Spring selling season a busy one for Realtors

The approaching spring selling season. I don’t have to tell you Realtors out there that the hot sales time of year is near. For you, it’s like Christmas in March.

And April.

And May. I know a little about this subject, having just last year gone through this process myself.

As a seller.

And simultaneously as a buyer.

That means I also can tell you firsthand, and with a fresh memory, what it’s like to be in your clients’ shoes. Maybe they’re just planning to move across town and downsize. Or perhaps they have growing families and need more space, different amenities or a location that better fits their needs. They may be selling in order to buy a home in another state.

The last one was me in February 2017.

Regardless of the circumstances, for the seller there is no shortage of anxiety. What improvements should I make?

off-site? How many problems is the inspector going to find that I will have to fix? Am I going to be able to have enough capital from the sale to make a decent down payment on the next place?

Toss in a wife who is temporarily working at home and has no choice but to keep a makeshift home office space filled with paperwork and a teenager understandably resistant to the whole idea and there are plenty of things to worry about.

And don’t even think about that fact that the house was built atop a sandstone boulder with only a few inches of soil above it rendering an acceptable lawn past May nearly impossible to

maintain.

Through it all, Realtors — who know their business better than we sellers — press for pristine presentation in the same environment in which we’re cooking, eating, showering, doing laundry, packing to move and, once in a while, relaxing.

Folks, it’s not easy on us.

Fortunately, our home was a 6-year-old builder’s model we owned for four years. It included every upgrade feature the builder offered at that time and was in a high-visibility location. We purchased all the contents as well, which meant nearly all the touches imagined by an interior designer, whose primary

objective is to create an emotional response with customers, remained in place and withstood the test of time.

Confidence that our home showed like a model — because it essentially was — did little to diminish the anxiety that pressure to sell can bring, exacerbated by trying to determine what was the best time to begin showing. We needed to remain in the home until midsummer while recognizing the peak sales months in the Charlotte, North Carolina, area were March and April.

We prepared the home for sale — paint touch-ups, carpet cleaning, pressure washing,

window cleaning, moving boxes and containers to off-site storage and more.

A “coming soon” sign stood in the front yard for nearly two months as we waited — much to our Realtor’s chagrin — for the home-selling sweet spot.

We weren’t asking for much: Sell the house in April, close in May, vacate at the end of July.

Simple.

Remarkably, that’s exactly how it played out. The teaser sign drew the attention of an agent who followed our Realtor’s listings in the neighborhood. His client was the first — and as it turns out, only — showing, just two hours after the listing went live.

An immediate full-price offer was made and accepted, with the proviso that we closed the last business day in May and we rented back for two months.

Yes, we were fairly high-maintenance clients, but in the end, it was a win for everyone, including the Realtors involved.

Although we got lucky, it was one of the most stressful times of our lives. I can only imagine how difficult a more typical home-selling process must be.

Heading into the spring, thousands of home sellers will endure that process. Selling those homes is your business, Realtors, but for the homeowners, be ever mindful that it is their lives.

Realtor realizes goal of multiple offices The Legends of Real Estate is merged under the ownership of Realtor Audrey Lackie and her husband, Ray.

Audrey Lackie knew at an early age that real estate was the career for her.

She was an agent for Coldwell Banker when she was 20, and only three years later was managing an office.

She later moved to Prudential Network Realty where the Hidden Hills branch she managed enjoyed such success that she won the company’s Chairman’s Cup Award.

She went on to become a recruiter for Watson Realty, a position she enjoyed for 17 years.

While at Watson, she said she realized she wanted to start her own business, not as a franchise, and not in the usual way.

Today, she and her husband, Ray, own The Legends of Real Estate.

In November, The Legends of Real Estate on San Jose Boulevard, founded in 2006 by identical twin Realtors Selby Kaiser and Linda McMorrow, and The Legends of Real Estate East Coast in Jacksonville Beach, which the Lackies opened in 2014, merged when the Lackies purchased the sisters’ company.

The ownership transition was completed in February.

The Lackies also purchased and renovated a building in Arlington, which they plan to open as a third location this spring.

“We will have a nice little triangle happening,” Audrey Lackie said of the three branches.

Her goal is to keep growing, not necessarily by adding even more offices, but by hiring agents.

The Jacksonville Beach office has 43 agents, and 37 at the San Jose branch — including Kaiser and McMorrow, who are staying on in that capacity.

