ith 2015 in the rearview mirror, it’s time to look ahead to 2016.

From most accounts there are a number of things the industry has to look forward to, suggesting that contractors will continue to be busy. Some contractors report they have jobs scheduled well beyond the first quarter of 2016. This is welcoming news considering 2015 appears to have been a banner year despite the continued problem of finding qualified labor.

Let’s hope this problem that has plagued the industry for the last few years will find a resolution.

Engineering Judgment?

W

Have liability concerns trumped common sense?

hen a test result falls outside of the specified limits or other specification requirements aren’t met, engineers typically have three options for dealing with such non-compliance issues: • Remove and replace • Repair and restore • Use as is Remove and replace is often threatened as a scare tactic, but repair and restore is a more common requirement, and use-as-is seems to be losing ground as an acceptable resolution for specification non-compliance issues.

The Introduction to the Commentary for ACI 318-14, “Building Code Requirements for Structural Concrete,” states that “The Code and Commentary cannot replace sound engineering knowledge, experience, and judgment.”

The Commentary for Investigation of “low strength-test results,” further states that: “The building officials should apply judgment as to the significance of low strength test results

and whether they indicate need for concern.” Although ACI 318-14 includes the word “judgment” 12 times, this recommended application of judgment seems to be increasingly rare when specification noncompliance is dealt with. At the American Society of Concrete Contractors (ASCC) Hotline, concrete contractors describe nearly unbelievable experiences on their projects. Here are just a few samples of decisions regarding non-compliance with specifications when use-as-is could have resolved the issue had engineering judgment been applied. We believe licensed design professionals may not be using engineering judgment because lawyers have discouraged this on the basis of increased liability.

SLUMP TOO HIGH Specifications required a slump of five inches plus or minus 1½ inches.

Slump was measured and reported at 6¾ inches when test cylinders were cast, as required by specifications. The sample had been taken from the middle third of the truckload in accordance with ASTM C172,

and by the time the tests were completed all of the concrete had been pumped into place. Upon receiving the test lab report showing that the 28-day compressive strength of the concrete from that truck met specifications, the engineer saw the “high” slump-test result and demanded in-place strength testing of concrete delivered by that truck. The obvious disposition of this non-compliance is use-as-is. Here’s why.

Slump values were once a rough measure of water content. If all other mixture variables were kept constant, a higher slump indicated a higher water content and potentially lower strength. All other mixture variables, however, are seldom kept constant, and with today’s concretes slump can vary because of changes in admixture dosage, or effectiveness of the admixture at different concrete temperatures, that have no effect on strength. Consider also that the slump test itself is a rather crude test. Slump is measured to the nearest quarter inch, and research has indicated that the within-batch coefficient of variation—an indicator

CHALLENGING THE SYSTEM of variability due to testing—can be as high as 10 percent to 15 percent.1 But let’s suppose that a retest had been conducted immediately, as required by ACI 301, and the retest confirmed the 6¾ inch slump. What would be the effect on the concrete?

An old rule-of-thumb was that adding one gallon of water to a cubic yard of typical 4000 psi concrete will increase slump by one inch and decrease strength by 5 percent.2 So if we assume a linear relationship between slump and the properties affected, the ¼-in. increase in slump might decrease the strength by perhaps 50 psi. But the measured strength-test results for the concrete met specification requirements, thus strength was a non-issue.

CONCRETE MORE THAN 90 MINUTES OLD In another case, a truckload of concrete was not fully discharged until 100 minutes after water had been added at the batch plant. The contractor noted that the concrete was still plastic without water being added, but to be safe, the contractor asked the inspector to make test cylinders before placement. Also, the inspector observed the placing and consolidation process and did not observe any problems. When tested, the cylinders indicated that the 28-day strength was acceptable.

However, the engineer insisted that the concrete should be removed and replaced. His rationale? Concrete reaches initial set at precisely 90 minutes after addition of water, and placing it after initial set interferes with the hydration process. As has been noted, the 90 minute limit is a controversial requirement. Both field and laboratory data demonstrate that concrete strengths tend to improve with time, but only when water is not added.

The key is whether or not the concrete can be placed and consolidated without any further addition of water.3 The vibration limit for concrete occurs before initial set. If the concrete has set, it can’t be vibrated. But in this case the contractor could vibrate the

concrete and that process was observed by the inspector. In addition, if the concrete had set, the concrete in the cylinders could not have been fully consolidated by rodding 25 times. Thus the cylinder strengths indicated that consolidation was not detrimental to the concrete strength. In this case, the measured compressive strength showed there was no issue, thus use-as-is would have been the best decision.

AS-PLACED CONCRETE TEMPERATURE TOO HIGH Many specifications require that for mass concrete, the concrete temperature after placement shall not exceed 160-degrees Fahrenheit.

The reason: delayed ettringite formation (DEF) has been noted at about this temperature, and may damage the concrete.4 Sensors are placed at the center of largest portion of the placement to monitor the maximum temperature to an accuracy of plus-or-minus two-degrees Fahrenheit. But if the sensor indicates a maximum temperature of say, 164-degrees Fahrenheit, what’s the proper disposition of this specification non-compliance? Based on the currently available research, we would argue that the 160-degrees Fahrenheit value is approximate, and that damage due to DEF isn’t necessarily a certainty. In an article describing construction of mass concrete elements for bridges in California, peak temperatures ranging from 162-degrees Fahrenheit to 190-degrees Fahrenheit were noted.

Steps were taken to use cooling pipes in addition to cooling the concrete at the plant, but there was no mention of the elements with temperatures exceeding 160-degrees Fahrenheit being removed and replaced.5 As noted earlier, many decisions regarding specification non-compliance issues may be based on fears of liability rather than sound engineering judgment. Inspectors observe, measure, and test to

ensure that the specifications are being met. They report their results but often do not have the education or experience to decide what to do with the results. Nor should they. That’s the engineer’s job. And we know that all is not black and white on any job site. Judgment is needed. We may not see engineering judgment as often as we used to because now the engineers are told to contact their lawyers before making a decision. And once they do, we don’t know of many lawyers who see the need for engineering judgment. That’s why engineering judgment may be dying.

