A year after its creation, the Rail Yard District Business Council increased its membership to 62 businesses and plans to continue neighborhood improvements in the coming year. The council’s mission is to advance economic development of the 4½-square-mile historic residential and commercial area northwest of Downtown bounded by interstates 95 and 10, Kings Road and Huron Street. Council membership is open to businesses and residents in the district, as well as those in the greater Jacksonville area. In its inaugural year, the council held quarterly meetings, hosted city leaders, received grants from the Local Initiatives Support Corp. for signage, sponsored a candidate forum and a job fair, added murals and partnered with other urban neighborhoods. Goals for 2019-20 include advancing advocacy efforts for infrastructure improvements, developing its social media and web presence, recruiting businesses to the area and strengthening the district’s branding, said Rail Yard Council President Jeff Edwards. “We have exceeded all expectations for our first year and see significant continuing growth in members and accomplishments going forward based on member involvement and community enthusiasm for our mission,” Edwards said. The project would include commercial, hotel and office space. Jacksonville-based Sleiman Enterprises proposes a retail, office and hotel development called the Villages of Ponte Vedra south of the Duval County line. The St. Johns County Growth Management Department is reviewing an application for the Villages of Ponte Vedra on 4.3 acres west of Florida A1A, between Marsh Landing Parkway and Professional Drive. Sleiman Enterprises, which owns more than 90 properties throughout the Southeast totaling more than 5 million square feet of space, seeks rezoning to allow for up to 51,600 square feet of commercial, office and hotel space. The hotel would be up to 120 rooms. The site is south of the Targetanchored South Beach Parkway Plaza in Jacksonville Beach. Sleiman Enterprises wants to rezone the property from single family to planned unit development. Cox selling radio group to Apollo After agreeing in April to sell its television group, including two Jacksonville stations, Cox Enterprises Inc. is selling its radio group, including six Jacksonville stations, to the same buyer. Private equity funds affiliated with Apollo Global Management LLC agreed to buy Atlantabased Cox’s group of 60 radio stations in 11 markets. The group includes WAPE 95.1 FM, WJGL 96.9 FM, WEZI 102.9 FM, WXXJ 106.5 FM and WOKV 104.5 FM and 690 AM. Cox’s portfolio of 14 TV stations includes WFOX TV-30, and it also operates WJAX TV-47 under a shared services agreement. Cox said Apollo plans to continue running the radio and TV operations together.

He said there are more than 350 businesses in the district with about 6,000 employees. Companies range from sole proprietorships to large corporations, like CSX. Edwards is the chief financial officer for Beaver Street Fisheries, which also operates the Jacksonville Farmers Market. A study of the area confirmed Edwards’ expectation that it has a high level of economic activity, despite a lack of attention. “(The consultants) said they had been all over the U.S. and had not seen an area
like this with that much business already in it from the get-go,” he said. A taste of Germany opens in Murray Hill Buchner’s Bierhalle offers 13 German beers on draft along with food and wines. BY KATIE GARWOOD STAFF WRITER
Buchner’s Bierhalle, a German bar, opened in Murray Hill about two weeks ago. But aside from a chalkboard outside Blackhat Vapor Company, it may not be clear immediately. Guests enter the bar by walking through Blackhat Vapor, at 1188 Edgewood Ave. S., or by using the bar’s back entrance. Owner Jason Grimes said so far the backroom bar has been busy, with a strong response from Murray Hill residents. Most of the business, he said, has been through word-of-mouth. Buchner’s serves 13 German beers on draft, as well as wines from Germany, Italy, Spain and France. A half liter of beer is $7 and
a full liter is $13. The bar also offers German food, including bar snacks, wurst, cheese and charcuterie boards, soups, sandwiches and desserts. Grimes said his business partner, Glen Newman, who owns Black Hat Vapor, wanted to turn the space behind his store into a bar for several years. And Grimes always wanted to open a German bar, since his mother’s family is German and he’d done some of his schooling there. The bar’s name is inspired by his great-grandfather, whose last name is Buchner and who owned a restaurant in Germany. Before this venture, Grimes owned Club TSI Downtown for 13 years before closing it in 2015. The plans for Buchner’s were in the works for three or four years and evolved through different menus, beers and design elements before the build-out started in the fall. “We’ve always been interested in interesting spaces, something that’s not traditional,” Grimes

said. “This was the perfect space for it.” Grimes said he plans to turn the space behind the bar, which currently has some seating and is

Industrial tenants looking for a building in Jacksonville don’t need to look far. Real estate firms say Jacksonville’s industrial market continues to grow at a strong pace. For the first quarter, which ended March 31, Colliers International said new industrial construction “is finally starting to hit the market, with roughly 1 million square feet of additional space coming online in 1Q19.” That leads to a higher vacancy rate, but Colliers said advisers aren’t concerned because that rate has been low for almost 18 months. The 3% rate was lower than the national average of 4.9%. CBRE reported a higher rate, 4.2%, but said that was down from 4.9% the year before. Here are a few of the recent projects: Pattillo spec in NorthPoint: The city issued a permit for Dana B. Kenyon Co. to build a 277,760-square-foot speculative warehouse at 12090 New Berlin Road in North Jacksonville at a cost of $7.2 million. It’s on Site 12B. Pattillo Industrial Real Estate is developing the building it its NorthPoint Industrial Park.
TRUaire: The city issued a permit for the $2.2 million addition for HVAC manufacturer and distributor TRUaire at 12128 New Berlin Road, an expansion on Site 12A in NorthPoint Industrial Park. Dana B. Kenyon Co. is the contractor for the 54,300-square-foot project. Freebird Center: Scannell Properties #335 LLC applied for permits to install utilities, foundation and slabs for the Freebird Center at 13225 Vantage Way at a cost of $1.7 million. Indianapolis-based Scannell plans to develop two buildings of 156,000 square feet and 117,890 square feet on 18.76 acres in North Jacksonville. Chill Build: Chill Build Jacksonville LLC is ready to construct a $43.5 million Preferred Freezer Services facility in Northwest Jacksonville. The city issued a permit July 1 for DEEM LLC to build the 222,834-square-foot cold-storage facility for Chill Build Jacksonville on about 13 acres at 5459 Doolittle Road Perimeter West: The city issued a permit for FCL Builders LLC to build Perimeter West Building One at 4345 Perimeter Industrial Parkway N. at northeast Interstate 295 and Pritchard Road in Northwest Jacksonville. The 155,820-square-foot shell building is under construction at a cost of $5.2 million on 22.29 acres in Perimeter West Industrial Park. Atlanta-based Rooker is the developer.