“At this phase in our lives, we wanted to travel more and spend time with family,” Kaiser said.

“However we do love the real estate business. We have wonderful long-term friends and customers, so this is a wonderful way to restructure our business.”

LEGENDS, THE SEQUEL

With the sisters’ support, The Lackies opened their Legends of Real Estate East Coast office four years ago with a partner, Realtor Millie Kanyar.

The deal gave the twins a minor partnership role in exchange for the use of the company’s name and brand, which Audrey Lackie admired.

She had known Kaiser and McMorrow for years and said she knew their “stellar reputations for integrity and fairness.”

“It was a good deal for us,” Lackie said. “They were very selfless. They wanted to help me, and help me realize a dream. It was an honor that they would do that.”

“As far as we know, it was a unique arrangement,” Kaiser said.

And it worked.

For the past four years, Lackie said, the two offices have operated as sister companies, “Which I think made for a very positive and easy transition.” Kanyar left the business at the end of 2014.

the realization of Lackie’s goals.

And because agents are the key to growth, she said her years in management and recruiting provided the skills to recognize people who have personalities suited for the industry.

She also knows what agents want and need to succeed, and that requires training and an office that functions as a home base, even though they don’t spend much time there.

“Agents are mobile today,” she said. “Their office is their car and everybody has a home office.

Agents want higher splits, not to have to pay for bricks and mortar.”

As a recruiter, she saw firsthand how real estate suits certain personality types, but she also saw the degree of success agents desire is what matters most.

“If you truly want to do something, you end up learning the skill set,” she said.

STILL FAMILY-FOCUSED

Twins Selby Kaiser and Linda McMorrow sold The Legends of Real Estate on San Jose Boulevard to Audrey and Ray Lackie.

Lackie’s career in real estate was inspired by a mall kiosk.

As a 16-year-old student at

Terry Parker High School, she landed a part-time job at Sears in Regency Square Mall, where she cut keys and engraved jewelry.

That’s where she met her first husband, Ron Richie, who was working as an Allstate agent in a booth near hers. Sears owned Coldwell Banker Real Estate at the time.

Richie encouraged Lackie to go into real estate, and two days after they married in 1984, she started real estate school.

At 26, she was branch manager of the Coldwell Banker Baymeadows office, and a year later was recruited by Prudential, where she became a licensed broker.

Throughout her career, Lackie said she was blessed to work with many wonderful people, including some who became “great mentors along the way.”

She set goals for her personal growth and development, which included learning to be a confident public speaker.

In 2016 she became president of the Florida Women’s Council of Realtors, rising through

the ranks of the organization she joined in 2003.

As technology changed the real estate industry, Lackie worked to stay ahead of the curve.

When she decided to start her own office, she wanted her own company, rather than a franchise, giving her total control.

The Legends of Real Estate — the “East Coast” portion of the name was dropped as a result of the merger — remains a family affair.

Ray Lackie is an artist, but he makes the rounds of the offices and provides support services.

Audrey’s children, Erica Davis and Jonathan Richie, work in the business.

Her lap dog, Pee Wee, a rescued Chihuahua-dachshund mix, is her constant companion.

After all these years, Lackie still embraces the business, even though she now works 85 hours a week.

“You can’t be afraid of work,” she said. “I’ve never worked these kinds of hours, but I love it.”

SPRUCE IT UP RIGHT AND GET IT SOLD

Focus efforts on decorating and renovation projects that make the most impact, Realtor advises.

It’s no secret that spring is prime time for home sales. But should sellers consider home spruce-ups specific to the season?

While few can argue that appropriate staging is critical to home-selling success, springtime offers opportunities for those extra measures that make listings stand out.

The National Association of Realtors recommends focusing on improvements to landscaping, kitchens and master baths, tips seconded by Lisa Barton, broker associate of Berkshire Hathaway HomeServices at Ponte Vedra Beach.

“Our activity level increases in February and goes strong all the way Barton through mid-July,” said Barton. “What I emphasize to my sellers is the first impression is the only impression you get, so curb appeal is critical. We work with a professional stager and her approach is you have about 8 seconds to get a buyer’s attention.”

BOOST THE CURB APPEAL

Replace tired old plants and bushes in the landscaping, paint the front door and powerwash the exterior and clean gutters and windows.

In those few seconds, potential buyers size up the home based on the appearance of the landscaping and even the color of the front door. In older homes, plants may need to be replaced to present a bettermaintained appearance.

