A LETTER FROM THE PRESIDENT On March 1st, over 200 leading professionals from Jacksonville’s commercial real estate industry gathered for a memorable evening as NAIOP Northeast Florida hosted the 2017 Annual Awards & Celebration at the Jessie Ball duPont Center in Downtown.

The NAIOP Awards were presented in recognition of the exceptional professionals, companies and projects in the commercial real estate industry, including categories of Developer of the Year, Construction Projects of the Year, Office and Industrial Sale/Lease of the Year, and Developing Leader of the Year. The awards culminated with recognition to Office Broker of the Year and Industrial Broker of the Year categories.

How long have you been in Jacksonville? 19 Years How long have you been in the real estate industry? 16 years If you won the lottery tomorrow, where would we find you and what would you be doing? I can always see myself representing tenants. I truly enjoy it. Sitting around not working on something would drive me crazy. I’d slow down the pace of my outbound calls for sure. That said, if I won the lottery, I would be taking many calls from a satellite phone, where I’d be fishing somewhere with my family.

What do you enjoy most about your work? I enjoy the pursuit of new business, the hunt if you will. I enjoy working with office tenants, learning about how their business runs and implementing real estate strategies that enable my clients to reduce real

estate related expenses. I have the opportunity to work with some of the best companies in Jacksonville, and the executive teams that run these organizations. The amount of talent in Jacksonville amazes me and to be involved at that level is exciting and rewarding.

What do you least enjoy about your work? That’s easy, space-planning, meetings and property tours.

What was your first or worst job?

My first job was mowing lawns in my neighborhood, probably the worst too.

What is your greatest personal and/or business accomplishment?

Becoming involved in church, being nominated as deacon at The Church of Eleven22, marrying my high school sweetheart and the love I have for my two boys.

If you could talk to your 17-year-old self, what advice would you give him? Put God first in your life.

Tell us something not many people know about you: I had my appendix removed when I was in the second grade.

University of Akron Tell us about your family. Married to Adair with two girls, ages 1 and 3.

How long have you been in Jacksonville? I moved to Jacksonville in 2008.

How long have you been in the real estate industry? Over 19 years. I am halfway through my career.

If you won the lottery tomorrow, where would we find you and what would you be doing? If I do win, I hope my life wouldn’t change much.

I don’t want to raise kids that don’t appreciate how money is made so hopefully I would still be working at C&W but have a garage full of collector cars.

What do you enjoy most about your work? Finding ways to put a deal together. Every transaction I do is with my partner, Jacob Horsley, and we constantly discuss different ideas of how to get a deal done. I couldn’t do my job without him.

What do you least enjoy about your work? Starting at zero every New

Year’s Day! When you get paid by 100 percent commission, it doesn’t matter what you did last year. This feeling lasts until a few big deals get done and then I think “working for commission is the greatest thing ever.”

What was your first or worst job?

I was a roofer in Ohio before I went to college. My employer did not have safety equipment and one November day it rained and froze on the job site, but we had to finish the job. I figured my life was not worth risking for what I was getting paid so I quickly enrolled in college and left the next January.

What is your greatest personal and/or business accomplishment?

Getting married and having two baby girls. I can’t imagine life without them.

If you could talk to your 17-yearold self, what advice would you give him? Read more books. I never had the patience to sit still and read but books on CD changed my life. Now I have audible.com and listen to one book per month in my car. Ayn Rand, Ray Bradbury, John Steinbeck and many others have changed the way I think.

Tell us something not many people know about you. I ran with the bulls in Spain.

Heyward’s most notable developments include 500 acres at Interstate 295 and Baymeadows Road, 500 acres at I-295 and Gate Parkway, DePaul Building, Bedell Building, Ortega Yacht Club Marina and many more across Northeast Florida.

As an expert witness, Heyward’s testimony established valuation principles in Florida law and achieved historic settlements during his tenure.

Heyward, as humble as he is, believes his most notable accomplishments are the many mentees he has trained and groomed along the way.

NAIOP NORTHEAST FLORIDA LEGISLATIVE UPDATE 2018

By Trey Wilson For years, NAIOP Florida has sought to roll back the burdensome Business Rent Tax (i.e. sales tax on commercial rents).

During last year’s legislative session, persistence began to pay off. Effective Jan. 1 the tax was reduced from 6 percent to 5.8 percent. We see this as the first step toward its elimination.

To capitalize on last year’s incremental success, Julie Bohn Howard, Nelson Bradshaw, Justin Markley, Fitch King and I traveled to Tallahassee on behalf

of NAIOP Northeast Florida to lobby our area’s state representatives for further reductions. We are cautiously optimistic that those are on the horizon and that, eventually, Florida will no longer be the only state in the nation to impose this tax, which unreasonably burdens our industry and hampers growth.

Reform of the construction permit and inspection process is high on our list of priorities. NAIOP Florida’s lobbyist, GrayRobinson, prepared draft legislation that will be considered during a workshop in the House Local, Federal & Veterans

Affairs Subcommittee this summer.

As drafted, an applicant would pay 50 percent of the permit fees up front and the remainder upon issuance of the permit. If the permitting authority did not meet an established deadline during the review process, the fee would be reduced by 10 percent for every 10 business days of delay.

This legislation is in its formative stages.

If you are affected by the permit process and have thoughts on these proposed changes or others that would benefit our industry, please contact me.

