’t get too far out with the bucket; pull it in. Swing

“When you get off level, an operator can get into trouble very quickly if he doesn’t understand how to do it or hasn’t done it. An unskilled or new operator can get into trouble in a hurry.”

As you transition to working on slopes, the importance of simple safety devices, such as the seat belt, are amplified.

“Modern excavators are equipped with ROPS operator’s cabs,” says

OBSERVE PHYSICAL LIMITATIONS There are physical limitations on the slope due to the typical engine configuration.

“Generally, an excavator should not be operated beyond a 70% slope due to engine lubrication requirements,” says Lumpkins. “Some deep oil pans might allow engine lubrication at greater angles, but you are needlessly risking not only the engine lubrication issue, but traction to the ground.”

This situation is not unique to any particular manufacturer. “Pretty much every engine in the industry is limited to a 30° or 70% slope for lubrication of the engine,” says Hendry. “If you look at the spec sheets of pretty much everybody’s excavator across the board, the engine is limited to that gradation.

“Make sure you are not exceeding that for long periods of time,” he advises. “If you have a short duration where you climb a 1:1 slope, that is typically not bad. But if you are on that steep of a slope too long, you have to take precautions to protect the engine. You can take them on much more severe slopes if you equip the excavator properly. That would be done through the dealer and, in our case, the Deere Technical Assistance Group would provide their recommendations.”

A key limitation is the depth of the sump. “You only have so much depth in the sump, so there is only so much oil. When you are

TAKE PRECAUTIONS IN MOUNTAIN REGIONS If you are working along a mountain road and the job requires installing a pipe or ditch to the outside (downhill) of that road, don’t be tempted to operate on fill.

“Do not use a wheel loader to bring in fill to extend the road out on the downhill side and allow one track to sit on the fill while the excavator digs,” George Lumpkins, Kobelco, emphasizes. “Yes, the excavator can carefully crawl one track to the fill area and dig alongside the road. However, the whole time the excavator is digging, the tracks are rocking, slowly compressing and loosening the fill zone beside the road. When the excavator cuts back to bring the outside track back onto the haul road, there is an extremely high probability that the fill will collapse and the excavator will go over the side of the slope sideways.”

Lumpkins. “These are of limited use if the operator does not use the seat belt. Seat belts on a slope also aid in machine control, as the operator does not have to fight the angle and gravity to sit in the operator’s seat.”

on the severe slopes, it is hard for the engine to pump that oil to the very top of the motor,” explains Hendry. “This results in starvation to the top of the engine.” Be aware that continually operating on steep slopes can reduce engine life expectancy.

With traction being a primary limitation, every effort should be taken to maximize the traction available. “If the customer is generally working on a slope, then single grouser pads should be strongly considered for traction and safety,” says Lumpkins.

Single bar grousers result in much better traction on the slope. “The single bar grouser is like a dozer track,” says Hendry. It penetrates for traction and will help hold the excavator on the slope. “Triple bar grousers are good for flat and reasonable slopes. But as you get into the 1:1 and sometimes steeper [slopes], they will slide when you start trying to work.”

Pipeline contractors who work on steep slopes often “yo-yo” the excavator.

“Once they get into that 1:1 category, that is typically where they are trying to yo-yo the machine if they are going to be doing it for any length of time. They will connect the excavator to a cable dozer or two and suspend it below,” says Hendry. This requires some safety modifications to do it properly. “They install a five-point harness for the operator. Sometimes they put pedals or a pad up on the posts of the cab so the operator can put his feet up there to hold himself in the seat.

But that is a very severe application.”

It also requires a safe place to attach cables to the excavator. “A lower framemounted tow hook or loop would be useful to help secure the machine to a dozer or similar machine while working on a slope,” says Lumpkins. “Do not sling around the lower structures.

Too many sharp edges can damage structures.”

Factor in the strength of the rope supporting the excavator, as well as the security of the mounting position (anchor point) on the other end of the wire rope, such as to the front-mounted winch of a dozer with a blade buried in the ground or rear winch with the tracks buried in the ground. “Do not tie to a tree,” cautions Lumpkins. “The power of modern equipment is almost hard to comprehend and tying to a tree of unknown structure is not safe.”

