Retiring Jacksonville real estate executive John Carey can track his development career of 40 years to the people who introduced him to the decision-makers, and he built it from there. Jobs, deals, reputation. “John is exceptionally talented at developing land and projects but also in developing and maintaining relationships and connections,” said Carol Thompson, retired executive vice president and board member emeritus of Baptist Health. “He is respected for his business acumen and, as important, for his integrity and fairness,” she said, having worked with him in developing Baptist Medical Center South in Flagler Center in South Jacksonville. That’s how he rolls. “You have to do the right thing,”

TD Bank will open a customer service and operations center in Deerwood North that will add about 200 jobs early next year. Nick Miceli, TD Bank Florida Metro regional president, said July 13 the bank will lease a little more than 30,000 square feet of space in the Deerwood North office park, expanding its corporate presence there. TD Bank’s ce n te r w i l l Miceli occupy the third floor at 4600 Touchton Road E., Miceli said. He said he could confirm that TD will fully renovate the space over the next several months. The bank targets spring 2022 for occupancy. “Florida is experiencing tremendous growth and TD is deeply committed to the region,” Miceli said by email. “The addition of our new operations center is a long-term investment in Jacksonville. We view Jacksonville as a strong market for talent, and look forward to expanding our team there.” He said the space will be near TD’s North Florida leadership offices and retail space at 9715 Gate Parkway N. in Deerwood Park North. Carey, formally G. John Carey III, is “easing out” of four decades in commercial real estate at year-end, retiring as executive vice president of VanTrust Real Estate LLC. The 66-year-old spent the past 23 years in Jacksonville, but he started it in Tampa by coldcalling his way into the industry. Carey is the oldest of four children and the son of an Air Force major general who was a fighter pilot during the Vietnam War. Carey was in college earning a business administration and accounting degree when his parents transferred to MacDill Air Force Base in Tampa. That was one reason he launched his career there. His wife, Ann, was an interior designer in nearby Sarasota. Carey graduated from the University of North Carolina at Chapel Hill and spent five years with what is now PricewaterhouseCoopers as a certified public accountant in Tampa. Carey viewed working at an accounting firm as a stepping stone into sales and marketing. He knew someone who knew someone who could make that happen. A friend worked with the Dallas-based Trammell Crow Company national development, leasing and management organization. The company was growing quickly in Florida. Carey interviewed with founder Trammell Crow, who offered him an opportunity to learn the business. Everyone started in leasing and was expected to coldcall his or her way up to more responsibility. “They handed you a brochure and said go find a tenant,” Carey said in a 2016 interview. Armed with leasing brochures, he knocked on the door of an office in Orlando. They said, “maybe.” That was the start of his real estate career. “A couple of times I called my wife and said ‘I think I made a terrible mistake,’” he said. Ann Carey’s response: “Just keep going.” He did. “You got smarter and you were cultivating relationships with brokers in the mar-

Munago promoted at VanTrust Real Estate Kansas City, Missouri-based VanTrust Real Estate announced June 14 that it promoted Marc Munago to executive vice president, Jacksonville. Munago will oversee projects throughout Florida and the Southeast. He will continue the work started with retiring Executive Vice President John Carey, including the recently completed Park Place One in Nocatee, Imeson Park in North Jacksonville, SkyCenter One at the Tampa International Airport, Interstate West Industrial Park in Savannah and the speculative Lake Mary One office building in the Orlando area. President David Harrison said Munago’s 30 years of experience, “coupled with the expertise of his team, will provide us with a solid foundation in identifying and developing build-to-suit and speculative office, industrial, multi-family development and land acquisition.” Munago and Carey said that as an investor, family-owned group, VanTrust can take a long-term view in identifying, buying and developing property. Munago, 52, is involved in the NAIOP Com-