“A family that has been in their home for 20 years, those bushes around the house are 20 years old and they have a limited life expectancy,” said Barton. “They have been trimmed and cropped for 20 years. They may be leafy on the edges but bare inside.

When you step back and look at the house, the landscaping needs to be addressed.

Putting money into that curb appeal to make it look lush and not so worn out and tired can make a big difference.”

washing can make a significant difference in the home’s appearance, Barton said.

With a focus on the Ponte Vedra Beach area, Barton said many of her clients are original or longtime owners who might have considered selling their homes just before the downturn.

As home values have nearly or fully recovered, she said many of those homeowners — who often are now empty nesters — are preparing their homes for market.

The interiors can be dated in terms of colors

and surfaces, and while seasonal appeal in decor is important to capture the attention of potential buyers, traditional remodeling techniques are tried-and-true.

For sellers who have limited time or budgets for home staging, Barton recommends addressing the priorities.

“Once you get past the front door, we start in the kitchen,” she said. “So much real estate is done via the internet now, people are looking online and the first place a buyer goes when they are looking are pic-

tures of the kitchen. The kitchen has to be scrubbed clean with the counters as clear as possible.

“We have had several of our sellers with high-quality cabinets, but they are a color that is out of favor now. Those quality cabinets can be painted. It refreshes the kitchen and instead of spending significantly on new cabinets, they can spend $4,000 or $5,000 and have them looking new.”

The next most important room, Barton said, is the master bathroom. Many home-

owners have remodeled secondary bathrooms over the years, but neglected the one in the master bedroom.

“It’s just the opposite of what you should do,” said Barton. “If you are going to put in a granite or even a quartz countertop, you can check on remnants from a big job and find a beautiful piece that is smaller and less costly but makes a major impact.

And by changing out old faucets and fixtures, you can refresh a bathroom without spending a huge amount of money.”

UPDATE COLORS

Beyond those significant room refreshers, Barton said paint and carpet are inexpensive ways to make a big impression.

And certain color palettes, said Barton, can mean more money.

“Homes that are being painted with grays — between light gray and medium — tend to sell for more money,” she said. “It’s a color that’s easy on the eyes, it goes with everything so people in their mind’s eye envisioning furniture in a room see those soft, neutral colors and that makes it easier for them to imagine themselves in those spaces. A fresh coat of paint makes a house smell better and look better, especially in those first couple of rooms.”

The all-white kitchen is also beginning to give way to more color. While white cabinets and other surfaces remain popular, Barton said she is seeing more homes, especially model homes, with cabinets of muted grays and blues. Contrasting the colors of the wall cabinets and an island is also trending.

“Even though I know white is on the way out, there are still a lot of buyers looking at that,” said Barton. “Cream-colored cabinets are still popular. Granite is no longer

in vogue. People are opting for other types of solid surfaces, and they are lighter in color. If somebody has the money, changing the dark granite counters that were so popular in the early 2000s to a lightercolor synthetic quartz gives the kitchen a big refresh.”

Lightening, brightening and cleaning up; adding pops of brighter springlike colors inside and out; painting the front door and addressing landscaping are generally simple projects, but Barton said some sellers resist making improvements to market their homes.

With design trends that are dominant in model homes prospective buyers also visit, those reticent sellers are at a disadvantage.

“They may have renovated when they moved in 20 years ago, so it’s time again.

Everything is 15 years old or 20 years old and it’s not keeping up the current trends,” said Barton.

“There is so much new construction out there a lot of our buyers are spending time in model homes that are tricked out,” she said.

“That’s a challenge because many of these sellers don’t want to do the work and don’t see the value,” she said.

“When we are competing with Nocatee, many clients coming from out of state don’t necessarily appreciate being three blocks from the beach when Nocatee is only 4 miles from the beach. I have found the older communities were losing out to new ones, even if the location isn’t as great.”

Open-air living not restricted to new homes Adding outdoor living space appeals to homeowners, buyers of existing homes.

Homeowners are finding creative outdoor living spaces are a welcomed addition to their lifestyles, a fact not lost on those who are shopping for their next home.

Whether new construction or resale, the option of bringing the outdoors in — and the indoors out — open-air living is having a positive affect on the real estate sales industry.

Homebuilders are designing the concept — or at least the option to include it — in many of their floor plans.