Make use of any options, such as dozer blades. “If the excavator is equipped with a front-mounted dozer, use it,” says Lumpkins. “Use it pointed downhill and pushed into the ground for grip against slipping. Do not raise and operate the machine up on the dozer structures. This is hard on the dozer linkage and reduces the traction of the track shoes.” ET

ONEXPO-CON/AGG and IFPE 2017 are teaming up to unveil the world’s first fully functional 3D printed excavator and the first large-scale use of steel in 3D printing, also known as additive manufacturing. The excavator will be on display at the joint trade shows, which will take place March 7 to 11, in Las Vegas. In addition to the preprinted excavator, show attendees will see a second excavator printing live on the show floor.

“We know our members look forward to seeing the industry’s most innovative technologies at CONEXPO-CON/

AGG and IFPE each show year and 2017 will not disappoint. We’re thrilled to bring such a significant technological and first-of-its-kind achievement like the 3D printed excavator to the show,” says John Rozum, IFPE show director. “It will be a platform to demonstrate how the latest innovations and applied technologies are changing the future of the construction industry.”

The project is a collaboration between the Association of Equipment Manufacturers (AEM), National Fluid Power Association (NFPA), Center for Compact and Efficient Fluid Power (CCEFP), Oak Ridge National Laboratory (ORNL) and National Science Foundation (NSF). It is supported by the U.S. Department of Energy’s Office of Energy Efficiency and Renewable Energy – Advanced Manufacturing Office.

“The project idea came about during a tour of ORNL in 2014, when members of the CCEFP saw a 3D-printed car,” says Eric Lanke, CEO of NFPA. “Discussions ensued about what could make a similar splash for the fluid power and mobile

equipment industry. Like many brainstorming sessions, one thing led to another and it was decided that a working excavator was a natural fit.”

The Additive Manufactured Excavator, known affectionately as Project AME, is being 3D printed using various machines at the ORNL’s Manufacturing Demonstration Facility (MDF).

The MDF’s machines are being used to create and assemble three components: the cab, boom and

heat exchanger. The ORNL is developing all processes required to 3D print these components.

For example, the boom will be fabricated using a free-form additive manufacturing technique newly developed to print large-scale metal components.

A student engineering team from the University of Illinois at Urbana-Champaign won a design competition and was on hand at the MDF to watch their cab design take shape on the big area additive manufacturing machine using carbon fiber-reinforced ABS plastic.

A GT research team is designing the additively manufactured steel boom, stick and bucket (featuring integrated hydraulics) with the goal of decreasing the weight, materials cost and maintenance. A UMN research team is designing the aluminum-powder bed, 3D printed hydraulic oil reservoir/heat exchanger and cooling system to reduce

the size and weight and increase machine efficiency.

The AEM, NFPA, CCEFP, ORNL and NSF also invited undergraduate engineering students from across the country to participate in a nationwide contest to design and print a futuristic cab and humanmachine interface for the excavator that is both aesthetically pleasing and functionally designed. A student engineering team from UIUC won the design competition and was on hand at the MDF to watch their cab design take shape on the big area additive manufacturing machine using carbon fiber-reinforced acrylonitrile butadiene styrene (ABS) plastic.

“The reaction of the UIUC team was like watching kids on Christmas morning,” says Rozum. “They worked hundreds of hours on this project and it was incredible to see them finally get to watch the printing process and see their design in full size.”

Speed Up the Payment Process with Increased Communication Promoting visibility and increasing communication between parties on a project can help deliver prompter payment.

W

hile payment delays are common in the construction industry, there are many tools and methods subcontractors and other construction participants can employ to facilitate a smooth payment process and reduce Days Sales Outstanding (DSO).

Staying organized and taking proactive actions will help your business get paid quickly and successfully.

SEND NOTICE TO PROMOTE VISIBILITY Lack of visibility is a systemic problem on construction projects.

On large projects with multiple tiers of hiring, top-of-chain parties (property owners, lenders, general contractors, etc.) rarely have contact with sub-tier parties. Payment often must trickle down from the property owner through several levels to get to the subcontractors and suppliers.

In addition, top-of-chain parties often don’t know who these sub-tier parties are. How can a property owner ensure you get paid if they don’t know you are on the project?