Strategies to help keep the new hire on your payroll.

T

here are three types of compensation packages: direct, indirect, and nonmonetary compensation.

Direct compensation for most contractors involves a competitive base wage and overtime when necessary. Other

forms of direct compensation can be used to create an incentive to stay on your payroll. For example, consider a performance-based bonus plan, a safety bonus, or an attendance bonus. To implement any one of these, you will want to write and distribute “rules� or guidelines that tell employees how they can earn the bonus.

Indirect compensation includes things such as retirement plans, health insurance contributions, sick

leave and other forms of paid leave of absence, and even childcare or housing assistance. Some of these can be put into place immediately, e.g., sick leave, childcare, or housing assistance, while others are longerterm programs. You can also exercise some flexibility with respect to how much you grant in terms of benefits by tying it to length of employment.

In this way, the longer an employee stays on your payroll, the more that employee qualifies for the benefits or indirect compensation.

Today, the reality is most contractors offer competitive wages and some forms of indirect compensation. What sets you apart in this industry will probably depend upon the degree of non-monetary compensation in your business.

Most of the plans discussed above are routine or formulaic in nature.

This means that they do not require much involvement from you. That is directly opposite of the case for non-monetary compensation. Your involvement is critical.

Non-monetary compensation packages include things like career and/or social rewards, job security, flexible work hours, work from home, social events, as well as praise and/ or recognition. Some of these are not practical for field labor. The ability to work from home is just not going to work for employees who are expected to prepare a job site and pour concrete. Likewise, flexible work hours will not work when the nature of your business is to work from dawn to dusk. This makes your focus upon praise, recognition, career and social rewards, and social events your best opportunity to make your business attractive enough that employees will want to stay with you.

Here are some things that you can do to establish non-monetary compensation. Brag about your good workers and emphasize how their work has benefited your business. Obviously, this works best if the employees you are bragging about

LEGAL MATTERS hear it. You can do this in conjunction with bragging about the company success because that implies that the employees’ success resulted in success for your business. Consider starting a company newsletter which you can use to publicize the company success or your praise and recognition to key workers. Consider starting an employee-of-the-week or employee-of-the-month program, although it is probably better to provide this recognition on a weekly basis. You can also add a reward to this recognition by giving a bonus to the winning employee. In addition to the normal holiday parties that most employers sponsor, you may want to have a periodic social event at which you can take the opportunity to speak for a few moments about your company’s successes and what your good workers have done. Finally, give your workers some “surprises” along the

way. For example, provide coffee in the morning, but use this as an opportunity to talk with your workers before they head out to the field. You could even surprise them by buying lunch once in a while, but you should probably give them notice a day in advance so no one brings lunch on the day you’re buying.

Perhaps the most important aspect of non-monetary compensation is tied to your attitude.

If your workers see you as gruff and grumpy, they will likely find your company unpleasant and will move on in search of a better place to work. That means that you have to broadcast a positive image each and every day. In addition, you will want to say “thank you” to everyone, every day. Talk to your employees. Offers Benefits to Contractors in Niche Applications The combination of screeding technology and GPS offers labor savings, high-volume production and precision accuracy for concrete placement.

creeding is the process in which a concrete finisher cuts off excess wet concrete to bring the top surface of a slab to the proper grade and smoothness.

Traditionally, concrete contractors can perform this task using a flat board or an aluminum tool after the concrete has been placed. Through the years however, technology has improved the process and many contractors are experiencing positive impacts on labor and material costs while also increasing profits.

One of the latest developments in concrete screeding comes from Ligchine International. The company has partnered with Topcon

Positioning Systems to offer the GPS/ Laser controlled 3D screeding system. The combination of Ligchine’s Boom operated ScreedSaver machines and Topcon’s Millimeter GPS/Laser System offers significant labor savings, high-volume production and precision accuracy for 3D contour concrete placement.

While Topcon GPS systems can be found on dozers, motor graders, curb machines, excavators, scrapers and asphalt pavers, the partnership between the two companies now makes GPS control available on screeds.

Concrete Contractor spoke with four contractors who are discovering the benefits of the 3D screeding

Charlie Getka, owner of Straight Edge Concrete, Elkhorn, Wisconsin, is an experienced concrete contractor with background as a superintendent at a major road contractor and as well as serving at a major construction company focusing on sewer and water construction. When he bought out the concrete division at his previous employer he decided to start his own contracting business.

Getka purchased the Ligchine ScreedSaver MAX in September 2014. The machine features a larger boom extension screed and integrates the technologies of the standard ScreedSaver II with the added features of four-wheel stability combined with front wheel drive and rear wheel steering, a 90-degree pivoting drive frame; and a 35 hp Diesel motor. MAX is also a wireless remote controlled screed.

FLATWORK / SLABS FOUNDATION / WALLS off ramps and turnabouts and he says without this machine, he would never consider bidding on some jobs because he would not be able to move as much concrete with a six man crew. But the GPS capabilities is what sold him on the machine.

“GPS is becoming the standard in the construction industry and to have GPS capability opens doors for our business,” he says. “Learning the GPS and scanning functionality was probably the trickiest part. With the projects we are involved with, there are break points in every direction, pitch changes, and screeding in a circle makes things a little tougher.

With this machine however, it’s point and shoot. We can scan in our brake points and set it up.“ Getka says the labor savings has been a welcome benefit to using the machine. “Normally we could only screed 16 or 24 feet at a time.

I can now screed 48 feet and the whole intersection at once. For us, the machine offers less labor, which equates to less time to the do the job and fewer guys on site.”

“If I can push 100 yards of concrete with five to six guys using traditional methods, I can push 500 to 600 yards of concrete with the same crew, invoice that many more dollars which translates to more profit for the company. This machine has been a win-win for all of us.”

PARKING LOT CONSTRUCTION Mel Griess is the Vice President of Operations at Lacy Construction, a general contractor based in Grand

Island, Nebraska. He has been with the company for 31 years and has a principle area of responsibility and expertise in the field operations side of the business. He is certified as an ACI Flatwork contractor and specializes in flatwork.