Whitehall also was involved with, but stepped back from, the East San Marco project 20 years in the making that Regency Centers Corp. is developing at Hendricks Avenue and Atlantic Boulevard. Carey considers that “the longest and hardest deal that never happened for us.” JOINING VANTRUST
In January 2016, Carey added the title as Florida executive vice president of Kansas City, Missouri-based VanTrust Real Estate LLC. Again, the connection came through a contact. VanTrust had the opportunity to buy Flagler land in the Nocatee area and was referred to Carey, who had developed Flagler Center. Carey said that when VanTrust came to Jacksonville, there hadn’t been new speculative office development for the
mercial Real Estate Development Association, the University of Florida Real Estate Advisory Board, the Urban Land Institute and is a Chamber of Commerce Leadership Orlando Alumni. He is a graduate of Auburn University. VanTrust Real Estate LLC is a national fullservice real estate development company with regional offices in Jacksonville; Columbus, Ohio; Dallas: and Phoenix. The company buys and develops real estate assets for the Van Tuyl family portfolio including office, industrial, multifamily, retail, institutional, governmental, hospitality and recreational products. Starting in 2017, VanTrust developed the Town Center One and Town Center Two buildings along Gate Parkway. “VanTrust was extremely supportive when no one else was prepared to start a spec office buidling,” Carey said. “That really launched the new wave of office development. The buildings worked out rather well, he said. VanTrust sold the buildings for $107.1 million in January 2020 to investor TPG Real Estate of San Francisco. TPG recently sold Town Center Two to Dun & Bradstreet for its global headquarters. Imeson Park is another successful VanTrust project. In 2018, VanTrust bought 156 undeveloped acres in Imeson International Industrial Park in North Jacksonville. Three years later, Imeson Park comprises 2.5 million square feet of space among four warehouses, including an Amazon. com fulfillment center. “The demand was excellent,” Carey said. VanTrust Real Estate promoted Munago, who joined as vice president of development in 2016, to executive vice president, Jacksonville. “I learned from the best,” said Munago, 52.

His mother, Joan Bennett Carey, died of Alzheimer’s disease in 2018 at the age of 78. The Careys have a granddaughter who is 2 and another on the way. Carey also remains involved in community work, including the Urban Land Institute, the NAIOP Commercial Real Estate Development Association and Catholic Charities. He is a trustee and member of the YMCA of Florida’s First Coast’s Metropolitan Board, on which he has served for almost 20 years and chaired from 201214. Fellow board member John D. Baker II, chair of the YMCA trustees and chairman and CEO of FRP Holdings Inc., calls Carey “a kind, thoughtful and very smart business person.” “He cares deeply about others, especially in his support and dedication to the YMCA,” Baker said, calling Carey “a great friend and wonderful guy.” “We’ve been blessed,” Carey said. Carey may be retiring, but he makes it clear he remains involved. “I’m not going anywhere.”

ket,” he said. Carey moved on from Trammell Crow to work as a developer and consultant. At a friend’s suggestion, Carey called The St. Joe Co. in Jacksonville and met with its leader, Peter Rummell. St. Joe was the largest private landowner in the state and Rummell was determining what to develop and how best to do it. So the Careys, married in 1982, and their three young children — two sons and a daughter — moved to Jacksonville in 1998. Rummell was glad he did. “He was/is a solid guy who really understood commercial property and the value creation process. It’s very complicated and that is no small accomplishment,” Rummell said by email. “He was a good steady hand who you could always count on,” Rummell recalls, adding that was “not true of every senior person.” For almost two years, Carey served as a vice president and senior investment officer at St. Joe, which managed the real estate holdings of Florida East Coast Railway. In anticipation of Florida East Coast Industries, the railway’s holding company, and St. Joe’s split in 2000, Carey was asked to head up the railroad’s real estate. He spent the next six years as president and COO of what was branded Flagler Development Co., developing properties around the state that included the 1,022-acre Flagler Center in South Jacksonville. The park gained Baptist Medical Center South, the Citi Cards campus and several speculative buildings, among other projects. “We were building office buildings and warehouses, which were filling up as quickly as we built them,” Carey said. That doesn’t just happen. “John was committed to a transaction that was a win for both parties. He understood and shared in our vision and the importance for our community, as well as for Flagler Center,” Thompson said. Carey said it is important in sales to align your interests with the needs of your client. “If that person truly believes you have their best interests at heart, they are likely going to do business with you.” Carey left in early 2006 to form Jacksonville-based Whitehall Realty Partners, which is where he hired Marc Munago, a young and seasoned developer who also joined him, and succeeds him, at VanTrust.

