hat a difference a year made for Party Shack USA. During the 2017-18 NFL season, Jacksonville-based Party Shack USA set up a climate-controlled, all-inclusive and portable entertainment suite near the west entrance of TIAA Bank Field. “It was a head-turner for sure,” said Party Shack Managing Partner Bobby Bowers. “When you pass by, you’re
immediately interested in what it is and why it’s there.” This year, the company created a Party Shack Tailgate Village of nine suites in a fenced-off section of grass behind the Jacksonville Veterans Memorial Wall. The village debuted during the Jacksonville Jaguars’ third preseason game against the Atlanta Falcons on Aug. 25. Bowers said 275 paying customers entered the village, along with other invited guests. “The response was amazing. We had a sellout crowd, and it was just a soft opening to prepare for the big Patriots home opener,” Bowers said, referring to the Jaguars’ Sept. 16 home opener. The game against the New England

Metro Square foreclosure auction is rescheduled Circuit judge sets December date for sale of the office park. BY JAY SCHLICHTER ASSOCIATE EDITOR
The foreclosure auction of Metro Square has been rescheduled for December. The office park along Philips Highway at Emerson Street in Jacksonville was set to be sold to the highest cash bidder at a Duval County auction Thursday. However, the plaintiffs in the case filed a motion Wednesday requesting the auction be canceled and rescheduled. Circuit Judge Kevin Blazs granted the motion and moved the auction to 11 a.m. Dec. 6. According to Duval court filings, co-defendants Metro Park Holdings LLC, Hart Advisors Group LLC, Michael Fischer and unknown tenants failed to make payments on a $48 million mortgage secured in 2007. Court documents show the loan’s maturity date of March 11, 2017, passed without being paid off. As of
May, the claim increased to $57 million due to the full unpaid principal of $48 million, accrued and default interest, late fees, attorney’s fees and other associated costs. Blazs ordered the property foreclosed May 14. The seven buildings at the site total about 375,000 square feet on four parcels. Current tenants include office users, an ice rink, a climbing gym, a nondenominational church and more. Metro Park Holdings LLC, whose address is the same as the office park, is directed by Fischer, one of the co-defendants. The property is managed by Craig Meek of The Meek Companies. Meek said previously that Fischer, president of Montreal, Canadabased Moteli Property Group, is one of several Canadian investors who purchased the property in 2007 for $56 million. The plaintiffs in the case include U.S. Bank National Association, as trustee of the original commercial mortgage acquired through Bank of America and Torchlight Loan Services. gia-Florida game in October. “The Jaguars allowed us to be on property last season, to activate and assume the risk, and show them our proof of concept,” Bowers said. Jaguars President Mark Lamping said the company made a good impression in 2017, leading to an expanded agreement. “They have a great layout, a great product,” Lamping said. “They have experience in this area and we think they’re going to be a great addition to the tailgating atmosphere.” Lamping said the partnership is an example of the team trying to offer fans something different, “especially if they’re coming to TIAA Bank Field for the first time.” “All we’re trying to do is make sure we offer to our fans every possible option that will enhance their enjoyment of going to a Jaguars football game,” Lamping said. He said some fans tailgate from the trunks of their cars while others want “premium experiences.” Bowers said the prototype featured near Parking Lot J last season proved to the Jaguars and others that the concept was marketable. “People are starting to realize that a tent isn’t the only tailgating or VIP hospitality option for them,” Bowers said. “We’ve opened a new channel for individuals or corporate hosts to entertain guests on a premium scale,” he said. NEW FOR 2018
The company has four patents pending, Bowers said, for the unit’s designs and other aspects of the company’s business model. The 5,500-pound units are 17 feet long, 8 feet, 6 inches wide and 8 feet, 6 inches tall. They fit into most standard parking spaces. This season, Party Shack Tailgate Village features nine units, with eight currently rentable for single games, halfseason or full-season terms. Six units are set aside for private groups and two are for fans to purchase as individuals. Bowers said the ninth unit is on site for the company, but could be rented out if demand is high enough. The company had only one shack set up during the 2017-18 season. Bowers declined to offer pricing for multiple game packages for private groups since those rates depend on group size, length of commitment and other
