Jody Mowat purchased her first investment property at 21, and has not looked back. Focus recently sat down to find out what advice she has for would be investors and renovators.

Stairmaster acquired Derrin’s Joinery and Stairs in December last year, and owner Nick Derrin has recently taken on the role of NSW State Manager. Nick has been manufacturing stairs in the local area for the last 13 years and loves to call the Coffs Coast home. Focus caught up with him to find out more.

i Henry. Introduce yourself please ... what's your family background, and what brought you to the Greater Port Macquarie area to live? Well, the stork brought me actually! I was born in Wauchope, so a good deal of my life has been spent in the area. I was home-schooled and grew up on a small farm, which is probably why I’ve always preferred the outdoors. I’ve travelled to every state and territory, and I wouldn’t live anywhere else but here! Except maybe Tasmania; it’s a bit cold down there, but really beautiful. You have an interesting job! Tell us a bit about what you do to earn a living, and who you work for? So I work as an arborist, which doesn’t mean much to most people - generally we get referred to by the more vulgar term “Tree Lopper”, which is a name we like to save for the backyard bandits. The industry also has a reputation for being ego driven at times; you get the ones who talk themselves up or think they’re better than they are, which is unsafe in a high risk industry. My job varies from hedge trimming and fine pruning, all the way to working with cranes to remove trees in areas with tight access or that have been damaged by storms, and maintaining heritage listed trees. I’m the supervisor and lead climber at Port Tree Fella, Port’s longest running tree company; we are the primary Council contractor and work at many of the schools in the area, as well as working for people such as the Koala Hospital and National Parks, along with our private customers.

accomplishing so little”. Ha ha! Yeah, I’ve got a bit of a reputation for tree singing … Sometimes I love my job so much, I just have to sing about it! It’s not the first time and probably won’t be the last, but it’s definitely the most attention I’ve got from it; it’s a bit embarrassing, actually. How do you overcome the normal fear of heights that many people have? Good question! I don’t have a fear of heights, but I definitely have a healthy respect for them. Even after six years of climbing, it still takes a few minutes to warm up to the tree and get comfortable - especially if I’m using a new piece of kit, or it’s a bit windy. When you're not up a tree (or singing!) what other things would we normally find you doing? I love the outdoors, so I do a bit of camping. I also have an interest in birdwatching (the feathered kind) and I’ve been known to compete in twitchathons, a 24-hour team race to see as many bird species as possible, usually covering several hundred kilometres. W

hen and why did you join the 1st Port Macquarie Sea Scouts? I joined 1st Port Macquarie Sea Scouts in 2004 as a permanent Parent Helper in the Joey Scout Section, then in 2005 I volunteered to join the Cub Pack as a Leader, as my oldest son advanced from the Joey Scout Section into the Cub Pack. With three siblings on the way, I knew I would be in the Scouting Movement for many years to come. I felt I could give some of my knowledge and life experiences to the youth and to help shape and mould them into teenagers that people will hold in great esteem. I also wanted to participate in what the youth were doing, and that is having fun! In 2014 I became Assistant Group Leader to help support the Group Leader Rhonda Fitzpatrick; in 2015 I transferred to Group Leader of 1st Port Macquarie Sea Scouts, as Rhonda retired from Scouts. As Group Leader I am honoured to work alongside a great team of Leaders and Parent Support Committee, as we all work together to keep the group running well and the youth and their families enjoy their time in Scouts. What age groups do you cater for - and how do you ensure programmed activities are age-appropriate? Scouts Australia caters for children/youth from the age of six through to adulthood. Scouts Australia has a curriculum they work with. The aim in Scouting is working towards cloth badges that are sewn onto their uniforms as a reward for completing the badge. The guidelines for badges are set at a national level, so all Scouts in Australia have the same format to work by. We realise