The trends driving boom in health care projects Hospitals are adding satellite campuses while specialty systems and retailers expand with medical clinics. BY KATIE GARWOOD STAFF WRITER
In-migration, an aging population and a shift to satellite operations account for the more than 20 planned or active health care projects in the Northeast Florida market. Those projects include fullservice and specialty hospitals, outpatient clinics, primary care offices and free-standing emergency centers. Some are new to the market, such as Encompass Health’s rehabilitation hospital in Southside Quarter. Walgreens and Walmart are rolling out their primary care and specialty care services at several existing stores as part of broader strategies to provide care to customers and underserved areas. Other developments are from long-standing Jacksonville systems such as Baptist Health, which has a Clay County hospital, Baptist HealthPlace and three unannounced St. Johns County projects in the works. Dr. Leon Haley, CEO of UF Health Jacksonville, said construction of two free-standing ERs in West and North Jacksonville, along with its partnership with Jax Spine and Pain Centers on an outpatient surgery cen-
ter, are evidence of the system’s push into building more satellite locations. “We are certainly growing our footprint out of the Downtown campus,” Haley said. “Some of that is to expand the opportunity for people to interact and engage with our system and like everything else, to change the payer mix a little bit.” The main campus is in the Springfield neighborhood north of Downtown. Haley said he expects the free-standing ERs to be comp l e te d by next summer. “It was a strategy we had thought about before COVID. We did not see a Haley specific reason to abandon it,” he said. “We still wanted to have availability for patients in the community to have access to high-quality emergency care. We also felt it was part of our growth strategy to continue to engage people with our system.” Another reason for systems to focus on satellite facilities is to lower the cost of care. Don Hutton, University of North Florida executive in residence and former Brooks Rehabilitation CEO, said providing services in an outpatient setting is less expensive than in a traditional hospital. “I think you’ll see medical offices because the population is growing,” he said.

Those clinics offer primary care, urgent care, dental and lab services, imaging, counseling, optical and hearing services. Walgreens announced plans June 10 to build three primary care clinics at Hutton stores at 5430 Soutel Drive in Northwest Jacksonville, 7546 103rd St. in West Jacksonville and 7224 Merrill Road in Arlington. ChenMed will open two new centers, in addition to the three it already operates, by next year. Its Dedicated Senior Medical Centers focus on serving lowincome patients on Medicare. She has noticed physicians offices moving into retail centers, rather than into medical office buildings, to provide convenience for patients. Pepis, whose focus is on medical properties, said sales have been brisk. “Price-per-square-foot has been what I would call unusually high, particularly for some of the outdated products that we have in our community,” Pepis said. Much of the strong medical real estate market can be attributed to population growth. Hutton said even with a growing population, new hospital construction may not make sense, given the increase in satellite operations, telehealth and home health services. “Who is going to fill those beds? I think it’s a transition time,” Hutton said. “I don’t fault anyone for what they’re doing, they all have their own strategies. But someone is going to start saying we don’t need to build all of these big hospitals.”

Universal Engineering Sciences is the civil engineer. Plans show work on the first and third floors at a construction cost of $4.8 million. The first-floor construction is for storage and equipment and other support space, such as training, to support the entire third-floor call center. Deerwood North comprises two fivestory office buildings built in 1999 and 2001. Property records show SREIT Deerwood Park North LLC, including Starwood Property Trust of Greenwich, Connecticut, paid $90.67 million for them in 2019. The purchase was part of an office portfolio bought by the joint venture between Starwood Real Estate Income Trust Inc., Vanderbilt Office Properties and Trinity Capital Advisors.