Sending a preliminary notice — sometimes called a Notice to Owner or pre-lien notice — solves these problems by

notifying top-of-chain parties of your involvement on a project.

This simple act of communication prioritizes your invoice, and zlien research has shown that it significantly reduces DSO of construction invoices.

In addition to promoting visibility, sending preliminary notice is often required to secure lien rights.

SEND A CONDITIONAL LIEN WAIVER WITH EVERY INVOICE Subcontractors frequently sign lien waivers to waive lien rights in exchange for payment. Waivers are commonly exchanged between parties on projects, but many people don’t know that there are several types of waivers that work differently.

Conditional lien waivers are the safest option for subcontractors to sign before getting paid, because they are conditioned upon receipt of payment. This means that a signed conditional waiver doesn’t actually go into effect until payment is received, protecting a subcontractor’s right to file a mechanics lien until that right is no longer necessary.

Proactively signing a conditional lien waiver and sending it along with an invoice speeds up the payment process in two ways. First, it prioritizes your invoice. The party making payment will be more likely to hand over payment when they

know they are protected from a mechanics lien.

Second, it eliminates the time-consuming back and forth that can occur when the paying party must send a blank lien waiver and wait for the signed copy to be returned before making payment. Creating and signing the right kind of lien waiver is easy and free with the Waiver Exchange (https://waiverexchange.com).

INVOICE EARLY AND FOLLOW UP Sending invoices promptly and following up with reminders

Another tip is to send invoices and follow-ups via email.

This cuts out postage fees and the typical three to five business days it takes for mail to be delivered, and keeps communications tidier.

MOVE OFF ROAD Technologies initially developed for on-road fleets are migrating to vocational trucks.

O

ver the past decade there have been major advancements in safety technology utilized in Class 8 over-the-road trucks.

Roll stability technology and electronic stability control have emerged and matured over this time frame and have become popular options.

The potential for increased safety with these systems caught the attention of regulators, and on June 23, 2015, the National Highway Traffic Safety Administration (NHTSA) finalized Federal Motor Vehicle Standard No. 136, which requires electronic stability control systems on all new tractors and buses weighing greater than 26,000 lbs. GVWR. The rule applies to new three-axle truck tractors manufactured on or after August 1, 2017, and all other truck tractors, including two-axle models, in 2019.

Straight trucks are not included in the mandate.

Meanwhile, collision avoidance systems have also become prevalent. These systems use radar and/or camera technology and often feature lane departure warning and anti-lock braking systems with rollover protection

stability systems. They are the next logical step building on the foundation of electronic stability control. Now many of these technologies are migrating to the vocational truck market.

“As collision avoidance systems become more widely used, and prices start declining with a technology that becomes more stable, we will likely start seeing this become more popular in vocational trucks,” says Kurt Swihart, Kenworth marketing director. But there are admittedly a few challenges to moving these systems off-road. “With combined radar and camera systems that are becoming available, there are components mounted at the furthest forward part of the truck in the bumper that can be fragile for typical vocational use but are protected as much as possible.”

Implementing collision avoidance systems in dirty construction environments may also involve a little more maintenance, such as periodically cleaning camera lenses.

Then there are the technical challenges of integrating the systems on vocational trucks.

“One of the things that make it a little more challenging for a work truck are the multiple configurations,” says Chad Semler, director of marketing for severe service, Navistar.

Camera and radar systems on the front may have to be relocated due to winches or other equipment. With rollover stability systems, there are many variances in the center of gravity depending on the body mounted.

“These systems, by default, require electronic stability control.

Bendix Wingman Fusion was added as an option on the medium-duty International DuraStar line early in 2016.

They have to be calibrated for the application, especially something with a high center of gravity,” Semler explains. “So it is a little more complicated and requires various calibrations depending upon what the truck is doing.”

Ready-mix trucks are an example of a high center of gravity application where electronic stability control is already widely used.

A FUSION OF SYSTEMS The Bendix Wingman Fusion driver assistance system is among the latest active safety and braking systems, and is available as a factory-installed option from most major North American truck manufacturers. It is currently available on an array of medium- and heavy-duty models.

enhanced rear-end collision mitigation; alerts when speeding; and braking on stationary vehicles. Built on the Bendix ESP Electronic Stability Program, Wingman Fusion gathers input through radar, video and the vehicle’s brakes and uses it to help drivers avoid rollovers and loss of control and sideswipe crashes, while prioritizing alerts to help reduce driver distraction.

