We are thrilled to welcome the opening of Slice House, in The Shops at Folsom Ranch on East Bidwell Street in February 1. This is a great addition to the community and one of the many new hangouts and eateries coming to our community. It is truly amazing how much our community is growing!

Connection-Focus on strengthening relationships with family and friends. Get rid of toxic relationships, as they can negatively affect your general health. Long lasting friends, meanwhile, have been shown to positively affect longevity, and improving the quality of your life.
Every family has values surrounding money and finance, and a unique way of sharing that hard-earned knowledge with their children. Here are two families and what they had to share on the topic:
HALL FAMILY
The Hall Family has two children and found themselves teaching about finance and business at the same time. After deciding now wasn’t the right time to get a new dog, the family embarked upon an in-home dog-sitting business. Their children share responsibility for walks, picking up after the animals at home, feeding them, and are expected to save half of their money for a money market account. Reading Rich Dad Poor Dad and playing the
Cashflow game made the concept of liabilities vs. assets more accessible to their children, and they now understand that either you work for your money, or it can work for you.
BASAR FAMILY
With two pre-teen children and the experience of building a life in the US after being born in Turkey, the Basars have set their children up with savings accounts where a portion of their allowance, gifts, and income from babysitting are deposited. They have learned not just about compound interest over time watching it grow, but also about what real-life expenses can look like at the grocery store or when retail shopping, and noticed it really “clicking” for their children around 7 or 8 years old.
Russel Ranch community homes have large backyards with expansive views of Sacramento valley. A pool felt like a perfect addition to accentuate the backyard, while also providing a fun and relaxing hang out spot for the family.
Premier pools was a natural choice, given their vast experience building pools in the Sacramento area. Having previously worked with them to build a pool in my previous home, the decision to go with them again was a no brainer. With so many choices and options on pool design, I especially liked the design consultation that Premier pools provides where it becomes relatively easy to discuss our preferences.
I've found the build process to be smooth and the entire crew works like a well oiled machine, while always keeping us informed of the next steps. The experience at the Premier pools office was also awesome, with lots of help at hand to pick up the tiles, plaster color and other materials. We were glad that we went with the design team's recommendation to mix abalone shells in the plaster for that added sparkle, which comes through beautifully when the sun hits the water.
We are super happy with how the pool has turned out and we especially love the waterfall / sheer descent feature and the marble ledger wall at the back that stretches the length of the pool. We are already looking forward to warmer weather!

Hold onto your hats, folks! The 2nd annual pumpkin patch festival at Mangini Ranch Elementary School was a smashing success! The school grounds were transformed into a fall wonderland, complete with pumpkin patch, face painting, and a petting zoo. There were even food trucks and vendors selling all sorts of goodies. Thank you to Arash Zamanian for bringing the Folsom Ranch community together to celebrate the season and get into the autumn spirit!

The Habit Burger Grill is officially setting up shop at The Shops at Folsom Ranch, and let me tell you, their fresh, char-grilled goodness is worth the wait (which, thankfully, isn't too long –mark your calendars for Fall 2024!).
For those not in the know (although, who doesn't love a good burger?), The Habit is a "fast-casual" chain serving up gourmet burgers made with fresh, never frozen ingredients. We're talking juicy beef patties, veggie wonders like portobello mushrooms and the Impossible Burger, plus all the classic sides like crispy onion rings and gooey cheese fries. They even have salads, chicken sandwiches, and those delightful frozen treats that are perfect for any sunny day. And the best part? They've got something for the kiddos too, so family outings just got a whole lot yummier.
But you don't have to wait until Fall to get your Folsom Ranch foodie fix! Capriotti's Sandwich Shop is already slinging their epic creations (those turkey subs are legendary!), and Bento Box is bringing their teriyaki bowls and sushi rolls to the party.

