Historic building seen as catalyst for Downtown By David Chapman Staff Writer
Although she has little experience crocheting, Mary Ratcliff says she selected yarn as one of the principal mediums in “Interwoven: Heart, Home, and Community.” The University of North Florida student-in-residence will have space in the Museum of Contemporary Art Jacksonville Downtown.

It’s no accident University of North Florida sculpture major Mary Ratcliff’s new art studio has an inviting feel to it. Or that home is the central refrain of the emerging three-dimensional artist’s senior project. The Museum of Contemporary Art Jacksonville’s 2016 student-in-residence says she longs for her work and her workspace to bond people. Just as houses and, in turn, communities do. “Houses symbolize comfort and unity and support and so many other important things that bring people together,” she said during an interview in her fifth-floor MOCA studio. “I guess you could say that home and community have a big influence on who I am.” Ratcliff welcomes visitors to pop in during her studio hours, lounge around on her rattan chair or loveseat and indulge in their own artwork. Her residency will continue through December, when her nearly four-month exhibition opens in the Downtown museum’s Florida Blue Education Gallery. Launched in 2014, the highly competitive MOCA residency program provides a UNF student space for a semester to work on a requisite senior art project. The program also more than fulfills the requirement for the project to be publicly exhibited for at least a week. “It’s an amazing opportunity — super rewarding — because the exhibit will be up for almost four months when some people have trouble getting a place to show their art for a week,” she said. While Ratcliff specializes in metal sculpture, her senior project — “Interwoven: Heart, Home, and Community” — will encompass various art disciplines, partly due to the studio space not being conducive to metalsmithing. A network of yarn, fiber, wood and cast iron forming a house, “Interwoven” also includes a collaborative element: Ratcliff is sounding an all-call on social media for people to crochet chains that will be linked to others in the project. “The more people who participate, the more successful it will be, in my eyes,” she said.

Outside the Barnett National Bank building on Tuesday, people and cars consistently streamed by during a busy lunch hour. It was a stark contrast to the emptiness that’s filled the building for more than two decades. Many, like Jacobs Jewelers owner Roy Thomas, see the looming building at Adams and Laura streets as a key to triggering Downtown’s revitalization. A critical piece for what one broker called the “complicated puzzle of Downtown.” “It was very vibrant in its heyday,” said Thomas, who purchased the jewelry store across the street in 1987 but has worked there since the 1960s. “It was nice for a while.” Bankers, lawyers and accountants streamed in and out of the bustling building each day. There have been constant starts and stops for the Barnett site for more than a decade. Numerous owners with even more plans that never came to fruition have left the structure the way it sits now. Today, there’s another opportunity for the Barnett building — and perhaps Downtown. There will be a foreclosure auction at 11 a.m., the last step in a legal case spawned by a dispute between developer Steve Atkins and Stache Investments, a group founded by Jacksonville Jaguars owner Shad Khan. The public sale is part of a judge finding Atkins owed Stache Investments $4.6 million for loans, interest and fees stemming from Khan loaning Atkins’ SouthEast Development Group $3 million in April 2013 to redevelop the Barnett building. Getting the right developer and plan for the building is critical, said Downtown Investment Authority CEO Aundra Wallace. “The potential is there,” he said. Restoring that building would bring to BARNETT

intends to break ground in the spring on the five-story office building that will offer about 164,000 square feet of space. The structure and almost 950 parking spaces will be developed on 10.5 acres. It should be ready for occupancy in summer 2018. Carey said the amount of parking is because of the expected users and their requirements. He said the 4 million square feet of office space in the Gate Parkway area submarket is more than 96 percent leased, indicating a demand for Town Center One. Carey said Town Center One would receive a new address. The property is next to the FBI building. With a name like Town Center One, could there be a Town Center Two? Carey said that would require buying adjacent land. “We have no formal arrangement with the Skinner family but ideally we would like to build MATHIS CONTINUED ON PAGE A-2