The technology can serve as a framework for what’s to come.

“As we look ahead, technologies that combine radar and camera sensors are important stepping stones to a potential autonomous trucking future,” says Fred Andersky, director of customer solutions, Bendix.

Wingman Fusion integrates a camera, radar and the brake system. Input from the camera and radar are linked to each other, sharing information and communicating with the brakes.

“Keep in mind that all of these features are one system,” says Andersky. “Instead of having a separate lane departure and a separate collision mitigation system, it is all one, which allows us to prioritize the most important alert instead of multiple alerts going off at once.” This is a key feature because it doesn’t overwhelm the driver and sim-

PREMIUM SAFETY SYSTEM OPTIONS EMERGE Other technologies to increase safety and reduce fatigue — such as the RollTek rollover safety system and Bose Ride seat technology — are also making their way from on-highway to vocational application. “We are seeing interest in both of those products for vocational applications,” says Steve Gilligan, vice

International ProStar since the system’s unveiling, and was added as an option on the medium-duty International DuraStar line earlier in 2016. Kenworth Truck Company began offering the system as an option on its T680 and T880 Class 8 trucks in February 2016, and in October, announced its availability on the medium-duty T270 and T370 models. Peterbilt Motors Company added it as an option on its Model 579 and 567 highway tractors and vocational trucks in summer 2016. And this past October, Volvo Trucks North America unveiled Volvo Active Driver Assist — which utilizes the collision mitigation technology of Wingman Fusion — as a factory installed option on its VNL and VNM series models.

Equipment Today gained first-hand experience with the Wingman Fusion driver assistance technology at the PACCAR Technical Center in Mt. Vernon, WA. The system was installed in a Kenworth T680 and the test truck was put through several scenarios that replicated real-life hazards. We witnessed the system response directly from inside the cab.

The experience demonstrated how quickly the system can react and apply emergency braking that literally pushes the truck to its limits. The truck safely prevented all simulated collisions that otherwise could have proved catastrophic.

Andersky notes that many of the capabilities of Wingman Fusion are due to the addition of the camera. Bendix also offers a radar-only system called Wingman Advanced. The key to both systems is active braking.

Wingman Advanced brings together adaptive cruise control with braking features, collision mitigation technology and electronic stability system technology. A fleet can benefit from this combination of active safety technologies by helping drivers avoid collisions, rollovers and loss of control situations.

When the distance between a driver’s truck and the vehicle they’re following starts to close, Wingman Advanced provides the driver following distance alerts and, if necessary, will apply the brakes to help the driver potentially avoid the collision, or help reduce its severity. Unique to Wingman Advanced are stationary object alerts. These alerts

“The Bose Ride seats were first envisioned as being primarily an on-highway premium seat,” says Gilligan. The system uses technology that senses, analyzes and then counteracts forces from the road. This approach significantly reduces the harmful shaking and jarring heavy-duty

truck drivers experience every day on the job. “We are actually seeing quite a bit of interest in the vocational markets and the severe applications where the driver has a tendency to get tossed around quite a bit. One of the largest orders that we have seen for those seats was a vocational user.”

The Bose Ride system is designed to reduce driver fatigue and pain, a common problem with heavy truck operators. A powerful electromagnetic motor counteracts the movement of the cab floor to improve ride quality. This allows drivers to stay focused, recover from the day more quickly and extend their driving careers.

Likewise, there has been a lot of interest in the RollTek advanced rollover protection technology from IMMI that incorporates seat belt, seat and airbag technologies to enhance operator safety. When RollTek senses an impending rollover, it tightens the seat belt; the suspension seat is pulled to its lowest level to increase survivable space; and the side airbag deploys to cushion the head and neck.

The purpose of the RollTek system is to significantly reduce the potential of serious injury in a rollover in case the driver exceeds the capabilities of the available electronic stability systems. RollTek is designed to only activate when a rollover is detected which is unrecoverable.

For many vocational construction truck applications, use of this technology requires consultation with product experts.

