Construction Loans and Building your Home: Construction loans are a type of mortgage that you use to finance your purchase of land, and can then cater for the progressive payments of your building costs as your home is constructed. The construction loan process can be summarised in five typical steps. Step 1 - Preapproval of finance for land and construction: Obtaining pre-approval of finance for the land and construction is an important first step. You want to be sure you can obtain the finance to complete the entire project. Step 2 - Purchase of land: The purchase of the land is formally approved and settled with the lender. Step 3 - Sign builder: You select the builder you wish to use and sign contracts. The finance for the construction is now formally

approved with the signed builder contracts, and construction commences. Step 4 - Construction and progressive payments: The construction of your home is now underway. Rather than pay the entire builder costs upfront, your construction loan will be structured for the lender to make progressive payments to the builder, at specific stages (eg. slab, frame, lock up and completion) identified in your building contract. KOALA CORRIDOR CUSTOMISED KOALAS LIVE IN TREES, SO WHAT IS A “KOALA CORRIDOR”? IT’S A STRIP OF VEGETATED LAND THAT WILD ANIMALS USE FOR MOVING ABOUT WITHIN THE SUBURBS.

A

nd “Koala Corridor” is the apt name we gave the narrow bushland reserve that links Koala Street to Transit Hill. Koalas are using this reserve, but it wasn’t in good condition. The corridor was bothered by nasty weeds and eroded by stormwater, with gullies up to two metres deep. So it was adopted as a Landcare project, with a grant of $20,000 from the National Landcare Programme. It’s a great project, because it ticks many Landcare boxes: landscape repair, habitat connectivity, conservation partnerships, value for money. Landscape repair has been achieved through engineering to solve the erosion problems. To do this, our partner Port Macquarie-Hastings Council used both traditional and “soft” engineering. Council workers reshaped and concreted the deep gullies, adding rocks to absorb energy and slow down the flow. Downstream, they reshaped the drain and lined it with geotextile, then planted it with grass. Then the “soft” approach was carried through, with Landcare adding weed-mats planted with rushes. The result is not only wildlife friendly, but also cost-effective and good looking. Meanwhile, Landcare had started work at the top of this steep corridor. We replaced weeds with native plants that were chosen for their ability to hold the soil, even in drainlines and on their banks. Thousands of native seedlings are now making strong riparian communities, their living roots helping to stop erosion all along the corridor.

The project has succeeded through our partnership with Council, and other partners too. For example, koalas now have a new stile that was built with the help of our “Work for the Dole” partners. The stile lets koalas climb over the boundary fence, so they have better access to the variety of trees they need. We know this, because a wildlife survey by our Ecologist found them using the stile immediately. Scientific monitoring of the whole site is revealing a lot more about the value of this green corridor. Koalas can now travel more easily and safely. And all wildlife benefits from the extra food and shelter that native plants provide. It’s good for people too, as the vegetation helps to control runoff, and looks attractive. Landcare is happy that the weeds have gone, because those weeds used to wash downstream and contaminate the bushland reserves of Wrights Creek and Yarranabee Creek. These areas are also vital for our wildlife, so Landcare is revegetating them too, with funds from the Environmental Trust. Naturally we hope that residents will visit these wildlife corridors. So we’ve made interesting signs to help people understand and enjoy them. We are pleased that the grant money has stayed in our community. It has employed local contractors, bought materials locally, and supported our Community Nursery to grow the native plants. To see our koalas thriving in the wild is the best reward for the many hours of volunteer work that made the whole thing happen. Contributed by Julie Ho.

Port Macquarie’s fastest growing suburb takes shape Just 10 minutes from Port Macquarie’s CBD, a whole new community is coming to life. With space for more than 2,000 homes, a town centre and supporting facilities, Sovereign Hills has the potential to become an impressive satellite suburb and locals are jumping on board.

On the southern side of the Oxley Highway developer Lewis Land Group (LLG) recently launched the first stages of the Stirling Green precinct. Consisting of a total of 378 affordably priced lots and a new interactive sales centre and cafe, Stirling Green offers a mix of generous and easy-care lots a convenient distance from Port Macquarie’s central business district and coastline. Blocks in Stage 2 are selling fast with 10 remaining, priced from $209,000. LLG chief executive officer Chris Calvert said the local community’s support for the project had provided the confidence to fast-track the next four stages of Stirling Green. “Sovereign Hills has delivered 295 registered lots to date and we are gearing up to create another 295 lots for release in 2017 to meet consumer demand,” Mr Calvert shared.