But homeowners with the opportunity to add open-air living space can enjoy it now and enhance resale later.

“I can tell you that outdoor living space can greatly increase the appeal and value of the home and also provide an area where people can relax and entertain friends and family, and that's something buyers are looking for,” said Realtor Kim Worbington, a member of the Christina Welch Team with Keller Williams Realty Atlantic Partners Southside.

Worbington is a buyers’ representative who shows her clients both new construction and resales.

She has noticed homebuilders paying greater attention to outdoor living options and a growth in that feature in resales.

And her customers are paying attention.

“I think more people are thinking about how they live and areas of the home they would actually use and they don't want wasted space,” said Worbington.

“It's not anything new that homeowners are getting away from the formal living spaces and wanting more of the open concept, so when you can utilize your outdoor space and have that summer kitchen and fire pits with seating areas, you can take advantage of space that would normally go unused in your back yard. It is now seen as usable space you can take advantage of and not just something pretty to look at,” she said.

Remodeling contractors are benefiting from the trend as well as owners of existing homes are also wanting to capitalize on their underutilized outdoor space.

“From the design side, we have seen a lot of customers looking for a practical extension to the indoor living space,” said David Hacker, owner of Construction Specialties of Northeast Florida. “They are looking for outdoor spaces that are cost-effective, easy to maintain and have a practical application.”

ers, side burners and more. Outdoor cabinets made of materials to withstand the elements are on the increase and bar centers and ice chests are popular additions for families seeking to entertain.

“We have seen an increasing demand for linear outdoor fireplaces and gas fire pits in lieu of the traditional wood-burning pits,” Hacker said. “The typical finishes we see are a subtle contrast from the existing finish of the home. They still complement the existing home, but make the new features a focal point, which they should be. These are the fun additions to your back yard.”

When adding open-air living, homeowners should always consider how it would impact resale.

Like other improvements, there won’t always be a return on the

investment depending upon the neighborhood’s prevailing price point. But if lifestyle trumps eventual resale, Worbington has encouraging words about marketability.

“I don't think it's necessarily on most people’s must-have list, but when you have outdoor living areas it becomes a huge selling point,” she said.

Either way, Duggar is happy to take advantage of the outdoor living trend.

“It’s cool to see how many people value outdoor living,” he said.

“It keeps us in business.”

Small projects can add value, attract buyers Home sellers don’t necessarily need to invest heavily in preparing their homes for sale, and they can handle most small projects by themselves, or inexpensively by hiring professionals.

Spring cleaning: Remove most personalizing items such as photos, clean windows inside and out, remove the clutter and store it off-site. Packing items into closets will convey the image your home has inadequate storage.

Pressure wash: Dirty or mildewy walls, soffits and gutters can turn away potential buyers, or can have a negative influence on perceived value.

Professional pressure washing is an inexpensive way to add value.

Clean the surfaces: Hire a carpet cleaner and buff the hardwoods. Clean any grout discoloration in tile areas.

Wash cabinets and remove nonessentials from countertops and buff them to a shine. Then, keep it all clean.

Brighten up: Remove winter items such as heavy throws and put away the dark, but wintertime comforting, pillows. Invest in some inexpensive bright and cheery towels, throw pillows, candles and table-setting items.

Realtors, site agents: We’re in this together SMC education panel discusses mutual benefits of cooperation.

A panel comprising real estate agents and homebuilders’ site agents had a message for a gathering of their peers: We’re all in this together.

Realtors Daniel Lewis and CC Underwood joined homebuilder representatives Victoria Hartwell and Jocylyne Corlew at the Sales and Marketing Council Education Panel on Jan. 25 at the Northeast Florida Builders Association office.

The four fielded questions from the audience and moderator Aaron Bacus of First Guarantee Mortgage Corp., largely focusing on the importance of mutually beneficial relationships, and how to achieve them.

PREDICTIONS AND ADVICE

Lewis began the discussion by saying as strong as home sales were last year, he expects an even better 2018.

“Yeah, we have an inventory shortage, but I think builders are picking up the slack,” he said.

Added Bacus, “Builders are where it’s at.”

It’s also where the site agents are, and Hartwell, sales and marketing manager with MasterCraft Builder Group, said there remains some slack to be pulled in order to reach the potential for builders and the Realtors who bring them customers.

“Prices are where they need to be, but the number of permits are behind where we think they need to be,” she said.