Like Getka, he purchased the Ligchine ScreedSaver MAX in the Fall of 2014. When purchasing the machine, he chose to upgrade it to include tracks instead of the standard rubber drive wheels as well as the Topcon Millimeter GPS/Laser System.

Lacy Construction primarily performs work for new construction commercial parking lots with the Ligchine machine. For a long time, the cost of oil drove the price of asphalt to a level where owners of commercial buildings were demanding concrete parking lots versus asphalt. This economic driver enabled Griess to place a lot of parking lots with this machine while the market leveled out. The increase in requests for new concrete parking lots allowed Griess and his crew to utilize the machine frequently while also becoming more efficient at performing the job.

Prior to owning the Ligchine machine, Griess placed concrete parking lots using a truss screed.

He says the truss screed was fine in performing the job, however, being careful to set the forms correctly and hitting the lines of flow for the sheet drawing became limiting.

“When using the truss screed, to keep things consistently of a high-quality, we needed to place concrete at no more than 40 feet

wide. Now we are able to place concrete parking lots at 100 feet wide and 300 feet long with the only limiting factor being the ability for batch plants to keep up.”

The GPS feature was also a driver for Griess to purchase the machine.

“There are a lot of ups and down in parking lots and the GPS feature has allowed us to perform the job more efficiently and our customers are amazed at how flat the final product displays.”

This was the first time Griess and his crew had worked with GPS. Extensive training with both Ligchine and Topcon was a key factor in becoming familiar with the technology making the adoption of technology easier throughout the company.

ADAPT TO TECHNOLOGY If a contractor wants to remain viable in the foreseeable future, adapting to new technologies is critical.

“It becomes important because it is an avenue of competition. The present technology enables us to price things competitively and yet have a high degree of quality at the same time,” Griess says. “My business partner, Jerry Huismann is very progressive and supports utilizing new technology. Working with some of the older guys on our crew was tough but as we introduced this new kind of technology they embraced it too.”

The information is processed by the Topcon electronics in the base station and the screed is able to identify areas for adjustment while screeding. According to Griess, the total station unit reaches accuracy points of plus or minus 1/16th of an inch.

“We took it a step beyond and put the Topcon electronics on our motor grader and we can do the same thing now,” Griess exclaims.

“If we have to grade the parking lot prior to placing the concrete, we can go in and do that. We can grade it out with the same CAD file, bump it up to however thick the surface might be and away we go with the placing operation.”

Griess not only uses the machine for parking lot jobs, but also for interior floors. “We go both ways with it and that’s very beneficial to what we do.”

LARGE SCALE PATCHWORK Felix Construction, based in Carroll, Ohio has been in business since 1971. It’s a family business that at the time, 90 percent of the contractor’s business was in the residential segment. In 2004, however, President and CEO, Jerry Canini and his brother, Victor, vice president found a niche in parking lot repair at distribution centers for major retailers.

Depending on the season, the contractor will run a crew of 10 to 12 men. Since purchasing the Ligchine screed, Canini says he is now running a crew of five to six men. “That was the main reason we purchased the machine, it’s becoming harder and harder to find quality labor. We own a truss screed and a roller screed; we have them all and they all have a particular job to complete. Now we have the GPS 3D screed and it eliminates labor and does a great job…it shows up to the jobsite every day.”

Canini states that the Ligchine Max has made the whole labor process easier by completing jobs with less labor and less time on site.

The machine has also helped with Canini’s material costs. “Our costs have dropped this year. We are doing a better job grading and we can do more as far as slopes where our previous piece of equipment was somewhat limited.”

CUSTOM 3D SCREEDING Gemstone Masonry Operating Company Inc., based in Frazee, Minnesota began business as a fireplace building company. The economic crash of 2008 forced the company to look at other ways to diversify the business and that’s when the company expanded into custom concrete work. Traditionally the contractor primarily focused on residential jobs, but as the business transformed, so did the type of work.

Now, the contractor performs much of their work in schools, healthcare facilities and parking lots.

In the spring of 2014, the contractor purchased the machine and started to use it on a variety of jobs.

At that time, Jeremy Shepersky, laser screed operator, estimator and project manager and his crew were still doing quite a bit of residential and commercial work ranging from a small 2,000 square foot home which is a fairly small job to jobs up to 30,000 square feet.

“We started using the machine in these small spaces because it is small enough to maneuver around pipes and tight spaces,” Shepersky says. “If we can get it into a tight spot, we’ll use it. This was our time to really learn how to use the machine. And we discovered the machine was so accurate it eliminated much of our labor requirements.” But for Shepersky, the purpose of the machine was to use

it as an entry point into renting the machine out and performing custom work. The company decided it was time to purchase the Topcon GPS unit for the machine.

“It took about mid-way through the year before the custom work took off,” he says. “Our goal was to create a new revenue stream for the company and we expect it to be a big portion of our business.”

According to Shepersky, the machine has proven to be worth the investment. “A lot of times we have 12 to 13 men on a jobsite. In the beginning, we noticed it would save our labor and our crew size was reduced to eight men. It doesn’t take long to see how it will save you money. And the end product is flat. There are no bumps or humps.” Since putting the machine into service, Gemstone Masonry Operating Company Inc. has taken on a number of custom jobs, but mostly parking lots.

“Since the word got out that we have this machine, we were able to take it on jobs anywhere from 10,000 square feet to 30,000 square feet and we’re completing them with eight to nine men.”

Sheperkey admits, the technology adaption had its learning curves, but the company has come out on top with increased profits and has added a revenue stream that wasn’t previously available.

“As a contractor, if you don’t adapt to the technologies available, you will be left behind,” he says.

“What we can do with the 3D system is unbelievable and certainly creates a competitive advantage in our area.”

Technology has enabled these contractors to realize labor savings, reduced material costs and increased efficiency, accuracy and profits. As the saying goes, there just might be “a better mouse trap” to get the job the done.