Friday, August 31, 2018 • Page 3 factors. He said interested parties can inquire at partyshackusa.com Fans can purchase individual access for single games for $149.99. The company offered discounted tickets for the preseason Falcons game at $64.95. Tickets are all-inclusive and include beer, wine and food catered by Bono’s Pit Bar-B-Q. Bowers said some elements were redesigned based on feedback and performance. “We’ve installed more windows, more spectator benefits, more VIP elements,” he said. “Its roomier than the previous design and it’s more logistically friendly.” The suites are climate-controlled and feature 4K televisions, refrigerators, premium seating, smartphone charging stations and other amenities. They can accommodate up to 40 guests. The units have retractable awnings and rooftop seating. The company now manufactures the suites in Georgia and finishes them at their Jacksonville warehouse rather than China. Bowers said the switch was made to enhance the quality of the product and speed up construction. More importantly, he said they can do so without drastic cost increases. “Logistics is the biggest challenge for this type of product and we think we offer the best solution to that,” Bowers said. Party Shack handles delivery, setup, maintenance and pickup for those interested in renting them for an event. When not in use, Bowers said they store the units in Jacksonville. WHAT’S NEXT
Bowers sees the concept evolving to serve corporate sponsors and brands that want to entertain guests or showcase products during other events. “This product can be made to accommodate more than just something you experience during a football game,” he said. “We’re doing a case study through the NFL and NASCAR regarding proof of concept, how well it works in their systems, and what different types of activation this can be used for,” he said. While Tailgaters Village is centralized, the company also plans to deliver Party Shacks to groups who want to tailgate elsewhere. Bowers said next year the company hopes to design another village on the east side of the stadium. “The possibilities are endless.”

Candy Apple Café shut for good as Sweet Pete’s makes repairs BY DAVID CAWTON STAFF WRITER
Candy Apple Café & Cocktails is permanently closed, the restaurant’s owners announced Thursday on Facebook and on their website. The Downtown restaurant shared space with Sweet Pete’s Candy in the 115-yearold former Seminole Club property at 400 N. Hogan St., across from City Hall. On Facebook, owners Jennifer and Liz Earnest wrote that they are “simply unable to overcome the revenue losses we have incurred as a result of the prolonged closure of the building.” The building closed Aug. 10 to the public after Sweet Pete’s owners found condensation forming inside the building. Sweet Pete’s co-owner Allison Behringer said Wednesday that the thirdfloor insulation had to be removed and replaced and the ventilation system needed extensive repairs. They also plan to paint the building’s exterior. Behringer said she expected the repairs to be completed by Oct. 1. While Sweet Pete’s is closed to the public, the industrial kitchen remains open to fill corporate and internet orders. They did not mention that the restaurant was closing.
“We are deeply saddened to announce the closing of The Candy Apple Cafe & Cocktails, which contributed to the growing and thriving restaurant community in Downtown Jacksonville,” read the note from the owners. “Opening and operating such a unique, out-of-the-box restaurant in the heart of our city’s urban core — and growing it to be a destination that was loved by people of all ages — was an incredible experience, and one we will always cherish.” Sweet Pete’s moved to the location from Springfield in 2004 after Marcus Lemonis of the reality television show “The Profit” decided to become a partner. Lemonis invested in the company and the building, which had been vacant. In its heyday, it was the private Seminole Club. The Candy Apple Café & Cocktails restaurant opened on the first floor in 2014. “We are proud of what we built: the food, the drinks, the memories, and especially the team of loyal employees and guests who made it all possible,” the owners said. “Thanks to everyone for the years of fun and support, and for making this wild venture a success. We look forward to serving you through one of our other ventures.”
