The former president of Amelia Island Company and an international businessman formed a partnership to develop Crane Island, a master-planned community with 113 high-end single-family lots on 185 acres between the Intracoastal Waterway and Fernandina Beach Municipal Airport. Jack Healan Jr., well known in Nassau County for his longtime involvement in developing Amelia Island Plantation, partnered in 2012 with Saad Wallan, the founder and chairman of the Wallan Group, based in Saudi Arabia. They purchased the property for Crane Island in 2014 for $9.9 million. On Nov. 16, representatives from the companies that are part of the project met at the site to celebrate the community selected for Southern Living’s “2019 Idea House.” Each year, the publication chooses a location in the Southeast for construction and decoration of a model home to showcase designs. This house will be 4,540 square feet, with four bedrooms and four bathrooms. The magazine will feature the home in its August 2019 edition, meaning the chosen homebuilder, Jacksonville-based Riverside Homes, needs to start it immediately to complete it by May. Park Place One, the VanTrust Real Estate LLC office project in Nocatee, is in city permitting review. Brasfield & Gorrie LLC is the contractor for the four-story, almost 125,000-square-foot building on 10.51 acres at a project cost of almost $9.7 million. VanTrust estimates an investment of more than $30 million in the first building. The property owner is VTC Jacksonville Office Park Development LLC of Kansas City, Missouri, where VanTrust is based. England, Thims & Miller Inc. is the civil engineer. The overall master site plan shows Park Place One and four more future buildings along Nocatee Parkway. DIA to begin search for new CEO in January North Carolina-based Jorgenson Consulting will lead the effort to find the successor to Aundra Wallace. BY DAVID CAWTON STAFF WRITER
The Downtown Investment Authority will contract with Jorgenson Consulting Inc. to search for its new chief executive officer. DIA interim CEO Brian Hughes said the search firm was one of four that responded to a request for proposals in October. “Procurement will now reach out to them after this meeting, and we’ll contract with them,” Hughes said after the DIA’s monthly board meeting. Based on the RFP, Jorgenson’s contract will be worth $55,000. Hughes said he expects the search to commence after the holidays. “There are things we can do in the meantime, but my guess is they’ll begin really in earnest in January,” he said. The search is expected to take about 10 weeks, with the intent of having a permanent CEO in place before summer. Jorgenson is based in Greensboro, North Carolina, and also has offices in Colorado, Florida, Maryland and New York. The city contracted with the firm when it searched for the DIA’s first CEO in 2013. It recommended Aundra Wallace, who led the DIA until Oct. 1. Wallace now leads economic development efforts for the JAXUSA Partnership,
the economic development division of JAX Chamber. DIA board chair Jim Bailey said the search firm is “hands-on.” “They know these folks, and know what we’re looking for,” he said. “I was very pleased with their results before.” Hughes was named to the interim position soon after Wallace announced his intentions to leave DIA for JAXUSA. Hughes also is chief of staff for Mayor Lenny Curry. Wallace said his experience with Jorgenson was positive. “They’re one of the best consulting firms in the nation when it comes to finding people in economic development and community development,” Wallace said. He said the firm approached him while he was working in Detroit. Managing Director and Principal Todd Jorgenson conducted the interviews in person. “I didn’t really know about this particular position when they asked me about it,” said Wallace about the DIA. “I was considering a number of different opportunities at the time, and he really sold me on this one.” Wallace said the firm is familiar with Jacksonville, the DIA and the city’s Downtown development. “Todd knows the community, knows me and I can be a resource for them at any given time,” said Wallace. “But this isn’t about me, it’s about finding the best person to lead the Downtown Investment Authority.” DCAWTON@JAXDAILYRECORD.COM @DAVIDCAWTON (904) 356-2466

of the first building should start in the first quarter. The site is along Cross Town Parkway off Nocatee Parkway in Duval County, just north of St. Johns County. Van Trust is marketing the building for lease. It should be completed in fall 2019.
The others are Pickett Construction, DF Luxury Homes and Cam Bradford Homes. Of the 47 lots that have been plotted for the first phase of construction, three have sold, six have been purchased by the homebuilders and five are under contract, said John Hillman,
Crane Island vice president of sales and marketing. He said lots are selling from $350,000 to more than $1 million, and homes will range from $900,000 to about $4 million. The second phase of construction will add 66 lots. The entire project, expected to

Carey said VanTrust is working with numerous prospects although none have signed. Some would take the entire building. While the full park is designed for five buildings, Carey said that will evolve. VanTrust can provide an office campus for a larger user, he said.
