New Year. A New Beginning.

As we celebrate the magazine’s fourth anniversary here in Lake County, we are also seeing some major changes to start out this year. My business partner, Dina Lewis, has parted ways with the magazine and has embarked on a new path for her life and career.

We wish her all the best in her future endeavors.

Moving forward, you will see Lake County FOCUS become much more of a family affair.

My husband, Paul Graham, will now hold the title of Publisher. Feel free to send him any ideas or feedback at publisher@lakecountyfocus.com.

Our son, Dylan, is also getting involved. For the past four years, Dylan has lobbied for his own column in the magazine, which he wants to call Kid’s Corner and will spotlight a Lake County kid each month. Of course, he was ten when he first approached me with this idea and I put him off. However, we have revisited the idea and he will debut his column next month. If you know any really great, talented kids that live here in Lake County, send Dylan their information at Dylan@lakecountyfocus.com. Or just drop him a note and congratulate him on getting his own column!

The rest of our team works mostly behind the scenes to get us to press each month. I hope you enjoy getting to know them in our “FOCUS on the Team” piece, featured on page 9. I can honestly say I don’t know what I would do without each and every one of them.

Our Spotlight to kick of this year is on Rodger Kooser. Rodger is a local business owner and one of the hardest working people I have ever known. Over the years that I have known him, he has become sort of an unofficial mentor and sounding board for me. Rodger navigates the business, and sometimes political, landmines, with an integrity that inspires me. I feel incredibly lucky to be able to call him my dear friend. I hope all of you will enjoy getting to know him through this interview or will stop by ALS Landing to meet him.

I am extremely excited about the changes for the magazine and moving forward. There are more exciting things to come and I feel that 2011 is going to be a truly amazing year!

Shelly currently works full time as a Membership/Marketing Director at the Golden Triangle YMCA where she strives to make a difference and help improve our community through helping others reach their potential in healthy living!

Lisa Rast is a Florida native who lives and works in Tavares as a proofreader, editor, and writer.

She is currently working on two novels, “100 Degrees” and “Siren Song.” She has a passion for music, books, and kayaking. She has been writing for FOCUS Magazine since March of 2010.

Marion considers herself a bit of a Renaissance woman, she has either done it in the past, or aspires to accomplish it in the future. “It” being anything and everything. Amongst practical pots she stirs, teaching a variety of subjects in an educational setting, freelance accounting services, convention and promotion work, wine tastings, and on the creative side -- writing, acting, and most recently, commissioned acrylic painting. Keeping the pots simmering allows her to follow her passions, live life, and travel.

he streetscape in Eustis continues to change, with the newest addition of Michael’s At a Third Place. Chef Michael Hill, of Michael’s Restaurant & Catering in Umatilla, saw a need in Eustis and stepped up to the plate! The restaurant occupies the historical space that was originally Ferran’s Department Store. The great history of the building was one of the things that drew Michael and his wife, Kit’s, interest, along with their love of Eustis.

The large, open restaurant maintains a warm welcoming feeling, with its high ceilings, original hardwood floors, brick walls, wood trim and staircases, all complimented by rich gold and green tones on the walls and upholstery. The restaurant boasts a private banquet room, which can accommodate around eighty, while the restaurant overall can seat 265 diners.

The beautiful bar takes center stage and catches your eye when you enter. Featuring an assortment of craft beers, on tap and bottled, as well as an impressive wine list and full liquor bar, this is a great place to stop in for an after-work or pre-dinner cocktail.

Speaking of dinner, Chef Michael is bringing his legendary talent in the kitchen with him! Both the lunch and dinner menus are extensive, allowing something for everyone.

Tavares Family Grows to Sister with Global expansion of business and culture.

C

onviction of one’s beliefs often leads to some very powerful declarations that color the future for generations to come. Celebrations evolve from a resolution of some conflict, whether political or otherwise, and in the case of Qu Yuan, a patriotic scholar and poet who supported both the Chu state and King, his suicide in the Miluo River is commemorated yearly in Dragon Boat Festivals around the globe. In 278 BC, Ancient China suffered the Warring States period when warlords captured land around them to increase their territory, and in doing so, proclaimed kingship over this land. From seven distinct territories, two won out, the Chu state, which Yuan supported their king, even as he was exiled because of the threat of his enemies. When Cins army overtook Chu’s capital, Yuan threw

himself into the river as a symbol of his political convictions, and disappointment.

