hile office development slowed during the pandemic, The CSI Companies took the step of leasing a speculative three-story Gate Parkway area building for its new headquarters. “Jacksonville is CSI’s national headquar-

A new Publix is in development in North Jacksonville. The city is reviewing building permits for construction of Northpoint Village Shopping Center on almost 16.5 acres at 12541 Yellow Bluff Road, at northeast Yellow Bluff and New Berlin roads. Plans show an almost 50,000-square-foot Publix Super Markets Inc. store and 18,000 square feet of adjacent retail space. No construction cost is listed. Codes-ABC Inc. is representing the project in code compliance. There also will be five outparcels of 0.89 to 1.53 acres. International Management Co. LLC is the developer. It said previously it expects to complete it in summer 2022. IMC announced April 22 that it signed a lease with Publix to anchor the center. Northpoint Village’s first phase will comprise Publix and adjacent store space for units from 1,300 to 7,000 square feet. When completed, Northpoint Village could total about 142,000 square feet of space on 27 acres. Brett McKee, IMC vice president of property services, said in the release the location is near interstates 295 and 95 and U.S. 17. “Northpoint Village will offer convenience and selection in close proximity to a dense residential market,” said McKee, calling the location a long underserved area. The project has been in city review since at least December 2018, when the city issued a mobility fee calculation certificate and a conditional capacity availability statement for Northpoint Village.
