For nearly two years, Allison and Peter Behringer have toyed with the idea of opening a restaurant in Downtown Jacksonville’s historic Seminole Building, home of their Sweet Pete’s candy shop. “We never really wanted to pull the trigger. We’re not restaurateurs by trade. We’re candymakers,” Allison Behringer said. The Behringers plan to open Fizzies & Fare on July 9 in the building’s first-floor restaurant space. Sweet Pete’s shared the historic three-story structure with the Alice in Wonderland-themed 10/ Six Grille from October 2019 until March 2020, when the owner shut it because of the pandemic. It was the third restaurant to operate in the building. Allison Behringer said they felt a void in the space at 400 N. Hogan St. and had a chance to create a second business concept. “We’ve loved all the restaurants that have been here. We’ve collaborated with them,” she said . “There’s definitely a different energy in the building when this space is empty and nothing’s in it,” she said. “So we felt like now is our opportunity to do what we had envisioned for a couple of years.” Operating hours for what the Behringers call a “sweet dining experience” will be 10 a.m. to 6 p.m. Sunday-Thursday and 10 a.m. to 7:30 p.m. Friday and SatSEE FIZZIES, PAGE 2

The Fizzies & Far restaurant space previously was used by other concepts including Candy Apple Cafe, MLG – Marcus Lemonis Grill and 10/Six Grille.

The Fizzies & Fare name comes from the 500 artisanal soft drinks for sale in the shop.

The Behringers say they invested less than $50,000 to make cosmetic changes to the restaurant.

Tractor Supply building along St. Johns Bluff The rural lifestyle retailer will develop a “prototypical” project.

The city issued a permit July 6 for Tractor Supply Co. to build its East Jacksonvillle store at 1767 St. Johns Bluff Road S. Fulcrum Construction Group LLC of Daphne, Alabama, is the contractor for the $1.8 million project on 3.44 acres. It comprises at 22,166-square-foot store and 16,764 square feet of unenclosed space for outdoor storage and display. The permit calls the development a “prototypical Tractor Supply.” The site is at northeast St. Johns Bluff Road South and Bahia Drive in the Sandalwood area. Hix Snedeker Companies LLC is the property owner. A spokesperson for Tractor Supply previously confirmed that a new store is planned to open in 2022 in Jacksonville East. The company, based in Brentwood, Tennessee, operates more than 1,940 stores in 49 states. It was founded more than 80 years ago. It calls itself the largest rural lifestyle retailer in the United States and a one-stop shop for recreational farmers, ranchers and others.

Pinebrook Apartments sold for $26.1 million The 208-unit Pinebrook Apartments in San Jose sold for $26.1 million to Palm Beach-based Bella Property LLC, CBRE announced July 1. CBRE brokers Cliff Taylor and Joe Ayers represented the seller, Atlantic Beach-based Pinebrook CE Partners LLC. “The desirability of the Jacksonville market in the minds of multifamily investors from across the country cannot be overstated,” Taylor said in the release. “Investors are anxious to be a part of what is projected to be unprecedented growth and asset appreciation in the state over the next decade.”