The common people desperately searched the river to save Yuan, and threw rice into the water so that the fish would not eat his body.

it has been the synergist for a union that seeks to gainfully increase economic development.

The Rotary Club’s “International Service encompasses actions taken to expand [the] humanitarian reach around the globe and to promote world understanding and peace.” It is with this in mind that Dragon Boat Festival came to Tavares almost nine years ago, and with its continued success has opened the doorway to partnering with Xindian City, who hosts the national festival in Taiwan. In 1956, President Dwight Eisenhower recognized the importance of citizen diplomacy, and forged a program to support growth and partnerships after World War II. These partnerships in Western Europe developed into friendships, upholding Eisenhower’s

Feature» Xindian City philosophy and the mission statement, “Promote peace through mutual respect, understanding, & cooperation — one individual, one community at a time.”

With this thought in mind, Tavares Mayor, Rob Wolfe “started meeting with different Taiwanese delegates here [in Florida] and commissioners throughout the state. I met with the Director General out of Miami who is in charge of the Taipei cultural office. They see what they can invest in here in the States.

We wanted to see what we could expand between the city of Tavares and Taiwan, and that’s when we brought up the idea of having a sister city.” A package was put together with the idea of cultural exchange and other economic and business benefits for approval by the city council. Potential benefits from the EB-5 program, which encourages investing by foreign nationals in a qualified regional center with the idea that at least ten jobs are created, and the foreign national receives a green card with a successful venture, was included in the presentation.

City council was receptive, and Director General Ray Mou said “they found a city that has a lot of likenesses to Tavares.

They have a lot of waterfront activities, the Dragon Boat Festival, and they also have seaplanes once in a while that land there.” Once things were set into motion, Mayor Wolfe and his wife received a formal invitation “to meet with, and try to establish the sister city program with

Xindian and also meet with the different delegates, Prime Minister of Taiwan, and quite a few others in the foreign ministry and foreign affairs.” The city of Tavares purchased airfare, and Xindian’s Ministry of Foreign Affairs covered all other expenses, and treated the Mayor and his wife to a whirlwind of meetings, dinners, and activities with many influential

officials. The activities exposed the mayor to various cultural and economic sources that Xindian has to offer. The Taipei International Floral Expo and the Nankang Software Park were highlighted as part of their economic success. Nankang manufactures and develops worldwide software, and manufactures the ever-popular iPhones and iPads. Visits were also made to learn more about the history of the United States and China’s combined involvement during World War II, in the National Chiang KaiShek Memorial Hall. A special trip was made to surprise the performers of last year’s Taiwanese middle school troupe – the students were highly honored.

Several North American officials were also visiting Taiwan, and Mayor Wolfe compared notes with the Brad Woodside, mayor of Fredericton, New Brunswick, about the success of their sister city program. They have already seen prosperous returns, even in a short

time, with an investment of ten to twelve million dollars in to Fredericton. In Tavares, a variety of economic and cultural exchanges exist, including Progressive Aerodyne, who manufactures seaplane kits and is interested in exporting to Xindian. With no seaplane marina, it is a possible business venture that could also support seaplane tours of Taiwan.

Wolfe recalled previous success of centralized cultural housing including forty to sixty houses as an investment source for Taiwanese nationals to live while conducting business. Other prospects including medical expansion, and industrial park development, but the most exciting opportunity might just be embedded in sports entertainment. Former Major League Baseball star, Chet Lemon has plans to build a $4.5 million sports complex, and with the popularity of American baseball, opportunities were imparted for this project as well.

As is customary, Mayor Wolfe and his wife, took several gifts to bestow upon their hosts, including coffee table books highlighting Tavares, baseballs, and the Tavares fire chief sent over a custom designed fire helmet. Upon receiving the helmet, Xindian’s Mayor Mei-Yueh Wang tried it on-- a symbol of things to come.

By the end of the mayor’s stay, a Letter of Intent was presented and a formal signing ceremony took place the last day. After the signing, the collaboration was sealed as both Mayor Wang and Mayor Wolfe sipped from a small cup of Taiwanese vodka. Upon return to the States and foreseeing a positive outlook on the partnership, Mayor Wolfe said, “out of the blue, a man who had business ties in China and Taiwan said he’d help out in any way he could to try to bring investors to Tavares.”

Rodger Kooser: I was born in a small town hospital in Ellwood City Pennsylvania about halfway between Pittsburgh, Pennsylvania and Youngstown, Ohio.

After college I traveled for many years as a musician eventually settling in Atlantic City, New Jersey.