Deutsche Bank to create amenities at Meridian
Deutsche Bank proposes to convert part of a building on its main Southside campus for amenities, including a proposed patio. Site plans were filed as the city reviews a building-permit application for a $4 million renovation. That renovation would comprise 25,715 square feet of the more than 33,000-square-foot building. Gilbane Building Co. would convert it into event space and a café. The large event area would include a projection screen, conference room and pre-function space, along with a kitchen and a large dining room. It also appears to offer space for private meetings. The bank on Tuesday did not
provide a timeframe for completion. It also proposes a $1 million remodel to Building 400, its main office and visitor entrance. The Germany-based bank employs 1,800 people among two campuses about a mile apart along Gate Parkway. It leases the five-building, 200,000-square-foot Meridian Business Park at 5022 Gate Parkway as its main site, where Building 300 is proposed for renovation. The bank also leases a threestory, 150,000-square-foot building at 5201 Gate Parkway that includes a cafeteria, patio, fitness center, health center and other amenities. Deutsche Bank CEO John Cryan said in August at the ribbon-cutting for the 5201 building that he saw the local operations reaching their 2,800-job capacity. Deutsche Bank’s Southside operation has evolved from a single function operation center to a multidivisional regional office,

building will need to be wellfunded, she said, but the opportunity is there to reactivate the parcel and make it an integral part of Downtown. Margie Seaman, founder of Seaman Realty & Management Co., calls restoring the building “a significant piece to the complicated puzzle of Downtown.” “It’s a heartbreaking eyesore,” she said. “It’s also a daunting undertaking for a subdistrict of a large city that has not proved itself to the investment community.” Seaman said having the highly visible building fall into the right hands and be successful would boost investor confidence for every part of Downtown. City Council member Greg
Anderson, who serves as the liaison to the Downtown Investment Authority board, agrees. “If you look at the center of Downtown, you’d probably put a lasso on that building,” he said. By the end of today, Downtown advocates will know who has secured the building. Seeing progress will take time, though. For watchers like Thomas, he hopes it won’t be long — he’s been waiting for years. “It’s the biggest thing down here and has the greatest potential of getting things going again,” he said. “It’s a great opportunity.” dchapman@jaxdailyrecord.com @writerchapman (904) 356-2466

New riverfront community for Mandarin Project marks company’s return to neighborhood
By Jamie Swann, Contributing Writer Along the banks of the St. Johns River, tucked away under the oak tree canopies of scenic Mandarin Road, is River Story, a new luxury home community. The river has been a driving force bringing people to Mandarin since the 1800s and the most recent addition to the area is no exception. The latest creation of Jacksonville developer Hawley Smith, River Story has river views for miles. Located in the heart of old Mandarin, the area has been attracting homeowners for generations. “The area is rich with history,” said Nate Day, vice president of H. Smith Inc. “Just down the street is Walter Jones (Historical) Park and the historic Mandarin store and post office.” A collection of custom homes is being crafted behind the gated entrance off winding Mandarin Road. Maintaining the beautifully wooded estate setting of the area, each 1-acre homesite is nestled among century-old oaks, reminiscent of the feel of yesterday’s neighborhoods. River Story will be about 50 acres with 49 homesites, 12 of which will be riverfront. Each riverfront lot is 100 feet wide and more than 400 feet deep, with southern exposure and a newly constructed bulkhead with individual dock permits in hand. “It’s really a unique opportunity to build a custom home on the river,” said Day. “Especially on a 1-acre lot in a gated community on Mandarin Road.”
Jacksonville’s Glenn Layton Homes is among the builders in the new River Story neighborhood. An award-winning preferred builder team is bringing the area to life, creating homes to complement the community at 14254 Mandarin Road. Glenn Layton Homes, Legacy Builders and Andy Reynolds Homes are adding their signature touches to the neighborhood. With property along the river limited in Mandarin, it is no surprise the exclusive community has already seen success. More than a third of the 49 lots have been sold or reserved, including a builder spec home. “Whether it’s relaxing in a hammock or
watching the sun set over the St. Johns, this really is a perfect story,” Day said. Other waterfront neighborhoods that H. Smith has been a part of include Riverplace, Palencia, Marshwinds and Silverleaf. River Story marks a return for H. Smith to Mandarin, where the company developed its first neighborhoods in the 1970s and built River Bay Plantation in the 1990s. It’s also where Hawley Smith raised his children and continues to live. For more information, visit riverstorymandarin.com or call (904) 584-9778.