According to NEFBA, the number of building permits issued in 2017 in the four-county area is the highest since 2007 at 8,870.

That’s just shy of half of the high of 17,753 permits pulled in 2005, and Bacus said he doesn’t see another housing bubble.

“What I see this time around is you have real borrowers putting real money down and tighter restrictions on the mortgages, so I am optimistic the bubble won’t be bursting on our heads,” said Bacus.

That’s good news for Realtors and builders alike, but Corlew and Hartwell said in order to take advantage of the favorable market conditions, Realtors should take the time to educate their clients on what to expect from the builders, and in return site agents must work to ensure buyers’ agents aren’t circumvented in the sales process.

“Do your homework ahead of time,” advised Hartwell. “Every buyer is going to be different and every agent will handle things differently. Feed off how the sales presentation is going and if you see something that needs to be spoken about with the buyer, go ahead and speak up. But when it comes to the presentation, let us handle it because we are the experts.”

Corlew, sales manager of ICI Homes, advised agents to brief their customers in advance about individual builders’ incentives, and the importance of making realistic offers.

Site agents typically are juggling multiple customers at one time and their attention could easily be turned away by those they don’t consider to be serious.

Know what your buyers want: “It’s important to call ahead and talk to the site agents, build a relationship and ask what they have seen their builder give on incentives and what are they seeing being denied so when we talk to the buyer we can say what the builder is giving. Now, you’re working together. Knowing what our buyers want is very important. Bringing a buyer to a builder not knowing what they want is a waste of both of your time.”

someone says, ‘Here’s our offer,’ and it’s $60,000 off the price of the home. We’re in the business to sell homes, but we’re not in the business to give away our homes.”

Corlew said.

“We had an offer of $65,000 off the price plus a screened-in lanai plus a fenced back yard. We can’t do that. If you give your client the right information up front we can work together and make that transaction happen,” she said.

“If you educate your buyer just a little bit, I think you will find you can sell more homes with a builder,” Corlew said.

Conversely, buyers’ agents can be on a tight schedule, showing several homes in different neighborhoods in a day, Lewis said.

It’s imperative that site agents respect their time as well.

“When I let them know up front we have this amount of time to spend and when a (site agent) doesn’t respect that and they try to steal more time, it gets me off schedule,” he said. “If a customer loves the house and wants to spend more time there, I will do that.”

AVOID SIDESTEPPING BUYERS AGENTS

There is a misperception, Hartwell said, that buyers can pay less if they’re not working with a Realtor, even if they are.

Often potential buyers, who have worked with an agent previously, visit a model home on their own and do not indicate that prior relationship.

Not all builders take measures to prevent that, Lewis said, and some might even encourage it.

“There are a couple of practices by builders who want to incentivize the customer to not use a Realtor,” Lewis said.

“We’re all partners in this and we have relationships, so those types of practices, when I hear about them, I remember them.

As the market gets stronger, I think some builders don’t always think they need that relationship as much. But it’s cyclical, so when the market gets tough again and you need Realtors to sell your product, this can create some challenges,” he said.

Discourage overbuilding a home: “I see a lot of pushback from builders toward people who want to over improve a home because you get into appraisal issues.

I can see the builders’ position on that, and I have to educate my customers that there may be some things they need to do after the fact.”

Daniel Lewis How to best communicate with site agents: “To me, nothing beats a phone call, but it depends on what you are trying to communicate. In person or a conversation over the phone will get you a lot further than sending emails back and forth.”

that relationship and take extra steps to ensure, to the extent possible, that buyers’ agents are not left out of the process.

“We never want to burn those bridges because Realtors bring us 75 percent of our business,” said Hartwell.

“I have heard practices where Realtors were getting cut out. We have customers come in and say, ‘We’re not working with a Realtor, can you give us a better deal?’ We say, ‘absolutely not.’ If someone comes in with a card and says they are working with a Realtor, we will honor that,” she said.

Underwood said she recently

experienced that level of cooperation firsthand with a builder.

“Two weeks ago, we had a buyer walk in to a community without us,” she said.

“We were with them the first time and they walked in the next time alone. We got a call from the site agent who said, ‘we want you to know we had your buyer walk in and sign a contract without you.’

“Of course, we sent them a big box of strawberries.”

David Weekley Homes, the first builder to stake a claim for development at E-Town in South Jacksonville, bought property in the emerging mixed-use community off Florida 9B. The Houstonbased homebuilder bought land Jan. 31 for $6 million from Eastland Timber LLC, led by members of the Davis family.