When I decided that music was not going to be my final career, I jumped into the real estate market there and did quite well. The only part that I did not like about this new career was showing property in the cold.

That year we had a lot of sleet and ice and the streets were a mess, so we kept making constant visits to Florida, since I had played in south Florida quite often as a musician.

FOCUS: What brought you to Tavares? What about Tavares made you think it was a place you wanted to invest?

RK: A client in our South Florida office had asked us to look at a piece of property for him in a small town called Mount Dora, near Orlando. He said it was a very unique area for Florida. When I mentioned it to agents in my office, some of them said they had

parents or relatives in the area and it was definitely worth visiting, so I did.

While checking out the property I met a local real estate agent, Rick Gonzalez, who followed up; sending me properties he felt some of my clients from south Florida might be interested in. I ended up visiting the area again and again and fell in love with it, though at that time Tavares was not a town that most people thought about other than the government center. Rick called me one day and told me about the property where the old orange packing plant use to be in Tavares. He said it was going on the market and I needed to see it immediately.

I knew as soon as I saw it that the potential was unlimited and made the decision that we had to have it somehow. It was a piece of paradise that I had tons of visions running through my mind for. I already knew I loved the area and felt that the land needed a person designing on it that really loved the land and the town it sat in.

FOCUS: You have gone from Real Estate Broker to owning 3 restaurants… That is quite a transition. How did that happen?

RK: We purchased the waterfront land where it sits, along with the balance of the land between Ruby Street and Lake Dora up to Sinclair Avenue in June, 2006 to develop a mixed use community. However, at the time we were ready to build, we felt the market was at a place where we needed to hold off on the residential portions for a while.

Instead we made a plan to start building the commercial portions of the complex first.

ike many of us, Rodger Kooser happened upon Tavares almost by accident. And again, like many of us, he made the easy decision to invest, not only his money, but himself into helping this waterfront city live up to its potential.

With three restaurants and a retail/office building (which houses FOCUS Magazine’s office) already up and running, this is only the beginning of Kooser’s plans.

FOCUS: Did you ever see yourself owning a restaurant?

RK: Not really, but my parents were in the business and I have a brother and 2 nephews with hotel restaurant management degrees

With the city passing the zoning for the entertainment district downtown and the building of the seaplane base it only made sense to start with the restaurants first.

so I guess it must have been in my blood.

Also my partner, Stan Budzinski, is an extremely talented cook and I knew that he would be able to make the food shine, since I really do not cook.

FOCUS: Tell the readers about each of the restaurants. What is unique about each one?

ALS Landing, named after Air, Land and Sea, is a very eclectic casual waterfront restaurant.

RK: Yes it is. Stan actually came up with the name. I told him I wanted a name that was short, easy to remember and for people to say where they were going, like Cheers, but I wanted it to mean something that would tie into the theme of the area. We are a multimodal community with the boating, seaplanes and trains as well as cars and golf carts. As we listed all of these points about the area, he just looked at me and said ALS. You can come to the restaurant by Air, Land or Sea. Okay, maybe it’s a lake but it does tie into the sea eventually. I thought immediately that we can theme the menu with that name by the types of food for each category.

FOCUS: How did you decide on the interior design of the restaurant?

RK: We wanted to maximize the water view and also maximize the outdoor feel since everyone wants to sit outdoors when it is nice out. That is why the entire waterfront side of the building is retractable glass sliders. Some of my favorite restaurants in my travels were converted warehouses, ancient historical buildings or open air, so we decided to finish the interior off to look like an old converted warehouse. I get a real kick out of the reactions of new people that come in. We have people that come in and absolutely love the design and others that wonder when we are going to finish it.

FOCUS: And you recently opened ALS Top Shelf ?

RK: Yes. ALS Top Shelf is on the second floor and as great as the view is downstairs at ALS Landing, it is even that much greater up there.

ALS Top Shelf is exactly that.

Everything is Top Shelf from the food to the liquors. We feature Steaks and Seafood with all of the steaks being 21 day aged.

We have designed the interior of the Top Shelf to be very Old World Feeling. Between the atmosphere, service and menu the Top Shelf is truly a 5 star experience when you dine there. We highly recommend reservations for ALS Top Shelf.

FOCUS: And what can you tell us about the third location? We have all been watching the progress of it down at the water’s edge.

Congratulations on those awards! What did it mean to you to be recognized by your peers for your contributions to this town?