A local taxi service has rebranded to grow its mobile-based transportation offerings. Checker Cab has begun transitioning to zTrip, a company offering traditional taxi service along with black-car options for customers using their smartphones. Many of Checker Cab’s recognizable yellow taxis won’t go anywhere just yet, but 80 will shift toward zTrip’s signature silver cars. Eventually, the local fleet will “quickly” grow to 300 cars under the zTrip brand, according to the company. It’s another option for customers who have made Uber and Lyft multibilliondollar companies, but differences remain among the mobile-ready competitors. Customers with zTrip will be able to schedule pickups anytime, which Uber and Lyft soon will be rolling out. The company won't "surge" pricing when demand is higher, which Uber and Lyft do. Customers will be able to choose their favorite drivers and rely on around-the-clock customer service. Brad Braddock, the Checker Cab owner who will operate zTrip locally, said the newer service also complies with all city regulations. He’s shared criticisms with city officials for more than a year over disparities between the traditional taxi services and newer mobile-based companies. Some of those criticisms deal with the level of background checks, insurance levels and vehicle inspections for Uber and Lyft. The zTrip model employs only professional drivers, maintains commercial insurance at all times and uses fingerprint-based background checks. Uber and Lyft provide transportation options that allow anyone to become certified and use their own car to ferry people. Bill George, president of taxi for zTrip, said his company’s model “combines the best of both worlds” when it comes to safety and security of taxis with the ease of using a ride-hailing app. The system was tested in Australia and has gradually been introduced to markets across the U.S. In all, George said, zTrip is investing about $2.8 million into the Jacksonville market for the company transition and fleet conversion. Nationwide, zTrip has about 4,000 cars and has rolled into markets, such as Baltimore, Denver, Kansas City and Phoenix. In Florida, it’s also been introduced to Orlando and Tampa. Pricing doesn’t change with the shift toward implementing a mobile app. George said the average price of a trip is about $10 and it might end up being a couple of dollars cheaper using Uber and Lyft. But when surge pricing is averaged in, the price differential disappears. Still, even with the upgrades and push toward technology, Braddock said he will still push for all companies in the area providing transportation options to meet minimums for public safety reasons. City Council began crafting a bill back in 2014 to regulate — or deregulate — taxis and app-based ridesharing companies. It’s slogged on since, with council members trying to agree to across-the-board standards while at times looking to the Legislature to determine a solution. Neither happened, but the local bill is still on council's agenda but has been deferred.

WANT TO GET INVOLVED?
Being an artist, not an art teacher
Ratcliff, 30, was immersed in art projects as a child by her mother, a data-entry worker whose painting, crocheting and craftwork were a staple in the family’s close-knit home in rural Allensville, Ohio. “She wouldn’t own up to it, but she’s very skilled,” Ratcliff says of her mother. After high school, Ratcliff moved around a bit before settling on studying fashion design at Savannah College of Art and Design at age 24. She transferred a year later to UNF and switched majors to education, figuring her best chance in the art field was to teach. Her perspective on the potential of earning a living being an artist rather than teaching art significantly broadened during her first three-dimensional design class at UNF. UNF sculpture professor Jenny Hager-Vickery said she saw a spark in her new student’s eye on Day 1. “I could tell she was going to be really good at it — and she’s done amazing work ever since,” the professor said. Ratcliff’s first significant threedimensional project — an elaborate dress built with cardboard, book pages and branches — won
MOCA’s material alterations contest in 2014. The piece, “In Nature, I Believe,” was displayed in the museum’s lobby during Art Walk. “I had never even attempted to do three-dimensional work until then,” she said. “You see sculpture, but you don’t ever think that you could be the person who does it.” Hager-Vickery convinced the emerging sculptor to change her major. “It was an easy decision,” Ratcliff said. “I was hooked.” She has followed suit with additional large-scale public outdoor projects, including a 17-foottall brain- and neuron-inspired creation outside UNF’s Thomas G. Carpenter Library; a bike rack and bench at UNF; and a metal piece, “Abstracted Geometry,” at a Kentucky sculpture park. In June, her solar-powered steel and fiberglass creation, “Symbiosis,” was unveiled at the UNF Seaside Sculpture Park in Jacksonville Beach. It’ll be on display for a year. Already, she’s had some commercial success, selling small, commissioned pieces. “I’m paying for student loans, so I try to make the most of every opportunity I have,” said Ratcliff, who takes on as many as three part-time jobs at a time.