The Good News:
• Rates are stabilizing: While we may not see a return to 3% any time soon, the rapid increase seems to be plateauing. This creates a window of opportunity for homeowners who missed out on the initial refi craze.
• Equity built: Home values have skyrocketed in recent years, meaning many homeowners now have substantial equity built up. This could translate to better loan terms and lower rates with a refinance.
The Cautious Considerations:
• Break-even point: Refinancing involves costs. These costs are paid with the rate you choose or added into the loan. You will need to calculate your break-even point (when savings offset expenses). If you plan to move soon, or refinance again soon, recouping those costs might be tricky.

The unanimous favorites include the spacious and affordable homes, the friendly and helpful neighbors, the diverse and active community spirit, the vibrant celebrations, and the abundance of families with young children. The natural beauty and endless outdoor activities are the icing on the cake, making Folsom Ranch a haven for outdoor enthusiasts.

The arrival of COVID-19 presented unprecedented challenges, but Folsom Ranch rose to the occasion. Maintaining social distancing while staying connected virtually, the community ensured everyone's needs were met. Neighbors readily shared information about essential supplies, testing facilities, and support services, fostering a sense of security and solidarity.
Through these acts of kindness and unwavering support, Vamshi and Manjula, along with their family, felt the true depth of the community spirit that defines Folsom Ranch.
Folsom Ranch is more than just a neighborhood; it's a family.
The very first business located in Folsom Ranch, Capriotti’s Sandwich Shop, opened in December 2023 and has enjoyed overnight success as residents continue to flock there for a close-to-home meal. With an outdoor, pet-friendly patio, Capriotti’s is sure to remain a fast-casual restaurant of choice even as other restaurants and various businesses open throughout 2024 in this shopping center, located at East Bidwell Street and Alder Creek Parkway. Next, you can expect: Slice House in February 2024; Starbucks by fall 2024; Habit Burger by late 2024; with no known estimated opening for Bento Box, Folsom Ranch Veterinary Hospital, or Nail Resort. However, given Nail Resort has its signage up it would not be surprising to see it open first quarter of 2024. Chevron is expected to begin construction in early 2024 as well. There is only one vacancy in the shopping center remaining.
This center will be the heart of Folsom Ranch and serve as the downtown, similar to the Palladio in Folsom or Town Center in El Dorado Hills. It will be located at East Bidwell Street and across from The Shops at Folsom Ranch, next to the UC Davis campus. Construction is anticipated to begin by late 2024 with the first stores expected to open in early 2026. This is where a grocery store will be slated as well as a third gas station, additional drive-through spaces and three, multi-tenant shop buildings. Interest has been high though no specific tenants are being publicized at this time given this project is two years out from opening. Located at East Bidwell Street and White Rock, with 315 parking spaces, 16 electric car charging spaces, and 31 bicycle spaces. Tenants include a gas station, Circle K, car wash, with spaces for two drive-throughs and 5 medical and dental offices as well as two retail spaces. An unnamed veterinary clinic and medical clinic have leased spaces already.
The first park in Folsom Ranch, Prospector Park, is expected to be completed in July or August 2024. Parks and Recreation Park Planner, Brad Nelson, is on site most weeks monitoring progress and maintaining communication with the general contractor. Prospector Park will have dueling zip lines, a dog park, multiple sports fields, and unique steel art installations ranging from 6-9 feet tall which speak to the Gold Rush theme. The debate about the timing and placement of new schools in Folsom Ranch and Rio Del Oro continues into 2024. There is a significant amount of political pressure being pressed upon the FCUSD Board of Trustees by Rancho Cordova, so although Folsom Ranch houses 80% of the residential units and 84% of the student body within the Measure M funding area, also known as SFID3, that does not guarantee a commensurate allocation of schools and funding. If you have an opinion on the building of new schools in Folsom Ranch or Rio Del Oro in Rancho Cordova, staying engaged with your city council and school board members, and most importantly, attending school board meetings where decisions will be made, is imperative. The last formal vote from the FCUSD Board of Trustees only gave two options: one high school in Rio Del Oro, or two mini-high schools. There was no option advanced to award the high school to Folsom Ranch, though this could change following a January 8, 2024 school board meeting.