THE SCOUTS … the children have been at school all day and need to relax and have fun, and with this in mind this is how the badges are achieved and how we programme activities and the weekly meeting nights. These guidelines are set by the Youth Program Review committee, which is youth, leader and supporter lead programme review to keep Scouting relevant in today’s changing world. There are badges for most aspects of the interests of the youth in today’s society. Some badges that youth can earn are computer technology, collectors, swimming, creative arts, care and share, just to name a few. Where do the 1st Port Macquarie Sea Scouts regularly meet? 1st Port Macquarie Sea Scouts meet at the Sea Scout Hall in Buller Street, Port Macquarie - also known as the “Fitzpatrick Hall”. Each Section has different meeting times, and held during the school term below are the following days, times and age brackets for each section: Joey Scouts: 6 to 8 year olds, Tuesdays 5.30pm - 6:30pm; Cub Scouts: 8 to 10 year olds, Mondays 6pm - 7:30pm; Scout Troop: 11 to 15 year olds, Wednesdays 6:30pm to 8:30pm; Venturer Scouts: 15 - 18 year olds, Friday’s 7pm - 9pm. What are some of the activities kids get to enjoy as a Scout? Some of the activities enjoyed by the youth members in Scouts are: art and craft, games, canoeing, abseiling, sailing, camping, hikes, geocaching, scavenger hunts, compass trails. All activities are carried out in a safe environment, where the youth are under instruction of specialised trained leaders where needed. What responsibilities does a Scout Leader

have? A Scout Leader has a duty of care to the youth involved in the Section Meetings/ activities. The Leaders must complete a Working with Children’s Check and are provided with all training needed. The Leaders develop the term programmes for the youth and run the weekly programme for the Section. In the older youth sections, the youth take on more responsibility in programming and running the evenings and other activities. Leaders also encourage and guide the youth through the scouting curriculum of badges and activities through having fun. What have you found to be the most rewarding part about being involved with Scouts? The most rewarding part of being involved with the Scouting organisation is through a multiple of situations, from those “light bulb moments” of “Ohhh, that is how to navigate with a compass” to seeing the youth grow up through Scouting and achieving their badges and awards. Also to see every youth member become young adults that I am very proud to say I know, and it’s been a real honour to guide the youth through their Scouting life. I am also finding it really rewarding to have such a wonderful team of Leaders who work really well together presenting the youth, and at times, their families, great and fun activities. The Parent Committee is also a wonderful band of parents who support the group behind the scenes on most parts and keep the hall and group functioning as it does. I have learnt many new skills and have been able to personally grow in my leadership skills. The Scout Association is wonderful in mentoring you through different learning curves. The opportunity to also mentor others

is rewarding, knowing I am able to pass on my skills and knowledge of Scouts to others. The Scouting Community becomes part of your extended family, and I will be forever grateful to my mentors, trainers and fellow Scouters who have helped shape me to the person I am today. What future plans are our local Sea Scouts looking forward to? Some upcoming events that the local Sea Scouts are looking forward to is State Rally (camp), Cuboree 2017 (camp), Bear Skin camp, Region Joey Scout Family Camp, rock climbing, abseiling, canoeing, sailing, raft building and race challenge. Most of these camps are able to be searched on the internet for more information. How can readers assist your organisation? All Scout groups are always looking out for more Leaders. Children always love to see their parents hang out and do the things that they do. In this safe and caring environment you have the opportunity to do a lot of activities that you would not normally do in your own time. We welcome new Youth Members anytime throughout the school year. We don’t hold special registration days to start the year or term off. Where can we find out more info? H

i Alicia. What's your background in our local area ... how did you come to call Port Macquarie home? I have been coming to Port for holidays since I was nine years old and as an adult, I started to bring my family here for holidays. My husband and I both had demanding jobs in Sydney, and we found ourselves unhappy living in the rat race. In July 2014 my husband was asked to apply for a job here in Port. Funnily enough, we had a holiday booked that same month. My husband got the job, so during that holiday we house and school hunted, and I came to the realisation that I would be jobless for a while, so that I could settle our three children and set up home. That was two years ago and although at times we miss the big smoke, living here is the best decision we have made for ourselves and our family. Where/when did your interest in home styling/design stem from? I can remember as a young girl setting up home in my bedroom, rearranging furniture and their function to style a little home in my room. I would make furnishings like rugs and table cloths out of old clothes or take stuff from around the house, which my dad hated, as I would make a huge mess and at times take things he needed to use. I have always had interests in design and arts. I should have gone to art school after school, but I was fearful I wouldn't make a living out of it. I stayed true to my creativity with painting, photography and art theory as part of my Psych degree at uni and rearranging my home a million

