Investor Bill Ware said Nov. 18 that the sale closed on the acquisition of the 1939 Hendricks Ave. building that will be renovated for the headquarters of Group 4 Design Inc. Ware, as Incipit of Florida LLC, and the architecture group’s principals are 50-50 partners in the property, Ware said previously. “We successfully closed on the purchase

of the property this afternoon,” Ware said by email Nov. 18. 1939 Hendricks LLC paid $1 million for the property. The deed was executed Nov. 18 and recorded Nov. 22. The Estate of Joan Elizabeth Diemer sold the property. The city issued a permit Nov. 10 for Urban Partners Construction LLC to renovate the two-story building at 1939 Hendricks Ave. at a cost of $1.5 million. It is at northeast Atlantic Boulevard and Hendricks Avenue. SEE MATHIS, PAGE 2

Tractor Supply Co., with one store preparing to open and six already operating in the area, is working on its eighth Northeast Florida location. The city is reviewing a permit application for a Tractor Supply store on 3.6 acres at 8984 Normandy Blvd. at an estimated project cost of $1.8 million. The site is near Hammond Boulevard and Herlong Road, west of Interstate 295. Fulcrum Construction Group of Daphne, Alabama, is the contractor. Cyntergy LLC of Tulsa, Oklahoma, is the architect. Tractor Supply wants to build a 22,732-square-foot store with another almost 17,000 square feet of unenclosed space. Hix Snedeker Companies, also of Daphne, is shown as the property owner through HSC Jacksonville West LLC. Tractor Supply Co.’s tagline is “the stuff you need out here.” The Normandy location is called its West Jacksonville site. The store soon to open is called its East Jacksonville location. The city issued a permit July 6 for Tractor Supply Co. to build at 1767 St. Johns Bluff Road S. Hix Snedeker Companies LLC is the property owner. Fulcrum Construction Group is the contractor for that $1.8 million project on 3.44 acres. It comprises a 22,166-square-foot store and 16,764 square feet of unenclosed space for outdoor storage and display. SEE TRACTOR SUPPLY, PAGE 2

Project OK’d for IEM Power Systems at NorthPoint Tenant Contractors Inc. is building-out space for IEM Power Systems at NorthPoint Industrial Park at a project cost of $915,364. The city issued a permit Nov. 16 for the electrical systems manufacturer’s space in the 186,500-square-foot Building 3 it will lease at 3600 Port Jacksonville Parkway in North Jacksonville. Pattillo Industrial Real Estate owns NorthPoint Industrial Park. IEM has been leasing at 11902 Central Parkway near the University of North Florida and at 13845 Alvarez Road in Jacksonville International Tradeport. It is expected to move in March. “This new lease allows us to consolidate our Jacksonville operations into one location and support growth through the addition of numerous capabilities,” Tim Ferguson, vice president of operations at IEM, said in a news release.