Artist Mary Ratcliff’s vision for her senior project is to involve as many people by adding their crocheted yarn chains. A yarn chain video tutorial is on Ratcliff’s website, maryratcliff. com, and the community Facebook page “Interwoven: Heart, Home, and Community.” To add crocheted yarn chains or to donate yarn, thread and rope for the project: • Deliver or mail items to Ratliff at MOCA Jacksonville, 333 N. Laura St., Jacksonville, FL 32202 (include a return address) • Visit her fifth-floor studio noon-5 p.m. Wednesdays (noon-9 p.m. the first Wednesday of each month for Art Walk) and 6-9 p.m. Thursdays • Contact Ratcliff at (904) 366-6911 or mratcliff2@gmail.com to arrange for pickup in the Jacksonville area Participants are asked to provide a count of the number of collaborators who helped create yarn chain contributions.
Mary Ratcliff’s “Interwoven: Heart, Home, and Community” will be exhibited Dec. 10-April 2 in the Florida Blue Education Gallery at the Museum of Contemporary Art Jacksonville.
Connecting through yarn
Ratcliff and two colleagues went on what they called a “grad school road trip” this summer, visiting seven universities in five days. The expedition confirmed Ratcliff’s goal of furthering her art studies, specifically in sculpture. While her graduate school decision is still up in the air, she hopes to attend a Southeastern university because the weather is conducive to working on largescale outdoor projects. Meanwhile, she’s largely focused on “Interwoven,” which has distinct size parameters because of the exhibition space it will be occupy. She also has to work through
regulatory and engineering issues, like maintaining access to doorways and determining how to stabilize the project, which she expects to be 13 feet tall and as much as twice as wide. “I never imagined there would be so much math in art,” she said. Though she has very little experience with yarn, she selected it as one of “Interwoven’s” principal mediums because of her desire for the project to be collaborative. “It’s funny that I’m embarking on this project without really knowing how to crochet,” she said. “I just know one stitch, the one my mom taught me and that’s all I’m looking for (from collaborators).” Ratcliff said she chose crocheting as “Interwoven’s” collab-
orative medium because of its simplicity and ability to connect generations. “It’s kind of a forgotten craft,” she said. “We kind of live in a crazy world right now and it’s just a way to kind of ground people to get to the core of what really matters, which is connectedness.” Ratcliff said family and friends in Ohio already are making yarn chains for the project. “I can’t wait to starting getting them in the mail,” she said. She also fancies the notion of having a sculpture exhibition in her hometown, someday. “I hope that whatever I do and wherever I do it, I can inspire others that possibilities and opportunities to do big things are out there,” she said.
Ratcliff invites visitors to her studio to write inspiring words on Sticky Notes and post them on the wall.
Ratcliff hopes others not only will help fill these yarn baskets with donations, but will crochet yarn chains themselves. The chains will be linked in her project.
Ratcliff’s largest public outdoor project thus far is a 17-foot brain- and neuron-inspired creation outside UNF’s Thomas G. Carpenter Library. These models of the project are on a shelf in the MOCA studio.
This house within a globe is a component of one of Ratcliff’s first sculpture projects. Home is a consistent theme in her work, which often explores psychological and physiological connections that link societies.
The heart on this wooden cutout of Ohio in the windowsill of the studio marks Ratcliff’s hometown of Allensville.
Sketchbooks show how Ratcliff’s plans for her senior art project and upcoming exhibition have evolved.