times over. When I was home with my newborn daughter, I decided to start my studies in interior design. I was feeling pulled into pursuing something creative, which made me feel ignited and happy. I wasn't quite ready to give my high demand job in operations a flick though, out of pure fear of failing and needing a steady income, so when we made the move to Port I thought, “This is the time; it’s now or never”. Tell us about your business, Alicia's Haus of Style. What led you to establish your own business locally, and what services do you offer? Alicia’s Haus of style (AHS) was always alive in my mind and in my home. I naturally gravitated to homeware shops, home and lifestyle mags/ journals and with doing my studies in interior design, it never felt more right to do what I was doing. I decided to register my business as a way to pursue my passion. AHS offers services in interior styling, home staging (ready for sale), sourcing of goods and services and advice on all things interior. The long term goal will be to have a retail space to go with these services, so watch this space. What are some design/style projects you've completed recently? The most recent projects I have completed are a residential balcony and the board room at the Port Macquarie Golf Club. I seem to attract projects that require creative problem solving around small budgets and re-use of some items, which I love to do, as it means tapping into higher levels of creativity and at times learning new skills.

What travelling have you done ... and how has this influenced your style? I travelled to my home land Chile last year and was very impacted by the use of copper; I’m obsessed with metals. I also travelled to Europe this year and stayed in apartments, rather than hotels, and felt very connected to the multiuse of furniture and space that Europeans have in their homes - as they are generally much smaller than ours. It felt like setting home again in my bedroom when I was a little girl. They know how to keep it simple and useful, which translated into a big spring clean on returning home and the shifting of furniture etc. I was very popular at home - not! Another impact that my travels had was the use of bold colour. I find us Aussies don't take too much risk with colour, compared to the Europeans, so when I had a project that allowed me to roam free with colour, I did, and this can be seen in the balcony project I just completed. What are some of the latest trends you've observed for homes and home styling? One of my favourites at the moment is what I call the effortless look. Lots of linen, texture, natural tones with connections to nature and the outdoors; the Sheridan brand is doing this really well. The other is a combination of retro, Scandi and industrial;Oz Design is a brand that does this well. If I was wanting to list my home on the market, what types of advice/services could

you provide me to help ensure I sell quickly and profitably? Here in Port, I believe, is about timing. Warmer months seem to sell houses faster. In regards to advice, I have three top ones. 1. Paint! Low cost, high result, and a coat of paint can brighten any space. 2. You're moving when you sell, so pack up all the clutter and personal items. People want to see themselves living in a house they are thinking about buying, not you living in it. 3. Get professional advice and help. People sometimes think that spending on advice is not worth it. In my experience when you're selling, you're busy and stressed, so having someone take care of the preparation process alleviates the stress and gets you a better result. Often agents will advise people to do some basics like declutter, and that’s it, because they know your house will sell, but sometimes doing a little styling can add thousands to your selling price. i Jody. Can you tell us a bit about your connection with the Coffs Coast? I am originally from Geelong. My parents moved to Coffs Harbour in the late ‘80s, and I followed them. What do you love most about the area? We have everything here. Climate, natural beauty of the place, beaches, harbour, hinterland. Plus, easy access to capital cities. You have a bit of flair and passion for renovating apartments and houses. When did you become interested in this? I purchased and renovated a two bedroom unit in Korora when I was 21, and interest rates were 18%. I sold that, and bought an old house in the Jetty, a “renovator’s delight”. This started a trend of buying and renovating old houses. I then progressed to unit developments at the old station masters’ site at the jetty. What catches your eye when you first walk through a property; what gives it potential? Bones - I look at everything from ceiling heights, window positioning, floors, free flowing lines. Position - the old real estate adage is always a great place to start. Light, aspect - northern aspect and good light are preferred elements. Cost - as you can expect, kitchen and bathroom renovation can be very expensive to get up to a level I’m happy with. How do you begin the process of improving an apartment? I have an overall vision in my head of what I want the finished product to be, and then plan the steps needed to achieve that goal. Having the right trades in the correct order is imperative. It starts with the demolition. Do you pick a theme or a style that you use to influence decisions? My style is classic and timeless, using raw, real materials. For example, recycled timber, stone,