RK: That would be ALS Dockside Barbeque. We are looking forward to having lots of fun with the Dockside. It gets its name since it sits pretty much at the end of the west dock of the marina. This building

FOCUS: You were recently named

FOCUS: The waterfront property you currently own, which is slated for luxury townhomes, has been in the news lately, with the City of Tavares hoping to purchase it for further expansion of Wooton Park. What are your thoughts on this?

RK: I would love to build the townhomes since we put so much into the design of them and know that people will love them when they see them. However, I do think the ideas the city has for the park expansion are good and fit the big picture well. Therefore, I do support it and hope they can work it out.

FOCUS: What do you think the future holds for Tavares?

RK: I think the future has just begun for Tavares. We have an incredible city government that understands how to think outside of the box.

3 years ago I had to tell friends I lived near Mount Dora, now I can say I live in Tavares and they know where it is.

The seaplane base has put Tavares on the map.

We have multiple successful events in the park with many more to come.

We are having successful art strolls.

We have all kinds of new businesses investing in the area and I know we plan on continuing to move forward with Tavares Station.

We will be doing another building at the corner of Ruby Street and Joanna Ave this year that will have retail on the first floor and flex space on the 2 floors above for either office or residential. I am excited about working a hotel into the mix as well. I think that Tavares needs a great waterfront area hotel. We have seaplanes coming now from all parts of the world so I do see Tavares as a destination town for many in the years to come.

anuary 2011. You open your eyes to a new month and a new year. The first thing on your mind—those New Year’s Resolutions! Out with the old and in with the new, and the first thing on the agenda is you! No more procrastinating goals of shedding those holiday pounds or that promise you made to the doctor about lowering your cholesterol. The time is now.

Here are some ways to stay motivated while embarking on your journey of resolving to be a healthier you in 2011.

A journey of a thousand miles begins with a single step; Poignant words that are especially fitting when beginning an exercise program. The New Year is among us and for many of us; the decision to begin an exercise program is a popular resolution. Resolving to begin the exercise program isn’t often the difficult part—it’s adhering to the program that’s the most challenging! Consider the word “resolution.” Many dictionaries define the word as “performing an action with determination” or having a strong will with “firmness of purpose.” Post this on your

fridge or in a place where you will look at it everyday. Motivational phrases help you to remember the importance of those big goals you set on the first day of the year!

Human behavior principles can be applied to exercise adherence. Goal setting has proven to be a successful tool and can provide an individual with motivational challenge and in turn, increase self-efficacy, or confidence.

Look at your exercise goals as if they are responsibilities—not sacrifices. Focus on short-term goals which can be easily accomplished, instead of long-term goals which may be too broad and unattainable.

When creating goals, stick to the acronym SMART, which stands for making goals that are Specific, Measurable, Attainable, Realistic, and Time Frame Specific.

Recording your goals is a helpful method; this can help you identify barriers and create self-monitoring techniques to keep you on track. Try other cognitive skills such as having your gym bag packed or clearing things out of your schedule to make time for your workout.

Another way of staying on track with your exercise regimen is to always keep the workout fun and interesting. Exercise comes in all forms with something to offer for everyone. Monotony is one of the top reasons people fail in their commitment to their exercise program. Find a workout that’s a perfect match for you and change it up every couple days. For example, if you do a traditional full-body workout using cardiovascular and resistance machines, try something different. Take a cardio kickboxing class or even spinning or mindorientated exercise such as yoga.

The main goal should be getting involved in an exercise program that benefits the body as a whole. Strengthen your heart and decrease body fat with cardiovascular fitness, tone up muscles with a resistance circuit, and increase flexibility with stretching. Try working out with a friend or as a family! You can encourage each other to work hard on achieving your fitness goals.

Resolutions are made when we reflect on the past year and look forward to the New Year with a positive outlook on changes we want and need to make. These resolutions become even more important when they involve your health and well-being. Beginning an exercise program takes a tremendous amount of dedication as well as making the commitment to continuing the program.

Your fitness goals can be achieved when you envision the outcome of being healthier with every turn of the calendar. So now that you’ve read all the ways to stay on track, where do you go from here and how do you start? Find a good gym with well qualified trainers to get your started. Look for trainers that are degreed and certified in exercise science and personal training. Make the commitment to yourself and start your journey today. All it takes is one step…

focus » legal add prohibitions against discrimination on the basis of age, pregnancy, marital status, sexual orientation and other factors. A potential Tenant will need to check the local laws to find out if there are additional discrimination bans.