The Duval County Property Appraiser calculates the purchased acreage at 111.28 acres. Keith Donnelly, land acquisition manager with David Weekley Homes, said the parcel will be a gated community of 143 homesites that are 50 feet wide and 79 that will be 60 feet wide.

He said the land will be developed as a joint venture between David Weekley Homes and ICI Homes. “We expect to have David Weekley model homes under construction before the end of the year,” he said in a statement.

Donnelly said 36 acres of the parcel will be preserved as conservation area and parks will be included in the community development. A conceptual site plan filed with the city shows that David Weekley Homes wants to develop a 222-home subdivision east of Interstate 295 and Florida 9B in the E-Town development.

The site plan shows the single-family lots, buffers, three ponds and two parks.

Roger O’Steen, chairman and founder of The PARC Group, which develops Davis family property, said previously that several builders are working on preliminary plans and permits for neighborhoods within E-Town.

Parade of Homes expands, adds features Event grows from two weekends to three, new app will bring voting to the palm of visitors’ hands.

Extended hours, the addition of a third weekend and expanded promotional efforts are some of the changes coming to the 64th annual Northeast Florida Builders Association Parade of Homes.

This year’s Parade will be weekends April 14-29. The opening weekend is Saturday and Sunday only, the successive two weekends Thursday to Sunday.

The Parade of Homes provides Realtors with an opportunity to plan tours for clients.

The extra weekend and extended hours from noon to 6 p.m. are aimed at providing flexibility for agents and home shoppers.

“As a builder, the Parade of Homes is the annual opportunity to put your very best and newest product on display for the public, and the public very much looks forward to it, so it’s the best of both worlds,” said 2018 NEFBA President Chris Dostie.

“People who just like to look at pretty houses become acquainted with your product, and builders are excited to have their newest models and design trends on display. It’s just a really great time right in the peak of the sales season,” he said.

NEFBA makes strong showing at FHBA conference

Fourteen NEFBA members and staff spent three days in Tallahassee participating in the Florida Home Builders Association Spring Legislative Conference.

NEFBA members and staff visited

12 state representatives and senators, sharing concerns about issues including changes to wetland review process, workforce development, impact fee and funding for affordable housing. One of FHBA’s and NEFBA’s primary areas of interest is Senate Bill 1402, which would require the Florida

Department of Environment Protection to enter into negotiations with the U.S. Army Corps of Engineers to assume its 404 permitting authority.

By the state taking over 404 permitting, it would allow developers to go through one agency, the Water Management District, when reviewing

wetland impacts.

Busy first quarter heralds busier spring

Dear Members: Last month, a group from NEFBA attended the FHBA Legislative Conference in Tallahassee. There’s nothing quite like a few days in the state Capitol, interacting with associations from other areas of Florida and our state lawmakers, to help put issues into perspective.

I was proud of our group, our association and our reputation. I was reminded again of the responsibility we have as leaders in the industry. We are the largest homebuilders association in Florida and the fifth largest in the nation.

NEFBA officers, members and staff should be applauded for the fine jobs they do not only in Northeast Florida, but throughout the state and the nation.

April is shaping up to be one of the busiest months on our annual calendar. The Parade of Homes will be held

April 14-29. Fundraisers on the schedule include the St. Johns Fishing Tournament on April 14 and the Nassau Builders Council clay shoot April 27. Other opportunities to network and strengthen business ties are the Young Professional Group/Professional Women in Building Beachside Mixer April 12 and Clay Builders Council’s Thirsty Thursday at the Jumbo Shrimp game on April 26.

Along with all the exciting and fun activities, members will be getting down to business when the membership drive begins. The kickoff party is May 1, and you’ll be hearing much more about that in the coming weeks. Friendly competition and increased membership: there is a lot of work involved, and I know I can count on you for both.

As we close out the first quarter, thank all of you for your enthusiasm, increased participation and help with the business of NEFBA. I am especially proud of the progress we are making on our new building and your support to the ALL IN! Campaign. Keep up the good work.

February’s fickle weather provided a day in the low 80s for the 140 golfers who participated in the St. Johns Builders Council annual golf tournament at Marsh Creek Country Club.

Taking first place was the team from A Lasting Impression, and second place went to the Sherwin-Williams team. Golfers included NEFBA, SJBC members and staff, guests and local officials.