At the national level, Julie Bohn Howard, Nelson Bradshaw, Marc Munago, Paul Grainger and I visited Washington, D.C., to discuss direct federal spending on infrastructure and continued access to capital, among other things, with our area’s national representatives. We were please to find support for our positions.

2017 NAIOP AWARD WINNERS DEVELOPER OF THE YEAR VANTRUST REAL ESTATE VanTrust Real Estate, LLC is a full-service real estate development company, national in scope, with a regional focus. VanTrust is headquartered in Kansas City, Missouri, with regional offices in Columbus, Ohio, Dallas, Houston, Phoenix and Jacksonville. VanTrust offers a full spectrum of real estate services including acquisition, development, asset management and construction management. Product types include office, industrial, multifamily, retail, hospitality and recreational.

VanTrust entered the Florida market in January 2016 when it appointed John Carey, a veteran developer, to lead its Florida operations. Since that time, VanTrust Florida has invested more than $110 million in land and development in North and Central Florida. This includes two office buildings in Jacksonville, the first new office spec office construction in more than a decade.

Town Center One, a speculative Class A office building in the Town Center market, is under construction and scheduled for completion this summer.

Availity, LLC will relocate its national headquarters into 105,000 square feet in July. The building features numerous improvements over older products including larger, more efficient floor plates,

Town Center Two was planned as a spec office building and evolved into a 218,000-square-foot built-to-suit for Web.com. They will move their headquarters into the building in May 2019.

The building includes all the features of Town Center One as described above. In addition, Web.com’s new headquarters will feature a full-service dining facility, state-of-the-art healthy living and fitness center and a heavily landscaped outdoor recreational area that includes covered dining and lounge areas.

VanTrust Florida also recently completed

a 400,000-square-foot build-to-suit medical warehouse and distribution project in Daytona near the Interstate 95/Interstate 4 interchange. The project is for B. Braun Medical. VanTrust plans additional industrial development in the area.

VanTrust Florida continues to pursue development opportunities in North and Central Florida.

Where did you go to school? I graduated from the University of Florida in 2011 with a Bachelor of Science in Finance. And then again in 2012 with my Master of Science in Real Estate.

If you won the lottery tomorrow, where would we find you and what would you be doing? I truly enjoy and am passionate about commercial real estate. I would continue investing/ brokering deals, but I would take time to travel the world and coach high school basketball.

Tell us about your family. I am the oldest of four. David, 27, is a naval aviator stationed in Oklahoma City.

Magen, 24, is a graphic designer with What’s Happening Promotions in Gainesville. Matthew, 19, is a freshman in college. I am very blessed to have a close, strong and supportive family.

How long have you been in Jacksonville? Almost six years. I moved to Jacksonville to join NAI Hallmark in June of 2012 after graduating from the University of Florida MSRE program.

What do you enjoy most about your work? Building relationships, problemsolving, helping to shape and grow our community and working with our great team at NAI Hallmark.

What do you least enjoy about your work? Deals that fall apart late in the transaction process.

What was your first or worst job?

Through my experiences coaching basketball at Assumption Catholic and involvement with the Horizon Board of Dreams Come True, I believe I have positively impacted the lives of hundreds of kids. I am very proud of this.

The Klechak Award is given by the Downtown Investment Authority in recognition of public service to Downtown Jacksonville.

The Klechak Award recognizes individuals who have made outstanding contributions resulting in a significant impact on the continued development of downtown Jacksonville. This award symbolizes the epitome of pubic service to downtown Jacksonville.

If you could talk to your 17-year-old self, what advice would you give him? Find your passion. Work hard. Read more books. Oh, and invest in Bitcoin!

Tell us something not many people know about you. My ancestor, John Hart, signed the Declaration of Independence.

The award is named in honor of former Downtown Development Authority Chairman Lew Klechak.

DISTINGUISHED SERVICE AWARD JUSTIN MARKLEY Florida Valuation

During his time with the city he worked 11 years for the Jacksonville Downtown Development Authority, seven of which as Deputy Director; spent 15 years as a Business Recruitment and Retention Coordinator with the Jacksonville Economic Development Commission and semiretired in 2014 as a business development project manager with the Office of Economic Development, where he continues to work part-time.

NAIOP Northeast Florida is pleased to honor Joe Whitaker with the Jesse B. Smith Award in recognition of his exemplary service to the city and the citizens of Jacksonville.

Joe began his 30-year-plus career with the city of Jacksonville in 1984 where he has served seven administrations starting with Mayor Jake Godbold.

The 2017 recognizes Justin Markley of Florida Valuation for outstanding service for his leadership on the task force for the reorganization of the awards voting and submitting nomination process. He worked with a task force of four to create on our website an online submission process with our webmaster.

Joe helped finance 213 small businesses projects, resulting in $141 million in private capital investment and the creation of 2,672 full-time jobs. Of all his credentials, this is what Joe is most proud of.

Joe has seen it all, from his involvement with the initial development of the Jacksonville Landing Downtown to the more-recent River City Marketplace on the Northside.

The NAIOP Northeast Florida Distinguished Service Award recognizes an associate member who has generously volunteered their valuable time and talent to our organization over a period of years.

He objective was to make the process easier and more streamlined for our members to apply and submit nominations. Justin was also the membership chair for 2017. He worked with a committee to welcome new members, help them get involved in the chapter, and continued to engage seasoned members to make sure they were getting the most out of their membership.