Investing in Technology Propels Contractor FORWARD For one Ohio contractor, technology adaptation has its benefits in providing better services and high-quality finished products.

F

or 36 years, R.F. Woehrmyer Concrete Construction, Inc., has always made strides to be a leader in the foundation/poured walls segment of the concrete industry. The company has a history of investing in technology and is the first and only CFA Certified Foundation Contractor in Ohio.

Nestled in rural west central Minster, Ohio, the company was founded in 1979 by Ron and Barb Woehrmyer largely due to Ron’s interest in concrete along with a fascination of aluminum forms. “Ron felt he could make an impact by doing work he liked to do,” Barbara says. “He was attracted to the physical aspect of the work and he liked the concept of the aluminum forms. You have to remember, at that time, the use of aluminum forms was a rather new concept.”

When the recession hit in 1984, the couple were fearful they may not be able to make the business work.

However, as the small community started to get to know their name and the quality of their work, they proved to be a reliable, familiar name in the foundation/poured wall segment of residential construction.

By 1986, the contractor purchased a second set of Precise eight foot forms to keep up with approximately 225 residential and commercial foundations completed annually.

Doug Berning has been the company’s field supervisor and key lead man since 1984. And according to Barbara, has been one of the driving forces behind the company’s

ability to embrace new technology. With the arrival of several manufacturing plants in the area, Berning says, it had a big impact on the local economy which created a ripple effect on the demand to build more residential subdivisions in Minster.

In 1993 we bought a set of Precise nine foot forms to add to our inventory,” Berning says. “With the increased demand for residential foundations, we decided it was time to purchase a Sterling truck with an Effer boom crane to assist in moving form panels easily and safely.

TOTAL STATION UNITS MAXIMIZE EFFICIENCY The use of technology not only makes the company work safely and efficiently, but it also allows the contractor to provide better services and finished products. the unit’s functionality, a second unit was purchased three months later.

“The fact we could lay out a job with one man and get the layout done within an hour or two made us that much more efficient,” Berning recalls.

“Prior to using the total station units, it would take two to three guys and three to four hours to layout a job.

The more complex the job, the more time we saved in manpower. And let’s face it, the total station unit doesn’t get sick and doesn’t take days off. As long as we have someone to operate it, that technology is there every day.”

While two units meet the contractor’s needs, the company is considering upgrading both to the latest units features available.

AUTOCAD PROVIDES VISUALIZATION The reach of technology goes beyond the field as well. Within the front offices, the Woehrmyer’s use Oakridge Solutions AutoCAD program to quote jobs and draw 3D visual concepts for not only the crews assigned to the project but also to the customer.

“The 3D visuals make the crew more confident before stepping out onto the jobsite,” Berning says.

“When there is a more complicated job, we have found to receive fewer questions from the field. From a customer point of view, the 3D visuals sell our company and our product. It has really made us that much more productive and efficient.” The 3D visuals allow the contractor to present a more professional drawing in color.

Customers can take the plain drawing from an architect and visualize what the final product will look like.

PUMP CREATES RECURRING REVENUE STREAM In another case of, “How can we make it easier on labor?” philosophy, the Woehrmyer’s decided it may be time to purchase a concrete pump.

“Buying the concrete pump was on our ‘to do’ list since July 2008,“ Barbara says. “We saw the need for one, and it was becoming better known to our customers that if we could easily get to the job or needed to work in close quarters, our customers were happy to see their property wasn’t torn up.”

“We’re going to be able to place more concrete per hour with a lot less physical labor,” Berning says.

“We know it from a growing trend within the industry. We had been renting a pump for years and it finally made sense to purchase our own.”

Not only has the concrete pump helped them on their projects, but Berning says, “We’ve been able to help out other contractors in the area too, we rent it to them if they need it.”

OHIO’S ONLY CFA CERTIFIED FOUNDATION CONTRACTOR The Concrete Foundations Association’s (CFA) Foundation Company Certification Program is a program, which upon completion, allows contractor’s to earn the designation to set themselves apart from their competitors and show

customers they possess a high level of knowledge and experience in the concrete industry. The certification process includes a requirement that an organization must have at least two employees certified as Foundation Technicians by passing the Certification Exam; but that’s only the first step in company certification. The balance consists of supplying information about insurance coverage, operations, financial stability, identification of references, and other basic company knowledge. A private company has been retained to grade and compile the exams, verify company information, and oversee the operation of the program.

WHAT’S NEXT? During the 36 years in business, the company has flourished in peak periods of residential construction and survived three economic recessions. But after nearly four decades, the Woehrmyer’s may be thinking about their retirement plans and leaving behind a business for the next generation.

Specifically, she is referring to the economic events of 2007/2008. In an effort to remain competitive and prosperous, the family expanded their services to waterproofing.

This expansion prompted Ron and Barbara to look further into the future of the business. ”We said, OK, we have three sons, what do we see as their future?

What are their roles,” Barbara explained.

The Woehrmyer’s again expanded, offering concrete raising and leveling services, crack repair and flatwork services.

As Barbara notes, the boys continue to develop their own paths in the business. Nick’s education is in entrepreneurship/business and it made sense for him to be in the front office. The couple’s oldest son, Ron Jr., found his role in running the crews and managing the slab jacking, raising and leveling aspect of the business.

Their youngest son, Greg is finding his role in the field as job supervisor and takes charge of running the company’s commercial jobs.

“We’ve been fortunate for things to fall into place as having three sons was a concern. One of our biggest fears was whether the business would operate after Ron and I reached a point where we wanted to slow down and retire,” Barbara says.

“We feel we have a good business and we wanted to develop roles where all of the boys could utilize their own strengths, get along, and make sure that everybody on the outside sees us as a solid, sound business.”

When asked if Barbara has any advice for other contractors who are looking to put together a succession plan, she jokingly exclaims, “Have girls!”

All kidding aside however, Barbara says it’s important to understand there is not a one size fits all option when transitioning to the next generation.

“We‘ve met with lawyers, accountants, and many business owners, many of which have been in this same boat and will all give you a different answer. What worked?