concrete and glass. Are there trends that you see that influence people when they are interested in a completed project? Yes, The Block ha ha. Also, Balinese, Moroccan, industrial, tribal etc. But these can sometimes date a project and look stale and tired very quickly. How long does it take on average to complete a project from intially walking in the door, to when you are sitting on the couch at the end of the project with a smile and a glass of wine? Apartment renovations usually take three four months, depending on what scale of works is required. Building a whole apartment block takes 12 - 18 months. What advice would you give to someone who is thinking of renovating an apartment or house? Do your sums! If the cost of the original building plus renovations is more than the final selling price, go back to the drawing board. Is the Coffs Coast area a good location for investors and people looking to buy and renovate properties, in your opinion? Of course it is. We live in the best place on Earth. There are lots of older style houses and units needing renovation in the area, which gives plenty of choice for the investors or owner occupier. What are your plans for the future? I have just completed a new dental surgery for my husband, coffsdentist.com which is located at 198 Pacific Highway, Coffs Harbour. My dream and passion is to redevelop Allambie Apartments in Camperdown Street. It is the most commanding site in Coffs, centre of the harbour in an elevated position. The site cries out for a five star boutique hotel and function centre, as I think that particular market is untapped. Thanks Jody.

The American asked, “But what do you do with the rest of your time?” “I sleep late, fish a little, play with my children, and take a siesta with my wife. In the evenings, I go into the village to see my friends, have a few drinks, play the guitar, and sing a few songs ... I have a full life.” The American interrupted, “I have an MBA from Harvard, and I can help you! You should start by fishing longer every day. You can then sell the extra fish you catch. With the extra revenue, you can buy a bigger boat.” “And after that?” asked the Mexican. “With the extra money the larger boat will bring, you

can buy a second one and a third one and so on, until you have an entire fleet of trawlers. “Instead of selling your fish to a middle man, you can then negotiate directly with the processing plants and maybe even open your own plant. You can then leave this little village and move to Mexico City, Los Angeles, or even New York City! From there, you can direct your huge new enterprise.” “How long would that take?” asked the Mexican. “Twenty, perhaps twenty-five years,” replied the American. “And after that?” “Afterwards? Well my friend, that’s when it gets really interesting,” answered the American, laughing. “When your business gets really big, you can start selling stocks and make millions!” “Millions? Really? Can you tell us a little bit about your background and experience in this industry? I have been associated with the glass and glazing industry now for 13 and a half years. Throughout this time I have worked in all fields, including manufacturing, site service and glazing, estimating, sales and am currently the Director of SGA Architectural Window Solutions (formerly Sawtell Glass & Aluminium). I have experience and comprehensive knowledge of both residential and commercial construction. My business partner, Shaun Thorp, possesses the same attributes and skills, with over 20 years’ experience in the glass and glazing industry. Shaun first started working for his uncle’s company, based in Tasmania. Since taking over the reins at SGA, what are some of the things you have changed and improved? Shaun and I have adopted a lot of technological advances, along with a brand new premises, in an attempt to both streamline our operations and reduce our overhead costs. The business over the years had lost its touch with modern technology, so we felt it was appropriate to not only create a new image for the company, but to also reduce its running costs, to enable us to invest more in equipment and resources for our staff. By making these small adjustments, we have also managed to increase our turnover considerably. Our industry has evolved over the years and is now becoming a “legal mine field” in terms of product suitability and compliance. Some of the requirements include: bushfire attack