FLORIDA’S RESIDENTIAL LANDLORD TENANT LAW – Part II of III “Obligations: Who is responsible for what?”

The “Can Be Changed” Landlord Obligations: “reasonable” provisions for pest control, keys and locks, common areas, garbage cans and garbage removal, winter heat, running water, hot water and provide smoke detectors. The Tenant may have to pay for the fees associated with the “Can Be Changed” obligations, i.e. utilities, garbage removal, etc. The Landlord is not responsible for conditions created by the Tenant.

In addition to not damaging the rental home, the Tenant also has obligations: The Tenant must comply with all building, housing and health laws and keep the home clean and sanitary; remove garbage from the home; keep the plumbing clean, sanitary and in good repair; and when operating appliances, plumbing and electric items, the Tenant must do so in a “reasonable” manner. Most tenants are

familiar with the “must” obligation to not “disturb the peace.”

Although neither the Landlord nor the Tenant may change the obligations for complying with the building, housing and health laws, commonly each agree to change their various rights and obligations by entering into a written agreement – the “Lease.” Tenant obligations pursuant to a Lease may include: garbage removal and fees; pest control; mowing the lawn; no sub-leasing, no painting, and no firearms.

The Lease may also require the Tenant to make various repairs when items in the rental home break. Therefore, before signing a Lease, the Tenant must carefully read the Lease and understand her obligations and rights and the Landlord’s obligations and rights.

hen it comes to rental obligations, residential tenants tend to fall into two categories: One, the most common Tenant, does not realize that she even has any “rights” and believes that the Landlord have few, if any obligations; Two, the Tenant who believes that she has lots and lots of “rights” and that she can withhold the payment of rent for just about anything. Each party, the Landlord and the Tenant, have obligations and rights. The Landlord’s obligations and the Tenant’s obligations and rights typically balance in between the two above categories. The following is a short summary of the Landlord and Tenant’s obligations.

The law will impose various Landlord and Tenant obligations. These are the “Must” obligations. However, the Landlord and the Tenant can actually do away with many of the obligations by entering into a written agreement and many times, the Tenant is left totally unaware that she has

just signed away some of her rights and some of the Landlord’s obligations. Since the Landlord and Tenant can “agree” to changes, I am calling these Landlord obligations the “Can Be Changed” Landlord obligations.

Landlord Obligations under Florida, the “Must” Landlord obligations: follow building, housing and health laws. If the rental home is in an area without such laws, then the Landlord must maintain the roof, windows, doors, floors, and all other structural components of the home in good repair and such components must also be able to handle normal forces. The Landlord must also keep the plumbing in reasonable working condition. “Good repair” and “reasonable working condition” do not mean “perfect.” Discrimination laws are also “must” Landlord obligations.

Florida and Federal law prohibit discrimination on the basis of race, color, national origin, sex, handicap, familial status, and religion. Various local laws may

is knowledgeable about the extensive menu selections. Since the restaurant’s opening in March of 2010, the service has been consistently fast and friendly. La Yaquecita means “little Indian girl” and is named after the native Yaqui Indians near Sinaloa, Mexico, Valdez’s hometown.

You will have to make several visits to La Yaquecita to even come close to sampling the wide variety of authentic Mexican offerings.

For a good start try the Festejo Sampler, an ultimate mix of flavors. Butterfly shrimp stuffed with cheese and fried in a light batter, cream cheese stuffed jalapeno peppers, Taquitos Sonora – mesquite chicken rolled in crispy flour tortillas, chicken nachos with queso, lettuce and sour cream ($9.99). Also try the crab and spinach queso dip, a savory creation of blue crab meat, spinach and queso ($5.99), or the quesadillas, with your choice of steak, chicken, shrimp veracruz, or vegetarian ($8.25-$9.50). The chef uses all fresh ingredients and makes the sauces from scratch every day. The Tijuana Caesar salad is an exceptional dish: crisp romaine tossed in homemade Caesar dressing, crispy tortilla

strips, grated parmesan, sweet corn, tomatoes and onions with your choice of grilled chicken, shrimp, or salmon ($7.99-$9.99). If you are a seafood lover try the Sabroso fish tacos, flavorful grilled tilapia topped with cabbage, fresh avocado, pico de gallo, and served in hard or soft shells ($9.99).

Lunch and early bird specials are available from 11 AM to 3 PM every day. The large portions and very reasonable prices make La Yaquecita a favorite destination for locals at lunchtime.