Semler explains that off-highway applications require different calibrations due to the nature of the off-road terrain and its constantly changing pitches.

Keeping up with these latest advances in safety technology is important to protect your current driver base and possibly extend their careers — especially critical given the current and growing driver shortage. It also promises to reduce risks when vehicles are in the hands of less experienced drivers or new hires.

There was a time in the notso-distant past when anti-lock brakes represented the pinnacle of heavy truck safety systems. Now, the emergence of sophisticated technology in over-the-road trucks is poised to rapidly expand and improve the safety of your vocational fleet, as well. ET

CONCRETE CUTTING SAFETY Simple scanning can prevent potentially costly losses.

hether you’re retrofitting buildings to make them earthquake-proof or ADA-compliant, or remodeling existing structures to add capacity, it’s essential to know exactly how to avoid hazards that may be contained within concrete. More and more contractors are turning to ground penetrating radar (GPR) scanning to identify exactly where to cut and drill to reach vital building components and avoid necessary structural supports and conduit lines.

California-based Penhall Company offers concrete cutting, coring, demolition and repair services. Penhall Technologies is a division of the company specializing in GPR scanning services.

It has been using the technology in the U.S. since 2001, and even longer in Canada.

Penhall Technologies considers GPR the most reliable, non-destructive way to locate targets and hazards within structures prior to cutting or coring.

The company has 38 locations in 18 states and Canada, and operates across North America. It sees a variety of regional building

trends that affect the need for scanning.

In California and other parts of the West Coast, the company does a lot of scanning work for floor and wall retrofit core placement while retrofitting hospitals and universities for earthquakes.

In Hawaii, projects include beach front property remodeling.

Rather than full building demolition, builders strip a building down and use the concrete base to piece together an entirely new ADA-compliant structure. In addition, the company scans for rebar in existing structures in cities with older buildings (e.g., San Francisco or Washington, DC).

“We’ve seen an increase in column reinforcement projects where people want to add extra levels to a stadium, parking structure or airport,” says Simon James, president, Penhall Technologies. “In the past, they may have had to demo the entire structure and start over.

But now, because the engineer can avoid hazards within the concrete, they’re able to actually calculate how much weight that column can bear with extra reinforcement.”

James explains that until about 15 years ago, workers going in “blind” while cutting into existing structures often risked hitting live conduit. “Now many industry experts recognize that cutting into these hazard types can be devastating if people do not scan first. GPR technology makes the project far safer and I consider its use to be a real game changer,” he comments.

GPR control unit coupled with a variety of antennas for specific needs. Examples include a 1,600-MHz general-purpose concrete antenna, 400-MHz utility detection and mapping antenna and a 2,000-MHz Palm Antenna, a compact, integrated antenna for tightly spaced areas such as corners, against walls and around obstructions.

“The ability to interchange antennas is very valuable in more complicated scanning situations, especially for in-ground utility scanning,” says James.

The process begins with a site survey, during which the scanner leaves the equipment in the car and meets with the customer on site to discuss exactly what the customer wants to achieve. The scanner then walks around and notes every hazard. This pre-task planning includes looking for any structural signals that may point to a potential problem — for example, if there is a horizontal beam, there may be conduit

along the floor. The scanner also looks for other trades that may be working unsafely near the concrete cutting area and tries to eliminate the risks.

James likens this process to the one used by detectives.

“We ask [scanners] to talk to the customer and be aware of the environment, the floor and other utility lines. They look in advance to see if there is posttension cabling, and note the gauge of the rebar, before they even get their equipment out,” he says. “They can avoid a major disaster by taking these 10 to 15 minutes to scope out the job.”

Scanners are also encouraged to share anything new or challenging and to contact another scanner “live” to get a second opinion, especially when as-built drawings do not match GPR data — a common issue. They have also gone directly to GPR equipment supplier GSSI when faced with unusual situations to get advice on data interpretation.

AN INVESTIGATIVE PROCESS Penhall uses a variety of equipment for scanning. A large percentage of its projects are conducted using a handheld device that combines a screen and antenna in one unit. The equipment is small and lightweight, which makes it easily maneuverable. This is extremely important for ergonomics, since GPR technicians (scanners) can be on the job for eight to 10 hours a day.

