Their work products would be evaluated. “There would be public input and that would be the opportunity to decide which one we would want to build,” Boyer said at the Nov. 18 meeting.

Rooms To Go CEO pays $10M for closed Toys R Us store

A group led by Rooms To Go CEO Jeffrey Seaman paid $10 million for the former Toys R Us building at The Markets at Town Center. Cormorant SJ Properties LLC, based in Seffner and led by Seaman, bought the property from Hines Global REIT 4875 Town Center LLC. Seaman said Oct. 30 the sale had closed, but did not disclose the price. The deed, executed Oct. 30, was posted Nov. 18 to the Duval County Clerk of Courts website. Rooms To Go intends to renovate the store as its new concept, Seaman said. In addition to its current furniture line, Rooms To Go is adding an expanded children’s section and a 9,000-square-foot area for outdoor patio furniture. At 74,000 square feet with a 55,000-square-foot showroom, the 4875 Town Center Parkway location will be the company’s largest new concept store. “We love Jacksonville. UNF to offer MBA, MSM classes at The Barnett The University of North Florida’s Coggin College of Business will offer Master of Business Administration classes and Master of Science in Management courses in the spring term at its Downtown location. Students will have access to the classroom space and other study areas at the UNF Center for Entrepreneurship and Innovation in The Barnett Building. Courses will be offered with options for inperson, telepresence or online engagement. The application deadline is Dec. 21 for spring classes.

MORE DIA ACTION Plans for River City Brewing site takes step: The Downtown Investment Authority board approved a term sheet Nov. 18 with Related Group for its proposed $92.34 million apartment development on the River City Brewing Co. site on the Downtown Southbank. Another provision is being negotiated that would give the Miamibased developer some control over what happens to the neighboring city-owned Museum of Science & History property. The DIA board voted 8-0 at its monthly meeting to approve a 20year, 75% Recapture Enhanced Value Grant capped at $11.9 million for the mixed-used project with 335 apartments. MOSH intends to relocate to the Downtown Northbank and Related Group’s market analysis relied on an active museum next door, DIA CEO Boyer said Nov. 17. The property is 5.97 acres, but Boyer said more space will be available for development after the city’s proposed demolition with the adjacent Main Street Bridge on-ramp connects the property with a 1.67-acre public parking lot to the east. Boyer said after the DIA board has selected the public park design, staff would issue an RFP for commercial development.

The DIA voted 8-0 on Nov. 18 to approve a $12.5 million Recapture Enhanced Value Grant for the 400unit residential component of Lot J west of TIAA Bank Field. Khan development company Gecko Investments LLC and its project partner, Baltimore-based The Cordish Companies, plan two luxury mid-rise residential buildings as part of the entertainment and retail project.

The city completed demolition of the two-story, 178,838-square-foot shopping mall in May. It operated at the site for 32 years. The city contracted D.H. Griffin Wrecking Co. Inc. to take down the closed Downtown retail marketplace for $1,074,002. City Council approved $225,000 in September 2019 as part of Mayor Lenny Curry’s 2019-20 Capital Improvement Plan to pay for a marketing analysis for the property. Curry’s administration budgeted an additional $2 million for the Landing by fiscal year 2021-22 for pre-engineering, engineering and landscape work on the Landing’s public space. The city is reviewing plans and a permit application for the $3.7 million renovation of the former Toys R Us space for Rooms To Go. The renovation cost also could change as the project proceeds. The Markets at Town Center Toys R Us and Babies R Us store closed in 2018. It is next to Sprouts Farmers Market. The Shopping Center Group partner and Senior Vice President Stephanie McCullough and Vice President Kelly Pulignano represented Hines Global REIT in the sale.