What didn’t? It’s a matter of having that conversation. If you have young people who want to go into a second or third generation business, it has to be heartfelt on their part,” Barbara explains. “In order for it to work, you have to have the heart and desire for it along with a solid work ethic.”

She adds, thinking about a succession plan early is important to implementing the plan.

“We started thinking about our plans about 15 years ago,” Barbara says. “You can’t walk away from something you’ve done for close to

40 years. Once it’s in your blood, it becomes a part of you.”

The pursuit of technology and the evolution yet to come is something that remains at the forefront of the Woehrmyer’s business. While Barbara couldn’t pinpoint what the next equipment purchase might be, she does acknowledge that whatever it is, it will be something that will include the latest technology to advance the business and provide the best possible service to our customers.

GROWINGPAINS A company doubles its gross sales, how they regained control.

T

here is an old adage, “the only thing worse than having no work is having too much.” That’s what happened to the Lindblad Construction Company based in Joliet, Illinois. They were a $27 million gross sales company in 2011, going along as they always had. But then sales started to increase dramatically as the economic depression eased for the construction industry—you don’t refuse work from your trusted clients—and by the end of 2015 their gross sales is expected to be near $60 million. Mark Stadalsky, the company’s vice president, said they suffered through huge growing pains and found themselves no longer able to keep the office organized. “We

were three months behind in monthly financial statements, there were piles of vendor invoices filling table tops, they didn’t know if they were making or losing money (fortunately they were making money) because cost accounts were rare, and we were using dozens of spread sheets that didn’t relate to each other. We knew it was time for change.” It was a very stressful time for everyone.

LINDBLAD CONSTRUCTION Originally organized by the Lindblad brothers in 1947 as a small general contractor, it was later sold to a large national company, as a gateway for performing work in the Illinois power generating market place. When sales slowed down in the late 1980’s it was sold to the four men who were managing the company. Today, the company is owned by the president, Tom Lind, and Stadalsky, two of the original

four and their niche is still in the heavy industrial market place with emphasis in concrete work. Stadalsky says industrial concrete work requires strong safety competencies, ones requiring years’ worth of experience and training. “When you are working on refinery and heavy manufacturing sites worker safety becomes critical and owners demand high experience levels,” he adds.

Lindblad projects also tend to be unique, no jobs are alike and there is wide variation to the kind of work they do. Most of their gross

sales is concrete construction but they are general contractors too.

Their projects include heavy industry equipment foundations with anchor bolts that must be set to near perfect accuracy, power and distribution industry work, mass-concrete base slabs, and drilled piers ranging from 2-1/2- to 8-feet in diameter. With such varied work their estimating department is very dependent on the continued use of spreadsheets for estimating because they are endlessly adaptable.

BEGINNING THE CHANGE PROCESS Stadalsky says the company was using an accounting software product but it wasn’t able to adapt to their changing, so they realized this would be the first place to initiate change. The search for a userfriendly, customizable integrated accounting and project management software began. After searching the web they became interested in three accounting products and each exhibited at the World of Concrete (WOC), so they attended the show to investigate each product. In 2012 they selected one of the three, an

accounting and project management package called Vista, a product of Viewpoint Construction Software based in Portland, Oregon. Vista was unique in that it integrated project management with accounting. After several months of planning and training they went “live” with it in 2013—one year and three months after deciding they needed to make changes.

At about the same time Lind says they also realized it was time to bring in a management consultant to help them restructure the company.

They realized part of their problem had to do with making better use of personnel. “At first we hired additional people to accomplish more work but it didn’t solve our problems.

We then realized we had to use our staff more effectively,” he added.

In 2013 they hired Clifton Larson Allen, based out of Minneapolis, Minn. with local offices in the Chicago-land area, to evaluate and recommend organizational changes in the company. In addition they hired the Palmer Consulting Group based in Chicago and Alan Quartz became their Vista program consultant.

MAKING CHANGES Instituting change is always difficult for people to accept and to begin with they often do their best to resist it. Lindblad started using Vista before Quartz started consulting with them. He realized right away that many of the staff preferred to do what they always had and were resistant to the learning challenges.

Rachel Long, a project coordinator and key person in the change process involving Vista, said there was plenty of “push-back” in the office having to do with the switch to Vista and admits she resisted the move too.

As a part of the new management plan, Lindblad decided that a major goal was to ensure accounting and project management would work together seamlessly by tasking Lindblad specializes in a part of the construction industry not usually thought about, heavy industrial construction. the Project Managers (PM) to take ownership of their projects and the information as it relates to Vista.

Project coordinators, as support staff, have an important role in this information processing, and with exceptions, it starts primarily with them. They would be the first to enter information about their project into Vista. Project Coordinator (PC) job positions were created for the first time and Long is now the lead PC. She works closely with her PM, manages information and data processing, creates reports, and supervises others on her team. She says she loves working with Vista, now that the change is complete.

As their consultant, Quartz and his team, who was experienced with Vista, immediately started working with PM’s and PC’s to help them learn how to utilize the program. He also customized forms and screens tailored to Lindblad’s need for field data entry and special reports relating to project specific status.

CHAIN OF COMMAND Stadalsky says their chain-ofcommand wasn’t well defined previously. If he or Lind needed information for instance, they would go to wherever they needed to go to in the company and ask someone to dig for what they needed.

There was no established order or centralized system and answers were often difficult to find. But that

has changed now, today they have an organizational chart that defines working relationships and to answer questions as they come up, he says he and Lind can access Vista themselves to get answers or generate reports without bothering staff.

They were advised early on to make PM’s the focal point for the flow of information, the place where data is generated to begin with.

When they made this move they also created PC positions and made them accountable to PM’s to help with information processing, payroll, invoicing, and reports. They help their PM’s keep workflow organized.

LOOKING TO THE FUTURE Previous to the way Lindblad managed their company they typically had nine or 10 crews working on projects in the field at the same time. After they changed their management structure, along with the significant increase in gross

sales, they have between 20 to 25 projects going on at the same time.

