Saying "hi" to a new dog

Folsom Ranch is home to a variety of wonderful pets Just take a look at all of the Pets of Folsom Ranch photos submitted by your neighbors! The four-legged friends we see most in our neighborhood are dogs, and who doesn't want to pet a cute dog? When meeting a new dog it is important to make it a safe and successful experience for all involved and that's as simple as remembering PAWS.

Pause before walking up to a dog: It is important to pause and make sure that the owner and the dog have seen you. Never run right up to a dog or shout because it may scare the dog and make them defensive or it may cause them to jump and knock over a child in excitement.

Ask the owner if it is ok to pet their dog: Owners know if their dog is ok with meeting a new person. If the dog is training, has an injury, is overstimulated, not comfortable with other people or children it may not be safe to pet that dog.

Wait for the owner to say you can pet the dog: Waiting for the owner to say it is ok allows them to prepare their dog to meet a new person. This might mean asking the dog to sit, adjusting how the leash is held, getting treats ready, etc. Once you have permission walk slowly up to the dog and do not shout

Sniff check by the dog: Dogs have a great sense of smell and they like to smell you first Let the dog approach you, and allow the dog to sniff, they will be more comfortable and will determine if they want to interact with new people

Once you have gone through the PAWS steps pet the side of the dog or the back of the dog and rub in the direction their fur grows Do NOT try to pet a new dog on the head Last, be sure to listen to the owner and the dog’s cues for when it is time to stop or if it is not a good day to pet the new dog

Prospector Park Update

Can you share a brief history of your family and how long you have been living in this neighborhood?

"We met in Folsom in 2012 through friends and bought our first house together in Fair Oaks the next year. Eden was born in 2013 and we decided to move back to Folsom where we felt we belonged. It felt like home and we knew it was an amazing place to raise a family. We bought a new construction behind WalMart where Ayla was born in 2016 and Luca in 2019 but we quickly outgrew the smaller house and yard. In March of 2020 we put an offer on our home in Folsom Ranch, right when COVID hit. Rory was born in January of 2022. "

How would you describe the sense of community in this neighborhood? Are there any notable community events or activities that bring residents together?

What attracted your family to this particular neighborhood? What are some of the unique features or amenities that make it special?

"Danny had been interested in Folsom Ranch since before they started building. He grew up here and wanted to be part of such an anticipated new development. Me on the other hand was worried about how it would be moving to such a new area and I drug my feet for awhile After he convinced me to tour TriPointe I was sold and we moved in April 2020 Instantly we bonded with the neighbors who were already moved in and continued to welcome all the new neighbors as they came Because of the stay at home orders we spent so much time hanging out with our neighbors We were beyond grateful to have a solid community around us and our kids during such a crazy time in the world "

"We’ve built such close relationships with our neighbors during covid and since then that this neighborhood is family to us. We’ve never felt so part of and connected to a community until we moved here.

We had a 4th of July party in 2020 with our few dozen neighbors and are now excited to be part of a group organizing our 4th Annual block party that keeps evolving and growing thanks to a team of planners now! Last year we had close to 300 people attend

Last year we were happy to be part of the 1st annual Santa Pancake Breakfast and can’t wait to see that evolve into an amazing event each year for families "

What are some of the challenges or issues that the neighborhood faces? Are there any ongoing efforts to address them?

"Really the only challenge we see is the traffic issue, specifically at the inspection by the school. Cars go way too fast and don’t stop, or even go while kids are in the crosswalk. During school drop off and pick up there’s been so many times people have almost been hit walking across Mangini. I’ve personally almost been hit when all the kids were with me, it’s scary! I want the kids to be able to walk safely alone to school. I met with the principal earlier in the school year about setting up a crossing guard but unfortunately they don’t have the resources right now to provide this. Another neighbor and I have recently connected to work on setting up a parent led crossing guard volunteer sign up to start next school up as I know many of us parents feel the same as we do and will be willing to help. "

How has the neighborhood changed over the years, and what are your thoughts on those changes?

"We love watching the area grow, the kind of people moving in genuinely care about the area and are involved and try to improve our community. We’re happy to have more and more community events such as the Easter egg hunt, pumpkin patch, and the pink ice cream truck visits!"

Are there any community organizations or groups that you are a part of? Can you tell us about their goals and activities?

"Cambria tries to stay involved in the school by being part of the PTA Danny’s is part of the Folsom Ranch Basketball group, when he’s not recovering from knee surgery, as well as the Bedrock jiu jitsu Academy "

Can you share any heartwarming stories or anecdotes about your experiences with your neighbors in this community?

"We feel such love and support when neighbors do things like drop off meals after the Rory was born or after Eden and Danny had surgery. Whether it’s a missing grocery item or a car we need to borrow, we know we could count on almost any of these amazing people to show up for us. "

How would you summarize the overall atmosphere and vibe of this neighborhood? What sets it apart from others?

"The neighborhood is so inviting and friendly, we have the best neighbors and could not have picked a better place for our kids to grow up. We love that our kids can play outside and ride their bikes the neighborhood and just be kids. It feels like a solid foundation in our lives for them to thrive and to create and build lasting friendships. "

Myths We Tell Ourselves about Estate Planning

Estate planning can be a very difficult process. While it is not brain surgery, making the decision to move forward with an estate plan requires us to face the fact that we will not live forever. This thought stops many people in their tracks. Others talk themselves out of seeing a qualified attorney to create an estate plan because of the following common myths.

Myth #1: Only the Rich Need an Estate Plan

When the average person thinks about their own planning needs, some assume that their possessions are not worth enough to necessitate an actual estate plan But this thinking could not be further from the truth Estate planning is about more than just money. Proper planning allows you to determine who gets your money and property upon your death, and also addresses what happens if you become incapacitated and someone has to make decisions on your behalf a far more likely scenario. Even if your means are modest, you should consider who gets your hard-earned savings when you die. If you have no plan, state law will decide who gets what, and many times, the government’s best guess as to what you would have wanted is contrary to your actual desires

Myth #2: I Don’t Have to Plan Because My Spouse Will Get Everything

For many married couples, jointly owning property and bank accounts is common. If a couple owns accounts or property jointly when one spouse dies, the surviving spouse automatically becomes the sole owner. In many cases, married individuals prefer this outcome. However, this approach can be dangerous. While it is convenient for money and property to pass automatically to a surviving spouse, outright distribution offers no protection What happens if, after your spouse dies, you have a car accident and get sued or, after you die, your spouse remarries and leaves all of the assets to the new spouse? These may be concerns for you or your spouse that need to be addressed in your estate documents Especially with blended families being common today, this scenario is a real concern for many people.

Myth #3: A Will Avoids Probate

Many people believe that, once they have created a will, whether drafted by an experienced attorney or by using a do-it yourself solution or online form, they have avoided probate Unfortunately, they are wrong While a will is an effective way to designate a person to wind up your affairs after you have passed, determine who will get your hard-earned savings and property, and, if necessary, appoint a guardian to care for your minor children, a will must be submitted to the probate court to begin the process of distributing your money and property. The level of the probate court’s involvement can vary depending on the circumstances, but because the will becomes a matter of public record, the process is not private. Probate in California can be very time consuming and expensive. You should explore other options available that might be more in line with your goals. We are here to answer any questions you may have about estate planning, the estate planning process, or probate We have been helping families protect their loved ones for more than 28 years Together, we can craft a one-of-a-kind plan to ensure that you and your family are properly protected