Display Village Construction > Affordability aside, one of Stirling Green’s biggest drawcards in 2017 will be the new builders display village. The village, which will feature 15 homes from 11 of the nation’s top builders all keen to showcase the latest in building design and technology, will be the focus of a grand opening and free community fun day on Saturday, 18 March. Located at the gateway to Stirling Green, the village will set the benchmark for future construction in Sovereign Hills, the Hastings and beyond.

Some families have already increased their days after only a few sessions,” Mrs Rowlandson said. The centre provides care for children aged from six weeks to six years and serves morning tea, lunch and afternoon tea. “It is an exciting time for children and families to be starting the journey of Discovery with us.”

ell us a bit about yourself. How did you and your husband come to call Ocean Club home, and where did you live prior? We lived in South-west Sydney prior to coming here. We had a large home on the Georges River, and we found that it was getting very difficult to manage. Sydney was becoming very hectic, very intense, and we were just becoming exhausted. It became very clear that it was time to move to a quieter environment. We chose Port Macquarie, because it’s got incredible beaches, an outstanding clean natural environment, it’s not crowded, the locals are wonderfully welcoming and friendly, and there’s a good mix of people in the community. Every shop we go into, people are kind and caring, and we found the atmosphere here to be absolutely beautiful. And the climate was an important factor. One of the things that appealed to us was the quality of cultural activities available to us. There’s the beautiful Glasshouse, which we attend regularly, wonderful art and culture scene here, great grass roots music, beautiful food; it’s got all of the things that bring about a finer quality of life. What was it about Ocean Club that attracted you, and how long have you lived there? We moved into our house at the end of February this year. everything is manicured, there isn’t a speck of rubbish anywhere. Everything is always immaculate, and you can see the personalities of the home owners in their gardens - it’s delightful. It’s very peaceful, very quiet, coming from noisy Sydney, where there are sirens and choppers 24/7 to lay here at night and hear nightbirds calling and walk out and see the stars. The skies are so clear here, you can see the colours of the stars - we had forgotten what stars looked like living in Sydney. We thought the homes at Ocean Club were beautifully designed and beautifully finished. We had wanted a new house when we moved. We discovered as we went through the process that we could make quite a few tweaks to suit ourselves to the plan and to the finish; in the end, we got a house that fits us like a glove, and we just adore it. What makes it particularly memorable is the quality of community here, because everywhere you go there are beautiful, friendly, welcoming faces. Our neighbours are wonderful, and we’ve got so much in common with the people around us. Brian and I, we love dancing. I love painting and dragon boating, we are both learning music, and we have neighbours and friends who share our passion for all of these things. We are having an absolute blast! Selling a property is not an everyday event, and it is potentially the most valuable asset you will ever trade. Number 1. Pick an agent you can trust implicitly and feel

genuinely comfortable with. Do your homework; check the agency’s success and reputation. After all, you are handing them the keys to your home. Number 2. Pick a genuine marketing agent. The thing that drives price is competition. Any agent can bring you one buyer in a strong market and pretend they are great. You want an agent who will expose you to and bring multiple buyers, then use expert negotiation skills to really get you a result that otherwise may have been missed. You don’t get a second chance, and you are gambling with serious dollars if you don’t engage a genuine professional. These markets always bring out discount operators, who essentially cut corners to achieve quick turnover. It is beyond me why anyone would ever do this with an asset worth hundreds of thousands of dollars. Also, in this market, don’t discount an auction. It won’t work for everyone, but in some cases it’s ideal. Don’t accept the throw away line that “auctions never work in Forster”. That is absolute rubbish. If an agent doesn’t at least raise this with you, they are being lazy and not truly exploring all marketing avenues. We would never recommend it if we felt it inappropriate, nor would we push this, but in this market it’s at least worth considering.