The annual event is a fundraiser for a local nonprofit organization. This year’s

beneficiary is Port in the Storm, a program designed to assist unaccompanied, homeless youth. Affiliated with St. Francis House, a program of St. Augustine Society, Port in the Storm will offer a day drop-in center staffed by professional case managers experienced in youth crisis. In addition, it will provide access to food, a shower, clean clothes and a safe, caring environment founded on the principles of Positive Youth Development.

When the youth center is complete, shelter beds will be available for as many as 16 youths.

‘Caring Members’ change lives

It’s been said that a nonprofit construction company cannot exist on donations alone. Fortunately, NEFBA has proven otherwise. The majority of Builders Care funding comes from private donations of NEFBA members.

Builders Care also receives some private grants from within the community for work associated with NEFBA’s membership, but for seven years it has received no

government funding.

In 2016, the Builders Care board created the Caring Member campaign. The goal was to cover overhead on an annual basis. Those choosing to sponsor Builders Care are publicized in the weekly NEFBA newsletter, announced at NEFBA board meetings, recognized in Builder News and are given a backlink on the Builders Care website. Most importantly, they’re helping further Builders Care’s mission to aid many of Jacksonville’s most

vulnerable citizens.

With 10 percent of NEFBA’s membership donating only $100 a month, the overhead expenses of Builders Care are covered completely, and there is enough

money to repair approximately 24 roofs and build 12 wheelchair ramps in a year. That again demonstrates the power of NEFBA’s membership.

MasterCraft Builder Group is a longtime supporter of Builders Care. Many years ago it put in place a policy of donating $100 to Builders Care from every closing. The money comes directly from the title insurance company and serves as a reliable source of funding. Last year, New Leaf Construction committed to the

same, and this year two more builders — Dostie Homes and Tidewater Homes — have made identical commitments.

Builders Care cannot thank Providence Homes enough for the 2017 Home from the Heart donation. This significant donation allowed Builders Care to increase the amount and depth of the assistance provided.

Hans Krieg, Member Services Director

HANS KRIEG

Hans Krieg joined NEFBA as its member services director in 2014. Uniquely qualified for this key position, Krieg brought to the role a degree in business, more than 15 years of experience in responsible positions and goal-oriented enthusiasm for challenges.

Krieg earned an associate degree in business administration at Abraham Baldwin Agricultural College in Tifton, Georgia, and a bachelor’s degree in business administration with a major in management from the Terry College of Business at the University of Georgia.

“We have made a concerted effort to help members obtain maximum value from their membership,” he said.

“Retaining and gaining membership is all about perceived value. We have to prove and communicate why it is advantageous to be an active member of NEFBA.” Krieg said an active membership means being involved, participating and contributing to the association’s committees, projects and decision-making process.

“Getting to meet and help connect so many great people in this hard-working industry is my favorite part of the job,” he said. “It is an absolute blessing to be surrounded by so many thoughtful and driven individuals on a daily basis.”

Krieg has deep roots in Northeast Florida. His maternal great-grandfather founded S. Ben Skinner Dairy on Bowden Road in the 1920s. Krieg points out the new NEFBA building under construction will stand on land that was once a cow pasture directly behind the Skinner barns and processing facility.

His paternal grandparents purchased a dairy farm on the west side of Jacksonville in the 1960s. His parents, Ingo and Dorothy S. Krieg, bought that operation in the 1980s expanding it from 600 cows to 2,400, milking them over the following 25 years. As he grew up, Krieg helped manage the operations of his family’s dairy business.

He met his wife, Leeann, at a Christmas party hosted by his parents, marrying in 2013. Leeann is the executive council assistant for Jacksonville City Councilman Greg Anderson.

In his spare time Krieg, who grew up waterskiing on McGirts Creek and sailing the St. Johns, said being on the water is his favorite leisure activity, but he seldom has time to do that these days.

“I do miss it, dearly,” he said. “Today, you will find me in self-help books, discovering nearby destinations with Leeann, helping out on a friend’s farm and spending as much time as I can with family and friends.”

The mission of NEFBA is to support and promote the building industry, our members and their businesses. We focus on four key areas:  Advocate for members and the industry to local, state and federal governments and agencies.  Provide regular, effective educational opportunities that help our members improve their industry and general business knowledge.  Host networking events that enable our members to make beneficial professional connections.  Support service projects that leverage our members’ resources to give back to the community.

