Seattle-based Amazon.com Inc. announced Sept. 2 that it will open the 500-job Jacksonville fulfillment center in fall 2021 to pick, pack and ship small items, including apparel, accessories and footwear. “The expansion of Amazon’s footprint in Jacksonville illustrates increased confidence in our economy and reputation as a center for logistics in the southeastern United States,” Mayor Lenny Curry said in a news release Sept. 2. JAX Chamber confirmed no economic incentives are involved for the new center. The city

Boston-based Plymouth Industrial REIT Inc. announced Sept. 11 it bought a Jacksonville industrial property and two more in St. Louis for $51.2 million. In Jacksonville, it said it paid about $20.5 million for a 289,850-square-foot industrial building on 20.7 acres at 8451 Western Way, off Interstate 95 and near Plymouth’s Center Point Business Park and Liberty Business Park. The Class B industrial building is fully leased to five tenants. Plymouth said it is projected to provide an initial yield of about 8.8%. Property records show it was built in 1968. Jacksonville-based NAI Hallmark announced Sept. 11 that it brokered the property sale on behalf of the seller, Conser Holdings LLC. NAI Hallmark Managing Partners Keith Goldfaden and Christian Harden and Senior Vice President Daniel Burkhardt brokered the deal. NAI Hallmark said the tenants include Conser Moving and Storage, Total Military Management, Jacksonville Juniors Volleyball Association and Niles Building Products. Records show Conser Properties LLC paid $3.5 million for the property in 2013. In 2015, it deeded the property to Conser Holdings LLC for about $3.18 million. Plymouth paid $30.7 million for the St. Louis properties that total 566,408 square feet. They are projected to provide a yield of 7.2%. Plymouth said the acquisitions

Permit issued for Poke Burri build-out Poke Burri, with seven locations, including four in the Atlanta area and one in Tampa, is on the way to Riverside. The city issued a permit Sept. 23 for Atlas Built Construction LLC of Neptune Beach to build-out a 1,500-square-foot space for Poke Burri at 2545 Riverside Ave., No. 1., at a cost of $100,000. The space is in Prado Walk in the corner space where 7-Eleven closed. The site is across Riverside Avenue from Ascension St. Vincent’s Riverside Hospital. The permit application shows that FDX LLC, doing business as Poke Burri Jax, is the business owner. FDX LLC is led by Andrew M. Clarke in Jacksonville.

and state approved almost $27 million in assistance for the first two Jacksonville fulfillment facilities that opened in 2017. “Building this site in Jacksonville gives us the opportunity to better serve our customers in the region,” said Alicia Boler Davis, Amazon’s vice president of global customer fulfillment, in the Sept. 2 release. Amazon said it will pay a minimum wage of $15 an hour. Full-time employees receive comprehensive benefits, including full medical, vision, and dental insurance as well as a 401(k) with a 50% company match, starting on the first day. Called a Softlines fulfillment center on plans, the facility appears to be at least a $55.5 million development project. JPMorgan Chase Bank of Los Angeles made a construction mortgage and a fixture filing financing statement to developer JI Imeson Industrial Building E LLC for $55,496,000 on July 29. JI Imeson Industrial Building E LLC is part of VanTrust Real Estate LLC of Kansas City, Missouri. It has a regional office in Jacksonville. VanTrust owns Imeson Park. JLL Executive Vice President Luke

Pope represented VanTrust in the lease negotiations with Amazon. The city approved a permit July 31 for the $5.7 million warehouse Pope foundation after issuing a related foundation permit in November for $100,000. As the eighth Northeast Florida project in three years, the center boosts Amazon’s opened or planned area presence to more than 4 million square feet of space. The first fulfillment center, to handle smaller items and electronics, opened in September 2017 in Northwest Jacksonville. The second, for larger goods, opened the following month in AllianceFlorida at Cecil Commerce Center in West Jacksonville. Amazon opened a sortation center in Westside Industrial Park and a last-mile delivery station in North Jacksonville. It also launched a fulfillment center in West Jacksonville for heavy bulk items. Those properties totaled about 1.1 million square feet of light industrial and flexible-use space. “We like the fact it is a growing city,” he said, citing the industry mix in Jacksonville that includes the military, medical centers, financial services and logistics. “We are looking to acquire additional properties as well, so we expect to have a pretty solid presence in the Jacksonville area,” White said.