“It is as important to investigate the environment we are scanning and not only understand and assess a hazard, but also be able to evaluate anomalies in the data for potential issues,” says Elizabeth Wilson, Penhall’s director of field operations.

“It takes knowledge, training, and experience to correctly interpret GPR data.”

According to Penhall, structural radar imaging is a service that quickly pays for itself many times over.

For example, GPR was used to help ensure jobsite safety at a major hotel where the owners wanted to build a shopping mall on top of a multi-story compound. One option was to demolish the compound, which posed a host of cost and safety issues. Instead, the owners decided to build on top of the building by reinforcing the entire structure.

Reinforcing the structure required drilling into the basement and installing reinforcing rebar and concrete columns. “Drilling into the basement can do more harm than good,” says James.

“We were able to core and scan the area.

An accurate understanding of where all the existing structural elements were in the basement enabled the contractor to avoid damaging the existing structure.”

Another example was a mini skyscraper project in Canada in which a contractor was renovating two floors of a building and installing disabled bathrooms. Safely installing all the necessary plumbing was a challenge because the floors contained a variety of structural elements running through them, including post-tension cable. Cutting post-tension cable is not only dangerous for the structure and integrity of the building, notes James, it’s extremely dangerous for whoever cuts it. The cables are under incredibly high tension and can whiplash. There are no drawings that accurately lay out where the cables are, or even if the cables are in the concrete.

At a major university stadium project in Arizona, contractors needed to reinforce columns. To ensure their structural

integrity, it was critical that they not cut into the columns’ rebar.

With no room for error, a very accurate scan of the rebar placement was required. Penhall analysts were able to sample scan columns with precision and enable the engineers and scanning team to build a plan that would keep the project moving forward safely.

ompaction equipment plays a vital role in compacting base materials, and thus in the quality and integrity of a finished surface.

So it’s important to choose a soil compactor for what it can accomplish on a project, as well as what it can accomplish in terms of productivity and uptime.

SMALL EQUIPMENT, BIG RESULTS

Intelligent compaction systems on larger soil rollers can reduce the risk of under- and over-compaction, saving time and cost on projects.

Light compaction equipment such as plates and rammers can be used on a range of small- to medium-sized projects, from small patios to larger driveways.

Such equipment requires a relatively minimal investment.

When selecting a light soil compactor, make sure it is dependable and easy to use and maintain to ensure several years of use with routine maintenance.

Generally, look for units that are highly maneuverable and include features to reduce servicing downtime.

For a slightly bigger paving job, such as a driveway, plate compactors can ensure a solid, deep base layer of granular soil. Look for models that travel quickly (some as fast as 105 fpm) to help complete projects faster. You can also save time with models that have a compaction indicator. This will take the guesswork out of knowing when the ground is compacted and help prevent over compaction.

compacting cohesive and granular soils in narrow areas, such as around structures.

Lightweight units with narrow tamping feet (some as narrow as 6 in.) make it easy to maneuver close to obstacles.

BIG EQUIPMENT, BIG POTENTIAL Larger soil rollers enable you to tackle more sizable jobs, such as parking lots, while also maximizing time spent compacting soils, which saves on labor costs. Whether you’re renting or purchasing, look for features that maximize productivity and uptime.

Cross-mounted engines sit perpendicular to the frame, allowing technicians to easily reach components and the hydraulic pump inside the engine compartment. As a result, maintenance is easier and faster.

If the operator needs to strain or bend to see the drum edge and working surface, it could impact their productivity. Units with sliding seats and userfriendly controls that move with the operator will provide optimal visibility to the working surface and drum edge, as well as eliminate the need to lean or twist.

Also consider what it will cost to run the unit. Rollers with rpm management systems can reduce fuel consumption as much as 15% by automatically idling the diesel engine after 10 seconds in neutral.

While an intelligent compaction (IC) system might not be a great fit for every contractor, those working on larger projects typically find the system pays off over time. Having an IC system

optimizes soil compaction by providing real-time data such as pass counts and relative stiffness of the soil.

Some systems use GNSS to track the number of completed passes, and drum-mounted accelerometers to measure the surface’s relative material stiffness. This means the operator can review stiffness results and minimize the number of passes almost immediately. This reduces the risk of under or over compaction, which can be time consuming and costly to remedy. The system also allows the contractor to set project parameters, which alert the

accelerometers that measure the drums’ responses to ground conditions about 3 to 5 ft. below the surface.