Stadalsky says they have completed 236 projects for the year to date (at the time of this writing) and they are on track for gross sales to approach $60 million for the year. What is significant about this is that general and administrative expenses (G&A) have increased at a much lower rate.

With the inclusion of Vista and the rearrangement of office personnel, plus the changed responsibility of PM’s, Lindblad is in position to experience a great amount of growth without changing their system much, only hiring more people.

They will continue their relationship with Palmer Construction Technology and Quartz will make weekly visits to help train staff to work with Vista where needed and to continue to design and customize reports and data screens, getting more benefit from the program.

Managing growth is difficult. We often think of increasing sales as similar to finding the pot at the end of the rainbow. But as you can see

by Lindblad’s experience it could be more like getting hit by lightning.

Hopefully their experience will help you manage your growth.

Stain Adds Warmth to Concrete Floors Communication early on and throughout the project is key to meeting the expectations of the owner.

A

brand new, stateof-the-art performing arts facility was planned for the Regis Jesuit High School campus in Aurora, Colorado. The campus and school, known for its community, wanted a new building that acknowledged their culture as well as worked with the existing architecture. The architect,

Larson Incitti, understood these dynamics and designed a contemporary yet classic structure for the new Performing Arts Center and Student Commons Building. The overall building, which embraced community and student interaction, encompassed high design yet natural elements with a natural flow of student movement and interaction through wide corridors and gathering spaces . Regis High School

worked with Larson Incitti to choose the finishes for their new Performing Arts Center. The owner desired a low maintenance yet natural looking floor for the main lobby and corridor. They also desired a finish that could withstand daily foot traffic and have a low lifecycle cost.

They knew they wanted concrete, but were not sure about the maintenance nor the final aesthetic possibilities. After perusing an assortment of integral color, overlays, stains and dye options, they saw a picture of a project Colorado Hardscapes previously completed at the Colorado Mountain College in Breckenridge, Colorado, and decided it was exactly what they wanted. The chosen floor finish was a polished and stained concrete floor, while leaving some accent areas uncolored. The finish gave a natural yet upgraded appeal. Using Bomanite reactive stains, the slight variation in the colors helped give the organic tones the design team wanted. By leaving some areas un-stained, it helped save on overall cost as well as create a third color to the palette.

Colorado Hardscapes stained the bands Bomanite Ebony and the colored fields Bomanite Auburn. By using decorative scoring, the design added some aesthetics while creating separations for the different colors. The joints were caulked to add to the ease of cleaning and maintenance.

Before any construction occurred, Colorado Hardscapes met with the general contractor for a pre-construction meeting to go over sequencing, staging, floor placement, Colorado Hardscapes’ process and protection. By communicating early on, expectations and needs from each party were established and planned for. The concrete contractor who placed the floor understood what Colorado Hardscapes needed in the finished floor in order to achieve the specified finish.

Basing decisions off of small samples and photographs for stained concrete floors can only get the team so far, so Colorado Hardscapes recommended and installed a mock-up The chosen floor finish was a polished and stained concrete floor, while leaving some accent areas uncolored.

Because of the reactive nature of the stains, the team wanted to ensure the reaction of the stains to the concrete slab placed in the

building still gave them the aesthetics they desired, the mock-up was an important step. Reactive stains, because they create a chemical reaction with the concrete itself, need to be neutralized before continuing the process. W hy cure Curing Part I –

For quality concrete, cure, cure, cure.

C

uring is the action taken by the contractor to maintain the moisture and temperature conditions in freshly placed concrete. Curing promotes the chemical hydration of the cementitious materials so the potential properties of the mixture may develop.1 Preventing the loss of moisture from the concrete, especially the top surface, during the curing period is one of the most important objectives of curing.

For some concretes, curing may also involve supplying water to the concrete (i.e., wet curing) to insure there is sufficient moisture to promote the hydration of the cementitious materials. Ideally, the curing period starts during the placement of the fresh concrete, extends through the finishing operations and continues until the desired concrete properties have developed. In reality, the contract documents typically specify the minimum curing period with the assumption the desired properties will develop within the specified cure period.

of the concreting process is unnecessary or merely an inconvenient requirement. Do not make this mistake! Curing is a critical concreting step and significantly influences the properties of the hardened concrete at depth and at the top and near surface including strength, permeability, abrasion resistance, shrinkage, resistance to freezing and thawing and deicing chemicals.

FILLING THE MICROPORES As cementitious particles hydrate (chemically react with water within

the concrete), hydration products fill the micropores or void spaces between the particles increasing the strength of the interparticle bond and decreasing the interparticle porosity. In theory, as long as sufficient water is available within the concrete to feed the chemical hydration process, hydration products will continue to form and fill the micropores until all the available spaces are filled or until all the cementitious particles have hydrated. More hydration and pore filling produces denser, stronger and less-permeable concrete.

STRENGTH The degree to which the micropores are filled depends on both the amount of hydration and the initial volume of void spaces within the paste. The initial volume of pore spaces depends on the amount of water as compared to the amount of the cementing materials or the water-cementitious materials (w/cm) ratio. Increasing the water content or w/cm ratio dilutes the paste and increases the micropores within the paste. More micropores decrease strength and increase permeability of the concrete.

As shown in Figure 1, extending the curing period to enable more filling of the micropores produces stronger concrete. Drawing a vertical line at the 28-day strength shows moist curing for seven days produces 28-day strengths similar to concrete moist cured for 28-days. This explains why most specifications set a seven-day minimum cure period.

for a 0.50 w/c ratio mortar. The additional curing was required because there were more initial pore spaces in the 0.60 w/c versus the 0.50 w/c mortar that required filling. In summary, increasing the curing period decreases the permeability of concrete regardless of the w/cm ratio.

Decreasing permeability increases

Curing mostly affects the top or near surface of the concrete commonly called the curing-affected zone as illustrated in Figure 3.

Typically, this zone extends from the surface to a depth from about 1/4 to 3/4-inch but may extend up to twoinches. Because concrete drying primarily occurs due to surface evaporation at the concrete and air interface, curing and moisture control predominantly promotes the hydration of the cementitious particles in the curing-affected zone and not in the body of the concrete. Moisture and hydration in the body of the concrete or below the curing-affected zone are less affected by surface drying.