i Graeme. Please introduce yourself and your role at Evermore Living to our readers. My name is Graeme Roberts, and I am privileged to be the Village Manager and Registered Nurse at Evermore Retirement Living in Forster. I have a dual role within the village. I am the clinical leader for our nursing team of Enrolled Nurses and Assistants in Nursing. I also have a mandate for the overall management of the village with maintenance, services and activities. My dynamic team of nurses together with the hospitality team provide “care” to our residents in the village. How long have you been at Evermore, and how many do you have working with you in your particular department? I came to Evermore in February 2016, just over eight months ago, with a clinical focus. I was the only nurse here at the time, having taking responsibility from my predecessor. After establishing my new role, moving from within the public hospital system, I identified needs based on simple assessments of residents that enabled services for them that were unknown to residents. From a start with one nurse, we now have a team of six nursing staff with varying disciplines, a physio aid, and an activities officer. Our team are multi-skilled and enjoy the varying roles that apply here. One thing that does apply to all nursing staff, no matter what discipline, is we all work within our scope of practice to ensure safe and effective nursing to our residents. If you are selling, the method which is the most suitable for your property and situation is dependent upon a number of factors. AUCTION ADVANTAGES Exact sales date - an auction allows you to set an exact date for the sale of your property, leaving you free to make plans for the future and forcing buyers to act within a specific timeframe, or risk losing the property. Pre-auction offers - with proactive marketing, most properties receive offers within the four-week period prior to, or on the auction day. If these offers are acceptable to you, the owner, you have the option to sell prior to auction. Competition - the absence of a set price attracts buyers from all price ranges, and each will value your property differently. Placing these buyers into a competitive situation will usually achieve the best results. Minimal disruption - organised open house programmes minimise household disruptions. What’s more, greater care can be taken to show your home in its best light, with consideration to time of day etc. No cooling off period - an auction is legally binding - once your property has been sold, the conditions are set in concrete. Security and peace of mind - you are protected

Auction is a more proven method of sale, as the property is sold under your contract terms and is the same for all buyers. arah, tell us a little about yourself … I have been a registered architect on the Coffs Coast for almost a decade and launched my own business, Armstrong Architects, in 2010. I work with both residential and commercial clients and pride myself on providing exceptional and unique design solutions. I am also passionate about delivering innovative designs, while also meeting my clients’ budget and functional requirements. I have worked in large offices in Sydney, Edinburgh and London, but love the variety that working on the Coffs Coast brings. Whilst enjoying the challenge of designing larger commercial buildings, I am still very passionate about designing beautiful homes that really contribute to the quality of people’s lives. I juggle all of this with three children with a side ambition to be a triathlete, but trust me, I’m a much better architect! What initially drew you to architecture? Building a home is such a significant part of a person’s life, and having the chance to be a part of that is definitely a reason I chose architecture. I also love that it brings a real mix of art and science. During school and university, I loved being creative with arts subjects, but I also really enjoyed the processes behind maths and science, so architecture means I can do both. I really like challenging both sides of my brain. What prompted your move back to the region? Having grown up on the North Coast, I always knew I wanted to come back here to settle down with my family. Coffs Harbour has a great combination of a country and beach lifestyle, which is something I really love. “ and overseas, I prefer to work in a place like Coffs Harbour, as there is more scope with the type of projects I can work on. In a city, you tend to get pigeon-holed with projects, but the sky’s the limit here! What motivated you to go out on your own in establishing Armstrong Architects? One of the main motivations behind my decision to start Armstrong Architects was the ability to build a close relationship with my clients through the process of creating their dream home or commercial space. This isn’t always the case when working in larger offices, so it’s definitely something I like about working independently. I also really like the flexibility of being your own boss. I teamed up to share an office space with Interior Designers, Two Birds Design, a few years ago, and the “one stop shop” we’ve created has been an enormous success. What key lessons have you learnt about running your own business? This is a tricky one. I think the main lesson I have learnt is to listen to the client - even though they may not always be correct or may not know what it is they are trying to convey, you can usually piece it all together if you listen very carefully from the start. I have also learnt to back myself. Although it sounds like a contradiction to my previous statement, it’s important to back yourself during the design process. Some clients are convinced they know exactly what they want; however, you need to remember they are paying for your expertise and nine times out of 10, they love what you suggest. What have you found to be the most effective methods in generating new business and promoting Armstrong Architects? In the architecture business, there’s no better

way to generate new business than through word of mouth, especially in a tight-knit community like the Coffs Coast. I would say that the majority of projects I’ve worked on - both commercial and residential - have come about through a positive experience a past client has had. It’s very rewarding to know that my clients are not only satisfied, but willing to share their experience and recommend me to others. Working alongside local interior designers, Two Birds Design, has also been really valuable to my business. I have worked very closely with Kristie and Kylie on a number of projects, and both businesses have experienced the benefits of cross-promoting. If other small businesses out there are in a position to team up with a like-minded organisation in a similar field and you can work cohesively to help a client achieve their vision, I’d strongly recommend it. Social media is also a vital area to promote your business, especially image-driven mediums like Instagram. In your view, what makes a beautiful building? For me, creating a beautiful building is about more than just the finishes and filling it with expensive furniture. It is about the connection between the spaces and the connection between the inside and outside. The spaces within a building can provide an almost sculptural effect, by using vertical height as well as light and careful placement of windows. The functionality of the space and the feelings it evokes also contribute to its beauty. Of course, materials play a part as well. Using

