Styling your table for Christmas Day

A soft neutral palette complemented with metallic accents, linens, candles, and green garlands make for a festive yet tasteful Christmas lunch setting.

Layer the heights of your candles along the table to create interest. Linen tablecloths and napkins in neutral yet contrasting colours will add texture and style.

As we refl ect on 2021, it is no overstatement to say it has been a truly spectacular year for real estate, the like of which has never been seen before. Over and above the usual contributors to a buoyant market, our town in particular had several unique factors driving it. Year on year, we saw a 50% drop in new listings, whilst buyer enquiries rose 80-90%, creating the perfect storm for a sellers’ market. Our town was also a target destination for the exodus of people leaving the cities. Becoming NSW’s most searched regional town and with 67% of enquires on our homes coming from out of area buyers, this highly competitive and cashed up buyer environment led to exponential price rises and a hot property market. A dramatic shift we identifi ed was the growth in high-end property sales. For example, in 2021, there has already been 146 sales over $1million, compared to 88 in 2020. There was also a rise in investor/fi rst home buyer activity, which saw the Clifton suburb see the biggest price growth of any, with median house prices in the last three months being almost $200k higher than 2020! At HEM, it has been another record year for our sales and rentals team. So far, we have sold 235 homes, with over 150 record prices and 75% sold over asking price. Our rental team have enjoyed their best year to date, leasing 136 homes and importantly navigating some tricky times with the lowest rent arrears and vacancy rates on record. 2022 will be another big year and whilst we do not expect this rate of growth to continue, we are excited about the long-term future of our property market. We have a unique town that has it all and with the secret out there, demand will keep driving growth. At HEM, we are expecting a busy run into Christmas and are excited to be helping more buyers, sellers and tenants fi nd their Happy Ever More in 2022!