The fundamental purpose of curing

is not to increase the compressive strength of the concrete element but to enhance the top and near-surface properties of the concrete.3 Therefore, the quality including durability of the top and near surface of the concrete is strongly dependent on maintaining sufficient moisture in the curing-affected zone to promote hydration of the cementitious 125 105 85 65 45 25

CURING Traditionally, curing has been considered as a single-step process performed one-time after final finishing and before the end of the workday. However, moisture control may be necessary immediately after concrete placement and extend through the finishing operations and not stopped until implementing the final curing procedure as define below. For proper concrete protection, consider three stages of curing: initial, intermediate and final.1

INITIAL CURING Initial curing refers to procedures implemented anytime between placing and final finishing of the concrete to reduce the loss of moisture from the surface of the concrete. Depending on the jobsite conditions and concrete properties, significant surface drying can occur immediately after placing or screeding and continue until the completion of the finishing operations. Initial curing procedures include erecting sunshades or windscreens and fogging or applying evaporation retarders. Initial curing procedures should start upon disappearance of accumulated bleedwater or anytime the surface of the concrete has lost its moisture sheen. Maintain initial curing until initiating a more substantial or the final curing procedure.

Initial curing protects the concrete from surface defects related to surface drying including plastic-shrinkage cracking, crazing, mortar flaking and surface crusting.

Deliberate actions taken between the final finishing and the end of the curing period to reduce the loss of moisture from the surface and to control the temperature of the concrete is final curing. Final curing should start immediately after final finishing or termination of initial curing. Significant surface drying can occur when curing procedures are delayed until the entire slab is finished or all of the contraction joints are installed.

Curing procedures commonly used for final curing include fogging, sprinkling or ponding water; applying water using burlap or cotton mats, wet sand or straw; retaining moisture with plastic sheeting, reinforced paper or liquid membrane-forming compounds. Final curing promotes hydration of the cementitious particles and protects the concrete from early-age cracking due to concrete shrinkage caused by premature moisture loss. Final curing helps protect against long–term cracking by delaying the onset of drying shrinkage until the tensile capacity of the concrete can resist the drying-shrinkage stresses. In addition to cracking, final curing protects against low wear resistance of the surface, dusting and slab curling.

CURING TEMPERATURES Most specifications require concrete protection to prevent freezing of the concrete and to ensure necessary strength development for structural safety.

As shown below in Figures 4 and 5, the curing temperature strongly influences the concrete strength. The chemical reaction between the cementitious materials and water is sensitive to temperature. As shown, strength increases with an increased curing temperature because the rate of the hydration increases.

final finish and the start of the final curing and is required when the surface is too soft to start the final curing process. For example, after brooming or tining, the surface may be too soft to apply the curing materials without marring the surface. Consider fogging or using an evaporation retarder to protect the surface from moisture loss until the surface hardens sufficiently to start the final curing.

CURING PERIOD Most specifications require a seven-day minimum curing period.

Sometimes, the specifier bases the minimum curing period on achieving a specified compressive concrete strength. For example, when fieldcured test cylinders yield a compressive strength of at least 70 percent of the specified or designed strength, curing can be terminated. Proper curing for the minimum time specified is essential to producing strong and durable concrete, avoiding non-compliance reports, and avoiding costly callbacks and repairs.

The Warming Trend of Insulating Basements–

TRUTHS AND MYTHS A The Concrete Foundations Association explains the most important information for understanding the requirements for insulating concrete foundations and the options that may be pursued.

NSWER This question will be asked with increasing frequency throughout markets where living space extends below grade. A great option for affordable, secure, durable, storm-resistant and quiet, below grade living space is also known for its constant climate condition. In addition, many mechanical engineers savvy in their understanding of the advantages for this space, will design a heat pump system with re-circulation intakes to take advantage of the constant year-round condition of the finished basement.

In a conversation with a builder last week, I was asked how I plan to provide a foundation that meets the minimum requirements for insulation. My initial response was “Why?”, since we’ve never had to provide insulation in the past. This builder is now making it our responsibility for the foundation package to be fully compliant thermally as well as structurally. I have heard about a poured concrete residential basement wall where foam panels are placed in the forms on the inside wall before the concrete is poured. Can you tell me more? – Foundation Contractor (Missouri).

The discussion of how and why to insulate a basement always begins with what is required. Your answer begins with what is the current requirement for your state and in Missouri, that is quite interesting. According to the ICC website (www.iccsafe.org), Missouri is still implementing the 2000 IRC1 but

has upgraded to the 2012 IRC2. In 2000, the IRC gave no indication of insulation requirements in Chapter 4 for foundation design. However, in Chapter 11 – Energy Efficiency, the following statement was made: N1102.1.5 Basement walls. When the basement is a conditioned space, the basement walls shall be insulated in accordance with Table N1102.1.

When the basement is not a conditioned space, either the basement walls or the ceilings separating the basement from conditioned space shall be insulated in accordance with Table N1102.1. When insulating basement walls, the required R-value shall be applied from the top of the basement wall to a depth of 10 feet (3048mm) below grade or to the top of the basement floor, whichever is less.

Table N1102.1 consists of a table organized according to the number of average Heating Degree Days (HDD) for the location and assigns the amount of R-value required ranging from 0 to 19. For Missouri, the HDD range is typically from 4,700 to 4,900 for Kansas City, Springfield and St. Louis, requiring either R-8 or R-9 insulation. Typical insulation systems for castin-place forming provide two-inch rigid insulation (R-7 to 10) or insulated concrete forming systems with two, twoinch rigid insulation layers (R-14 to 20).

The other requirement in Missouri right now is the 2012 IECC. This document requires basement walls to be insulated in the same general language as found in the IRC reference above but it has gone away from climate zones related to HDD and instead uses a map related to eight different climate zones. Missouri consists of roughly the northernmost three tiers of counties in Zone 5 and the rest in Zone 4. According to the Table R402.1.1, this requires basement walls to be insulated to an R-10/13 for Zone 4 or R-15/19 for Zone 5. The first number in each set is for continuous rigid insulation and the second number is for cavity insulation. Thus the direction is given for the vast majority of today’s basement market.