levels (BAL ratings), fall prevention and wind and water performance compliance. Obviously when building a home, the core concern for the owner is to monitor the budget. Owner builders are becoming more and more common, which is great, as many Australians dream of building their home; the only issue is that some aspects of legislation, compliance and warranties are left by the wayside. Consumers need to be aware that a licensed builder will provide seven years’ warranty on all workmanship and is also responsible for any legal or compliance issues. The price of the project must not come at a cost to the safety and wellbeing of the occupants … We strongly feel that the value lies within the relationship and engagement of a licensed builder. How has the local building industry changed over the last few years? Luckily, from a customer base perspective, not a lot has changed. We regularly deal with local contractors who have been supporting our business for many years. The exciting and innovating changes we have seen within building design and sustainability, however, present some challenging tasks throughout the build - but it is all to achieve a common goal. Energy costs in today’s climate are an ever increasing concern; therefore, it is imperative to introduce modern technology within your build, in an attempt to manage/reduce these costs. How important is it to support local business? When you support a local business, you support the local people that it employs. Both Shaun and I take great pride in supporting our staff and their families. his October long weekend marks our second annual fun charity bike ride in the beautiful New England countryside. The ride begins from the award-winning Petersons Winery, heading out on Dangarsleigh Road to the spectacular Dangar Falls, where there will be a morning tea break, before finishing back at Petersons for a gourmet BBQ lunch, with some complimentary drinks and live entertainment. The event raises funds and awareness for the Melanoma Institute of Australia. Australia has one of the highest incidences of melanoma in the world, with more than 13,000 Australians expected to be diagnosed with melanoma in 2016 alone. In fact, melanoma kills more young Australians than any other single cancer, but if detected early, simple treatment can often result in a cure. Creating awareness in our communities about the seriousness of this disease is a crucial preventative measure. The major sponsor of the event is Chartered Accountants Australia & New Zealand (CAANZ), with over 115,000 Chartered Accountants as members. Their members are located throughout Australia, New Zealand & internationally, with CAANZ having a strong representation in regional parts of Australia. et’s get a bit of history first. How long have you been designing, and where did you start? I have been in the industry for nearly 18 years, and I studied and spent the first five years in inner city Brisbane, QLD. I worked for a small firm that focused on residential design, with some shop-fit design thrown in. I ended up second in charge in the office and worked there nearly five years. It was during that time that I discovered my passion for compact building design. About 10 years ago, I moved back to Armidale and started my own business. We’ve heard you have some exciting plans for the future, and we’ll come to that in a minute. For now, tell us about Art Houses. The Art House was a concept I came up with about seven - eight years ago. I’d been looking for a way to combine my passion for compact sustainable architecture with my love for visual arts. The Art House is a result of that. The Art House is a compact, sustainable art work that you can live in. What that means is that it is a compact building - all wasted space is eliminated - that is designed around a single visual arts theme. And this theme comes from a painting I have created. The art theme flows through everything! Not only the external appearance, but the internal finishes, the murals on the walls, the linen, and even the crockery! I wanted people to live, eat and breathe visual arts, while experiencing the comfort of a compact sustainable home. Now Art House One wasn’t a one-off project, was it? What else is happening in Armidale? I’m glad you asked. There are very exciting things in store for Art Houses. With regards to Armidale, Art House Two will be built here and should be started in