The acquisition company says the space technology’s management team made the difference. Before launching its initial public offering last year, Genesis Park Acquisition Corp. identified 19 potential merger targets. Jacksonville-based space technology company Redwire was not one of them. However, it didn’t take long after the Nov. 27, 2020, IPO for Genesis Park to home in on Redwire. “Redwire was not included in the Target List, and was subsequently identified as a potential business combination target on November 30, 2020 through GPAC’s network of private equity and venture capital investors and through Jefferies, GPAC’s capital markets advisor,” Genesis Park said in a proxy statement filed last week for its pending merger with Redwire. Genesis Park President Jona-
than Baliff had an introductory phone call a week later with representatives of Redwire and several months of negotiations led to an agreement in March 2021. Genesis Park is a special purpose acquisition company formed to find a merger target. The merger will make Redwire a public company. From its original target list, Genesis Park eventually had some Baliff level of discussions with eight companies that ranged from “pre-revenue businesses” to companies with revenue of more than $6 billion, the proxy said. Redwire reported revenue of $31.7 million in the first quarter this year, according to the proxy. But it is projecting revenue to grow to $1.4 billion in 2025. During a July 9 analyst presentation webcast, Baliff said Redwire’s financial profile is strong. “We’ve seen companies in aerospace get tripped up, but this company has got what it takes to be a public company,” he said, according to a transcript posted by the company. Baliff said its finances and other factors attracted Genesis Park to Redwire. “Redwire really came down to the team and the management team that had this very unique combination of entre-
preneurial plus knowing what a great public platform should look like in the aerospace and space domain,” he said. The general potential of the industry also is enticing, Baliff said. “For space to have wind at its back, which we definitely did a lot of due diligence on, especially on the national defense side, really gives this company a real launching platform, pardon the pun,” he said. “We looked at a lot of different SPACs out there,” Redwire CEO Peter Cannito said. “It was very important to us, and our largest shareholder, AE Industrial, that we partner with somebody who understands our industry.” The proxy statement said Redwire had 473 employees as of March 31 and it expects to increase its workforce by about one-third. Besides the Jacksonville headquarters, Redwire has facilities in seven U.S. cities and in Luxembourg. Genesis Park is headquartered in Houston. The company has not said where the headquarters of the public company will be and the proxy does not say either, but it has said Redwire management will continue to run the company. The merger is expected to close in the third quarter.
CSX slips for a day on Biden proposal CSX Corp.’s stock fell July 8 on reports President Joe Biden was planning to impose
restrictions on the railroad industry. However, the stock rebounded the next day after Biden’s executive order on “promoting competition” in the U.S. economy did not specify new rules for railroads. The order “encouraged” the U.S. Surface Transportation Board to promote policies to enhance competition. STB Chairman Martin Oberman said in a statement Biden’s order recognized the independence of the regulatory agency and he said it already is working to promote competition. “I have previously stated my concerns with the sufficiency of competition in the rail industry and my interest in exploring ways the Board can improve the rail industry’s competitive landscape,” he said. Jacksonville-based CSX fell $2.03 to $30.95 on July 8 but gained back 88 cents to close at $31.83 on July 9.
Investment firm buys LoanLogics Investment firm Sun Capital Partners Inc. said last week an affiliated company acquired LoanLogics, a Jacksonvillebased digital mortgage solutions provider. Terms of the deal were not disclosed. Boca Raton-based Sun Capital said in a news release it focuses on “defensible businesses in growing markets.” LoanLogics, founded in 2005, provides mortgage audit
software and document processing automation.
Availity gets new investor in Novo Novo Holdings A/S said last week it acquired a minority stake in Availity, a Jacksonville-based provider of networks connecting health care payers and providers. Copenhagen-based Novo, which invests in health care and life science businesses, bought the stake from Francisco Partners, which invested in Availity in 2017. Terms of the deal were not announced. Availity, founded in 2001, employs 1,300 people with additional offices in Indianapolis and Bangalore, India. Its other investors include health insurance companies Guidewell, Anthem and Humana.
Automotive Broadcasting Network acquired
Tampa-based Spectrio announced last week it acquired Automotive Broadcasting Network, an auto dealership digital sign company based in Jacksonville. Spectrio said ABN’s digital platform will be integrated with its customer engagement technology. Terms of the deal were not announced.