The number one myth associated with this requirement is that insulating basements is difficult, expensive and ineffective. The question you ask refers to a very common method represented by several different systems in the marketplace today. In fact, today’s concrete foundation contractor can be very well equipped to offer a full variety of insulation options to suit the builder, home owner, site conditions or any other variable that may place limits on the construction of the home. One quick look at the methods for insulating today’s modern foundation is all it takes to determine how effective this decision can be on both the aesthetics and the performance of the quality living space that has been added to the home.

Insulation choices are largely based on the position of the insulation in relation to the structural concrete wall. Continuous rigid insulation is the

most common method for any initial construction to meet the requirements and it does so by meeting the lower R-value requirements. The decisions for the contractor include insulation located on the exterior or interior of the foundation wall; the insulation located within the foundation wall— also referred to as a sandwich wall; and the insulation containing the foundation wall—as in ICF construction. The systems in use today are not at all like the methods that have been used for decades to place insulation against a layer of solid concrete.

No longer is insulation glued or otherwise stuck to a wall nor is it placed between pieces of wooden furring or studs (this would be considered cavity and require an R-13).

Today, rigid insulation that does not absorb moisture and does not break apart is set into the wall forms prior to the placement of any concrete.

High-tech form tie modifications firmly secure the insulation against either the inside or the outside wall form while concrete is placed into the remaining cavity. The resulting wall has a structural thickness and reinforcement as required for the structural design along with energy code compliant insulation mechanically secured with the structural wall.

These systems also provide easy attachment of common wall treatments such as drywall, siding and masonry to the high-density composite plates securing the insulation to the wall. Furthermore, they maintain equal effectiveness for waterproofing as today’s modern spray-applied and sheet membrane systems are effectively applied around the foundation R-3 (3/4 in.) exterior insulation applied after wall forms are removed and waterproofing membrane applied.

whether they are applied to an exterior insulation or direct to the concrete wall.

Finally, the decision can be made to provide continuous insulation within the concrete. This method also maintains the R-10 value required for your market but results in exposed concrete on both the inside and outside. Structural, composite wall ties firmly hold the insulation in the middle of the formed wall. This separates the concrete into two structural layers that work together with the insulation layer to easily create the required load capacity for the weight of the house and the earth forces applied to the sides. The system goes one step further to provide the aesthetics of modern concrete treatments while maintaining current methods for waterproofing.

FINAL THOUGHTS Rather than defining a difficult condition that the builder must achieve, today’s modern insulation systems define cost-effective and unequaled performance opportunities to enhance new living spaces for the home owner.

Material Removal Review the basics of restoring an older concrete floor.

T

here are several steps that need to be taken to ensure the materials are removed properly to create the ideal base.

STEP 1 –SELECTING THE RIGHT GRINDER Jobsite size. If the floor is small, such as a garage or home basement, a small single disc grinder is sufficient.

If the floor is a department store, warehouse or other large area, a large multiple-disc grinder is more efficient.

Power available. Knowing what type of power is available at the job site or whether a generator will be needed is another important factor.

Grinding machines come in 115-volt single-phase, 220-volt single-phase, 240-volt three-phase and 480-volt three-phase power.

Final floor. Taking into consideration the final surface is key to selecting the right grinder.

Single disc or head grinders are the perfect tool for removing an old surface covering in anticipation of a new covering or treatment. Their high RPMs remove tough coverings, such as glue, paint, older concrete, leveling compound and even epoxy easily.

Multiple disc or planetary machines, with multiple heads and variable speed are much better for polishing. In a planetary machine, the satellite head spins and the planetary drum spins. These separate actions give the operator more control and ultimately help refine the scratch pattern from step to step.

Grinder size. The weight of the machine also plays into how it grinds.

The heavier the machine, the more it will grind. The weight enables the

machine to keep the diamond tools in contact with the material to be removed or the concrete, enabling it to grind more efficiently.

Vacuum system. It is also important to select a vacuum system for the grinder. Containing dust and debris is critical to maintain a safe and environmentally friendly work site. The use of a vacuum system that efficiently filters (99.9% at 1 micron) fine particles protects operators and the surrounding environment.

STEP 2 – SELECTING THE RIGHT DIAMOND TOOLS A rule of thumb to keep in mind is: Hard concrete floors and coverings (such as epoxy), need a softer bonded metal tool. A harder bonded metal tool is used on soft concrete floors and abrasive coverings.

Every diamond manufacturer has recommendation charts to help contractors determine which diamond tools to use to remove various floor coverings.

Grinding disc set-up. Since grinding discs can hold a number of diamonds, it is essential to know the differences between using a half set or a full set.

A half set of diamonds means diamond tools are placed at three alternating positions on the diamond holder disc.

With a full set, diamond tools are placed at each of six positions on the diamond holder disc.

In addition to metal bonded diamonds, a PCD (polycrystalline diamond) scraping tool might be necessary to remove heavy coatings. It is not recommended to use a PCD scraping tool directly on a concrete surface.

STEP 3 – GRINDING PROCESS Concrete grinding is the simplest and most efficient method for leveling and restoring a concrete floor.

Material can be removed by either using a dry grinding or wet grinding method. While both methods have the same end result, there are a few differences in the process: Dry • Production rates will be slower on harder materials than wet grinding • Softer bond segments are required in order to encourage even segment wear • Scratches from diamond grit will not be as deep when compared to wet grinding • More heat is generated by the diamond segment • Cleaner work environment Wet • Production rates will be higher than when dry grinding • Diamond segments will wear faster due to the presence of abrasive slurry • Scratches from diamond grit will be deeper • Longer clean up time Which method to choose is a personal preference. When either dry or wet grinding, start with a coarse grit diamond tool and progressively work down to fine grit tools — depending on the desired specification.

After the grinding process has been completed, the final result is a good base for either a polished floor or another surface.