In February, NEFBA representatives traveled to Tallahassee for the annual Florida Home Builders Association Legislative Conference. We met with 13 state

representatives and senators.

NEFBA’s powerful showing was a demonstration of our commitment to the industry and our intention to be a strong voice in government policy. Government Affairs Director Jessie Spradley scheduled the day to maximize our effectiveness. The group included five NEFBA past presidents and Chris Dostie, our 2018 president. Each legislator we met expressed appreciation for our involvement and committed to listen to our positions with an open mind.

The building industry is heavily regulated. It provides a huge revenue stream through a variety of fees to support government budgets. We can only imagine what additional bureaucracy and fees would be imposed if not for NEFBA’s proactive and diligent advocacy efforts.

We owe special thanks to those members who volunteer their time and travel at their own expense to Tallahassee to remind our elected officials how important the building industry is to the overall economy.

I invite you to join us at the next Government Affairs meeting, 8:30 a.m., March 22, here at NEFBA. It’s a great way to become more involved with your association.

In the coming months, we’ll use this space to discuss education, networking and outreach–our other three key focus areas.

Government advocacy update DUVAL

NEFBA Government Affairs Committee meeting is 8:30 a.m., Thursday, March 22, at the NEFBA offices.

Mobility Fee Working Group is working on an update to the plan that would add $300-plus million of bicycle and pedestrian projects, eliminate several roadway expansion projects and increase the cost of road construction due to new standards.

The plan divides the city into 10 zones, each with its own fee. Under the new proposal, Zone 10 (Downtown) would have the lowest fee at $22.42 per vehicle mile traveled, or $1,940 per single-family unit.

The highest fee would be in Zone 3 (Northeast) with a VMT of $38.72, or a $4,523 fee

Solid Waste Committee is considering a recommendation to impose a 10 percent surcharge on building and roofing permits and eliminate the current solid waste host fee. Councilman Bill Gulliford requested the city adopt another payment collection approach to generate revenue from construction debris produced in Duval County and hauled to out-of-county dumps and recycling facilities. The committee’s previous recommendation was a franchise fee on waste haulers, but the council president asked for other funding alternatives.

NASSAU School Impact Fee Increase was unanimously approved by the Nassau County School Board and County Commission.

The flat-rate increase on school impact

fees changes the current rate, $3,268, to $5,430.60 on April 23. Neither the school board nor commission members considered funding alternatives or a tiered fee.

Land Development Code changes were discussed in a public meeting last month.

Proposed amendments to the St. Johns County Land Development Code covered topics outlined in Articles II, IV and VI of the LDC and relate to environmental, tech-

nical and planning items in the code. The suggestions included a list of proposed changes from NEFBA and a more punitive tree ordinance update from Citizens for a New Tree Ordinance.

CLAY First Coast Expressway Phase 3 funding cleared a major hurdle recently when the Florida Department of Transportation included the project in its five-year plan.

Florida legislators, who will have the final funding approval, approved the two previous funding allocations after reaching the five-year plan. Construction on Phase 1

began in 2013. When done, it will stretch more than 46 miles, from Interstate 10 in Duval County, over the St. Johns River near Green Cove Springs, to I-95 in St. Johns County. Phases 1 and 2 cost an estimated $715 million. No cost estimate has been announced for the final phase.

The sixth annual NEFBA Apprenticeship Clay Shoot saw a record turnout last month at its annual apprenticeship awareness event at Bradford Sportsmen’s Farm in Bradford County. More than 200 shooters from 59 teams gathered for a day of fun and fellowship to show support for the association’s long-term workforce development program.

NEFBA Executive Officer Bill Garrison had a special reason for enjoying participation in this year’s event.

“I had the honor of shooting with both my grandson and also Lifetime Achievement winner John Griffin,” Garrison said.

“It was a great way to support our apprenticeship program.”

American Electrical Contracting won the Top Team prize and team member Phillip Teague earned the Top Male Shooter title.

Anita Prewitt of Dixie Contracting was the Top Female Shooter. Good sports (but low scoring) Johnny Lloyd and Christine Creveling accepted the honors for lowest scores, each receiving a commode trophy.

The event is held each year to bring awareness to the efforts NEFBA is making to train the next generation of skilled craftsmen and craftswomen. Proceeds aid in the department’s recruiting and public relations efforts in the high school and young adult communities in Northeast Florida.
