The Jacksonville Transportation Authority is preparing to develop a bus loop transfer station at 5800 Philips Highway for JTA’s First Coast Flyer Blue Line and other fixed routes. It will include shelters and amenities. The location is the site of a closed nightclub at Philips Highway and University Boulevard that was targeted for operation by former NFL wide receiver Laveranues Coles Jr. JTA bought the property Feb. 6 for $1.3 million. It comprises a 16,400-square-foot structure slated for demolition on 2.82 acres. JTA Public Relations Manager Leigh Ann Rassler said Tuesday the University Transit Hub project is in design. Design is expected to be completed by year-end with construction starting in 2019 and completion in fall 2019, she said. The nightclub building will be demolished as part of the construction project, she said. The transit hub is part of the JTA First Coast Flyer project that

Summer Oaks apartments sold for $31.3 million New York firm buys Arlington property, renames it Pier5350.

A 400-unit apartment complex off the Arlington Expressway in Jacksonville changed ownership for $31.3 million from one private real estate firm to another. AREP Pier LLC, a subsidiary of New York City-based Atlas Real Estate Partners, acquired the property Aug. 27 from Summer Oaks LP, a subsidiary of Chicagobased 29th Street Capital. Atlas acquired the property by financing the deal with a 12-year fixed-rate Freddie Mac loan for

$24.1 million. The community, called Pier5350 but formerly titled Summer Oaks, is near the Arlington Expressway and University Boulevard North in the Clifton area, with a view of the St. Johns River. Joe Stampone, vice president of investments for Atlas Real Estate Partners, said the firm plans to renovate parts of the complex, including outdoor spaces and interior residents’ units. Stampone wouldn’t disclose how much money will be invested to upgrade the complex, built in 1972, but said it will be in the

“multimillion dollar” range. He said rental rates could increase but didn’t provide specifics. According to apartments.com, the units rent for a low of $665 for a studio apartment up to $1059 for a three-bedroom apartment. This purchase was the New York firm’s first acquisition in Jacksonville, Stampone said, but that the region is a “target market” where it wants to invest. Stampone said Atlas owns about 6,000 apartment units nationally and has about $750 million in assets.

City plans to offer employees 6 weeks of paid maternity leave Mayor Lenny Curry on Tuesday announced a new six-week paid maternity leave program for city, Jacksonville Sheriff’s Office and Jacksonville Fire and Rescue Department employees. Men and women can take up to six-weeks paid leave following the birth or adoption of a child. The policy takes effect Oct. 1, pending approval by City Council.