the next couple of months! Now the idea of Art Houses is that everyone is different! Every layout is different, and every art theme is different! Art House Two is very different to Art House One, but they share the same principles in that they are compact, sustainable art works you can live in. Art House Two is a three bedroom - each with walk-in robes - two bathroom, open plan living area home. It also has a theatre room, walk-in pantry, parents’ retreat and office! The visual arts theme is based on soft fawns, greens, blues and oranges. AND, the icing on the cake is … it’s made of shipping containers!!! The construction of Art House Two will be followed heavily on Facebook, and it will be opened to the public again once it’s finished. And product manufacturers are getting excited about it too, with Blum, Cemintel and Bradford all coming on board to support the project. These companies make great products, and folks will be able to see how they are used. All this will be happening on the western end of Erskine Street, on the northern side. Signs will go up as we get closer to the build starting. You said that exciting things are in store for Art Houses. What else is happening? Art House One was never intended to be a one-off project. It was a prototype for a whole range of Art Houses that I wanted to design and build across Australia. The whole project will be called The National Art House Trail and will be a tourist trail across Australia that both Australian and international tourists can stay in. Each Art House will also have an art studio

attached that local and travelling artists can rent for one month at a time, with the agreement that the people staying in the Art House will be able to view a

working art studio in action and have the opportunity to buy art works from the artist. This will give people a unique holiday experience, and there is currently nothing like in Australia. It is ultimate immersion in compact sustainable architecture and visual arts. And each location will offer a different experience. The building of Art House Two will be used as a platform for The National Art House Trail and the crowd funding that will take place to help develop the trail. Art House Two will most likely be sold after the open houses to help fund the trail, and crowd funding will be taking place later in the year. This funding will go towards buying land in the Port Macquarie area, to make the official start for the trail. Contributors will get the opportunity to get in early for holidays in Art House Three, get their names in Art House Three or even get themselves a copy of the painting that will be the theme for Art House Three. So as you can see, there are some very exciting times ahead for Art Houses, and it started in Armidale! Thanks Kylie. Twenty years on, tell the readers about how it all started … In September 1996 we purchased Armidale Mower and Chainsaw Centre. We soon recognised we had to change the direction of the business and search for different products to enable the business to move forward. We redesigned the workshop, cleaned the premises up, and bit by bit have grown our business to where it is today. Our objective when we went into business was to provide a high standard of customer service in all areas of our business - spares, sales and repairs and at the same time, we had a focus on bettering our own future and our three daughters’, who were aged 10 and four (twins). Now 20 years on, our daughters have all grown up.

Over the years, the girls have worked and helped within our business.

Julie owned her own business, a secretarial/bookkeeping service for over 15 years and worked for a number of local businesses during this time. When we purchased Armidale Mower and Chainsaw Centre, Kevin Kingdom was employed; we continued to employ Kevin, and he has been a very loyal staff member for the last 20 years. We thank him for this. Mark O’Brien joined our business in 2003; Mark has also brought extensive knowledge to our business, as he previously worked at LW Burgess. Mark has been a very

Tell us how you have seen the industry change over the years. When we first purchased Armidale Mowers in 1996, there were six businesses doing similar trade in town; over the years, the numbers have halved. The industry has changed so much over the years. With our suppliers - some have gone, and some are going from strength to strength. Online shopping, cheaper products on the market, bulk stores, products changing due to emission laws, cordless products have become quite popular in our industry particularly those not having to mix fuel, with no emissions, and quiet to use. In 2006 we became the local Stihl dealer; we have just celebrated 10

years with STIHL. For those who haven’t visited your store, besides quality mowers and chainsaws, what other services to do you offer? At Armidale Mower and Chainsaw Centre we only specialise in Outdoor Power Equipment (OPE) and providing service in this industry and not dabbling in other areas not relevant to our industry. We have highly qualified and experienced staff with a combined experience of 123 years, extensive workshop and mechanical expertise for repairing chainsaws, mowers, ride ons, pumps, generators, and all other outdoor equipment. We all have extensive product knowledge, and provide quality brands - STIHL, Masport Mowers, Greenfield Ride Ons, Cox Ride Ons, Bob-Cat Mowers. We are an authorised Briggs and Stratton agent, along with other brands. We also offer pickup and delivery service for our customers.

Will you incorporate a new showroom? Yes, we sure will. It’s the plan to have a showroom displaying all of our large range of products. visualise what a product will look like built, so we feel that it is a vital part of the experience. We have painted and have new flooring in preparation for the fit out.