As surface density increases, the frequency response of the drum changes. The accelerometers measure that change, which registers on the display inside the cab. This shows the operator if additional passes are required or when optimal compaction is achieved.

AFTER THE SALE As with any equipment, manufacturer and dealer support after the initial sale protects your investment and, in some instances, can extend the service life of the machine.

Equipment training from the dealer or manufacturer maximizes operator productivity, as well as reduces the risk of premature equipment wear. Some manufacturers offer training on site.

From a quality assurance standpoint, the data from IC systems can be used to prove that compaction standards were met.

When considering IC systems, look for units that offer mapping capabilities that show missed areas, spots that need additional passes and where over-compaction has occurred.

A sensitivity analysis can help you put a plan in place for both positive and negative revenue movement in 2017.

I

t’s hard to believe but it’s time to discuss and plan for another New Year. More importantly, we have to deal with it in terms of executing a business plan and related financial goals for the year.

You do have a plan, don’t you? If not, you still have time to put one together, along with some sensitivity analysis that takes into account both positive and negative trends that develop as the year progresses.

The sensitivity analysis is important but not complex in most cases. You prepare your best guess plan for the year (or by quarter if that works better for you) and then put some thought into what happens if you find revenues move higher or lower than planned. What would you have to do in those cases to both improve financial results and avoid negative outcomes to the business — keeping in mind that both positive and negative impacts mean changes in cash flow?

So let’s say your backlog and run rates are well above what you planned.

Only good news, right? If you’ve been paying attention, you would answer that question with a “maybe.”

It is “maybe” because revenue increases require more payroll, material cost and overhead, and maybe you don’t have the capital base to support that level of revenue.

So all of a sudden the good news becomes a significant drag on cash flow and you find yourself in a financial bind.

On the other hand, lower revenues than expected are not always negative. Having a plan and a budget for personnel, materials and overhead gives you the ability to adjust expenses pretty quickly to conserve cash and adjust the plan for the balance of the year using the revised revenue base. In addition, the work you are left with may be more profitable than the marginal work you didn’t get or lost; the people you keep will be your most productive workers; and your monthly “nut” related to marginal work is less.

The only fly in the ointment when revenues are less than expected relates to long-term financial commitments made by leasing or buying equipment that may not pay for itself at the revised revenue base. If you feel your projections are shaky, I would suggest you avoid financial commitments and rent what you need until you feel the cash flow will support a commitment.

Knowing that equipment rental rates were basically stagnant in 2016, I expect any annual increase in rental volume to be the result of additional time utilization, which translates into more work being performed. In other words, the ARA forecast is good news for contractors as far as I am concerned.

The expected growth rates range from 3.4% in 2017 up to 4.6% in 2020 — not bad for an industry that has excess fleet to deal with as a result of declines in the energy sector. Of course, this is assuming nothing major happens to the world economy during that period. If President Trump delivers on his infrastructure plan, energy plan, tax plan and regulation reduction program, the U.S. should maintain its world economic leader status.

Specifically, both nonresidential and commercial work have been growing at doubledigit rates since 2011, which is basically not sustainable and is expected to decrease to a 6% to 7% range. The manufacturing sector is also expected to slow due to the strong dollar and reduction of work in the energy markets (which may reverse if OPEC raises oil prices).

Schools and healthcare facilities continue to be strong and should stay that way as the housing market gets back to 1.5 million new homes per year.

On the other side of the coin, we are seeing less activity in government buildings and commercial facilities.

Changes in the retail business from retail locations to e-commerce should generate demand for warehouses and logistic facilities to move product.

In summary, we see a lot of balls in the air that can fall on either the plus side or the negative side. It’s all the more reason to carefully plan out the work without overextending yourself simply because you’re excited about prospects for the type of work you do. Remember the last time you were promised “shovel-ready” projects?

Let’s not kid ourselves — all of the prospects discussed over and above work that is already in the pipeline could be years away. So let’s take it as it comes, keeping the sensitivity analysis options in mind. As I keep saying, profits mean nothing if they do not show up in your bank account. ET