natural materials such as stone and timber help a building to settle into the landscape, rather than fight against it. Do you have a standout project, and what sets it apart? My most significant project to date would probably be the Beach Street Family Practice in Woolgoolga, which has just been completed. I think what sets it apart is that it is the first multi-storey building in Woolgoolga since council changed the zoning of the area, so it’s quite a landmark building. With the design, it was challenging in that I needed to find the right balance between something contemporary, while also being in sync with the beachside village and its community feel. The finished product is really clean and fresh - a contemporary building by the ocean. Tell us about your signature style? My style is modern, unique and contemporary, but it always has a piece of the client themselves within it. I am all about creating practical and calm spaces that also have that “wow” factor. Juggling a small business and a young family must have its challenges … I would be lying if I said it didn’t have its challenges, but owning your own business does offer the flexibility you need to run your business and family life effectively and efficiently - most of the time! As well as my shared office in Coffs, I also have a home office set up which I work from. I think the key is just being flexible and being able to work around clients’ needs. set to be snapped up Students from the Furniture Design and Technology courses at North Coast TAFE are behind the funky pop-up shop that is being showcased early this month at Coffs Central … We spoke with the teachers and students behind the “Branching Out” exhibition and some of the amazing pieces for sale. ho are you, and what are you aiming to achieve? We are a combined group of Certificate IV and Diploma level Furniture Design and Technology students studying at North Coast TAFE - Coffs Harbour Education Campus. We are a diverse group of individuals, who are all at different stages in our lives. This includes people who are just out of school, to the semi-retired looking for a new challenge … business administration, health care, agriculture, the arts, and IT are a few of the industries many of us have previously been involved in. Throughout the course, we conceptualise, design, prototype

and eventually come out with a finished product of hand-crafted material. The name of the exhibition is Branching Out. Can you tell us why? Along with the connotations to timber (that we obviously use a fair bit), we felt that it best reflected us as a group and where we are in certain stages of our lives … we’re branching out into something “new”. It also reflects the idea of some of us being at the end of our own journey and branching out into new pathways … not only in our careers, but in our lives. Tell us about the course and why the pop-up shop is such a great opportunity? The course has taught us not only the skills of furniture design, but skills that will benefit us in our own personal lives. Take

making a table, for example - just looking at how this is constructed, the legs that need to be a certain height, what timber we need to use, the best place to get this, the idea of budgeting and so on. The pop-up shop is a huge opportunity for us to showcase our designs … from the less time consuming pieces (hand tools and kitchen utensils) right through to the more time intensive pieces (like coffee tables, chairs and chopping boards). To be seen in such a busy area such as Coffs Central will hopefully promote our work and inform the public of the time and effort that goes into creating such pieces of material. How long have you been working on these pieces of furniture? It varies … some of the smaller projects

can take only a month; whereas, the bigger pieces can take up to three, six, twelve and sometimes even eighteen months. Furniture design isn’t your typical job; can you tell us some careers you may “branch out” into? This course allows us not only to become a furniture designer, but also to become a furniture maker or industrial designer. We see it as being a stepping stone to something else in our career and are excited it gives us opportunities such as travelling and the ability to work with other cooperatives. When and where is the exhibition? Branching Out is on Level 1 and Food at the Terrace, Coffs Central Shopping Centre, from the 1st November - 11th November. Thanks guys.

Clients often find all the terminology confusing - for example, the difference between “exchange” and “completion”. Absorbing the Contract terms and understanding their contractual rights and timeframes can be complicated too. We simplify it and translate the legal jargon into plain English. Any exciting industry news you’d like to share? Yes, we’re moving from the manual world of settlements to E-Conveyancing. We love being at the forefront digitally and we’ve embraced PEXA (Property Exchange Australia). PEXA enables us to conduct electronic settlements. We were the first office on the Coffs Coast to do so. The whole process from exchange to settlement can now be done electronically, thereby enabling a more streamlined and efficient process, beneficial to everyone.
